Don't trust this company or Drake Martin, the listing agent. He wrote on Zillow see attached, only accepting applications, had to pay $50 for an application fee and they only allow you to see the property if you're approved. I have no debt, have an 810 credit score, have excellent and clean renters credit, no pets, no smoking or drinking, had previous landlord of 6 years give raving review, and make well over the necessary amounts for this home. After a month of waiting, and checking in to see Updates, I would periodically get messages like the owner is looking at your application. Finally, 2 days ago, I received a notice stating the owner went with another applicant. keep in mind this home apparently was on the market with Zillow for 111 days. I found it interesting to see that on another website this morning Westside rentals, if you type in the same address, it shows it was just put up for rent yesterday by the same agent, Drake from the same company. It would be good to BBB to see if they are potentially running some type of scam if the company paid to run the credit is affiliated with his management company. I'm not writing in this review because I'm bitter, in a way I feel like I dodged a bullet not dealing with this company. I've acquired another home and I'm quite happy with it. But I am warning off potential renters from a very negative experience and little to no communication. read more

Horrible experience!! I rented a home managed by Cobalt Property Management for 9 years and always paid rent on time. After I moved out, they issued a security deposit statement showing over $2,300 in charges -- including questionable fees like $30 for a clogged shower head, $80 for a cracked light switch, and $80 to install a CO detector (which is the landlord's legal responsibility). Even more troubling: they only applied my $250 pet deposit and completely ignored the $2,095 standard deposit I paid at move-in. They're now claiming I owe them money, which is outrageous. I've requested proof and a breakdown multiple times and received no explanation. I've filed complaints with the BBB and California Attorney General. If you're considering renting from them, protect yourself: document everything, take move-in/move-out photos, and expect to fight for your deposit. read more

Only giving this a 2 star instead of a 1 due to the owner Lance Martin fixing a problem that Drake Martin created. This company has the potential to be great, the company has been run by Lance Martin for 30 years but his Son Drake is diminishing their integrity with his disregard and disrespect he has towards his tenants. He couldn't even apologize for his poor and illegal actions... My advice is, if you are experiencing issues and are treated unfairly try to reach out to Lance. He has a great business attitude and will try to resolve problems. read more

Very disappointed in the lack of customer service. The make ready date was 8/8 but the tenant moved out early. Figured I could move in early so I arrived in Cali on 8/5. I was told the maintenance for the property was completed on 8/9 and only cleaning was pending. I explained to Julianna prior to that that I had moved in from out of state and would appreciate any updates or changes. I never once got a call with an update, I had to constantly call to find out what was going on. The first and only time I ever received a call from the office was after I called and spoke to her supervisor Drake who apparently is the owner. He informed me of the correct cleaning date. Not sure if Julianna was untruthful or just messed up the dates. But why does it take a week to schedule cleaning? Then they tell me I can't view it the same day cleaning is done. I asked if I could view it the following day and move in. They said I'm not allowed to view and sign the lease the same day. Drake was callous on the phone and told me if I didn't agree with their practice then..... I thought that comment was very rude and unprofessional. I asked if they could make an exception since I had been living place to place and in hotels for over a week waiting on them and my entire household was sitting on the side of the road in a uhaul I was paying $90 bucks xtra per day for. They said no and then pushed my move in date out to the next week saying they didn't have "availability" for a move in until mid week the following week. So now I have to wait until next week to move into a ready available apartment because they "don't have availability to move me in" Bottom line, they don't care about you as a tenant. They get paid from the owner. If you cross them they will make your move in miserable. I've been in property management over 30 years. There are some great companies out there and some not so great ones. My company would have moved mountains to help someone in my situation and upper management would have approved and supported it. Drake just said there's nothing he can do for me and ended the call. Not recommended. Maybe they're better in sales. read more

Working with Juliana Flores at Cobalt Property Management has been an absolute nightmare. To start, there was an extremely in-depth and overly complicated application process to apply to rent a month to month home. They asked for more information than I've ever provided when purchasing a home. After my wife and I filled out the applications, Juliana sent me an email stating that she needed images of our Social Security cards. Juliana then got back in touch with us and said my wife's income as a nurse didn't count, because she's transferring jobs from TX to CA. After that, she proceeded to fabricate income information for me, which was substantially lower than my earnings and clearly lower than the information my paystub. After going back and forth with Juliana for hours, and her still not accepting correct information, I decided it just isn't worth it. Absolutely horrible experience and there's no way I would do business with Cobalt. read more

After several emails regarding a huge portion of my rental deposit not being given back to me I've determined this company has horrible customer service and is scamming tenants out of money. I was given excessive charges for lightbulbs, photos of things they supposedly were charged to me we're not delivered after requests to produce , detailed invoice with the hours of labor and costs was not given. I finally took it to the owner of the company, Drake Martin, and within 24 hours he told me there was no resolution and I would not be given any more of my deposit. I guess my next step is fair housing authority. Big company thinks that tenants are not going to question $45 for a few lightbulbs or claiming that there's food in the garbage disposal and charging an excessive amount to take it out... Don't rent from them. You'll regret it read more
