Purchased a Discovery Homes house just over 2 years ago. Very little communication once they had my down payment. The salesman over sold the property and then disappeared ignoring every attempt at reaching him. The design center lady made us feel we were inconveniencing her by being there and did not help us at all. The final product was rushed, many corners were cut during construction which 2+ years on we are still dealing with. Almost EVERY TRADE has cut corners causing us issues. Difficult in scheduling follow up repair work. Lowest quality of everything they could find was used. Roof leaked in the very first rain, no flashing was installed where the vents exit the roof. Driveway was cracked in several places before we even moved in, and not in the control joints where it should have cracked. Gutters blocked solid with stucco. Baseplates on the concrete curb on the foundation not flush leaving holes for rodents to enter the house. Holes in the drywall under all the sinks where the pipes enter/exit which gave an entry point to rodents inside the home. Cheapest paint possible that stains just by looking at it. Leaking under the kitchen sink from day 1. Squeaky floors all over. Vent to heater was installed backwards which blew out the heater motor within 2 months of moving in. Wrong breakers used at the electrical panel which tripped far too often. Oversold, underdelivered - leaving me full of regret. If only I know now what I didn't know then. read more

Nice house layouts, but there have been a lot of structural issues reported, followed by class action lawsuits. Ask lots of questions if you are considering purchasing one of their houses and be sure to have a thorough inspection performed while still in contract. read more

Knowing what I know now after a year since we received our house, I would never do business with this company again and if you are thinking of purchasing a house from this company do your research before you do. One year later and we are living in a home with blue tape all over, marks of mistakes and other issues needing to be fixed. We paid for a completely built house but it is 1 year later and it is not the case. Message to the CEO, CFO, Supervisors etc. How proud do you feel when you get feedback like this ? One year ago your company received full payment, in return we received an incomplete house and we still have an incomplete house. Be ready, this one's gonna be a long one. I've had nothing but a horrible experience with this company. I've had several purchases with other new home builders. All of them were amazing. So I had an expectation this company would be the same caliber of experience. Courtney and Mar (who now are at another location) were great, aside from little things falling through the cracks. When I first went in to the Vacaville office. There was only one single story available (already in process). I was told a price on how much it be to purchase, so I agreed and went with their lender. I get a call back a day later, come to find out the "seller" now says it's $15k more because they "released" it. Also I was told that I wouldn't get the agent referral because I was personally buying the house. Even though I have my license. But main factor, is that horrible design center. Amy and lisa are the worst. I worked with Amy to start with, and not only is she rude and condescending, she acted like it was an inconvenience to her that you are there. I budgeted to spend $20k (on top of the $5k in credit) in upgrades. But I only spent $5k. Cause she made The whole experience miserable. Plus they over charge for things. $9k for vinyl flooring (half the house mind you) $18k for the whole house. Absolute joke. And also, on their sheet for upgrades, there is no vinyl option. It shows laminate and hardwood. But Amy went ahead and told me they don't offer laminate. Then they wanted $1400 to put the outlets for the tv on a independent circuit. This is where Lisa came into play. And her explanation was... well people pay it. Just cause someone pays for it, doesn't mean it's the right thing for you to charge that amount. It's called price gouging. Went there last weekend to check in and see where they are. By the looks of it... there is gonna be a lot of blue tape all over the place when I do the final walk through. Now to present time, did the walk through today. The list I gave them last week of things to fix, seemed to have been taken care of. There were a few minor little things that still need to be taken care of, but I was assured they will be fixed by tomorrow. Jesus did a good job during the final walk through. Fully explained things and answered the questions I had. And assured me the issues will be handled by tomorrow. Highly likely I won't be buying another house from them in two years. read more

The Discovery Homes Design appointment, however, I was not a fan of. I heard good things about other people, but the one who helped me was Lisa who didn't tell us ANYTHING unless we asked. We had a 2 hour appointment that ended in less than 40 minutes. It seemed like she just wanted us out of there asap. Despite the mixed reviews here, I have to say that my home purchase with Discovery Homes was a positive one here in Oakland. I was a bit nervous in the beginning since I never bought a home directly from a builder before. The process was pretty straight forward and using their preferred lender made things much easier since they were very familiar with the builder and the property. Even after the purchase, they truly stand by their warranty. I haven't had any major issues but they have been addressing issues almost immediately whenever I report anything. Noticed water pouring out from underneath a tree on the landscaping done by Discovery Homes next to our home. Unfortunately, the water line that broke is our main water line and had to be shut off by the city to get the water to stop flooding the landscaping. The line runs directly from the city's water meter, under the tree pictured, and then continues to my homes water line. I called Discovery Homes because our home is still under the 10 year warranty. Their customer service rep Dan said because it's plumbing outside of the home, our warranty isn't covered. I do not see how the home owners should be held liable for this costly repair, being that we did not plant that tree; nor did we mistakenly run a water line underneath where a tree was to be planted. I called them at 8:30 am and didn't hear back from them until the middle of the afternoon. I called their office four times and even called their emergency services line and no one wanted to help. They just kept forwarding me to peoples' voicemail boxes. This is unacceptable. Discovery Homes are the ones who designed the landscaping and system of pipes running under ground. We have only been living in our poorly built home for a few months and are basically being told to pack sand from the HOA (who says Discovery Homes is responsible) and by Discovery Homes themselves. I spoke to everyone calmly and with respect, and as soon as they realized I had a complaint their attitudes changed completely. I do not recommend anyone purchase a home from Discovery. It's a major bill waiting to happen that they will pawn off on you instead of taking responsibility for their design flaw. read more

