Don't buy. They may treat you well since they want to sell to you but how they treat others, is pretty terrible. Or after they sale, you're on your own. Just called and asked about their homes and they were so informative until I told them I wasn't a buyer and just wanting to know more information for a research project and the tone completely changed. arrogance and dismissive. I could be anyone who is researching their build quality or related. It's like going on a date and seeing how your date treats the wait staff. I own a Discovery home, purchased in 2002, I agree with most that they do not care for their customers once homeowner's signatures on the deed are dry. I have always had issues with my home, my God if you could see how much my windows have leaked, you would wonder why we still live here. The reason I am finally leaving a negative review is because of what happened this past January. With the rain storms, an oak tree from the property behind us fell into our backyard and onto our roof. After many phone calls, I was informed the selfish, money hungry Discovery builders owned the land. I spoke with Jennifer J*, Julie H*, and the "risk manager" Melissa D*. They all promised me they would pay for the removal of the tree and damage to my home. After two months of their lies and runaround emails, they told me they would not pay for the damages, but would at least pay for their tree removal. I have recently spoken with my home insurance and these horrible people did not pay for my tree removal either. The tree was theirs on their land, and they lied and said they would pay for everything. I have filed a small claims on them, but of course they will win, because the "big man" always wins. Moral lesson, never purchase a home from Discovery builders, learn from my mistake and stay away from these lying, greedy, unreliable home builders. read more

ZERO STARS We checked out the new Seeno homes on Cunningham Dr in Fairfield and signed on one late Friday 12/23/16 and gave them a $7500 deposit check. They approved it the same moment. We were supposed to get the loan process started and picking our upgrades for the interior this week. Neither of these have started yet. During the weekend, however, we spoke with 3 different neighbors there and saw their reviews online. No one had anything good to say. There was horrible workmanship. Once you get your keys you have to call some 1800 number to get the stuff fixed they didn't complete. Many have not had these things fixed at all. These homes started in Aug. this year. Anyways, we went in to take back our offer and deposit check after the horrible reviews. They are saying they will keep our $7500 deposit check (which was just cashed yesterday). So I called the bank and they can't cancel the check it was already cashed the same day I sent an email to cancel our home. I spoke with an extremely condescending guy named Hendrick at their Concord office. Who kept asking me why I'd sign a contract I'd back out of and if I was them would I give me the deposit back...I kept asking when I'd get my check back and he said it's up to the seller. I asked if I could speak with him and he said he's busy and I'd get a letter in writing. After all his rude customer service (I tried to be as sweet as I could and try not to let him get to me) I just asked if he could please get it to me soon because I'm meeting with a Lawyer on Tues. He got even more angry and said then he can't talk to me since I'm being represented by a lawyer. When I said, I won't see him until Tues he hung up. 12/23/16 3:30pm to 6pmish- Approved for home we placed offer on @ Eton Ct, Fairfield 12/23/16 around 7pmish- Spoke with 2 neighbors at this development who had horrible things to say about the home. 12/25/16- Drove by home & spoke with a 3rd neighbor who also was upset. 12/25/16- Found over 20 +negative reviews online with negative remarks. Also, tons of lawsuits even by the FBI to this company. 12/26/16- Drove by home to decline our offer but they were closed at the office. 12/27/16 10am drove by office again to decline but no one was there. Had a sign on floor outside saying they were busy showing homes but we drove around for 20 minutes and no one was there. 12/27/16- Their loan guy called me and I said we aren't sure about buying the home yet. 12/28/16 5pm- Drove by and spoke with Manager there about cancelation. She said to send an email to this company. 12/29/16- Called by interior design people for home upgrades and selections. I asked how much it'd be for no carpet at all since we have 3 dogs and they mentioned it would be at least 10k minimum out of pocket. (We are using our own lenders so we didn't get the 5k discount) So told them we don't want the home. 12/29/16- Emailed cancelation letter. 12/29/16- They cashed my check. 12/29/16- Owner called our realtor (which we didn't use for this sale, the sales woman who showed us the home asked who our realtor was) and let him know we wouldn't receive our deposit back. 12/29/16- We called and left 2 different messages. Called again and transferred 3 times before I was connected to Hendrick. Of course, he said no. I've been reading numerous things online about these guys. Please do your research before buying a home. Especially if you are a first time home buyer like us and are more susceptible to this. read more

