I hired Mark for a medium-sized remodeling project (about 6 weeks) . He provided a low estimate…read morecompared to other bids. He then said that his workers were all covered by Worker's Comp, among other benefits, and that he paid a fair wage, and that he was the most ethical contractor in the industry, resulting in his workers' being highly productive and efficient leading to shorter project times. This sealed the deal for me. Furthermore, he claimed that the extra 30% or so that he was billing for his workers, was due of the worker's comp insurance, which only he provided to his workers (as opposed to the many unscrupulous other contractors that were around). As a property owner, you could be held liable for workers' injuries if the contractor did not carry worker's comp, and so, I agreed to Mark's deal. Within a few days, Mark had exceeded the estimate he had quoted, and was very difficult to get hold of. Furthermore, his workers would come and go at all times of the day (between 7:00 am and 8:00 pm) and I simply lost track of how many "cooks" were in the kitchen. As of last count, I noticed some 15+ names on the invoices, and some would appear for a couple of hours, and then disappear. But Mark would send me invoices claiming that his workers spent the entire day at the property - which was simply untrue. Mark would not be interested in even listening to me or investigating my grievances. Instead, he would brag that he did me a big favor by accepting my project, and that he typically only did multi-million dollar gigs, and not pittances like mine. Long story short, the project budget exceeded the estimate by more than 100%. Mark became extremely aggressive and feisty, and it was impossible to work or reason with him. I hired a Private Investigator to find out who this person really was -- like a Dr. Jekyl Mr. Hyde. Turns out that he had been sued for fraud, but more importantly, the whole worker's comp, fairness, ethical contractor, and so on, charade, was ALL ONE BIG LIE. It also appears that Mark may have left the Better Business Bureau due to bad reviews and that he may have hired a reputation defending company to increase his Yelp reviews to 5 stars by questionable tactics. Good Guy Builders license has been suspended for Worker's Comp violations and is under investigation. After my PI reported this, I found on the CSLB site: "License is under suspension for failure to comply with Workers Comp. A workers´ compensation certificate or exemption statement may have been received by the Board but not yet processed. Once the certificate or exemption statement is processed the suspension will be lifted retroactively to the effective date of the certificate or exemption statement. Ask the contractor for proof of worker's compensation and contact the insurance company to verify coverage." This is one of the greatest betrayals where I was charged an arm and a leg, and told a romantic story of workers being taken good care of, and so on, all the while, when Mark was simply pocketing the money that was supposed to cover his workers' safety and well being. Such greed, deception, and dishonesty, in my opinion, does not deserve a second chance. You decide whether you want to hire this company and deal with Mark. --- Addendum to Mr. Santosh R's note: 1. I am a real person. I was threatened by Mark that I would be sued if I posted anything negative on Yelp. 2. Yes, I did edit my posts before finally settling on one. Anyone in my position would do the same. 3. Finally, the facts remain unchanged. Good Guy Builder's license is under suspension and this may be independently verified on the CSLB website (see link). Likewise, the lawsuits against them may be independently verified. People like Santosh and Mark are the real culprits who boost their yelp ratings in a manner that skews it in their favor - by attacking anyone who posts negative reviews, and threatening those in dispute with defamation lawsuits. Do not believe anything Santosh or Mark say. The suspension is more than ample evidence that Good Guy Builders is a crooked business and not one that you should be patronizing.

We had used Javier over 15 years ago to completely remodel a 1940's era kitchen in our Alamo home…read more He also did some seismic repairs as well. We were completely happy with the work he performed. We recently contacted him again to do a complete make over of a 700 sq. ft. space that we use as a guest room. Once again we were completely happy with the work performed by Javier and his excellent crew. The highlight of the work performed was the stunning redo of the bathroom. It was a complete demo of the old bathroom and the results were fantastic. Everyone who has seen it and remembered the old bathroom were amazed at the results. Some specific highlights of the work performed on the project: All of the workers Javier used on the project were outstanding. They were, polite, skilled and cooperative. Javier was always available at critical points in the project. We were especially impressed with the painting that was done. It was equal to that of any painting contractor. They always completely cleaned up and hauled away all trash. Not a trivial item. They performed several tasks that were not included in the work order. In one case a sofa bed delivered by Ikea for the room was left unassembled even though we had paid Ikea to do so. (still have not resolved this with Ikea). Javier's workers put it together for us. In another case; we had ordered carpeting from Home Depot and they were to move the furniture out of the room and remove the old carpeting. They showed up a day late with only one installer. It was clear that one person was not going to be able to do all of that. The installer left without notice even though Javier's crew offered to help him. In order to keep on schedule Javier's crew removed the old carpet and moved all of the furniture out of the room. Home Depot did show up the next day with 2 installers and because they didn't have to any other work got the carpet installed. Probably would not use them again. In conclusion we would not hesitate to recommend Javier to anyone who wants a quality remodel experience. Pat and Pam M

