This is the worst place to live. They have been letting alot of noisey neighbors move in. The is no courtesy at the pools they play loud music and management will do nothing about it no matter how much we complain. They have been letting college girls move in and they are very noisy but again management refuses to do anything about it. If you complain to much they raise your rent in retaliation. Sorry we moved here. The noise at the pool and jacuzzi is so loud and so late at night my kids can't enjoy TV or sleep. This is rediculous read more

I moved in two weeks ago and I've loved my time here so far. My unit was very clean and smelled like fresh paint and new home when I moved in. I enjoy using their amenities like the gym, it's so convenient and has what I need there. Last but not least Virginia made the move-in process so quick and easy! She's great to work with, so I highly recommend these apartments to anyone who wants a nice spacious apartment with a community feel, whose management actually responds to you in a timely manner and makes things easy. Since Eaves allowed noisy neighbors to move in several years ago we have suffered. Although they have a courtesy patrol it is ineffective. They need to call them tell them to turn it down. No one wants to hear music at 11 pm The courtesy patrol actually came by! They turned the music down!! Redid my review because we love living here. read more

Neighbors are super nosy because the walls and celling is so thin that they can hear everything you say and they always look in your apartment when they walk by and they always complain about everything you do and some of them always leave their young kids at home alone with nobody to watch them when they leave the complex and their kids talk to everyone that says hi to them when they are home alone in the apartment. read more

Long story short, a very close family member had passed away just before I started looking into moving to this location because I wanted to cut down on costs and save money. So, when I first came to tour this property, I told the person from the leasing office, Andrea, my situation and the reason why I was looking into the property. I told her that I would be using all of the money that I had left to move there and that I would not be looking to move until the lease ends or longer because the plan was to cut costs and save. I was told that the unit that I was interested in was not ready yet and that I would be shown a comparable unit. I had no problem with that. I looked it over and felt that it was a suitable unit and the community seemed to be to my liking. So, I went back to the office and set a move-in date. There was only one date that worked for me and the office to have the movers come because they were closed the other days. I set a date to bring the cashier's check for the deposit and move-in but, it had to be changed. From that point forward, I was not able to reach Andrea to set another date. I tried and tried and almost decided to cancel everything because I could not reach anyone. But, I finally heard back from her and agreed on a date. I even mentioned to her that maybe that was a sign that I should not go through with it but, she assured me that it was not. Looking back, I should have followed my instincts and dropped plans to move-in there. Anyway, I arrived with the movers on June 7, 2022 and went to the office to give them my cashier's check and get the keys and move-in documents. Then, I went to unlock the unit so that the movers could get started. As soon as I opened the door and took a quick look inside, I was pissed. The floor was dirty, the kitchen; stove, counter tops, cabinets, etc. was dirty, the bathroom was dirty, and the bedrooms were dirty. The unit was not move-in ready. My first thought was to storm back over to the leasing office, give them the keys and paperwork, and demand my cashier's check be returned but, my next thought was, "But, what then? Where will I go, what do I do with my belongings? How will this work?" It was late afternoon and my choices were far and few. This company had me! I did not have any choice but to proceed with the move-in and trust that the company would reconcile the issue. I was told that the phone calls to the leasing office go to the call center. So, I immediately sent an email with photos to Andrea to inform her of the issues. I received a quick response apologizing, making excuses for some of the issues, and saying that the other issues would be resolved. But, a week later, my suv, which was parked in assigned parking, gets ants all over the dashboard, armrest, and other areas of the interior. I emailed Andrea and she apologizes again and tells me that they will treat the assigned parking area. I told her that I was concerned and not happy because that suv was a lease and the company would charge me more all damages. Then, a couple of weeks passed and nothing had been done, except I was told that the assigned parking had been treated twice. I emailed Andrea and did not get a reply so I contacted Hernan, who also worked in the office, and told him what had taken place. So, I had to get rid of my suv before it was completely ruined and I have to pay the hefty price for it, they kept dragging their feet, not replying, and slowly making some repairs. I decided to move out and that I should be compensated for the inconvenience. They gave me the run around. I demanded to speak to the district manager but, ended up speaking with the community manager, Ellie, who did not care and just wanted to get rid of me by offering me about 1/2 a month off of one month's rent. That was a joke! I am still trying to resolve this with corporate, who offered me even less. I should never have moved here! This place is really dirty outside as well. I would not recommend this location nor the owner, Avalon Bay Communities, to anyone! read more

One word: TERRIBLE and INHUMAN Deserves zero stars 1. Our car almost caught on fire due to a faulty light. My bf contacted management and the corporate wall street jerks who own this complex saved thousands of $$$$. We didn't get a thank you from anyone. Should've let the parking lot burn. You'll see why below. 2. We had termites from the minute we moved in and nothing was done about it. We lived in those conditions up until the time we decided to move out of the complex. 3. Mold develops in these apartments and nothing is done about it. They only paint over it to cover it up. 4. At the end of your lease if you don't renew for another year, they will spike up your rent so high!!! Ours went from $1650 to $3364.69!!! Stay away from this place. I wouldn't recommend it to my worst enemy. Stay away or you'll regret not doing so. On a positive note, the maintenance guys and Virginia are the best. Everyone else is a joke! read more