We did not have a good experience with the customer service department who sided with the sub contractor with our, "upgraded tile" addition with our original purchase. We paid premium for this, "upgrade" and after 4 years it failed. It actually started failing 1 year after, but in a place that we didn't realize was actual failure until the whole kitchen area started to fail. It then failed down the hallway and into our master bathroom. Grout cracking and hollow sounds under the tile. It was deemed the sub contracted sub contractor of the sub contractor (who has since gone out of business) was at fault buy not cleaning the concrete in which it was installed. It was over a year of the builder and sub contractor pointing fingers at each other. Finally, once deemed an installation defect, the sub contractor would send us sub par samples by a person who was a carpet expert, not a tile expert. In every letter they said it was warranty work, but it was really a botched rush job installation during the overprice bubble heyday during the last housing bubble. We lived a living hell getting this repaired. They offered to replace our tile with sub standard products that didn't match our tile, only to tell us we were being difficult because we insisted on something of equal quality. We made all the, "suggested maintenance" of protecting our original investment by sealing our grout. A service not offered by the builder, but is on the maintenance sheet given to us, was a clear recommendation from the builder given to us on a laminated sheet with all the other recommendations when we purchased our home in which we are diligent in following it to protect our investment. We had to fight them every step of the way to make our home the same with the complete replacement of our very expensive tile. This company and the sub contractor we dealt with had a very passive aggressive approach to owning up after taking our hard earned money forcing us to be extremely diligent in constant overseeing. Only then to send you legal documentation as to why they shouldn't have to stand behind their name, or better yet, their work. During the demolition of our tile, all the baseboards were damaged when big burly carpet professionals with crowbars came into our home and started ripping the baseboard off and throwing them into a pile. When brought to their attention, (the damage) they had the nerve to tell me that it was my family that caused the damage, even though we provided pictures prior to the demo that was contrary to their accusations. They called it normal wear and tear due to the length of time we lived in the home. When we insisted on the grout being sealed, like the way we had it, they insisted it wasn't in the original scope of work. We never received a project plan, only a drawing that looked like it was made on a paper napkin. They attempted a two week job in one week only to accuse us of slowing the job down by our demands for quality work. The workers would show up late every day and they trashed our home. They sent us a "comp" clean up crew who arrived late in the after noon after already working 8 hours. Absolutely ridiculous. read more

Seeno/Discovery has been a horrid nightmare from the moment the sales contract was inked. When we first visited the new homes, everyone was nice and responsive. They sure talked a good talk, but in hindsight it was all very misleading. Even what sounded like a great $10,000 credit for the design center if you use their lender was nothing but a misleading ploy! Buyer Beware..... The design center is seriously highway robbery. The prices are literally 3 to 4 times more than what you could get from Costco, Lowes, or Home Depot. The problem is that they "have you captive" where you're pretty much forced to use their design center! Insane..... Additionally - they verbally gave us a completion date and a tentative move in date 3 weeks before our house was actually done. This was a major problem - since we sold our previous home and made all our plans based upon the dates we were told numerous times. But once again, after the contract is signed - Seeno/Discovery completely loses any kind of ethics or fair practices! In fact, once you're legally on the hook they have ZERO customer service, NO response to questions/concerns, NO consideration of the buyer, NO support, and to add insult to injury they don't stand behind their work! We moved into a home that had NUMEROUS issues, from minor pain & finish blemishes to major problems with doors & windows that don't close right. Now we've talked to our other neighbors, they all have a similar story to tell.... Our neighbor moved in months ago and all the stuff she needed fixed, repaired, or finished still have not been done! Crazy.... Literally Seeno/Discovery is SHADY and only cares about selling the house. They don't care about the quality, condition, or craftsmanship. Even worse - they don't care about the customer whatsoever! I wish I would have read these reviews about Seeno/Discover BEFORE we put in our sales contract. The past couple months have been literally a stressful and horrid