I encountered several issues that made my stay uncomfortable, including: * Smell - Mold/Mildew/Smoke - very stale and irritating allergens - it was hard to even stay inside the smell was so offensive * Jacuzzi tub - black grit/dirt coming out of faucet with water; loud squealing noise in pipes? * Hot Tub - green slime in tub, odd chemical smell - not related to chlorine products * Tub/Shower - brown water coming out of faucet for extended period of time * TV remote would not work * Yellow stained sheets, smelling of smoke All of these were discovered upon check-in. It appeared that the cabin may not have been used for some time and wasn't updated for guest arrival. We attempted to eliminate the odor with sprays/disinfectants that we had to go and purchase. We then attempted to use the hot tub, jets would not stay on and there appeared to be some sort of slime in the tub. Upon exiting the hot tub, we tried the jacuzzi tub to rinse the slime off; that water was just as bad, then attempted to shower only to find it much worse. We gave the cabin a chance even though we weren't happy upon arrival. Things just progressively got worse. This was such a disappointment for our Anniversary stay. We travel often and have rented cabins in a variety of areas across the country. Older/aged cabins are common to us; this was well below expectations and description. We unfortunately did not trust that we would be able to seek resolution at 10pm and chose to check into a cabin owned by a different company. We did not get settled until well after midnight somewhere else and lost so much time.

It wound up being a DEAD MOUSE. - floors in the living room under side tables has several bugs under them. - hot water heater not working good. If two people take a shower, next person has no hot water. - the Cinema room Remote control did not work so we could not watch TV. - the WIFI for all TVs kept winding and was difficult to watch TV most of the time. - TV in the game room did not work. - two beds in two separate rooms were sagging in the middle. We…read morearrived around 5:30pm (check in was at 4:00pm) and getting into our treehouse was very easy as they use keyless entry. The treehouses are very cute and are just like the pictures. A few things to know before you go, bring your own firewood. Firewood was $15 per bundle and burned super fast. You will need to go down to the welcome center to get it. The welcome center is listed as open 7 days a week from 9-5 which unfortunately was not the case. It was already closed when we arrived on Saturday as it was after 5pm, was not open Sunday, and was not open when we attempted to go in before checking out on Monday around 10am. We had attempted to go to the welcome center to get an extra wine glass as our treehouse only had one. After texting the number that sent the codes, we were able to get a new glass awhile later in the day. The treehouse was very clean and put together aside for two stains on the pillows in the main bedroom and the wine cork screw missing the screw piece. There are 3 community hot tubs which we did not use but appeared clean and well maintained (maintenance was cleaning the area Sunday morning). Overall, the treehouses offer an excellent and unique experience. We would visit again. My only wish it that firewood was included and communication was easier considering the high cost of the stay.

However, the $145 cleaning fee for just two nights felt a bit steep. That said, we loved the experience so much that we ended up adding a third night! The cedar treehouse was cozy and charming, with a peaceful setting that really made the trip worthwhile. One thing to note--the driveway was very steep, so just be prepared for that when you arrive. The charcoal grill wasn't very conveniently located in relation to the cedar treehouse, but they did provide just enough charcoal and lighter fluid, which was helpful. A few downsides: they only provided one small bottle of shampoo and conditioner, which was frustrating since we left ours at home expecting the amenities to be fully stocked. The water was also quite cloudy, which might be an issue for some guests. We only received two trash bags, so we had to improvise with Walmart bags toward the end of our stay. Firewood is $15 on-site, but we opted to grab some at Walmart for $8 instead. On a positive note, they offered a military discount, which we really appreciated. Despite the few minor inconveniences, we thoroughly enjoyed our stay and would definitely consider coming back--just with our own toiletries and a few extra supplies next time.

If you live in a flat state like I do and are not used to driving on mountain roads, you may want to ensure you arrive before dark. We needed a place for family from both Chicago and Tampa, FL to meet and this was the perfect spot. Once we arrived, it was a nice surprise to find this spacious, clean and comfortable home on the side of a cliff. From the front driveway, the home appears smaller. But once you enter, you are greeted by a beautiful vaulted ceiling, well kept hardwood floors and inviting, open spaces. The 3 bathrooms were all very nicely decorated and we love the large, updated showers. The bear decor throughout the house we stayed in is so charming and the kitchen is very well stocked. It was a treat having a hot tub to sit in after a long day of hiking. We also appreciated the pet friendly accommodations. We've rented VRBO houses before and always end up bringing our own hand soap, paper towels and toilet paper. But the host provided plenty of these items for our entire 3 night stay. We had a gracious host and he was a great communicator. Sadly, we did not see any bears during our stay but witnessed amazing views of the city lights, moon, stars and sunrise from the decks. The swing on the porch, pool table, ice maker and washer dryer are added bonuses too. We highly recommend this area, if you can drive on the challenging mountain curves, Great Gatlinburg getaway!

