    Nice house except- House not stocked or maintained for a lot of people. Xmas tree lights burned out except for one little row Cheap wooden step to enter main entrance Multiple things broken or just not working Too many other issues/things to list WASTE OF MONEY! DO NOT RENT FROM THIS AGENCY

    We had nothing but issues from the moment we arrived. The door codes did not work. The pool door lock was broken. The bedding had not been washed and had disgusting white stains all over it. The bathroom floor was covered in urine. That was only the beginning.... when I contacted Eden management they NEVER responded in a timely manner. When they did send a maintenance man out to help us, he was extremely rude, bordering on abusive. Our last evening in the house the alarms went off at 10pm. There was NO response from Eden management. I called their 1800 number and was told that the maintenance man would be there " at some point." Meanwhile the neighbors woke up, the strobe lights were flashing, and we finally called the Gatlinburg fire department who came out and helped us. When maintenance FINALLY showed up, he was rude and said some very inappropriate things to my 73 year old mother. In addition, the fire dept. told him to reset the alarms. Instead, he turned off the breaker to them, leaving us all in danger for the evening without fire detection services. There was water all over the electronic panels in the alarm room and the maintenance man did not even bother to clean it up. I am not only disgusted by the management, but by their lack of communication on ALL fronts and their careless concern for safety. They still have not responded to me or returned my calls. This house is very $$$$$$ to rent, and I would warn anyone thinking about it to stay FAR AWAY from it.

    Had amazing time. Gorgeous location and house. Saw bears near the house but it's bear country. They never bothered us. 10 min away from The heart of Gatlinburg and not much farther to Dollywood. Would absolutely go there again. Such a beautiful place to stay. Fall is incredible with the colors and more.

    Please Beware of these Rentals, reserved a Cabin during Christmas with an Indoor Pool and Hot Tub, the Hot tub was in sleep mode which made it a nice 65 degrees and had dead skin and scum all on the sides of it. You would think when you pay for a cabin for a getaway it would be clean, and all amenities are running. But know when you call and ask about a compensation for something you paid for and was not working, they tell you as long as when you called, and we came out to fix it there is no compensation It all has Time stamps, well I'm sorry someone lied we reported the day we got there and the Maintenance didn't come out to the following day in the evening I told them I would send them my phone records to prove to them but they said your contract you sign says no compensation. This Business needs a little training on Customer Experience. Do not give them your money stay somewhere else.

    Wishing I had read other complaints before experiencing similar issues. Pros Convenient location Spacious Guest relation staff were pleasant to speak to and shared frustrations regarding our issues Complaints Mouse Poop on bed and throughout upstairs bedroom No blinds or shades on backside/west side of residence...brutally hot until sun goes down. Offered a portable air conditioner but they never brought it Pull chain on main floor bedroom broken rendering the fan inop ...did not repair and did not provide a fan furthering our frustration with the heat. Was not resolved Plastic blinds on bottom floor were melted (related to heat complaints above) Filthy bed (soiled and covered in hair) and broken tremble bed downstairs. Was not resolved. Other issues we didn't complain about: Bats pooped on car - don't park in the middle spot below the peak of the house Dryer did not work and makes loud noises Air hockey table old and worn. Hockey pusher missing felt underneath Half inch layer of dust on main floor walls Trash behind residence Cracked tiles in kitchen We arrived around 11am. Not a cleaning or maintenance person in sight but still didn't receive code to access property until 1530 management was absent from the conversation and did not communicate with us at all - only through the guest relations reps. Management was also extremely slow at providing responses to resolve dispute. Requested a days refund (approx $707 dollars) to compensate for the issue. Took them 10 days to refund cleaning fee ($250 dollars). Called back to complain about inadequate compensation...ghosted after that

    The biggest joke of a place that we have ever stayed I have tried them over and Over agin thinking it will get better. The cabins they put up are not what they seem. We had one yesterday that had a bad AC they even had a temporary one in the room with the discharge sitting in the room with no where to go, not to mention the hot tub was disgusting with a filter that looks like it hasn't been changed in months. Their solution to the problem was stick it out the window and tape a bag up around it. I am at a lose of words for this place. Also not the pill we found in the pool table, I would hate to think of a child getting a hold of that.