nightmare....... And now it sounds like all the stuff they need to finish/fix in our new home may never get done..... Customer service did nothing to resolve the issues and in fact lied about work being done. Got an invitation to the new Villagio in Brentwood. I was excited to see that they finally have single story homes to choose from. But, it was a huge let-down to see that the builder is only going to build two of them at one end of one street in the development. The rest are monster two story homes. What ever happened to developments with a 50/50 split of single story and two story homes? And now after reading yelp posts from people that actually purchased homes from them... Today was one of the best days of my and my family's lives because we just moved in to our beautiful new home at Bellagio by Discovery Homes. I have to say that I was quite nervous and skeptical at first to inquire about the houses because it is such a beautiful community with these lavish homes in the San Marco neighborhood that I was so sure I would not qualify. When I finally drew up the nerve and walked into the sales office, Lisa greeted me in the most welcoming manner and made me feel right at home. She provided me with all the information I needed about the community and each model, and, more importantly, the steps I would need to make to possibly own a home at Bellagio. She and Kathy were always warm and friendly towards my family that my 4-year-old always wants to drop by and visit them! Because of Bernard, the entire transaction was the smoothest and most effortless experience of my life! I never knew obtaining a home loan would be so easy. We were impressed with how these homes were built. The sales team were knowledgeable and responsive. The neighborhood they built is nice and gated. We would have given this a 5-star rating. However, when we met with the builder representative during HOA meeting to address some issues he was very unprofessional and rude to the residents of the community. He basically did not want to listen to our concerns and felt like he did not want to be there. Unfortunately, this is an individual behavior issue but it is something that a well-respected Home Builder should take a look at, maybe invest in employee training program. On the positive note, everyone we met on the initial process was very nice. Any issues we had were addressed in a timely manner. read more

My husband and I closed on our house July 2015 and couldn't be more happy. I have read everyone's reviews and it seems Seeno Homes needs to get it together ASP. We on the other hand had a much better experience. From start to finish it was a seamless process for us, Denise was absolutely amazing, she really walked us through every process and got us some great extras. My husband is a veteran so our loan process was much different than everyone else's. We had Calvet and they took care of our whole loan process, they are amazing, they are a one stop shop. Even though we didn't use Seeno's lender, we were still offered the 5,000 credit but we didn't take it, we knew that builders want you to pay out of pocket for the upgrades and then credit you on the back end.We also, knew they would up sale any extras you wanted. When we went to the design center, we told that lady, don't even ask, we aren't doing anything extra. We took the basic house and did all our upgrades at half the price. When we moved in to our house, we had some minor items that needed to be fixed, we contacted customer service and they took care of it ASAP. We couldn't be happier with our house and our neighborhood, I feel bad for those who's experience wasn't as good. We just purcharge our home 1 month ago located Bristowe at North Village. We had Kipper Home 3 years ago, we had KB home 15 years ago. We don't have many cosmetic problems likes we have with Seeno Home. Our upgrade floor is scratches all over. Not just that, the floor is uneven. you can feel it moving when step on it. 2 of our bathroom counter is scratches and discolour, the stairway is a scratches and not very professional install, faucets for bathroom is not install properly Painting for stairway is spotted. Bathroom grout is not seal, bathtub is scratches, windows chip and scratches. Our quartz countertop chip and black mark everywhere. Nail poking out from the cabinets, damage. We didn't see all of that when we do our final walkthrough because we don't have much light on that day. To be honest, Seeno Home is the worst. I called the guy multiple time, they scheduled to have some guys come out to fix but didnt come on the schedule date. And when they came, I feel likes the guy doing the touchup worst than myself doing it. And they only do likes painting and grout. Other main things need to be taking care, they walk away. I recently closed escrow on the purchase of my new home at the Discovery/Seeno project called Bellagio and I could not be much happier! I had a wonderful experience with the helpful, honest and service oriented sales staff, Lisa and Kathy. They went above and beyond with answering questions and helping me choose the right model and lot. when I showed up a million times to measure things or show it to a friend, they were always gracious and