This was…read morewhere we spent our honeymoon (well Gburg actually - in an old run down cabin that wasn't theirs). I don't even know if this place was around then. That was 41 years ago but we spent time up here for our 40th anniversary this year - using them exclusively since we found them about 20 years ago. I think the ownership went thru change since we've been coming here but we exclusively and use them at least 3-4 times a year. Their special for last minute trips is incredible. After 20 years, 3-4 times a year (so we've stayed in most of them), each one has always been clean as a whistle. We have figured that we have stayed with them over 60 trips. At least. We've never stayed with anyone else the past 20 years! Our favorite place is at the top of the mountain at the water tower. However three of the four we always stayed at and liked the best, all but one was burned down in the Gatlinburg Fire of 2016. It burned down to their concrete footprint. They finally got one of them rebuilt and just opened back up so we are leaving Friday to go there. It's at the very top of the mountain and you can see for miles and miles. Yet it is only 5 min from the Parkway, behind Dollywood. You would think a cabin on the to of the mountain with its incredible view would be miles from the Parkway but it's only a short 5-8 minutes. I can never praise their staff enough. They are awesome people to work with. Some of our favorite restaurants we never miss are the Applewood for bfast, Guy Fieri's restaurant and arcade ( this is awesome and relatively new and great to go because there is a Crumbl and Ice Cream shop next door that are for that sweet tooth we always seem to get worse up there), Chop House, Cherokee Grill (Gburg), Ogles Farmers Kitchen ( I think this is the name. It right close to going in for Applewood. We've just recently found this and have been multiple times), The Pottery Barn Cafe is usually our first place we hit coming into town. There is also Paula Deens, Chop House, and Johnny Carino's. This is just for starters. Stay here and you won't regret it!!!

It actually wasn't too cold while we were there, so we were tempted to try the hot tub, but eventually decided against it. You don't actually interact with any of the staff, but from my discussions on the phone with them, they seem like nice folks. Would definitely rent from them again if we take a trip to the area again. A couple tips: This cabin is actually in Pigeon Forge, not Gatlinburg. If you're not familiar with the area, Pigeon Forge and Gatlinburg are neighboring towns and you can get to all the Gatlinburg attractions in less than 10 minutes. Pigeon Forge has a lot of great things to do as well if you want to stay closer to the cabin. You're close enough to everything, but just far enough from the main drag that it feels a lot more peaceful when you're at the cabin. Before we ever arrived, we had multiple payment-related issues that required weeks of back and forth to resolve. The full balance was pulled incorrectly, I received messages saying our payment had been declined despite providing screenshots showing the charge and confirmation, and it took repeated communication before the payment was finally located and confirmed. Unfortunately, once we arrived, the cabin was not properly cleaned between guests. There was a strong smoke odor throughout the cabin, broken glass left behind, personal belongings from previous guests, clothing under furniture, confetti/debris, and remnants from what appeared to be a prior party. We had children staying with us, so the broken glass was especially concerning. Because we arrived shortly before scheduled dinner reservations, we did not spend our first night waiting on housekeeping or maintenance. Instead, we handled it ourselves so our family could safely settle in. We stripped beds, sanitized surfaces, cleaned bathrooms, and purchased replacement bedding and towels locally because of the smoke odor and concerns about cleanliness. We still made the best of our time in Pigeon Forge, but the overall experience fell far below expectations, especially given the amount paid for the stay. After checkout, I contacted management privately with photos and details of the issues. I also sent a polite follow-up when I received no response. As of posting this review, I still have not received any acknowledgment or response. Mistakes happen, but the lack of communication after being given the opportunity to address the situation privately is incredibly disappointing. Based on the cleanliness concerns, safety issue with broken glass, payment problems, and lack of response from management, I would not book again.

