I've been living at Costa Pointe for a little over a year now, and I am so happy that I landed here. It is a beautiful community with amazing views of the Omni resort, and it's close to everything. Our community manager, Lance, clearly loves his job and he is very proactive about taking care of the community and keeping us updated on anything that is happening. Whenever I've needed to request maintenance for minor repairs, our service supervisor Bryant always responds the same day (plus he is joy to have around, he's always smiling and friendly and fun to talk to). I have been a tenant at Costa Pointe in La Costa for almost a year now and I have had the best experience. This luxury townhouse community has all the modern amenities one could want in a home i.e., high ceilings, granite countertops, glass backsplash, ample storage, a garage, in-unit full size washer and dryers - I could go on and on as the list is endless. Add to that the positivity and helpfulness of both the Community Manager, Lance Gonzales and Service Supervisor, Bryant far exceeds most in their positions. Lance Gonzales always keeps residents apprised of property related activities i.e., power washing, fire safety inspections, window awning replacement etc., and he is active in arranging resident interaction activities i.e., barbecues. The property is superbly maintained and Bryant provides quick and immediate assistance with repairs and service requests should the need arise. I would not hesitate recommending to anyone Costa Pointe as a wonderful place to live. Not only for its convenient location and the fact that it is a well maintained and safe property but also to let them know that they can count on the Community Manager, Lance Gonzales and Service Supervisor, Bryant to be there for them if need be. read more

I have been living at Costa Pointe for many years and absolutely love it here! This is a very clean, modern, well-kept and well-run smaller community in a fantastic location. It's hard to find a newer construction townhome community in La Costa (this is the only one), and it makes a huge difference. Higher ceilings throughout each room, nicer fixtures and upgraded finishes really makes it feel like home. On top of that, the new Community Manager Lance is really awesome. He's professional, super friendly and I'm happy to call him a neighbor. Also the Service Supervisor Bryant is equally exceptional, great at what he does and always has a smile. As a luxury rental, I can't find any negative, only loads of positives in this well-run, family friendly community. read more

A henhouse made of soft cheese. Torrey plan, $5k/mo, $45 sewer, $35 trash, $50 dog, $160/y insurance. In a week similar unit went for $4.6k. Unit condition was OK, carpet was filthy. + Privacy, nice views, wild animals and bats. - No direct sunlight, nowhere to go for a walk. ! Child stepped on a piece of glass in the pool. ! Dishwasher had debris from deteriorated internals. ! Stove and oven never worked well. ! Washer and dryer are cheap junk, will destroy your apparel and your sanity by rumbling and jumping around. - Feels like a 1500 sqft apartment, space wasted on stairs and useless areas - nowhere to put a shoerack! - Laundry room on the ground floor, enjoy extra workouts. - First floor, where you spend most of the time, is like a small studio. - Self-scratching walls with illusion of freshness - cheap paint slapped on top of dirt, hair, dents, insects. ! Master bathroom is extremely impractical, shower - nowhere to put your shampoo or luffa other than the floor. ! Garage doors unreasonably narrow, enjoy scratched mirrors. Occasionally would not open with remotes. !! Blower heater is right next to the master bedroom, enjoy sleeping with a loud noise. !! During rains with wind, water pours inside master bedroom through the balcony window. Community has known issues with rainwater leaks, most residents are familiar. 7634 has a history of leaking deck. Feb 25 - ceiling in the master bedroom got wet and started to drip. Took 6 weeks to "address" the issue, multiple contractors visiting to provide repair estimates (management company was looking for the cheapest option). Drying process took 3 weeks, entire master suite was locked out with a noisy drying device running 24/7. Contractors left several walls damaged and I had to fix them myself. Management company offered $500 credit for the trouble, how generous. Oct 25 - heavy rain, a wet spot and audible droplets of water hitting the ceiling thereafter. Now the cherry on top: Whittington Property Management Inc and their protégé. Belinda was a nice community manager, mysteriously* disappeared in Oct 25 and replaced with a new one, LG. LG impressed day one - disclosed the full list of residents by CCing everyone in a bulk email. I notified LG of a leak and asked to move out 1 month early, declined. I let various people in yet again to inspect the unit. One day a community technician showed up without any communication to do something useless, didn't let him in. Then I received an email from LG claiming addressing a moisture issue is considered urgent and I "made a decision to postpone" repairs. LG also generously offered to relocate to the worst unit of the community (despite me stressing many times we want to move out) that sat on the market for a long time and throw $4500 on it. Turned that nonsense down and joked we could stay mo-to-mo if the rent went down to $4500, to which LG responded "we will not be approving a reduction". A day after notice to vacate it went on market for $4500 and the "urgent moisture issue" just vanished, as if never existed, nothing was done to address it, ever, which is a violation of the lease agreement. The unit was rented out shortly so new residents can enjoy "Luxury Living". The moisture results in mold growth, no treatment was ever done, no idea how affected the unit was/is and if we were exposed. LG assessed the unit condition to be move-in ready, with clean carpet and no paint damage to point out. Yet, slapped a $1090 bill for paint job because "I was instructed by the community owner to do a full interior color change for all homes upon move out." and $295 for carpet cleaning because "it is a standard requirement for all move outs.", after confirming in writing "paint was found to be in good condition" and not providing any proofs of any damage; both in violation of the lease agreement. Community owner can't order any improvements at my expense and deductions are subject to California Civil Code § 1950.5. Neither was I obligated to provide proofs of professional cleaning according to the lease agreement, which I read start to finish and LG obviously did not, it clearly states "you may clean the Residence yourself". I have an industrial carpet washing machine to keep my home clean at all times and I spent half a day washing entire place one last time before move-out, so $295 for useless carpet "cleaning" is an insult to injury. Overall: everything in life has pros and cons. You spot some when touring the property and make a consious decision to move in. Then sh*t hits the fan and you realize how dishonest, anticonsumer and potentially dubious the management company is. Costa Pointe was the most expensive, yet the worst place I've ever rented, with the highest amount of indefencible move-out charges. Renting out units with known/reported water leaks repeatedly is beyond me and probably unlawful. read more