Javier flipped my kitchen and two bathrooms. His guys were good with framing but terrible with…read moreplumbing. In the upstairs bathroom, they had a problem with the toilet flange, and then poof! Problem solved! 5 years later, the flange was leaking and the ceiling downstairs is dripping. The toilet was glued to the floor with RTV and that was hiding a massive leak! Turns out they shoved in two wax rings on top of each other, and there was a cone that restricted the drain down to about 3". The cone prevented a flush from dropping immediately down the drain, and the wax ring sandwich leaked! The cone also caused a lot of clogs over the years. Now I have an almost $6,000 plumbing repair, I have to patch my ceiling, and I have a mold issue! There's never time to do it right, but there's always time to do it twice! I also found old cans of Modelo in my attic after the flip!

It's a special type of texture and paint work. Having experienced the job outcome which was neat, we showed him a part of our main entrance where we wanted some work done. At the time of the first job too, keeping time and appointment was seen as a challenge. Several times he changed the appointment date and time and then too never made on time committed, but we considered it acceptable and an exception since he mentioned there were circumstances beyond his control. For the next job too where the job lasted a couple of days, keeping appointment time was a consistent problem. As the job was completed late in the evening, the exact outcome especially the defect were not fully visible, yet. On seeing the uneven and patchy work during the day light, made contact and an appointment with him. He assured that the job will be finished properly this time and he will give us "a beautiful outcome". He was to send the invoice for the materials and services, which is not received even now. On the appointed day, waited no one came. Called him after a few days, he said he missed noting down the appointment and said he din respond to the text or call as he was out of the country on an emergency but will come back that Friday to finish the job. Friday too passed and he did not come nor informed. Tried calling, then sent a text saying if he is not willing to fix and complete the job, he should send the paperwork atleast. No response. This is not just being unreliable but also quite irresponsible. We are now with an incomplete and not happy looking outcome :( when the whole purpose of engaging the services was to make the space look prettier !

I was in need of drywall replacement for our laundry room's ceiling and corner side walls after a…read moreWater Restoration company dried everything out and removed the mold. I used trusty Yelp project and managed to get one solid quote from a 5-star place, along with other inquires of interest from several painting contractors. Sergio provided a response a few days later and was transparent about the scope and gave a competitive bid. Plus his availability matched our schedule so we went with him. Sergio did an awesome job and was extremely meticulous. It took about a day to install the insulation, new drywall, and texturing. After 2.5 days of letting everything dry out, he came back on a Saturday and managed to paint everything to matching colors. He left our laundry room and garage nearly spotless. I highly recommend reaching out to Sergio for drywall repair needs. Our damaged area is about 30 square feet or so its probably too large a scope for most painting contractors and maybe a handyman. Its best to work with a specialist in drywall like Sergio and pay a little extra for the paint job afterwards.

I am beyond furious with Julian and J&G Tile and Baths after hiring them for a simple shower…read moreremodel--it's been a complete disaster! They ignored the contract entirely, skipping vital steps like setting the shower pan in mortar, leaving me with a crooked, flimsy base that flexes under my feet (see photo). Julian canceled on me FIVE TIMES in two weeks which caused me to cancel and reschedule incoming sheetrock and painting contractors. The shower head? Installed at a ridiculous 5 feet--like that's remotely usable. They even had the nerve to lie about shimming the base properly. Now I'm stuck paying another contractor to rip out their garbage work and start from scratch. Thousands of dollars added to the project and weeks lost in time. This company is a total sham--unreliable, incompetent, and a waste of money. The picture speaks for itself, just look at the huge gap under the shower pan that Julian thought was acceptable. Stay far away! Update: Had to have a contractor remove the shower installed by J & G Tile and found a complete lack of skill, knowledge and integrity. The following was noted on demolition: 1. Shower pan was not shimmed, set in mortar to level and sealed around the edges. 2. Plumbers putty was not used to seal the drain into the shower pan. 3. Shower head was not secured to the wall and moved around freely. 4. Silicon sealant was not applied under the wall when setting the walls. 5. Use of proper adhesive was not used to secure walls. This is the most upsetting as there was literally six small drops of caulking and a splash of silicon on the back. When the wall was removed it was pulled away by just using hand leverage. Someone could have been injured or killed had the wall come lose with it weighing several hundred pounds.
