Home Advantage Inspections missed a potential fire hazard in the home we purchased…read more We called HAI prior to purchasing our home in Mount Kisco, NY. The results of the inspection produced a few results that we were able to negotiate with the seller. However, HAI saw no issues with the house's boiler chimney. After the purchase of the house, our heating company advised us that the condition of our boiler chimney posed a potential fire hazard. The report HAI provided said there was no issues with the boiler chimney. After the purchase of the home, we had at least three chimney companies inspect the condition of the boiler chimney. Upon a mere visual inspection, all noticed that the boiler chimney could potentially cause a fire in the home. Upon further inspection, they noticed that the chimney would need to be completely replaced in order to make the home safe. They all strongly -- and separately -- suggested that the condition be remedied as soon as possible. The condition of the boiler chimney and the surrounding area was an open and obvious fire hazard that should have been identified in the inspection report provided by HAI. $3,000 later, we were able to remedy the condition without incident. However, had HAI notified us of the condition prior to the purchase of the home, this is something we could have potentially negotiated. We are lucky that we had the boiler company inspect the space, or else the condition of the home may have been much worse. There were other conditions in the home that were missed upon inspection -- but the fact that a safety hazard such as this was missed is extremely disconcerting.

Most home buyers spend maybe 30 minutes to an hour maybe 1.5 hours at a property. Sven invested four hours of his time at the property and found over 148 issues with a property that we thought was close to turnkey. He also offered a discount with our next inspection. It is hard to overstate how professional he is and how much he cares about his craft. You would be incredible lucky to work with Sven and his team. They are honest, thorough and will teach you so much about home inspection even if you've been through the process several times. It's important to know that there's a range in price for home inspectors, but you are indeed buying a home. Sven's prices are extraordinarily fair for what he offers. Almost every person involved was shady and underhanded, which is why Iucked out by having Chuck and Todd on my side. Todd did a great and thorough job inspecting the home. Because of the hoarder's clutter in the home, a dishonest seller and resentful tenants that would barely let us in, he wasn't able to inspect some aspects of the home, and Chuck volunteered to come back before closing if there was access and inspect the areas/things that were blocked on the original inspection (at no-charge). These are the most straightforward, on the level guys. Reasonable and on your side. The deal ended up going south, and the seller's agent/new buyers tried to pressure Chuck into giving them the inspection report and he immediately called to tell me, I would've never known, but he is so honest and legit--- he's that guy. This entire experience has been extraordinarily disheartening and if it wasn't for the great guys at above grade I would have 1) been doubly screwed over, and 2) lost all faith in humanity. Also, the phone support they provided me and going through the inspection report and talking through the process was beyond expectations. They are seriously great, we are still looking and without a doubt I'm going to be hiring them to inspect the next place.

He repeatedly stepped over the air sampling pump…read morewhile the air sample was being conducted as he moved around visually assessing the basement for mold. We learned later that stepping over and around the pump like this can skew the results and create artificially high airborne results. When we learned this and asked him to come back to redo the air sample testing - he denied that he stepped over the pump or that an error was made. Lack of integrity. Protect your pocketbook and go somewhere else. We now need to redo our testing with another company.