Oh Discovery Homes, how I loathe thee..... The outlets in our master bathroom keep short circuiting every time we plug something in. I have to go to the other bathroom, our guest bathroom to curl my hair. Obviously, this isn't the worse thing in the world, but it's still pretty annoying. We have put in 2 service requests for this issue and Discovery Homes has not followed up to schedule. Discovery Homes asks to allow up to a week for them to schedule repairs and it has now been a MONTH! My Fiancé has emailed customer service with no response and he's also called and left messages. We love our home overall, but the service Discovery Homes provides is TERRIBLE. Your year warranty is a complete crock when they take their sweet time to resolve your issues. DO NOT PURCHASE from this builder!, they do not care about things that need to be repaired or things that are wrong. As soon as you sign on the dotted line, their communication and follow up is gone. read more

Being first time home buyers we really didn't know what to expect during the process. My wife and I decided that Solano County would be the best area to start a family and still be relatively affordable while still being in the Bay Area. I called around and made an appointment at a new housing development by Discovery homes in Fairfield. Yolanda was so helpful and informative. We weren't able to find a house in this area but she was able to get us on the list at Enclave at Cordelia. Yolanda put us in contact with a loan agent to assist us with the loan process as well. My clipper cove new home at the time was already occupied by bugs when I moved in. I found a few large spiders inside my house and huge roaches in the garage. They let them in while under construction and forgot to let them back out. I found several rusted nails in the back yard, some parts of rebar and pieces of concrete. Horrible cleanup job! Two words. CHEAPLY BUILT. The interior doors, door frames and base boards are made out of recycled paper. The stuccoed exterior wall is a very thin layer. After only four years, the stucco is already falling off at some corners. The slab in the garage is not properly sloped. When it rains, water puddles in the garage when it's supposed to be sloped so water drains outside, rather than into the garage. There are cracks at some joints between wall and ceiling. There are cracks along the side of the wall at the stairs. The framing for the stairs was possibly structurally under-engineered. There are cracks on the stucco at the corners of some of the windows. There were some dead power outlets even when newly constructed. The lights in the kitchen require crappy bulb replacements that require strenuous removal where the bulb getting removed will most likely shatter in your hands, rather than just installing recessed cans that take twist off bulbs. I had to replace a light switch in less than three years. The carpet is probably the cheapest out there, very easy to rip and very thin. Sloppy job with the painting around the joints, windows, trims, etc. The accent color should stop at the correct place. There were a few dents on the drywall that didn't get taken care of before move in. They installed a faulty water heater that had to be replaced after three years, fortunately the warranty was still in effect at that time. The kitchen cabinets are cheaply stained, very thin layer and easy for water to ruin and cause peeling. If you have other options for a new home in a certain neighborhood and see Discovery CHEAPLY-BUILT Homes, I'd run the other way. read more

We are going on 4 weeks or more with absolutely 0 progress on basic things that should have been fixed before we ever moved in. These people just straight up don't care. read more

I visited one of the homes they had, signed up, and they sent me email updates, then when I didn't need the email updates anymore, I removed my email from link from emails they sent me, then they kept sending me emails without links to being removed from future junk emails and NO I didn't buy a home from them, they have a terrible reputation as a homebuilder and I wouldn't trust them if I can't even trust them to remove me from email updates!!! BTW - if you decide to withdraw from this builder, they don't want to return your money, find who's escrow and call them directly, they usually hold the money for you anyway, majority of the times, if you talk nicely to those escrow ladies, or on rare occasion escrow guys, they will cut and mail you your deposit money! Don't even get me started on what many contra costa home inspectors has told me about this builder or what the builder doe$ to them ... read more

Hello, I just made the year mark on the home. My overall experience with customer service, particularly Novelle(Liberty ) has been outstanding. She waves and would actually phone to check-in . She made the home buying experience for me !! Discovery has a wonderful asset in her. Now onto the home there are some unaddressed issues. It took an astronomical amount of time... to get matching cabinets (one was damaged). It is/was the homeowners responsibility to walk thru and make sure everything is correct. One year home warranty, where there is a portal that does not work consistently. You enter in the information and just like a magic show they do not receive it. Suggest entering each issue individually. ( You can enter up to ten but when you enter too many they do not register. Be sure to check for email confirmation after input.) My issue is that there seems to me there could be a better way, I am getting anxious just thinking about it. Dealing with them is a bit of a haul. I have a tendency to be a bit irritating and meticulous, so it was right up my alley( I know so sad, right!) Someone is actually supposed to be coming by to teach me how to chaulk ... 8-9, it is now 9:17 am. I have a feeling they won't show. Novelle is five star, Discovery not so much! read more

