TLDR: Mid budget inn located in a great location For a 2-star hotel, what more are you expecting? Due to a last minute booking, the Colonial Inn was the only affordable lodging with decent reviews. We stayed in a double bed, non smoking room near the main house. The rooms have been refurbished compared to the pictures provided online. Surprisingly, the rooms were much cleaner than expected, but don't expect spotless. The rooms are equipped with a mini fridge, microwave, individual AC unit, and a tiny TV the size of a monitor. Cons: Bath towels are hilariously small and cover closer to nothing, sheets and towels were clean, but had minor stains, our bathroom didn't have a working exhaust fan, hotel room had an aged smell to the air, curtain blinds had some questionable stains... Despite the cons, the location is the best part-- less than 15 mins away from Brown University / Providence with plenty of fast food and stores nearby. read more

Just looking for a place to stay overnight. Booked through Expedia since it had a rating over 7. Arrived to find reservations were laid out with rooms already assigned. Was not happy with the location of my room - it was located next to the vending and ice machines. Got to listen to people constantly filling their ice buckets. The room was nice. Especially appreciated how well the curtains blocked the light. Bed was comfortable although the blanket needs updating. Now to the bathroom. Nice to look at. But freestanding sink was wobbly. Tub was very low. Water pressure to tub was fantastic. But the shower used a different source of water and the pressure was pathetic. Not that I would tell anyone to stay away. Just be aware what you are getting. read more

These are my expectations for a hotel that's low budget: 1. Is it clean? 2. Is it safe. Everything else is secondary if I'm going for cheap. I'm happy to report that this place is clean and safe. It's in a safe neighborhood, surrounded by a bunch of strip mall suburbia-type places. The customer service is fine. She gave us our key and sent us on our merry way. It was fine. Not bad for the price. Especially considering everything else within an hour of Providence and Newport this time of year is insultingly expensive. read more

I've stayed here for 10 years now on business. It's an old property but kept up very well. The rooms are very clean, comfortable and everything always works. The staff is very nice and caring. As I sales rep I love that I can pull up to the door for unloading, have a big desk to work on, WIFI that always works, good lighting, plenty of plugs and a refrigerator with a freezer section. Prices are in line with other motels and often below. The location is great for getting on I195 and Rt 6, and it has everything close by that you could want. If I could give this motel 6 stars I would as I love staying here on business. It does not have breakfast but I'd prefer their lower prices to a breakfast I probably wouldn't eat anyways. read more

Stayed here for 4 nights and had no problems, no issues, just a pleasant, peaceful stay and they were always there to help and ask if I needed towels or cleaning or anything, so if you're in this area, I would highly recommend you stay at this place! Very affordable also, 5 stars!!! read more

My wife and I stayed here for a weekend in early July and we will never do so again. Upon entering the lobby in the early afternoon we were greeted by the woman behind the desk with a, "Do you have a reservation?" No hello or how are you just a succinct interrogation. I completed my transaction and proceeded to our room. At first glance the room was acceptable for the price. A fridge and microwave was nice but when I went to put some ice packs in the freezer it was so built up with so much ice that there was a penny sized hole of free space. The refrigerator had some unknown stain in it that looked like a science experiment gone wrong. The bathroom floor was dirty between the grout and looked like it hadn't been cleaned since it was lain, the toilet wasn't firmly grouped into the floor and shook quite easily and the floors throughout were so slippery I'm surprised someone hasn't fallen and sued. I've stayed in some crappy motels in my life but never one where I has to make my own bed because the housekeeper wouldn't clean the room due to covid but had no problem hanging out maskless at the pool all day. If you're looking to stay here go a little further, there's plenty of other places in a few mile radius. read more

I wouldn't stay here again. If you need a cheap room - our base rate was ~$85 - and are feeling lucky you can go ahead and take a shot, but I'd spend a few more bucks and find something better. The main issue was how poorly the walls were soundproofed; I think it's because they have the double doors in the walls between the rooms; I would implore the owners to get rid of those or at least seal them up better. We had two different sets of guests during our stay. We could hear every word of their conversation, most of the dialogue from the tv shows they watched, and every cough, sneeze, and wheeze. They weren't even being loud, it's just the walls are so pourous. In addition to that, the sheets didn't even fit the bed and the bath towels were closer in size to hand towels than a normal one. On the plus side, the room was pretty clean - not perfect, but better than many 2 star motels - and the staff and cancellation policy are very flexible. We ended our trip early to book a better hotel; they were very helpful about it and didn't give us any hassle, giving us all our money back. read more

This has to be the worst, most uncomfortable hotel I've ever had the unpleasant, unfortunate stay in a hotel. The doors somehow slam loudly every five minutes. The bed is at least fifty years old, and about as comfortable as a pile of rocks. Dirty ash tray in the room and I don't smoke. Towels were not absorbent. People at dog grooming places use better towels. Maybe this is really used by the hour for some ladies of the evening and their gentlemen friends. This was a fine low cost motel. I stayed here for the Newport Jazz Festival. Room was clean when I checked in. They didn't clean the room during my stay although I could have requested it. Internet was fine for a couple work video conferences. The AC was cold. The water was hot. The bathroom is updated. A bazillion TV channels which I never watched. its sad to give a bad review because my full experience wasnt a bad one and it's unfair to some of the staff members that were really great BUT the older staff members really set the tone for this location and this is not a place I will go back to . Room was very clean and cute no complaints on that because the house keeping staff was very nice . however I was given information from an employee about pool use and when I went to follow through with the pool , the older woman that was in the office was rude and told me "she doesn't know why they told me that" and they would not follow through with what I was told by the staff member that I checked in with. Then my husband went to talk to the woman and the manager about it and the manager got very rude and very belligerent with him and threatened him all over using the pool with our 2 family members and their child and toddler . It was a very uncomfortable situation and felt like the issue was because we were a Spanish family , they assumed we were going to be loud and rude and inconsiderate to other guests when we were just trying to spend time with the kids and cool them down on a hot day . We were visiting and had to check out early because of the situation and still waiting for the refund I was told I would get for the night we didn't stay . Once again the rest of the staff that we interacted with was great and it's sad they have to deal with such poor leadership . I've been in customer service for a long time now and I never assume anything of the people I come into contact with and I truly believe every action has a consequence . 0/10 and I really hope this was a wake up call for those other staff members . You escalated a situation for the wrong reasons and let down some very happy children . Very disappointing read more