My family and I were in town from Lousiville for my daughters cheer competition and was looking to stay an extra day and enjoy the nearby Sevierville/Gatlinburg/pigeon forge areas. I found this company by using Yelp actually. They had a very reasonably priced cabin called the honey bear hollow that sleeps 8-12 people. Me having a family of 7 made it a perfect fit. So you book through the site. Place a credit card on file and pay half up and they will take the second half a week or so before your arrival date. The day of check in You will receive a text notification with an address and pass code for the cabin and the trash cans outside. The day before check out they will text you checking out info and cleanup rules. Our honey bear hollow cabin was beautiful and very nice. You have a covered porch with two rocking chairs and you walk into a nice spacious living room and a kitchen. Off that main floor to the immediate right of the kitchen is a king sized master bedroom and full bathroom with a dual shower head walk in shower. Off the backside of the kitchen is a locked door with a covered patio area with your own personal hot tub. As soon as you walk in where the living room area is a spiral staircase. You get to the top and immediately in front of you is another bathroom with a walk in shower. To the left is a loft area with a pool table and another king sized bed. To the right is another room that features a queen sized bed, a fun retro arcade machine with several classic arcade games and another full sized bed. On our trip here in March of 2022 we got to experience both warm weather cabin life and snowfall cabin life. On our first day here we had beautiful sunny weather up in the high 70's. The next morning we woke up to about 4 inches of snow. I'll give the grounds crew credit. The roads were salted the day before when it was sunny and when we woke up the next morning to a mountain winter wonderland the roads and Drive ways were completely cleared. The surrounding area of the cabin site has a few neighbors. Some closer than others but you still have a ton of privacy. The grounds in the very back has a cute small log cabin chapel and playground. Throughout the site is cool little decor of equipment and even a fake "general" or "thrift" store to give it that southern Sevierville feel to the place. The kids and us loved our cabin. Very spacious and comfortable beds. Nice place to play pr relax and has TVs in each room and in a beautiful area. They really enjoyed the personal hot tub as well. Outside we did have our own grill so if you want to cook out that is an option as well. If I had to critique anything it would be that the pool table in the loft is in a small and tight area. The pool sticks are too long to get off any shot you want without bumping a wall. The TVs all had directv so you had cable but it would be nice if they had a smart tv for streaming services. Overall this was a fantastic and well priced experience and visit. In most of our out of town cheer comps we have to stay in specific hotels near the competition sights. On this trip we was able to book what we wanted to and this massive and fun cabin was actually cheaper per night for a family of 7 like Mine. So we were thrilled with everything!

We don't come for the attractions; we come to spend three days together under one roof, so for us, the cabin IS the vacation. We had previously stayed with American Patriot Getaways and had been trying to book Don't Blink for two years, specifically because of the bowling alley and game room. Last year, I booked it the day reservations opened--a full year in advance. Our kids and grandkids had been looking forward to it ever since. Don't Blink is marketed as a "Luxury Plus" property, with the private bowling alley prominently featured. We paid $4,546 for our three-night Friday-to-Monday stay. At 11 a.m. Friday, we received a text saying the cabin was ready early. When we arrived around 4 p.m., however, we immediately discovered the bowling alley and skee-ball machine had no balls and were unusable. I called immediately and was initially told maintenance might come that evening or Saturday morning. No one came Friday. Saturday morning passed with no technician and no proactive communication. When I called again around noon Saturday, I was told they "only have one maintenance technician," it was Labor Day weekend, and other cabins had more serious problems, including guests without water. Of course guests without water should be prioritized. But having only one maintenance technician available during a busy holiday weekend is the company's staffing problem, not the customer's. If you rent this many cabins during a holiday weekend, you should have the resources to support them. I called AGAIN later Saturday and asked for a manager. Instead of a call, I received a TEXT saying a manager wasn't available and someone would contact me after the weekend. Maintenance finally arrived around 5 p.m. Saturday--approximately 25 hours after we reported the problem. Previous guests had apparently jammed the bowling balls in the machine. The technician fixed it and returned the skee-ball balls. Things break. We understand that. What I don't understand is why this wasn't discovered before a cabin marked "ready" was turned over to the next guests--especially when it involved one of the property's signature amenities. More importantly, it was the customer service that made this experience so disappointing. There was no urgency or proactive communication. We made every follow-up call and were made to feel as though expecting the amenities we paid for to work was unreasonable. After our stay, a supervisor texted and offered $350 for the inconvenience. I declined. This wasn't about trying to get money back. We paid $4,546 for three nights in a "Luxury Plus" cabin. I don't think expecting a clean, properly inspected property, working advertised amenities, and responsive customer service is unreasonable. There were cleanliness and maintenance issues as well. Half the TV remotes didn't work, the master bathroom smelled like urine, one bed still had candy wrappers in it, and our feet were black from the floors each day. The trash bin was also far too small for a cabin accommodating up to 22 people, and guests must call to request pickup--another unnecessary inconvenience for a large-group property. We didn't expect perfection. Equipment breaks and holiday weekends are busy. What matters is how a company responds. Seventeen members of our family traveled from four states for a weekend we'd planned a year in advance. The bowling alley was eventually fixed, but American Patriot Getaways' response--and the feeling that our concerns simply didn't matter--is what I'll remember most. For $4,546 and a property marketed as "Luxury Plus," both the cabin and the customer service fell far short of reasonable expectations.