We bought a "Centa" home in Brentwood, CA (Villagio) end of last year (December 2016) & the service requests have been long and painful. Here are my comments and examples of issues 1. Please make sure you take 3-4 hours during the walk through. Check everything from tub chips to tiles because during walk through they say you can tell us in 30 days or so, but in reality they don't honor it 2. The house closed and AC was supposedly installed, but when summer hit, I found out AC system was never completed. The low voltage control wires need to be landed. A leak tests needs to be done on the lines sets and the system needs to be charged (according to a licensed electrician I had to hire to check because with 100 degree C temp they wanted 5 days as it was not considered an emergency) So, please make sure AC is working during the walk through 3. There was an electrical short on one part of the circuit. My father lived in that room and off and on it would just trip. Called the builder many times. Electrician came and blamed the fan in the bathroom. Replaced the fan. Problem continued. One Friday, we lost power to that area again & could not reset it. Called emergency and again not having power in half the house is not considered emergency so again I called a licensed electrician (spent nearly $500) and finally figured out the issue - the electrical work was not perfect and the wire was stripped above a fixture and off and on it would move and touch and short it. So, again very poor support from the service dept. I am ok with human error, but if a licensed electrician found it in 4 hours, why do i need the company who knows about this issue not fix it in 5 months List is long so I will not disturb any longer. The reps are great. However, the home looks great from the outside but there are issues with my electrical outlets because the wires were loose. My sewer was plugged because we found out there were rocks in the pipes and contractors used the sewage pipes to throw trash in while building the home. Messy work. And then to top it off, one of the Discovery Home contractors named Francisco saw that I was getting an appraisal to get tile work done by outside contractors and he offered to do the work for me at a better price. I figured why not since he does this for a living. But then it turned out he hired other people to do the job and their work was so sloppy. As I walk on the tile, it sounds hollow because they didn't spread the mortar evenly and the tiles are uneven. The tiles are not level at all. Francisco apologized and promised to come back and fix it when he installs my transitions. It's been 5 months and he's been running from me; transitions are still undone. Ok, we are 1 year into our home at Quail Cove. We love that we paid an Antioch price but we are literally on the border of Brentwood. City of Brentwood is across the street from us.. we are located in the Brentwood school district and we are a walk away from shopping, dining etc. and not to mention so close to the freeway. While we did look at Seeno/Discovey Bay reviews it was a mixed bag so being first time buyers we took a chance. 1 year in and not a single complaint. Is there minor cosmetic issues here and there, sure there is but nothing to cause a stink over. The cosmetic stuff is so minimal we haven't done anything about it. We love our home and *knock on wood* we pray we don't have the issues as seen on some of the reviews. Everything works great. We did minimal upgrades and the major upgrades we really wanted we had done after we moved in. The biggest upgrade was the floors. They wanted an arm and a leg for flooring upgrade. Once we moved in all carpet and tile ripped out downstairs and we put the luxury LVP flooring in at a fraction of their design center cost. All in all we are very happy and the neighbors here are fantastic. We are truly blessed. read more

If I could give a lower rating I would! Villagio II in Brentwood, the homes are beautiful and offer some nice standard amenities such as stainless steel appliances and granite countertops but don't be fooled! #1 - if you buy and when you do your scheduled walk through & house hasn't been cleaned TURN AROUND and reschedule! #2 - check and make sure EVERYTHING IS WORKING, I mean everything especially AC Unit and all appliances #3 - check ALL the cabinets for chips, stain discolor and scratches #4 - check paint everywhere Because they use "subcontractors" ALL of the above will become YOUR problem so if you can DO NOT TAKE POSSESSION of House until everything is corrected House wasn't cleaned (fluffed) during our walk through so it made it impossible to know what was really going on, we should of rescheduled! Check all the appliances are working because you will have to deal with manufacturer and suffer through not having appliance available to use in your brand new home. Dishwasher leaks from door and was told by GE Rep it sounded like there's a problem with gasket, she would mail out gasket for me to replace as there wasn't a technician available in our area for at least three weeks...still waiting for gasket! Fan has two dents and we've been waiting for replacement, it's been since our walk through over a month and a half ago (might end up buying new one myself from Home Depot). AC unit wasn't working and it took two service calls but now AC unit leaks from lower condensation line at an alarming rate (hiring HVAC Company to look at it on my dime). Cabinets needed touch up and we discovered wood trim damaged above FAN and the only way to correct is for cabinet people to replace whole trim piece so they took door for color comparison and haven't been back with our door (30days ago). We HAD areas in interior of house that needed paint touch up, some doors had major drip marks and we had tape in a lot of places. Aside from doors getting touch up I ended up painting interior areas because we just got tired of waiting. I know I probably shouldn't be writing this review because we have ongoing issues but I felt it was very important for people to be informed and what to do when it comes time for their walk through! And, more importantly when you are spending your hard earned money on a house over the median price range we as BUYERS should receive a home in perfect working condition wherein ALL the appliances work, paint perfect, AC unit working! It's an expectation and we should not be complacent if it isn't. FN: Front office people are great but the back office needs improvement as they could care less what you're experiencing! read more
