Ron and Brandon are the real deal. Their heart and soul is in doing property inspections and you can clearly tell. I scheduled an appointment with Brandon, and on the day of the inspection, they arrived promptly and immediately went to work. In fact, as we were walking up to the property, they were already taking pictures and notes of the home exterior. Both were respectful and were not in the least bit bothered by the fact that we had our 3 kids with us. After 2 hours of inspecting the property inside and out, they then spent another hour going through everything with us, walking us through each issue they would be notating on the inspection report. We had several questions and concerns while they were going over everything, and not once did they appear impatient, agitated or rushed. You can tell they are truly passionate about what they do. Our inspection lasted until 430Pm on a Thursday and we received the report the following day at 6:17AM. I was blown away at how quickly they were able to send it over. The report was thorough had had tons of clear, detailed pictures. Brandon and Ron told us that we could always call them with any questions. Well, it just so happened that a few weeks later we had some concerns about the home as the sellers weren't willing to negotiate a higher seller credit. I called Ron and he said he would pull up our home inspection and call back within 5-10 minutes. About 5 minutes later (they stand by their word!) both Ron and Brandon called and spoke in detail with me for at least 15-20 minutes regarding the inspection and gave some wonderful advice. I seriously can't thank them enough for how helpful, kind, and wonderful they are. We will definitely be using them again in the future. read more

I highly recommend Ertman Property Inspections. They are highly knowledgeable and very personable. They listened to our needs and they care. They provided us with the valuable information we needed in a way we could understand, to help us make one of the biggest decisions of our lives. Should we stay in our family home or should we sell? Just retired, and after having lived 22 years in a 30 year old tract home in Oceanside, my wife and I had a decision to make and we needed accurate, honest, information about the condition of our home. We knew we had neglected maintenance over the years. We wanted to know what needed to be done to our house in priority order so we could get quotes for the repair work and make a decision. Fortunately a friend suggested we call Brandon and Ron Ertman of Ertman Property Inspections. After setting the appointment, Brandon and Ron arrived totally prepared and on time. They quickly started with the roof, then the exterior, the grounds and then the attic and the home interior. They took measurements, and tons of photos, meticulously recording their observations as they worked. I was impressed by their professional knowledge, level of detail and thoroughness. To name a few, besides the obvious deficiencies, like a cracked window; they found evidence of roof leaks due to old roof paper, the evidence of termites, detached ducts, a gas leak, corrosion on the pressure regulator, and that the fireplace damper clamp was missing. While some issues were violations of current city codes, others were alarming safety concerns. After they examined the home top to bottom it was time for the walk-through. Ron and Brandon took me through the steps they had taken and explained each of the items that they felt were most important. They were patient with my questions and helped me understand what the major issues were and what I needed to attend to, in priority order. Knowledge is power. I felt I had been given "the straight goods" and was looking forward to receiving their written report. The next morning, I found my personalized 58 page Ertman Property Inspection Report in my email. Most of the one hundred or so items they had inspected were accompanied by clear photos helping me see what the issue was. Systems were either rated Acceptable, Marginal or Defective and an explanation was given. Brandon helped us with creating a "got to do list" and a "do over time list" and a "keep an eye on list." I could tell that he really cared that we understood the report. After getting independent quotes to replace the Quest piping, and the roof paper and fascia boards and a check for leaks under the bath tub drain, we had an idea of the costs and we felt secure in deciding how to proceed. I didn't feel comfortable using my agents inspector because in my opinion it can be a conflict of interest. I wanted an unbiased opinion. My house is 3200 sq feet and the inspection lasted about 4 hours. At the end, they walked my husband and I around the property showing us all their findings both positive and negative. I will not recommend this company! I purchased my house over 2 years ago and my realtor hired this company to do the inspection on my house. As a first time home buyer, I completely relied on this company to do a thorough inspection of the house I was purchasing. Ron Ertman was the inspector. in his report he mentioned that there was several exterior cracks big enough to fit a pencil in. He recommended said that the cracks were probably do to vegetation and that we should remove some trees that were too close to the house to prevent future damage. He DID NOT recommend any further investigation on this matter. After a year of purchasing the house, I started to notice that some of the doors were getting really hard to open and that the laminate floor were splitting/moving so I hired a engineer to investigate. The engineer concluded that I had a huge foundation problem. He could not believe that the inspector did say anything about that when he saw the exterior crack on the house. By the time I finished all my investigation, more than 2 years had passed so I knew I couldn't legally try to resolve this with the inspection company but I decided to contact them any ways. I emailed them and told them about the situation with my house and that I was hoping for them to take responsibility for the failure to do a exhaustive inspection on my house. Brandon Ertman responded my email with some suggestion of contractors for me to hire. I told him I appreciated his suggestions, but that I wasn't looking for that. After several attempts, I just gave up on trying to have them take responsibility for the extremely poor job they did on my house inspection. They didn't even offer to reimburse the money I pay them for the inspection. Inspections are not cheap, but i tried to this enormous expense that I have now with the foundation problem (about $60,000) by hiring Ertman inspections and unfortunately for me, they did a crappy job on my inspection. read more
