Came here today and noticed that to get into the restaurant you go through the candy store what a great idea! So much fun stuff in this store. I spent almost 30 minutes looking round. Lots of handmade items and lots of really cool candy. Ice cream too.! Homemade candles, soaps and cheese. Sanford items, coffee cups, metal cups kitchen items. I'm telling you -- the portions are so big I had to mentally prepare myself like I was entering a competitive eating event. The pancakes? Massive. The biscuits? Fluffy enough to qualify as emotional support animals. The bacon? Cooked like they actually care about you. Even the grits slap, and we all know grits are usually 50/50. I haven't lived in Sanford my whole life, but I am told that they are a Sanford original stop for breakfast/lunch/supper. We have been a couple of times and always get the most homemade items we see. The flounder was solidly good and apparently if you eat liver and onions, this is the place to go when you get the craving. I will say that the service was a little relaxed, but the atmosphere kinda leads to sit and relax. The addition since they have a bit more space is a cute little store you walk through with all kinds of Sanford labeled items, some honey, cheese, jelly/jams, and loose candy you can choose from in jars to bring home a little treat. They have Knick knacks as well to look at on your way in or out. Our waitress was really great. The food was not so great. The taste of old oil was pretty obvious with the hash browns and the cinnamon apples. My partner ordered steak and eggs and his steak was really raw. We love a good med rare steak, this was really raw. Hash browns were undercooked as well. Just an all around bleh experience, wouldn't come back. However this place is 100% redeemable!!! They just need kitchen staff and mgmt that care. Change the oil, and definitely wash the plates. Our toast came on a filthy plate. We probably should have just walked out at that point, but it was one of those places where you think, just don't go to the bathroom or look at the kitchen and we'll be OK. What you don't know won't kill you kind of deals. Clean the place up and have better standards for the food coming out of the kitchen and you all will be great. read more

What I liked about my breakfast at Colonial Room yesterday was that I felt like a regular and this was my first visit. I appreciate a restaurant that gives off local diner vibes because that's a slice of Americana I'd be loathe to give up. Emeli and Michelle have a good thing here. The food is not too fancy or fussy...just good grub at a decent value. Especially considering that, nowadays, breakfast can easily run $15-$20. My server was absolutely lovely and recommended the burger for my next visit (noted). I also loved that when one regular arrived, she welcomed him by his first AND last name. My half special was a simple order of egg, bacon, home fries, and toast. Everything was cooked just right and the coffee was good. I loved the glass my OJ came in - so cute! Not only would I return, but I would bring my parents here and that's the highest compliment I pay any restaurant. read more

A Diamond in the rough is the most appropriate way to describe The Colonial Room. Yeah it's rough around the edges and decor a bit worn down BUT I think that's what really gives it it's charm. It's like someone grabbed this place outta the 1950s and plopped into trendy present day Sanford. So here's the scoop... The aesthetic rating is a 5/5. I love the old school memorabilia. The walls are lined with photos from "I Love Lucy" and pictures of John Wayne and Marilyn Monroe. Cool knick knacks line the window sill. The coffee mugs differ from patron to patron. Imagine the mismatched collection that your grandma likely has from collecting over time and places. The only thing better than the aesthetics would be the stellar service. Another well deserved 5/5. So full disclosure, at first glance I'm thinking these servers don't have a split second for pleasantries. And they really don't! The place gets packed on weekends and you'll be lucky if they have time to greet you hello before filling your coffee mug. BUT our waitress hid behind a tough exterior. While she barely offered up a smile, she did wink at me when I hesitantly asked for a substitution. Lo and behold, when my meal arrived the accommodation was made. She also was so kind to give my uncle a complimentary cup of John Hoppity soup wrapped to take home when he asked what exactly it was made of out of curiosity. At that point we had already paid the bill and we're finishing up coffees so it was genuinely an act of kindness on her part. Finally, the food. So here's the deal, let's call it a 3/5. It's not bad but it's hardly memorable. It's standard breakfast fare at a good price. My Belgian waffle was nice and crispy but the cold pantry syrup they served alongside was a bit of a bummer. I'd return though. I spend a lot of time in Sanford and enjoy the downtown area. Best breakfast option in the immediate area. read more

I had the Mr. Bill's breakfast special and the sausage gravy was pretty good (actual chunks of sausage and flavor besides a milk gravy), the biscuits buttery, the ham was salty but not o early so, and the eggs runny just like I asked. Dad had the fried beef steak which was tender and moist and the same great cookery on the eggs. He also ordered a slice of country ham and yes, it's actual salty country ham! Decided to take my little one out on for breakfast and have heard great things about this place! It did not disappoint! I got a spinach and mushroom egg white omelette with sausage and a side of grits. My boy got the Silver dollar pancakes. We were thoroughly satisfied and everything was delicious. Staff was super friendly, although it did take a while for someone to help us. It could have been because we had to seat ourselves and they just didn't noticed we came in. Our second time visiting the Colonial Room for breakfast. It has never disappointed. We decided to eat on the patio to enjoy the breezy weather. Great customer service and quick with the food and refills throughout. I ordered the fried green tomato blt with a side of onion rings. Loved it. The remoulade sauce on the sandwhich was flavorful, this version was sweet and not spicy at all. My wife ordered the half sausage gravy special with a scrambled egg with cheese. Amount of food was satisfactory but overall underwhelming. Sausage gravy was thick but lacking flavor. The cheese in the eggs was clumped in one area leaving a lot of the eggs "uncheesey." The bacon however, was very tasty and cooked well. She said she may order from the lunch menu from now on. Overall, we will be back for our next breakfast brunch. read more