We have lived here for 3 years now. Overall, it has been quiet. Our kids have enjoyed the park and pool. We have been very lucky to have kind neighbors as well. We have loved the maintenance guys. Jeff is the one who typically comes to repair things. He is prompt and personable. My kids always ask him a million questions and he is patient and explains everything he is doing. He brought Guillermo to replace our washer/dryer and he was great also. Update: it's 2 years later. We just moved out of the apartment and bought our first home. There were some bumps in moving out, but overall Virginia was so helpful! She returned my many calls and emails. She always followed up to make sure things were running smoothly. I really appreciate her, and her team, for working things out for us. Also Gabriella, the community coordinator, was very helpful in straightening out some issues. It may not have been a perfect apartment complex. But we have many happy memories and met some wonderful people there! read more

Today We can't sleep from people fighting at night in the parking lots and the drunk/high lady on her phone loudly outside at 3 am, every day. Homes are infested with ants, termites and dog crap all over. It feels like a pet hotel and I love animals but this is disgusting waking up to the sound of dogs fighting or barking every morning. The sprinklers create massive puddles- broken!! They have been this way for months!. Really. They have not swept near the covered parking near my car since I moved -no one sweeps the carport also. Our neighbors have been allowed to BBQ on their porches. Gardeners wake you up and never finish their jobs like hurry up and stop stalling near homes we need to sleep. Also loud kids and those that let dogs run around loose jumping on people. Window Screens are broken around us we have homeless people living on the site and they are always lurking around. San Dimas is classy town you guys need to get your shi* right and get rid of all these trashy people living here. This place looks/ feels and is a bad neighborhood- no one in management seems to care and they are just letting people do whatever they want to. I tried to like this place, but the neighbors who love to play their loud music from 2am to 5am (weekdays and weekends) constantly, have made me really hate it here. When I thought of San Dimas, I thought quiet and peace, but it's the complete opposite for me. Im pretty sure I'm not the only one that has to be up early in the morning to go to work. This place has made me lose so much sleep. I'm currently looking to relocate which is the only solution. Cops have shown up multiple times called by other tenants and one time they banged at my door at 3am thinking that I was the one with the loud music. Bringing the issue up with management more than once has not changed a single thing, and speaking with the neighbors only made things worse. This is definitely not the place to rest. I hope no one moves into my apartment once I'm finally out. read more

We have been here for 6 months and are so happy with our decision to live here. It's a quiet, calm community (except for the train when the windows are open). Maintenance here is amazing. Junior has helped us with repairs a few times. I have lived here for over 7 years at Eaves at San Dimas Canyon. I just thought I'd tell y'all about how beautiful this place really is. When I first moved in here, I had the feeling of serenity whenever I saw the beautiful foliage and the pine trees. I felt like I was living in the mountains. This complex here is extremely kid and pet friendly. I live alone and the ability to hear the kids playing outside and watching the animals being walked by their families gives me a truly sense of a wonderful family community. Virginia, our office matter is truly wonderful. whenever there is an issue there is she's always on it and taking care of it right away. I recently had an emergency to take care of within the complex and I went to her to find out if I was able to take care of it here without violating any rules or policies. She let me know that everything was going to be OK and that there was no problem with this. My situation got resolved and I thank her tremendously for her support. Virginia does everything she can for our community. one of the special things she has arranged here is that a food truck comes in every other Tuesday called Torta's Montalban.  It's a delicious Mexican food truck with the most wonderful dishes. Whenever I order from them, I always order several days' worth of food because the flavor they have is absolutely delicious. Plus, I also rate my Mexican food on how good their salsas are and I would say this is one of the best salsas I've ever had. once a month she also arranges for another themed food truck to come in and serve their food too. Every summer since I've been here Virginia puts on a community barbecue but since last year was during covid we were not able to have it. This year she arranged it so the community was able to eat on behalf of her and the eaves management company dinner from the food truck Torta's Montalban. What a delight that was. Our maintenance men, Mondo, Humberto and Jeremy are truly experts in their fields. I've recently had to have some work done in my bathroom and the work they do is so professional, they did it so quick and they are so patient and kind and friendly. If you are looking to move here at this complex, I thoroughly encourage it. There are three pools, a playground for the children and also what's important to me is plenty of visitor parking. read more

When we first moved in, Fola was in charge, and she is AWESOME!!!! When she moved locations is when this place started its slow but steady decline into a cesspool. 1. They have ALOT OF CRIME. Your car will be broken into or attempted to be broken into regularly.. apparently the criminals know there's zero security or cameras. 2. Lots of Riffraff and drugs... again see the above statement.. 3. Your apparent is full of termites and mold... they tell you it's normal and keep painting over it.... weird. My daughters health and asthma/allergies improved so much as soon as we moved. 4. Office management is now a joke... if you have a disagreement or problem, upper management won't speak to you, you just get a notice to move in 3 days for violating your lease... and I wasn't the only one, multiple residents had the same experience. On a positive note, maintance was always great! Jeff is super nice, Mondo( who got moved too) was also great!! And if you live near the leasing office.. like within view of it, it's better, not as much riffraff and the neighbors are cool but your car will still be broken into. So pretty much if you wanna live on edge, feel unsafe, and love drugs and crime this is the place for you!! read more