    We stayed in the Firefly Lodge cabin…read more Useful building details for the Firefly Lodge: -There is one stair required to get into the cabin. Someone who has difficulty with stairs could still enjoy the cabin as there's a full King-sized bedroom with attached no-ledge standing shower on the first floor. However, the King-sized bed is surprisingly tall (even our 6' tall people have to hop into it), so this may be a problem. The movie theater is up a flight of stairs. -The movie theater has 8 "movie theater" chairs complete with cupholders. They are a comfortable, but snug, fit on my size 22 hips. The cup holders do raise up for more space. Each chair reclines, but you have to apply pressure to keep it reclined; it doesn't stay nicely reclined for napping. -There is a toilet, essentially, in a spacious closet right next to the pool table. There is a two-sink bathroom with standing shower (with curtain) in the first floor bedroom with King bed and heart tub. The second bedroom has a full-sized tub/shower combo with curtain and two sinks upstairs with the bunk beds. (Bunk beds are gigantic and either queens or fulls). The third bedroom, upstairs, has a single sink with standing glass shower in addition to a white jacuzzi tub and King-sized bed. -You have neighbors, but sound matters more here. The sound carries well over the mountain, but from your back porch, as long as trees are in bloom, it's hard to see anyone else. Best enjoyment of the cabin: -Plan for chilly mornings. Temperature rises in this two-story cabin, and the first floor can get chilly while the second floor is comfortable. Use the fireplace as your primary heating source on the first floor. It's REALLY effective. Pack long sleeves and pants - even if you don't think the weather warrants it. Weather gets weirder up in the mountains. -If you're addicted to caffeine and terrible at making it, the Gatlingburg Grind coffeeshop is about a 5 minute drive away as your closest coffee option. -If you're not familiar with mountain driving, do not let the GPS take you on Lower Powdermill Rd. Eat the few extra minutes and use Boogertown to avoid the one-lane, no-line road of Lower Powdermill. PROS: -Everything (aside from a grill hiccup) worked flawlessly. The projector system worked (once you followed the instructions to a T. I've never seen an entire system routed through a soundbar?), the pool table had all of its accessories, the fireplace popped on as expected, laundry was great, -Fantastic water pressure and hot water tank capacity. We have yet to run out of hot water during a shower. -The complex's roads are paved. Some of them are steep (I wouldn't attempt them with a sedan while icy), but they were just fine for our sedans in the rain. You can get to the complex by using fully paved roads as well. -The cabin feels private from the back porch. There are neighbors around, but the back porch overlooks the forest, and it's pretty much trees as far as the eye can see. This makes the hot tub (which overlooks these trees) feel pretty luxurious. CONS: -The cabin is about 25 minutes away from most of the activities at Gatlinburg/Pigeon Forge/Sevierville. If you book this cabin, though, you probably know that, and it's more of an "FYI" than a Con. -No easy/safe way to really "hike" the complex. The only paved roads are driving roads - many with blind curves. The porch of most of the cabins overhangs a sharp cliff/mountainside. Despite being in the middle of the beautiful woods, there isn't anywhere here that's really made for walking. -Cabin has the bare basics, but it's missing a lot of things that have been standard in other VRBOs - like spices for grilling. Expect to buy literally everything aside from salt and pepper. -Check-in time was supposed to be 3PM. They were supposed to send a code via text when it was ready, but instead, around 2:30 PM, we got an email stating the cabin was running late and to expect a later check-in at 4PM. We could make that work. We spent time sitting around in town, dawdling for groceries, etc. Finally, we hadn't heard back from anyone by 4:45PM, so we started making the trek to the cabin. At 5:15PM, still nothing. We figured we'd talk to a human when we made it to the complex, so we started the drive - only to find there is no lobby/human. When we made it to the cabin at 5:15, still with no way to get into the cabin, we were very frustrated to find we didn't have any cell service or internet. So no way to reach out at all. We had to go driving through the mountains to get enough service to call someone. They responded quickly saying they had a known glitch in the system today that didn't send out codes as expected, but with as few cabins as they own, it seems weird that no one bothered to reach out to the few people checkin in that day to make sure we didn't waste 3 hours waiting on them. -Our cabin had a propane line leak, but they were quick (same day) in sending someone out to fix it.

