    This was in my sons bedroom.

    ROACHES ROACHES ROACHES. I asked management if there were any issues with bugs prior to moving in and they ofcourse said no. I keep a clean space and it sucks that my children and I have to deal with an infestation of roaches and we are paying over 2100 dollars a month in rent to live here. I'm not sure if the roaches are coming from a neighbor's apartment or if they were already here when we moved in, but if I had known about this issue prior to moving in I would not be here. The office doesn't seem to be phased when I notify them of the issue as if it's a normal occurance.

    INFESTED WITH ROACHES &BED BUGS!& GHETTO! if i could give no stars i would. On top of the infestation of roaches and bed bugs management and maintenance are unprofessional and don't care! I've been here literally one month, and it has been the worst living situation ever! Since day one there have been roaches, and bed bugs. We've notified management and their response is always "well no one else complains" we've had fumigation come 4 times already! The problem is still here. The neighbors are a horrible and rowdy, if their not yelling at their kids or other people in their home their out in the parking lot drinking and been rowdy. They claim to have 24/7 security but he is never anywhere to be found or to do anything about the problem. The parking is terrible, you have 1 assigned spot and you and everyone else in the complex has an extra 2-3 stickers so if your not here before 6 you will not get a parking. I've had to take my daughter to the ER and DRS 3 times because her bed bug bites are so severe. Management claims the apartment didn't have any, but when inspectors came they were all under the seams of the carpet that was not changed before we moved in. Management said "if the carpet is in good condition we don't change it only clean it to save money" all i have to say is DON'T MOVE IN HERE! i wish i looked on yelp before moving in here i really really wish I did. As soon as my lease is up hopefully sooner i am out of here asap!!! If I'm forced to stay until my lease is up i am calling the health department

    I just want to say been living here almost a year and to be honest a lot of the things that people say on here I have experienced. I mean some of the ghetto people yes, the horrible parking yes, some roaches when we first moved in yes but since then no thank God.. we live in a newly renovated 4 bedroom. it's me and some roommates and we love it here it's quiet and at our part never had any issues w neighbors, now depending on how serious your issue is for maintenance that depends on when they come but otherwise they do a great job the girls in the office are nice the owner Kevin is nice, at least to me but if your nice you get the same in return. like I said this is my experience everyone has their own experience and so far so good.. I mean yes there's been somethings by maintenance that have been overlooked but they do work them very hard trying to get all these apartments clean,changed out and brand-new.. The only reason why I gave three stars is because like I said parking is horrible, there was a little issue with roaches , and maintenance request don't get done quickly so if you know how to do it ur self it'll go a lot quicker but other than that an OK place to live there are worse places.

    This is in the kitchen. Our kitchen is sprayed daily. But they keep coming back.

    I am posting this to clarify my experience regarding our rental and my interactions with Chris…read moreHelmich after my previous review was removed. Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law.

She responded promptly, came to the property for a walkthrough, and offered several thoughtful suggestions to make the home more attractive to renters. She recommended adding a stair railing, installing a pool fence, and removing a tree that could eventually cause root damage. I appreciated that she was thinking beyond simply listing the property. Where things changed was once we started discussing fees. Her leasing fee was 50% of the first month's rent. Since I treat my rental as a business, I asked whether there was any flexibility. She explained that the fee was non-negotiable because of the amount of work involved, which is a perfectly reasonable position to take. I later followed up by email, letting her know she was still my first choice, and proposed an alternative fee structure that would tie part of the leasing fee to the rent she was able to achieve. I thought it aligned our incentives while recognizing the value of her work. I never received a response to that proposal. After following up by text a few days later, I got a brief reply saying it "wouldn't work for her." I then asked a few additional questions about how she handles maintenance, and I never heard back. I completely respect that she has a pricing structure she doesn't want to negotiate. My disappointment wasn't that she declined my proposal. It was how the communication changed once negotiations began. The professionalism and responsiveness I experienced at the start disappeared, and I was left feeling ghosted. If the answer is no, that's completely fine. I simply would have appreciated the same level of professionalism and communication throughout the process.
