Ziad wasn't there when we got the keys to the property but, the owner. She proceeded to tour us through the "clean" condo that she herself cleaned. We spent the next day removing a 3yd dumpster worth of trash that she left between the garage and cabinets including a used razer. Not even the toilet was cleaned.... Oc residential didn't care.... The property wasn't even inspected prior to owner and property manager contract. We experienced 3 plumbing issues due to non code compliant plumbing, broken AC, Broken heater, hazardous material following from air ducts, massive gapping hole in the wall due to the night before leak never being completed.... Couldn't even fix the microwave ... List went on and on. Before we knew it owner was in over her head due to her unprepared property. We were informed that she wanted to sell the property. Jeff gladly sent me listings to a new property that he managed... why would I consider them when they could careless to take care of me within my current living situation that they managed? Oc resident property management doesn't management but, collect a check.

Since I came here 6 years ago, the community has only done that once for us. I don't mind washing my own balcony but I can't wash my windows from the 3rd floor. We were suppose to have a tree trimming service done throughout the community but it was over a month ago and it keeps getting delayed. Complaints: During the summer, people are at the pool until 1 am. Even though it's suppose to close at 10 pm. I'm thankful for the 1 resident that told some kids to go home at 10:30 pm. Like do people not have any common sense here? Those that say it's quiet are further inside the community. For those that are closer to the street, it's loud. And there's donuts on Pacific Park to prove it. AC units are loud AF. I have a neighbor that runs it 24/7. Like dude, it 69 degrees in winter, why is it on? Open a freaking window!!! Pool was shut down for about 2 weeks by the state for being hazardous. Dead serious. Goes to show how often they clean the pool. Ducks (mom + 7 ducklings) were swimming in the pool this past summer and 3 residents killed them. And were laughing about it as they threw them around and tossed them in the bucket like a rag. Disgusting trash. Residents still park in guest parking spots for days on end. The security will "cite" them but they can't really get the car towed. So that does nothing. There's a reason why this page is unclaimed by the business - HOA don't care and only want your money. Instead they just send out warnings every week. Shared garages where my neighbors crap goes into ours. There's a rule about having only cars in the garage but apparently I have a hoarder and HOA hasn't done anything about it. And no one picks up after their dog. It's everywhere. Just a warning for future tenants.

He has cut trees down in the front of peoples places for whatever reason he wants. He thinks by just calling something a "safety hazard", he can do it. (NONE OF THEM THAT I SAW WERE SAFETY HAZARDS. Here's the kicker is that before he cuts your trees, there is zero communication from ETME staff. Zero. One day you have your trees, next day you don't. Why would they not sent a message? Something - a text, call, email to you saying they have a problem with you trees and they will cut them down unless you do something? I truly believe Gene enjoys being nasty to people. He HURTS people and it's like F you.

Gene, the manager, has kept the park in tiptop shape and if you have any concern at all, he resolves it quickly! The landscaping in sculptured and the effect lighting is expertly place. There are streetlights spaced about 50 feet apart so it gives you a feeling of safety. The amenities include a heated pool, jacuzzi, pool table, tv's, workout room, card room, dance hall, kitchen, backgammon building, barbecues, etc. Almost everyone we have run into here is very friendly and very young at heart. So to summarize, we highly recommend this park if you are 55+!

I parked in visitor parking in front of the office. However, apparently, unless I'm actually walking into the office, I have to park one space to the right in visitor parking not labeled office. Mind you there was only one other car parked all the spots were open, and I just simply did not notice there was a difference in visitor spots because they're ALL labeled visitor, but 2 are apparently strictly office visitors. Not two minutes after I walked into my patient's home, which only took me 60 seconds to walk into, thankfully the sweet maintenance man came to notify me that the minute I walked away from my car. The manager had already called the tow truck on me. I had to drop what I was doing in the middle of patient care to run outside and move my car one spot to the right to satisfy the manager. Her knowing full well I am a medical professional and was only going to be parked there for 15 minutes. I go to apartments and facilities all day every day and I never once in my 10 years have not been allowed to park in guest parking in front of the office across the 20 cities I've serviced. She could've at least let me know instead of peeping through her blinds with one hand on speed dial to the tow truck company just trying to screw over anyone she can so she can get a cut. While I'm out here doing a back breaking work trying to help other humans. The staff is very polite, cordial and courteous. We have never had any issues with getting problems solved or fixed within reasonable time. The maintenance staff really does their best for taking care of our complex. We recommend Everleigh San Clemente to any seniors considering leasing. You can do as much or as little as you prefer. Greystar raises the rent every year and the front office people say they are re-adjusting to be competitive with other buildings but it's not true. They just have super greedy shareholders. Also, there is at least one male predator living in this building who has assaulted quite a few people and nothing is done about it despite repeated complaints and having the police over. The main manager knows but doesn't say anything to anyone. People move in and out regularly. Don't believe anything the front office says.