accommodating. Their follow up on any concerns I have had has been outstanding. As a realtor, I have fairly high expectations for client service and they exceeded my expectations. I would definitely trust them to help a client of mine The "other" Lisa, Lisa Roach in the design center, was great to work with and amazingly patient. Her design sensibilities were helpful and, though I had dreaded the upgrade appointment, She made it fun and instilled a lot of confidence in the process. When the time came for my walk-through, Paul was the one who helped me. Again, the level of service was terrific. he was very accommodating and proactive with noticing things that needed to be corrected even before I did. I would like to have given 5 stars, but the one thing about the experience that left me dissatisfied was working with their preferred lender. Seeno/Discovery offers and incentive for using their preferred lender and threatens a daily penalty for late closing, but, unfortunately, their lender is NOT up the the same standards of service as the rest of their organization. It was just like the old days of lending - don't tell the client anything until the last minute and then threaten the buyer with the late closing penalty for challenging the lender's baloney. Huge padded charges (charging me $850.00 for an appraisal, the bill for which was $300.00 and then saying, " oh, it doesn't matter because you have closing cost credits." Those credits belong to the buyer/borrower and it is not appropriate for the lender to inflate charges and waste them. It was a very unfortunate part of an otherwise great experience, I love the house and the neighborhood. I enjoyed and trust the Seeno/Discovery staff with whom I worked. I would work with all of them again, but I woud NEVER use their lender again and it is a black eye on Seeno that they pressure their customers to use them. read more

She was super knowledgable and engaging. She helped us through every step of the way. Not long after we met Lois who was also very amazing to work with and she as well was very knowledgable and helped to guide my husband and I through the process of buying our first home. Jenn and Lois are a really great team! My husband and I were expecting our 4th child at the time and both Jenn and Lois were very supportive and understanding with working around my pregnancy. Beware of this builder!!! There contracts are one sided in favor of the builder. They do not have any contengency in there contract for you to get your earnest deposit back . Most builder in that area want only $5000 earnest deposit they want 3% of the total price of the house. and if you get upgrades at the design center you have to give another 3% thats non refundable. They so called gave me a $15k upgrade credit for there design center that didnt go anywhere because everthing is atleast marked up 40 to 50%. on top of that when I canceled I got a call for the seller at main office saying he builted a $300k home for me and I need to close or he was going to keep my earnest deposit of almost $20k and sue me for attorney fees. I will be fight this builder to the end to get my deposit back. They pre-ferred lender is just as shady they do things thats unbelievable to make sure this seller get his house sold!!! While I was there signing the offer to buy an asian women came in very upset with them about her purchase and told me not to buy from them because they dont disclose everything to the buyer...Now I wish I would have listen!!!! read more

Since we exited without speaking to anyone, one lady ran out and was calling to us from across the street asking is this not what we were looking for, then rolling her eyes and turning around with no thanks or goodbye. Such a huge contrast from Brookfield who are Gold standard in customer service and expertly built homes that have higher end standard options. So glad we went with them. read more

Drove by Fairfield from friend's house saw the sign "Ladera view" home (discovery home) in Fairfield, Ca, the sales person at office was very nice & welcome, but the lender officer is suck, he just sit down at one of the house sample (I thought he just someone who get lost sit there...), he asked my income, then he said to purchase home there..need income at least $100k/year, he not even look at my eyes, so..maybe he wants rich people only on that community...I said I can put down 20%, he still not see my eyes. He doesnt know, how if I have $1M cash lol, to buy cash if he welcome me. Their open houses very nice, but not interested anymore to buy, good luck to other buyers and to build community and all still dessert...around ! Far from everywhere...no Costco or family grocery shopping, I love my SF better..., my place smaller but all good maintenance, nicer neighborhood, very convenient. This is a first hand experience. I bought a house from them ( new construction home) and had lived in the house for 2 1/2 months. I already have a problem with the a/c not working, issue with the electrical wiring, garage door not working right. And before this current issue we already had called them with other issue. They have a policy of giving them one week to schedule a repair. 