I'll start by saying that our inspector, Matt, was a nice guy. My review is based on how InspectRite handled an issue that came up after the inspection. My husband and I were first time homebuyers and were purchasing a condo. I researched various inspectors and was actually referred to InspectRite by another company that didn't have availability in the time-frame we needed. Matt came out and did the inspection and answered our questions, but some things were obviously missed. The major one is that the valves in the laundry area were totally corroded and leaked, which we only discovered when we had our washer and dryer delivered a few weeks after moving in. We had to file a claim under our home warranty and pay $75 to have a plumber come out and entirely replace the valves. I went back and looked at this portion of the inspection report, and Matt had noted that the laundry hook-ups were in functioning condition. I emailed Matt to let him know that actually they were not in functioning condition, but they were totally corroded and caused water to leak all over our brand new floors when the washer was installed. I let him know that we had to pay $75 to have someone come out and fix it. Matt responded to me on Thanksgiving Day to tell me he didn't test the valves because a washer wasn't in place during the inspection, and he wouldn't do anything to remedy the situation. This was extremely disappointing. If anything, his report should have said the valves were not tested because there wasn't a washer in place. Instead, he wrote under "Condition" that they were "functioning." That simply wasn't true. There were other things we discovered after moving in too. When we tried to run the dishwasher the first time, it wouldn't work because the water hadn't been turned on. So, obviously, the dishwasher wasn't inspected. There was also a very loud rattling noise when we ran the garbage disposal, and we found a loose piece of metal in there. So, clearly, that wasn't inspected either. No big deal because my husband fixed those two issues on his own, but just goes to show the inspection really wasn't that thorough after all. If InspectRite had done the right thing with the washer valve issue and offered to reimburse us for the cost we had to pay to have something fixed after the report said it was functional, my review would be different. It is what it is, just a caution to others that they should really pay close attention during the home inspection. read more

I own a number of income property homes and one of these houses has experienced some very troublesome and expensive moisture issues over the past several wet winters. The problems have cost me several thousand dollars and I was never able to identify the true root cause of what was causing the moisture issue. The problem occurred again recently after a big storm and I was saddened to see the problem return. I called Rob at InspectRite in Encinitas and he met me at the property. After hearing all the facts and history on the issue, Rob began a thorough inspection of the house - from top to bottom. He climbed inside the attic, checked the walls, measured the pitch of the roof, took moisture readings from the exterior walls, and visually inspected a number of other things. He also used a number of specialized (expensive) tools that helped him eliminate and rule out what I thought was causing the problem. After about an hour, Rob was able to identify the true root cause of the moisture and he gave me a list of three recommended changes to make at the house. I have incorporated each of Rob's recommended changes and the problem has been resolved. I am super happy that Rob was able to find the source of the problem, I just wish I had called him four years ago! I would recommend Rob and InspectRite to others. read more

Robert from the InspectRite helped me with a home inspection in the Carmel Valley. He is very polite listening to the parts I want him to extra pay attention to and does a detailed inspection from roof to house interior, to the exterior. After the inspection, he discussed with us the recommended parts he thinks worthwhile a repair and waiting lists that can be repaired yrs later. Also, I get a detailed report from him the next day. Did a great job inspecting our home and talking us through what he found. Great example: he wasn't able to get on the roof to inspect the HVAC; contacted the owners and figured out how to get on the roof and came back the next day. Found some issues the owners tried to fight us on; long story interesting, there was a follow-up inspection paid for by the owners that ended up getting us $10,000 knocked off the sale price. Greg and his team unscrewed porch floorboards in order to go under a house we had an offer in on and found major water and moisture issues. Matt Harper did a great job during the inspection and was very personable. He didn't mind my husband following him around and asking questions. As a civil engineer and geologist, my husband thought he knew a lot about what was involved; however, Matt's view was much more precise than his, and he appreciated him explaining things. Bob is a rockstar. He's calm, cool, collected and knows his you-know-what backwards and forwards. Word on the street is that a lot of inspections are mostly fluff.... kind of just going through the motions. With Bob, he broke that house down and gave us the 411 on all the big issues.