    PROS/CONS-Smokey Mountain Memories-15 bedroom…read more Let me start off with the CONS: This isn't exactly a CON but something to be aware of, the roads are windy and sharp, and everyone seems to drive rather fast around the windy and sharpen curves. On some roads there are mirrors to see individual vehicles as you navigate the roads but not a lot. The family drove cars, and SUV's, which was no issue getting to the cabin, (but during the winter you may want to double check how you are getting to the cabin as far as what to drive). Once the family made it to the Cabin they were apprehensive to leave because of the windy, sharp curves of the roads. I would ensure my vehicle had good tires, brakes, and no transmission issues. The picture of the outside of the Cabin isn't what is was shown online. I believe it was an earlier photo, as it shows green grass almost like sod, and from the pictures we thought the surface to park was flat. It is an incline, we parked along the sides of the driveway and got 11 vehicles parked, it isn't flat as i noted above make sure you have good brakes. That was no issue for us , just something to be aware of if you have a larger family who all drive from all areas. There are 2 charcoal grills, this something we weren't aware of, from what we were told when i called, i was told the grills would be propane and we didn't bring charcoal, which isn't a big deal, it takes about 15-20 min to get down to the bottom of the mountain to Walmart. The pictures that you see online are propane grills attached to the cabin. Just bring charcoal if any out door cooking. Did not like the 2 Jacuzzi's that did not work sitting in the front/side of the cabin, it takes away from the cabin, in my opinion, it looks like they are permanent fixtures. We had a few maintenance issues/ door to the roof not opening water dripping from upstairs they sent someone to fix the issue quickly. That was great. PROS: Check-in had no issues. The Cabin accommodated our large family with plenty of space on the inside, 2 dishwashers, 2 large refrigerators, 4 microwaves, 3 stoves, 1 that the fixture had to be fixed, we only needed to use 2 of the stoves. The kitchen was stocked pretty well with what we needed to cook. Plenty of space to eat and move about and enjoy the mountains on the covered deck. No complaints. Bedrooms were spacious loved that they all came with bathrooms, and TV's no one had to share.. However there were 2 rooms that had no tv, they were the bunkbed rooms upstairs. The view on the roof top was beautiful you can see the city view with the added telescope and this is where the 2 Jacuzzi's are located. The 2 jacuzzis could have been cleaner. The indoor pool are was very nice, and a bathroom was located in the pool area. Washer/dryer was utilized, along with game room downstairs a plus. The biggest add on bonus that i did not see from the pictures was the drink machines, just like the fast food establishment this was a big plus, never ran out of drinks. Last but not least, we got visitors all 3 days, we stayed, the first bear we saw when driving up to the cabin walking up the road in front of our vehicle. The others made a guest appearance around the cabin. All in all a successful trip.

The cabin does not provide basics so do not expect coffee packs or salt for cooking. The only items available are dining wear, everything else must be supplied by the visitor. So, for the stay, our stay was subpar. All the issues listed below were reported during the stay, but no response or corrective action was received. We left a day early and stayed near the airport for a day of comfort. Here are a few of the highlights. -The single comforter provided had visible holes, indicating poor maintenance. -Dust was present on all surfaces above five feet, suggesting that cleaning was superficial and limited to only easily reachable areas. -The washing machine operated only with hot water, limiting its functionality. -The dishwasher, while operational, had melted racks, making it impractical for proper loading and cleaning. -The pool table had tears in the fabric, rendering it unsuitable for use. -The arcade game machine's joysick only functioned intermittently and supported single-player mode only. -The jacuzzi was visibly dirty, containing unknown debris and oily residue, making it unsanitary and unusable. Now for the last is actually the biggest, security: Upon check-in, the company took a photocopy of our credit card--both front and back. In 2026, this practice is outdated and poses a significant security risk. Due to the exposure of full card details, we had to cancel and replace our credit cards immediately upon returning home. This experience fell significantly below expected standards for a rental cabin, particularly in terms of upkeep, cleanliness, guest support, and data security but yes, the mountains are nice and I enjoyed the view.