2 weeks and have not heard anything about someone repairing my garage door. They have sent someone to looked at the electrical. (But in the back of my mind I don't trust them anymore IT IS A NEW CONSTRUCTION). 3 days and 4 nights that we do not have a/c, when you have little ones that have nosebleeds if it gets hot it is far from pleasant. This nosebleeds are not drops of blood, minor ones are like someone got into a big fight and bad ones is like we murdered someone in the tub. Hence, we had several trips to ER (are medical bills cheap? No they are not! Trust me I work in healthcare there is no immunity) And I have told them those history. They don't care as long as it is not happening to them. I will not lie, they have called us and told us they will do something about it but still no a/c up to now. I already have voiced my strong disappointment with them. And it looked like my neighbors are having issues too because I always see a repair truck parked at our street. This is the only street that have residents there is a few at next street. Why are we having problems with new construction homes??? Buying the house is not the problem except when you have to deal with this woman named Laurie (sales office; and she is horrible to deal with and that is another story) but after you bought the house and everything in it, their services when you need it. That is something you need to consider. And just read another review for Solita in Fairfield. My husband looked at the houses there too and did not have a pleasant encounter with her. read more

Well we are FINALLY moving into our home next week after 7 weeks of literal hell working with Discovery/Seeno Homes. From the very first day we walked into the sales office the deceit was in the air, however the homes are gorgeous so we decided to investigate. My wife and I were told "Oh yea! We can definitely qualify you for this home!" Well it was all downhill from there. Discovery's preferred lender Banc Home Loans is who was "supposedly" handling our loan processing, but when I called them I could never reach anyone, and if someone DID answer the phone it wasn't who I needed to speak with and not one employee knows how to return phone calls. Not to mention we were falsely led to move out of our apartment due to an employee informing us to give our 30 day move out notice because "everything is looking good". Enough about them though, I'll have a separate review regarding the lender. Back to Discovery, an incompetent employee at the Sanctuary sales office delivered our two EMD checks to the escrow coordinator at corporate, this was a Tuesday. Three days later I was called by **** and told they couldn't hold checks for more than three business days so I had to come in and write two more. I delivered the checks on time and was told that "the other two checks will be mailed back to you via registered mail". Ok, no problem...three weeks go by and no checks, BUT what I DO get is TWO NSF FEES in my bank account. The lack of communication between the sales office and escrow coordinator resulted in an attempt to cash all FOUR checks that I had written them. I've been told on numerous occasions by the manager *** that these fees would be refunded to me and have not seen a dime as of yet and this is over a month later. We have also requested to have a refrigerator installed in our home as a gift from the builder for all the headaches but they have yet to respond to our request, as usual. THANKFULLY, we've since transferred to a different lender and will be closing next week. I'm so glad that this headache is over with, at least I have a brand new home...along with probably 5 years subtracted from my life. I guess if I had to pick something positive about the situation, the homes are beautiful. I just wish the customer service experience was as beautiful. I'm not going to say don't purchase a home from these guys, but if you do, beware...and be prepared to hound them for any and EVERYthing that you need or have questions about. One of my family members and I both bought houses from them and both of us experienced unbelievably terrible "customer services". We had to ask for service repairs over and over again after filing requests and would finally receive responses to only some of our requests after going through emotional disturbance of being ignored. If only there is a negative star. They don't even deserve one star. I think it comes from the top. The policy are simply not in place to take care of after sales customers. It is all good right up to signing your escrow papers. Once you sign your walk through list, you are screwed. Anything happens after that even obviously defective and poor workmanship, they will keep referring back to the walk through list. The walk through appointment is only two hours long and they are only interested in you signing off the list. DO NOT sign the walk through list. We learned it the hard way. Getting them to fix things has been a nightmare. No email response with a definite timeline to fix problems. All you get is the round around from customer service that they have left a message with so and so. Three weeks later, you call customer service and they will ask you what do you need from them. It is as if they are hoping you lose track of your list