    Stay away from using this company for a real estate transaction. They were negligent in their…read moreresponsibilities, unprofessional, untruthful, uncommunicative and not knowledgeable of the area. Cherise, our agent, undervalued our property according to other real estate agents. She was negligent in her responsibilities throughout the process. She did not follow up on whether the escrow money was in place within the time limit. We had to ask the title company. At that point the contract had been breached and the property should have reverted back to us, but Cherise only cared about her commission rather than her customer notifying the buyer who then wired the funds. As time went on, we felt she was not adequately representing us, but rather the buyer. We requested to speak with the broker Mr. Reece. Our request was ignored. I literally had to remind her of what she needed to do with respect to amendments to the agreement. We had issues with the buyer who for a second time breached he contract and asked Cherise what our options were. This request was also ignored as was a request for the written requests for extension from the buyer. Cherise did not follow the agreement, in fact seemed clueless to what it said. She accepted an unacceptable method of notification for a written extension and was clueless about the closing date requirements, as well as, when she needed to initiate and amendment to the Agreement. Mr. Reece was on copy to all the email communication. We requested a reduction in fee from Mr. Reece, the broker, based on inadequate representation and the fact we had to lead Cherise by the hand. That request was ignored. The title company stepped in at the end and took over assisting us. I have been through several real estate closings and I have never seen such incompetence in my life. This isn't sour grapes. I spent 26 years writing, negotiating, modifying and administering contractual agreements.

    Cabins of the Smoky Mountains - also known as Gatlinburg Falls Resort and other names…read more My group checked into the cabin referred to as Mountain Theatre Lodge which boast of the below: Spacious Accommodations: The lodge features five well-appointed bedrooms, including king and queen beds, along with additional sleeping options to comfortably host up to 14 guests. My Review: This boasts that you can comfortably sleep up to 14 guests in one area- 24 in another, slightly confusing but let's do the math -5 king beds sleep 10, 2 queen bunks sleep 8 total, & 3 sleeper sofas sleep 6, so that would be 24 -no idea why it contradicts itself - possibly to have a crutch to lean on with all the accommodations they don't actually offer. Let's talk about the 3 queen sofa beds, this is only true if you plan to bring your own pillows, blankets & sheets for the pullout couches as not only are none provided but they tell you they will bring some & finally bring them ON THE LAST DAY ... make that make sense. Overall, the house was clean but very damaged-except for the showers which looked like they had not been cleaned at all. Soap wrapper was actually left in one of them. As far as sleep, I hope you don't want to sleep past the sunrise on your vacation as there are NO BLINDS or CURTAINS in almost every room from the back side- bright & early the sun is in your face; no curtains at all on the front side of the house which doesn't help much with the temperature in the summer. Let's talk about washcloths/towels. AT A MINIMUM, we should have been left 24 (since that is what the house sleeps) AT A MINIMUM. We were left 12. Not even enough for everyone that it supposedly sleeps. We called &asked for more, as with everything else, it showed up ON THE LAST DAY. Private Home Theater: Enjoy movie nights in your own theater room, equipped with a large screen and comfortable seating for a cinematic experience. My Review: Comfortable Seating is pushing it but we can live with that, what you can't live with is not even being able to watch anything on the TV "theater" due to the fact that in our 4 nights there, we had internet access for POSSIBLY 6 hours total. We called, texted, & emailed regarding internet service, was told multiple times that a service call was entered-they would get someone out to the cabin. No one EVER came to attempt to fix this issue. Entertainment Options: The game room is equipped with a pool table, air hockey, and arcade games, ensuring entertainment for guests of all ages. My Review: Air Hockey table was unable to be used because the pusher was broken, I called, texted, & emailed about this within the first few hours of arrival,was told they would have a pusher out the next morning;the pusher was finally brought out on our last day. There are NO arcade games. Relaxation Amenities: Unwind in the private hot tub on the deck or relax in the cozy living area after a day of adventure My Review: the hot tub and living area are nice as suggested, however if you look at the photos and think, wow this porch with this swing & rocking chairs look so relaxing and I cannot wait for that .... well wait, there is no longer a swing and the 2 rocking chairs that are out there (so not as many as are shown online) are smaller than shown on the photos & very rickety. Modern Conveniences: The cabin includes a fully equipped kitchen, washer and dryer, complimentary Wi-Fi, and multiple flat-screen TVs with cable/satellite channels. My Review: kitchen is fine, washer and dryer are fine, wifi is non-existent as mentioned above which makes it hard to classify this rental as a "theatre", there is NO CABLE or SATELLITE on ANY TV in the entire cabin. The only TV's that you could even watch while we were there were the two smart TV's that you could connect to your own personal Netflix or other account and that was only for the few hours that we had Wifi to do so. The TV's in the room were POINTLESS. Outdoor Features: Take advantage of the charcoal BBQ grill and deck seating for outdoor dining and relaxation. My Review: you will not see a photo of this grill online, but let me help you with that, it is the $19.99 rickety grill from Walmart that you can put like 4 burgers on at a time. PLEASE SEE PHOTO FOR THE LAST OF MY REVIEW AS HAVING NO WORKING AIR FOR OVER 24 HOURS WAS A FINAL ISSUE.