Although the I was looking at moving in at a later date, Natasha made me and my fiancé feel so welcomed, I swear if we could've moved in right then and there, we would have. I stayed here for 3 years ,the maintenance staff is fantastic.But I feel for them because they have to work for the unresponsive management staff.I had to move out after 3 years due to family reasons as my in laws had to join and we needed a bigger place. At first I was told by the manager Jasmine that 30 day notice and 1 month rent would suffice ,I was kept on hold till last ,even tried customer care ,everytime they directed me to leasing office and leasing office to customer care.With no results ,I was forced to pay 2 months rent and 30 days notice making it 3 months. Also,its been 2 months they have not returned my deposit. Most unpleasant experience I have had in the last few months, after a 3 years stay and referring my friends here. Truly a fan. The BEST staff is running and maintaining this complex. We love our apartment. Mondo and the rest of the maintenance crew is / are just awesome. Love passing by them during the day and sharing a "hello" and a smile. Apartment living is not the BEST lifestyle. Neighbors not picking up after the pets and not throwing their trash in the dumpsters and parents not supervising their children as they need to be. Those are the negatives to apartment living. Although, most neighbors are VERY nice and respectful. If I have to choose apartment living, this is a complex I am happy to be in. Again, the staff is awesome, including the security. This is a GOOD complex. Nice apartment. Honestly, don't hear our neighbors as much as we did in our previous apartment. We definitely have more privacy here. We just moved in ten days ago and we're really happy with the apartment, it's perfect for us. The kitchen is wonderful and fully equipped, there's a washer and dryer, plus we did same day move in which was awesome! It's really peaceful and quiet, we can sometimes hear the upstairs neighbor walking, but these apartments aren't brand new. We love the grounds and the landscaping is beautiful... But there is dog poop everywhere! We have two dogs that we take out three times a day (and clean up after them) and both of us have already stepped in dog crap.... This is a problem with irresponsible residents, not the admin, but maybe they could do something to help the situation ? read more

I am a resident here and over the last 6 months the complex has gone downhill...FAST!! I have brought to the offices attention an on going issue with regard to loud music being played past 10pm and as late as 3am. I report the issue when it happens and get emails stating that there reports from there patrol service team state no noise. They state that there staff has talked to residents and that they don't hear any noise,yet when I get home and ask my neighbors if they have been hearing any loud music late at night they say "Yes". They even said that they talked to office staff, who came by there unit and asked them directly and they stated that they are hearing loud music too. The rent is way over priced. After you sign ur first lease and ur renewal comes up, expect an increase in rent for as much as 25%. I have found people stay on average of 1 year and leave. They have a lot more college people living in the complex now. If you have a family and are looking to live here, look at other locations. I can't complain about certain staff members but some leave a lot to be desired. read more

We placed our deposit to rent a unit and then decided this place wasn't the place for us, during the process of filling out the application we had Virginia calling us every single day telling us what we needed to do. Afterwards once we decided we did not want to move here it's been an absolute nightmare, she called us non stop during the application process and deposit process and now we can't get a call back, they owe us a portion of our deposit (per their lease agreement) we've been calling since the beginning of Sept and have had no answers. The answers have got never seem to match up, I'm so happy we did not move here it's been an absolute nightmare dealing with just this I can only imagine the nightmare it would have been living here. read more

Virginia Berdin is amazing!!! Eaves Apartments would be nothing without her!!! I am 8 months pregnant and have a very busy 3 year old and Virginia saw me carrying heavy grocery's. She went out of her way to carry my grocery's and bring them inside my home. I was so grateful for her kindness to stop what she was doing to help me, it meant the world to me. A few days ago I had a knock on the door and Virginia had a package for me. She purchased a utility shopping cart for me to roll my grocery's from my car to my home. All I could do was cry!!!! My husband and I moved here a few months ago! We LOVE IT!! Fola is AMAZING!! She made moving in a breeze! Such an asset to the community! The maintance team is fast and respectful. Mondo is seriously the best! The apartment is a great size and is perfect for us and our family. Plus they're pet friendly! The only complaint I have is Natasha, to me personally.. She's a bit too flirtatious and dresses very provocatively... It's a business not a bar or club, I don't want to hear about how much you LOVE TO PARTY and go out... We just moved in for one month. But during this month, we experienced very good, complete and on time service. Any time we have problem, Verginia, Roman, Mando, and the young lady manager always appeared very fastly, and help us to solute the problems very efficiently. Especially Verginia and Roman, Verginia always helps us to get familiar for living in this area including instruct me very patiently on how to pay the rent payment; Roman is very experienced to solute all the furnitures problem.