and you are responsible for following up and asking again and again why the items are not fixed. They will say they are waiting for a response from their vendors. I spent $40K on their upgrades and the workmanship on the granite counters are BAD. I have a vent that is literally rattling and making noise from inside the hood after I try to use it for the first time after move in. Guess what, I am still waiting to hear back from them. My neighbor after moving in for three weeks still do not have hot water in their shower. I have bought 3 new homes previously and this is my fourth new home construction. It has been regretfully a horrendous experience with SEE-NO-HOMES!! They also have another name Discovery Homes. I do not want to discover after my home is handed to me, there will be no customer services. Every time, customer service and field representative make you feel they are doing you a favor to fix things! We all have our full time jobs and following up with them is taking up lots time, energy and they have never never apologize for that at all. I normally do not get upset, but Seeno Homes/Discovery Homes attitude and tactics are simply unacceptable! read more

Like others I wish you didn't have to give a star on yelp. This builder is unethical and a liar. They lied about the options for the home and they lied about the quality... there is no quality. The sales people were great. The design person was ridiculous. There is virtually nothing that isn't an upgrade. You should expect to spend a minimum of $35k in upgrades for things like carpet pad - they actually use only a 5 lb pad! I didn't think that was legal. $1000 dollars to be plumbed for gas for a clothes dryer. Nothing is wired... you pay extra for wiring and lighting... like basic down lighting in the dinning area! And the best part is you pay 100% of your upgrades upfront in cash so if you walk away from the purchase, you lose 100% of your money! Then they sell the house any way and make money off you, and the new buyer. We checked - these guys have complaints against them with the BBB, problems with the law and IRS. Stay away from them!!!! read more

I would give negative stars if Yelp allow me to! Discovery homes is totally a scammer. I was consider to purchase at the Mandolin, Fairfield. Denise the sales person only push me to sign the contract and pay re ridiculous 3% of the house price for deposit which other builder only ask for $2500 for deposit. The salesperson doesn't know what she's selling at all. She doesn't know what material you can choose from, what's the cost range, no samples at all. She will ask you to make an offer and pay the tens of thousands for deposit then you can schedule your appointment to see the material samples at their far far away design center. They will try to trick you that give you a high upgrade credit then after you paid your deposit they will tell you, part of the upgrade credit is your agent's commission. However it's too late to change your mind. As long as you paid the deposit, you are a dead man! After they get your money, and they will purposely delay the closing day and charge you $500/ day for delay the closing date! It's not over yet, if you use their prefered lender, they will give you $5000 credit for closing cost. It sounds a good deal, but they will charge you as much as they can to increase your closing cost and to make up the $5000 credit they give you. Furthermore, their preferred lender will play with the salesperson together to TRICK you by calling and say I can lock you at a special interest rate if you sign today, which you can find the same rate anywhere. You can even google your today's rate yourself. This company will cheat to you as much as they can because once you paid the deposit, even you change your mind they has the right to keep all your money! make sure you read the contract carefully, THEY WON'T TELL YOU! Go to another builder if you like the area, they are way better than Discovery homes! Do your research about Discovery Homes before you pay anything! You will see how BAD they are! They are monsters just rob your money and run away! read more

Discovery Homes has been supportive of us, even when we had trouble getting to the final close. We had a lot at stake potentially, but the builder helped us through by being very understanding of our circumstances. I own a Discovery home, purchased in 2002, I agree with most that they do not care for their customers once homeowner's signatures on the deed are dry. I have always had issues with my home, my God if you could see how much my windows have leaked, you would wonder why we still live here. The reason I am finally leaving a negative review is because of what happened this past January. With the rain storms, an oak tree from the property behind us fell into our backyard and onto our roof. After many phone calls, I was informed the selfish, money hungry Discovery builders owned the land. I spoke with ******** *** ***** *** and the "risk manager" ******* **. They all promised me they would pay for the removal of the tree and damage to my home. After two months of their lies and runaround emails, they told me they would not pay for the damages, but would at least pay for their tree removal. I have recently spoken with my home insurance and these horrible people did not pay for my tree removal either. The tree was theirs on their land, and they lied and said they would pay for everything. I have filed a small claims on them, but of course they will win, because the "big man" always wins. Moral lesson, never purchase a home from Discovery builders, learn from my mistake and stay away from these lying, greedy, unreliable home builders. read more