It also lost water by Friday evening, so I had to fill it with the hose. It did eventually heat back up but it took hours. - The WiFi was just okay. There were times I wasn't sure it was working. -The TV wouldn't work the first night. I did some updates and I was able to get Netflix mostly working but the other apps required a login -The firepit area was not very well maintained. There were weeds and the stumps for seats were falling apart. -We had to drive to the pool. I didn't realize that the pool was so far away; I thought we could've walked to it when I booked the cabin. Overall, I give this cabin a B+. I probably would've given it a B but we saw a small bear on the property which was really cool, so it got a +. Great location, would've been very romantic if I was there with my wife and not my son. The cabin was really neat and it was fun that it was a "treehouse". Sidenote: We did book some activities with the Xplorie discount. They were really good deals. If you want rafting, I would book the upper river though. I booked the lower river because it seemed more family friendly, but it was really just floating down the river. My son said it was a little boring. And if you are looking for a hike, I recommend Grotto Falls.

I wouldn't call it quiet- for our stay a neighbor was out shooting most nights and on the other side is a rooster that crows each morning. The beds were very comfortable. The water is extremely sulfurous- I would plan on brushing your teeth with bottled water. We were mostly at the cabin only to sleep and it was great for that. It is very accessible to the greater pigeon forge area. Again, the Bear Camp folks were great, answered our questions, and were very responsive so overall definitely positive. I would consider staying with Bear Camp again, maybe not in this particular cabin.

This was made evident by the posted signs viewable from the rear balconies whereby the neighbors indicated something about the need for guests to keep noise down and be respectful because people live here, etc. Well ... these same neighbors were plainly resentful of the fact that normal party music was played at the wedding reception (music that properly ended at 10:30 pm) and were intent on underscoring the point by BLARING loud outdoor radio music until 2:30 AM and then starting up again at 5:30 AM so as to disturb the guests' ability to sleep. Needless to say, my wife and I were happy to leave this establishment bright and early the next morning. I get it, and it should come to no one's surprise, there are a few "Hatfield and McCoy"-types up in 'dem 'der hills. However, I do believe the resort has some obligation to deal with this problem in a meaningful way, for the benefit of all prospective guests.

Cabin is very clean but the washing machine is broken and was supposed to be fixed but nope. Could have used some towel cleaning since we are staying 9 days, still have some days to go so we will see. The hot tub is super fresh and clean and it has a Tv too, that's a big yes for me! My only problem is the kitchen. It's horrible... the worst appliances I ever used (ok almost). The knives are a joke, I can't cut anything, oh wait doesn't matter there is no cutting board. No extra paper towels or trash bags. Fine but you could have told us... the faucet comes loose every time you turn the water on and half of the cabinets need to be re-hinged. When cooking for 9 people the kitchen is kind of important. They have a pool and "game room" and a mini grill open on the property, it's not really for me but I could see people liking it. Cabin is supposed to have parking for 5 cars but that must be very small cars, I would say 4. The views are amazing and you are very close to the happenings. Dollywood is 20 mins away.

    This is for the unit 352 penthouse. We booked through VRBO/Hotels.com. At first, the unit "looked"…read morevery cute. There was a cute Christmas tree and the decor was just as pictured. However, a few days into staying at this place, as I was having symptoms of an allergic reaction, I began looking around to see what was creating my itchy, watery eyes. I opened the closet of the A/C unit and was horrified to find a filthy, clumps of dust within and around the A/C unit. The closet with the vacuum was no better and the washer/ dryer was filthy. The dryer had packed lint in the lint trap, a huge fire hazard. I doubled up on my allergy meds but by the 3rd night, I reached out to the owner. By the 4th night, I woke up with my eyes almost swollen shut. We had to vacate by 5 am because it had affected my health. Since I was charged over $100 for a cleaning fee, I reached out to the owner . She was unwilling to compromise and provide any compensation. I struggled for several days with my allergies from staying at this filthy place. Avoid this unit! Looks can be deceiving and this unit is definitely one of those.

After speaking with at least seven customer service agents, tell me either I had no reservation, it was booked through Travelocity, it wasn't, or hanging up on me, after filing a dispute with AMEX , I was still charged the entire fee. My advice, DO NOT RENT A CONDO here with VRBO.
