I had an absolutely incredible stay here - Kathy at the front desk was fantastic and welcoming, our cottage was clean, neat, and well-stocked, and the grounds were absolutely beautiful. The concierge, S'more (I also called her "Mousekeeping") was a welcome wagon extraordinaire, and a total sweetie pie! Got back from dinner in town to a crackling fire and fixings for smores - my partner and I already had ice cream from town, but we loved getting to kick our feet up and unwind! S'more also provided further excellent service by hopping into my lap and making sure I didn't get too chilly. Continental breakfast was hot, fresh, and had a lovely selection of goodies to choose from. Checkout was easy and breezy and the gal (I didn't catch her name) was also very sweet and kind. All in all - we had an utterly delightful visit and look forward to visiting again!

Upgraded to a 1BR by the pool because of a special occasion, and nothing special happened . The bed is the smallest bed I've slept in, in the US! I am 5-10 and I can touch the ceiling barefoot. I checked out after one night. The ceiling fan in the living room will chop off your hats or fingers when on.

Normally I find it easy to settle on a yelp rating, but I will admit that it was a struggle with Cottages On River Road. When you arrive, parking is right off the street, so there is just the road, space for a car and then the fence to the property. Even though we arrived just after check in, the office was closed and an employee met us out front with our key which was odd, but fine. We had our dog with us so they told us where our room was and where the dog relief area was. The inside of the property is peaceful with a garden-like setting and our room even had a small deck which was nice. The pool was far too cold to use in September but I did sit outside to eat dinner and make friends with an orange tabby that seems to own the place. I noticed that many of the guests had dogs and I always like to give extra points to dog friendly hotels, especially ones like this with only a small $25 fee. The potty area was in the back of the property and very small, I actually left when I saw another person heading back with heir dog because of the limited space. I am not complaining, just advising. The room itself is where it become difficult to rate Cottages On River Road. When I entered my room, the smell of paint was strong, but the room had clearly been remodeled recently and who doesn't want a freshly updated room? So I opened all the windows and even tried leaving the door open thinking in would air out. I spent a good deal of time on the deck but when it got dark and I had to be in the room, I started to get a headache from the smell. I tried to sleep but the room was so close to the road and the noise from the traffic was just so loud that it was virtually impossible. You would think that by 2 or 3 am there would be very little traffic but trucks seemed to be coming through all night and I was only able to get a few hours of sleep. In the morning I was ready to leave and packed up well before check out time but I wanted to make sure to grab some complimentary breakfast. I was pleasantly surprised. They had a lovely little self-serve breakfast station and the sandwiches were delicious. So although, I fell asleep quite early that night to make up for some lost sleep, I left the Cottages on a good note.

The check in was very smooth and staff was warm and welcoming. The property is newly renovated and just beautiful. The location is right by the road but inside is a little piece of heaven. Beautifully done place, surrounded by tress and fire pit. Our king bed room, cottages #17 I believe, was little bit small for my taste especially since we paid little more for a bigger bed but I guess not for more space, not much room to move around and there was no place/shelves to place our 2 luggages but we managed for one night, longer stay would have been an issue for me becasue I really did not have the space to unpack. The bed squeaked when I got up to use the restroom so if you are light sleeper....this might be a problem.

We were on the road and had nowhere to stay. We were in and out of having cell service to find a place. As we got close to Guerneville, we found service and pulled over. We booked this gem of a place for $140 off Hotwire which felt like a good deal given the last minute and Sunday night. You walk into the office that is up to date and the woman at the desk checks you in. I believe the office closes at 9pm, so keep that in mind. We got there just in time at 8:45pm. After checking in, we were shown our cottage. The property is so adorable. There are maybe 15 different cottages at this place. On our way to our cottage, she told me there is a shared fire pit and they have everything you need for s'mores set up for anyone to use. They have an ice machine and breakfast in the morning. After a 1 minutes stroll to our cottage and explanation of the property I felt like we lucked out finding this gem! They have "breakfast" in the morning. There is fruit, three different types of pastries and coffee available. She also has yogurt and orange juice for the taking. This is a great place to stay.

Feels good to be back in Guerneville!