DO NOT buy from here. We were going to buy a home in Brentwood Vilagio and they told us there was not any mello Roos!!! Come to find out there is which is an extra 10k a year. Thank god I did my homework and caught this before my 30 days. Not only did they lie, they ran my credit and I put down 15,000 on a home. I'm writing this review to give future home buyers insight on new construction and the experience I had with Discover / Seeno Homes. Some tips: - Hire a licensed real estate agent (they are there to protect you) - Do your own research on the builder (look for history or patterns with them) - Ask questions and get EVERYTHING in writing (verbal is not binding) - What you see isnt always what you get (model homes can greatly differ then base) - Get your home inspected during multiple stages (foundation pour, after framing and when home is complete) I would give the home 4 stars, the floor plan 4 stars, the neighborhood 4 stars, the sales staff 3 stars their customer service 2 stars and the builder 2 stars. The front office lady at the model homes we visited seemed nice and helpful but dont let her kindness fool you as she is a salesman for the builder. When we looked at these homes on line we were shown one price yet when we went to the office we were given a higher price. If Discover / Seeno Homes is going to offer online service and information they should keep their web site up to date. Even though these are new homes and you may have heard a radio commercial or seen a sign about it USE a real estate agent. Discover / Seeno homes will tell you one is not needed however their sales person is only there to serve and protect their interest and not yours. All the paper work and fine print you sign protects the builders and rarely the home buyer. Your agent will be able to look out for your best interest and include an addendum that serve you. You need to make sure you get everything in writing including what will happen if the home is not complete. Also chances are your real estate agent will be better able to negotiate the price and or design credit then you can. Dont be fooled thinking you will save $$ if you dont use an agent, you're only saving the builder money. The homes Discover / Seeno Homes build are considered semi custom homes but really there is not much customization to them. For a base model your stuck between 2 or 3 choices and in some cases no choice. If you want an upgrade get ready to shell out 2-5x the local industry price. It is near impossible to get these costs upfront, they only seem to reveal them when they know you are ready to sign. Some examples: Drill one additional hole in counter top for soap dispenser, $250 (mind you they are already drilling two holes for kitchen faucet and air gap), $11,500 for standard laminate floors (1800 sq ft aprox) Their idea of a kitchen faucet upgrade is from a chrome Pfister faucet to an oil rubbed bronze Pfister faucet where they charge you list price. Their answer is a firm NO if you want them to install your own faucets or fixtures into your home. My suggestion go with the base model and do the upgrades your self with a sub contractor. Also save your self some time and dont bother driving to their "design center". NOTE they may not negotiate on price but they will negotiate on design credit and closing cost. Our walk through date was moved up a day early due to a holiday party they were having without any prior notice to us. When I asked Discover / Seeno Home rep how will the house be ready tomorrow she responded you'd be surprised what we can complete in 24hrs. Not that I want the job to be rushed but turns out I wasnt surprised. Discover / Seeno Homes didnt have our home complete by the move in date. It took them 3 weeks to paint our house after the recorded date and we were without a master shower, master closet and backyard fence. There were still smaller things not completed 10 weeks later and even then the fixed issues were "quick" fixes. Another issue I had with Discover / Seeno homes is the fact that their third car garage homes dont come with an automated garage door opener. They state its extra even though their model home had it included with no mention of being an additional cost nor was it brought up as needed / extra during the design process. They state none of their sub divisions include this but thats not the answer I got when I called these sub divisions If it werent for the floor plan and neighborhood I would have regretted this major purchase from Discover / Seeno homes who dont seem to have their act together. Overall the builder seems a little shady and only seem to care about themselves. Im not sure I would recommend anyone purchasing from them unless you fall in love with the floor plan or area. read more