A beautifully maintained property thanks to its steward and Property Manager, Belinda. She's carries a balance of professionalism, attention to detail, and honesty along her overall friendliness. The amenities have been well enjoyed and maintained, the apartment maintenance portal works great for the normal things that come up with living in a home, and everything is in excellent working condition. Close to shopping, the beach and many of our favorite places to be. One annoyance is the guest parking situation- it's farther than ideal from our place, and it's a bit annoying to register friends' cars. That said overall it's been a great home for our family. read more

There is a new property management company and this place has gone downhill. They allow multiple tenants (roommate situations) in a unit and they are loud and disrespectful to neighbors. There is very little guest parking. People throw unruly parties at the pool so the other residents can't use it. They do multiple unit inspections that are incredibly intrusive. They enter and you don't get to schedule a time or day where they can come. The maintenance man is great and really nice. It's not his fault. He is actually super helpful. The management company schedules the inspections. It's unfortunate because the homes have quite a bit of space and are in a decent location but living here is not worth the price. Especially since many people are not paying the full rent. Also, many of the appliances are super outdated and don't work properly. The old property manager tried to keep everything under control but the property management company didn't like that, so she's gone and now tenant behavior has gotten worse. Save your money and rent a house from a private owner. read more

We loved living here. The nature is majestic. The instant hot water heater was an unexpected luxury. The maintenance was quick. The neighbors were so kind we actually still chat. Great place to call home. Really nice neighborhood, convenient to stores, restaurants, hiking, and great schools. Street is offset from la costa, so there is a nice sense of privacy. Neighbors are all nice, no hooligan activity, perfect for families. Belinda in management is great! Always friendly, accommodating with any issues/questions about the property. Proactive management is nice. Belinda also ensures clean common areas and ensures privacy by keeping an eye out for non-resident traffic. Highly recommend! read more

I would give this place negative stars if I could. Do yourself a favor and don't move here. I lived at Costa Pointe with my two kids since 2016. Back then we had an onsite property manager who did a good job and wanted to have a friendly neighborhood environment. The place was great, the kids all played outside together, the neighbors were all friends until she quit. The owners put in this new woman Belinda and right from the start she started harassing all the tenants, telling everyone that things were going to be different under her. If you went to the pool with your kids she would come in and ask if you lived there and to prove it. I was on a low income rent program and she told me that I didn't have the same rights as the people that were not on the program. She called me a bad parent in front of me kids, even though I'm a great parent. She made up bogus lease violations against me and lied about what I did to get those violations. She asked other tenants if they have ever seen me do anything against the rules, which is targeting and highly illegal. Finally she sent me a letter to vacate in 60 days for now reason. I called the Better Business Bureau on them and the property management still refused to fire Belinda. The owners have placed her there to get rid of all the old tenants and up the rents. They are terrible owners and don't care that they are breaking the law. They are going to see this review and say that I was a bad tenant which is not true at all and I can verify this with present tenants and the previous property manager. read more

Lived here right after we sold our home, the property was wonderful, well designed, clean, and the neighborhood was excellent - near La Costa Resort & Golf Club. The Management was very professional, yet also personally accommodating. Shout out to Property Manager Belinda, who took the time to helped my wife and I with all of our needs. read more