There are some really good restaurants nearby and also a Safeway just down the road. Our unit - #9 - had a bathroom sliding barn door for the bathroom that was hard to slide open and closed. We had to shove it open, then shove to the side to get it opened enough for us to pass through. On our second night the A/C unit was dripping water/condensation onto us and the floor (photo will be included). It wasn't a lot of water, once I wiped it away it didn't do it again. On the second day I also discovered that the mini-fridge had water at the base of the inside so some of the groceries I bought were wet. In the kitchen area, the cabinets were sticky and the trash under the sink was still there from the last people who stayed there. The bathroom door that was not sliding well at all was the most annoying part. Overall none of these things are that bad, but for the price that they charge I expect more - especially with so many minor issues piled up. Most of these things we didn't realize until after we had everything in the unit and were settled, so requesting to move would have been a hassle too. The good is that the bedroom was nice - storage was good, the bed was comfy and clean and overall the space felt nice. I will suggest if you're in a premium Airstream and will have more than two people - for example, kids or a third or fourth adult - sleeping on the sofa, I'd suggest bringing a sleeping bag for them to sleep on/in. They supply a flat sheet, pillow and blanket, but nothing to wrap the sofa/futon in. Mine is not the popular opinion here, but this is a one and done experience with AutoCamp given what we got out of the price that we paid.

Downtown was a short walk (groceries, pizza, sandwiches, anything you need) and on the property there were kitchen spaces for us to hang out with plenty to do on the property. Rooms #11 & 12 were amazing. 11 is the larger room and larger bathroom with 2 full beds. 12 has a pullout sofa and full bed. Easily sleeps 2 couples in each room or mom and dad and 2 kids, but that's not what you're there for. Outside (if you take both spaces) is a large outdoor deck divided in half by a wall but connected so you can get from one room to the other. It has a shared yard beyond that. The landscaping is amazing. The property is on the river with tons of space to chill in the water. They have a deck for the facility and everyone can use it. It's shared so be prepared to be with other people but it is a place that seems to attract a good crowd. Everyone who we ran into there was nice. Another thing on the property they was cool was coffee, fresh ice cold filtered water, popcorn, and the front desk made the kids cotton candy daily. There is an ice machine there as well so you can roast in the sun and drink ice cold filtered water till you pop. That part of the place is in the outdoor kitchen which is community and has board games and seating for everyone. Outside the kitchen is bathrooms and seating areas. 2 fireplaces for s'mores and I believe a bbq pit (I can't remember we have a travel size Traegar they let us use) as well. If I were to get married or have a party it would 1000% be here. I think there is 12 rooms and I'd rent the whole spot for it without even thinking twice. Maybe bring extra help to keep the party rolling but this place legit is perfect for it. They also have like a VIP outdoor seating area we didn't end up getting but has a TV and some "roped off" area to hang out at that is an amazing setup. I can keep going but we loved this place. The lady actually came in the room and helped us. 5 star stay. 5 star people, oh and being a licensed contractor and getting along with people who work, the people who kept the grounds were cool too. First the location is excellent - it is walkable to downtown Guerneville, which opens up more food options including the amazing Boon restaurant, which we loved so much we had two dinners in a row there. The grounds at Dawn Ranch are also vast with lots of room for pups to run around and for humans to explore. There are 2 pools and direct access to the river, where they also provide kayaks, floaties and beach chairs. There are also 2 food establishments onsite: one offering casual grill items near the pool and the other formal restaurant/bar at the lodge. Overall, the shared space is nicely imagined and used. The only exception is the horrendously narrow parking spots and claustrophobically small cabins. Both still give me anxiety on reflection and are annoying enough that makes me question whether I'd return. The establishment is dog friendly but only certain smaller cabins accept pets so you will be relegated to Sycamore if you bring your pup. They tried to make the cabins nice/luxe with Parachute linens and Frette towels but the Sycamore is just too small, dark and narrow so I found it hard to relax as I was constantly banging my knees on furniture or balancing items on the tiny surfaces for the few pieces of furniture that fit into the room. Comparatively other glamping options like Autocamp, Wild Haven, Mendocino Grove have more space and light so it felt less claustrophobic. This cabin size constraint is the only reason I wouldn't stay again. The other watch point is that Dawn Ranch also hosted a lot of families during our stay so expect screaming children at the pool and picnic areas, especially during summer stays. Since most of the Instagram reels presents Dawn Ranch as relaxing and romantic, it's important to know the vibe can vary. It's such a large property, it would have been nice to have quiet, adult areas instead of having to use earplugs to avoid the gaggles of children. On the other hand, if you have children or dogs, expect them to find themselves companions while on site! We also enjoyed the daily wellness experiences, such as free s'mores at night, crafting activities, journaling, colored sketching, and river activities. Forest bathing was canceled the weekend we were present.. anyhow lots to do on the resort as well as nearby.
