    $600 for this small thin window

    Beware of insanely thin windows. I swatted a fly and the window broke. They are now charging me $600 dollars for a thin small window to be replaced. I'm repulsed by the fly issue.

    I've been living in my apartment which is managed by Crescent Canyon for a few years now. I absolutely love living here! My property manager, Bianca, is quick to respond to any questions I have and she is incredibly nice & professional. Any time I need maintenance it is a fast response and the issue is always fixed quickly! Some tenants in my building recently reached out to management about fixing up our back patio area and within a few weeks the area was cleaned up and new furniture was purchased. It looks beautiful! I have no plans to move, I am very happy with my apartment and how the building is managed. I highly recommend Crescent Canyon for anyone who is looking for an apartment!

    The lovely electrical closet

    Just as Matthew and Nate mentioned below, we were charmed by the upgraded facade at 4959 Romaine St (Pepper Tree Ranch). 9 months later and we have had nothing but issues with them. Constant construction noise (still! 9 MONTHS LATER!), constant power outages. They are literally impossible to contact, their phone goes straight to voicemail and I haven't received an email response the entire I've been paying them rent. They operate in very shady ways, borderline if not fully illegal. They falsified the Certificate of Occupancy at our building and were renting out 1 beds as 2 beds so they could charge more rent. They never brought our electrical wiring up to code, hence the power outages. They are the most incompetent company I have every worked with. I've worked in housing in Los Angeles for 2 years and am shocked at how many violations I have witnessed living here. We're currently trying to break our lease, but of course. No response from CCM. RUN AWAY.

    Another baby cockroach the day after the exterminator came...

    I feel the need to share my story so no other unsuspecting people rent from the specific property at 236 s sycamore ave. I moved into an apartment here last October. It seemed great in the beginning. I signed the lease got my keys, and didn't immediately move in because I had a work trip. When I came to the apartment two weeks later after my trip, I went in to clean up (i still hadn't moved in yet because I just got back from my work trip). Upon cleaning the stove baby roaches came out of the pilot light. Then I opened the freezer there were two adult German roaches inside. At this point, I had some bug spray and I started spraying and more came out from behind the stove. I was sick to my stomach. I immediately left the apartment and put in a request to have it exterminated. When I spoke with the property manager the next day he said "prior to vacancy there were no roach issues". I responded, "funny thing is, I haven't moved in yet". That definitely caught him off guard, and he definitely didn't have a good rebuttal. I couldn't believe they tried to blame me for all those roaches. I then met with the property manager and the exterminator (while the exterminator was spraying roaches were steadily popping out of crevices) and they told me to come back the next day as they were spraying things down and it'd be sorted by the EOD. When I came back I saw more roaches. I sent an email to crescent canyon and requested my security deposit immediately. While they did return my security deposit they took a cleaning fee of a $120 from me.... Crazy, because the only thing living in that apartment was the roaches. That experience was very traumatic and I'm only giving them two stars because my security deposit was returned and they were helpful in ending my lease fast. The most frustrating part of it all was that I specifically asked the property manager if they had roach/bug issues because I'm really bad with bugs. He assured me there wasn't lol. I'll post photos of the ones I saw after they sprayed.

    Overflowing trash in the trash room - multiple requests sent to clean it up but no fix.

    000000000/10 would never recommend. Would give less than one star if possible. The management team is very responsive when trying to rent a unit but completely unresponsive to maintenance or other requests. Pick another company to rent from.

They still came back asking for my actual tax returns and whether my son lives with me full-time, which is illegal according to the Federal Fair Housing Act, specifically 42 U.S.C. § 3604 (Section 804 of the Fair Housing Act) and will be reported for CalDRE and HUD with proofs. This company is what wrong with the housing market and what will cause the next house crisis, they are bullies. I'm 37 years old. In almost 20 years of renting in LA, I've never been asked for tax returns -- not even when I bought a property. This is ridiculous. Extremely rude, invasive, and discriminatory. They're clearly looking for any reason to reject people. Complete waste of time. Stay away.

    Edited in light of the response:…read more Yes you "fixed" the water spots on my ceiling by sending over a dude with a spray bottle of bleach, and my broken drawer that's been "fixed" 4 times has a rusty nail sticking out the front that stabbed me last week. Meaning I now have to submit more work orders and schedule more appointments to fix the cheap lousy "repairs" your team does. It's not worth the trouble. I will be submitting my notice very soon and moving out. Can't wait to see how many things YOUR team has "fixed" yall try to take out of my security deposit.

    Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.

His company options are presented in beautiful detail and offer 3 different levels of service that leave guesswork at the door so you can tailor him and his companies assistance and care to your specific property and needs. No one else offered this level of bespoke customization. David and his team took great photos and videos of our property and had it rented within two weeks and everything was quick, efficient and most of all taken care of for us as advertised. We waited to write the review after 3 months of our property being rented to make sure we could give a through review of the entire experience. David has gone above and beyond, sound us great tenants and has already assisted with several items that needed to be taken care of including a broken kitchen disposal, and a planned wall construction that was set before the property was rented and delayed until after the tenants moved in. David & Company has taken the time to make sure we got the right price, the right tenants and have taken care of everything we needed with payment dispersals on time and no issues. We couldn't recommend him more highly. Thank you David!