I was about to leave when someone finally arrived to take our order, and we had to wait an extended period. My husband a burger, which he said was ok. However, I should have known better--my pork chops were small and overcooked, resembling a piece of cardboard. There was no water on the table; I requested it, and after waiting for a very long time, I ultimately had to fetch it myself. The mashed potatoes were clearly made from instant potatoes. I cannot recommend this establishment; the service is dreadful, and the food is even worse--at the very least, avoid ordering the pork chops. Needless to say, I did not leave a tip--they should have tipped me for enduring such an awful restaurant. read more

Come for breakfast. It's self seating but if you don't put yourself directly in front of the kitchen you go unnoticed especially by my waitress as I watched the other tables who had her be ignored as well. Someone approached me after I had been seated for a few minutes after approaching others that came after and inquired about a beverage. Someone else brought me a menu after a few more minutes and finally about 5 minutes after that my waitress came over. Ordered a veggie omelette, home fries and grilled English. Omelette had a couple slices of orange American melted on top though I asked for Swiss and the middle was wet, like the mushrooms came from a can and they weren't drained. Potatoes were cooked through but bland. English wasn't grilled, it was barely toasted. Changed it out for wheat toast which was also undercooked. (Time to check the toaster setting). Largely ignored by staff walking around with coffee pot unless I flagged her down though she continuously walked by my table. Waitress never returned to my table after the food was dropped, by someone else, until it was time to collect the bill. Old time charm doesn't hide poor service or sub-par food. read more

Service was mediocre but the real problem was the food. My dad ordered the fried flounder and tasteless, paper thin, and dry. The chicken in the po boy sandwich was dry as the desert, and the fries were bright yellow. Which was concerning. Finally they even messed up a ham sandwich, the ham was blackened by a dirty grill. as much as i wanted to enjoy my family breakfast, it was the hardest thing to do with the same 1 waitress continuously coming up to my family PUSHING to give my 1 year old daughter food we didn't order. this waitress was told my daughter is on a special diet due to her health and she kept coming up offering syrup for her pancakes, SODA for her to drink, and even pushed a cup of milk a few times. she was explained to that my daughter is NO DAIRY NO FRUCTOSE. the food was good so i'd come again without my child but yall need to teach a waitress that when a Mother says no, it's means NO. I've dined here a few times but never left a review. I went for breakfast this morning and it seemed a little busier than normal. Rebecca was my server and she took my drink order and gave me a few minutes to browse the menu. My drinks were brought out quickly and then she took my breaksfast order. I went with one of the specials on the board and it was brought out promptly as well. My eggs were cooked perfectly and the rest of the meal was fantastic! I didn't have to ask for a coffee refill and my plates were cleared quickly. Nice Breakfast find. Colonial room is seated in the historic Sanford area surrounded by quite a few other great places. We stopped here after cycling for a post-ride breakfast. There are both inside and outside dining tables, we ate outside. We parked at the gravel lot at the end of 1st St. and were able to lean our bikes next to our table, but from past experiences in this area, there are definitely days that parking can be a challenge in this area if there are any events occurring - this day was pretty easy however. Service was friendly, albeit it took a little bit of time for our meals to come out - not an unreasonable time, jut longer that I had expected; nonetheless, our server came out regularly ensure our coffee was topped. I ordered something called Mr. Bob's special. From the looks of it, Bob liked hearty breakfasts! The meal was English muffins topped with a nice medium thickness cut ham, eggs, & sausage gravy. No sides, but the meal was already a bit large in size as it was. Of course I had coffee as well. You should set your expectations for diner-style food here and you'll be happy. The coffee was fine, nothing to write home about. The breakfast was tasty and quite filling, It was nice to see a decent piece of ham on this and not tiny slices. The sausage gravy somewhat overwhelmed the dish, but it had a decent flavor and worked on it. Again, very much diner-style food - this place fits that need well. Worth checking out. It left me wanting some fizz in my soda water. It left me wanting a waitress to take my order. And it left me waiting long enough at the register that I I finally gave up and left cash on the counter at the register. And because I took one of the counter seats by the kitchen, I also got to listen to the staff being, well, stupid. If you want help from a coworker with your drinks and they don't understand, just damned well do it yourself. Rated best fried egg and bacon sandwich on toast ever! This retro 1960s diner was like stepping back in time without the help of a flux capacitor. It appears the vinyl table cloths are seasonal as well as the wall decor. I want to know who's grandma came up with this? Great service, great coffee and the prices are cheap! When I walked in I was expecting to see a blue plate special advertised and the cast from the Andy Griffith show sitting in the corner booth. I went to the Colonial with a small group for breakfast. There was plenty of on-street parking available at 8:00. We joined our group and the server came over promptly to ask what we wanted to drink. I ordered the country breakfast. There wasn't a bad wait, which worked for us as we had a meeting to get to in an hour or so. The scrambled egg was rather ordinary, not fluffy as I like it, but the home fries were hot and crispy. The sausage patties might have been heat and serve, but with toast, coffee and juice included in the under $8 price, it was a good value. So while the meal didn't knock my socks off, the good service encourages me to try them again for lunch sometime. read more

I have been wanting to check out Colonial Room for a while. One morning, my husband and I took our new babe there for a quick breakfast. The good: The staff was friendly and nice. We were seated quickly and the food came out immediately! it was pretty decent diner fare - omelets, pancakes, and hash browns. Everything was pretty tasty. The bad: The bathroom! I went to use the restroom while waiting for me food. It was quite dirty and totally turned me off. I feel like it ruined my appetite just a little bit. A quick clean-up would definitely make a difference here. The verdict: All in all, a pretty good location for a quick, no-frills, diner breakfast. read more

Just recently found this downtown Sanford restaurant through my daughter and it has become my very favorite place for breakfast and lunch. I also noticed they have quite a regular clientele that eats there every day during the week which I know the reasons why now. The food is really good! Have not gotten a bad meal yet.
