Our real estate agent coordinated a property inspection for us on a potential home purchase. We unfortunately couldn't be present for the inspection, but we had no need to worry! All Pro Property Inspections was kind enough to let our realtor do a video follow up for us in addition to the extremely detailed report with attached photos and explanations. The price for the inspection seemed more than reasonable and we received timely follow-up afterward. I see someone previously complained that their inspector was nit-picky about items in the house - that is literally their job! Tom Leite did an excellent and thorough inspection of our condo, and he even accommodated our very short closing timeframe. We had been renting our condo for several years when the owner decided to sell it. The inspector obviously needed to list SOMETHING to justify his report, identifying "mildew" on the caulking on a kitchen sink and recommending it to be replaced because that had some staining is lazy, it was easily removed by a scrub brush! Recommending a bathroom vent fan be replaced when all it needed was two of the mounting nuts to be tightened is not very honest. Honestly, a good home inspector should look for major issues and shouldn't be using a boilerplate report to list insignificant things just to justify the cost of your inspection. IMO do yourself a favor and pass on All Pro, their "inspection" was a joke. read more

Tom at All Pro Property Inspections is the best inspector we ever had; even our agent was impressed with how thorough and detailed he was. Took pictures of everything, and matched each with comments and recommendation for repair. As someone else said, he uses high tech tools to measure things like thermal temperatures. What really helped us after receiving our report, which was long, is he uses a software called HomeGauge that helps you scroll through the list of issues and just by clicking "accept as is" or "add to list" to create your repair request. Pictures with arrows pointing to the problem are included in your list, as well as his recommendations, and the customer can add comments. Easy, and awesome! So worth his fee! read more

We had a terrible experience, mostly with the owner of this company. The inspector was friendly, but he missed things and gave us incorrect information about the condition of a home we were going to buy. As first time home buyers, we were totally in the dark, and assumed the inspection would be accurate. We were also charged $500!!!! Which I later learned is insane. Regardless of the cost, based on the inspection, we moved forward with buying the home. Right after closing, there were several VERY EXPENSIVE issues that came up right away, that we were assured were not issues per the inspection. When reaching out to the owner to learn more, he was incredibly disrespectful, spoke down to me, and said negative things about my realtor. He refused to work with me or take any accountability for the incorrect home inspection report. I can't believe all of the good ratings on here. I'm honestly convinced they are fake. I was inspecting a property which I was preparing to buy. My realtor recommended Tom, and Tom was able to help. The environment was actually hostile: The existing tenant only allowed Tom in, after demanding to see his credentials. Calmly, Tom presented his credentials, and was allowed in. The tenant had many things covered up, but Tom was able to see through the tenant's plentiful stuff that was blocking everything, and made a very thorough inspection. EVERYTHING possible was inspected. The pictures told the story. The recommended follow-ups were very clearly stated. The suspicions for stuff that could not be accessed were very well documented. This was my second time using Tom on a property inspection and I am not disappointed. Tom meticulously takes photos of everything he sees, and goes over many of them with you during the inspection. He will comment on things that could be an issue, or could be simple maintenance. My family and I are purchasing our first home and we were fortunate to have Tom come out and do the inspection for us. Tom was personable, professional, polite and very thorough. During the inspection, he took time to stop and show me particular parts of the inspection, the devices used for that area and possible type of issue that could arise if there was a problem and what that result meant for us. Once the inspection was complete, he went over all of the photos and results in detail and explained to us, that some things that were an "issue", just simply weren't up to code due to the age of the home itself and there wasn't much other than a few minor things to check in to with a professional contractor within that particular field.
