We stayed at the 93 Los Pelicanos (B) property in Las Gaviotas and it was hands down, one of the best 1 bedroom properties at Las Gaviotas! From the start, Rick was very quick to respond with information for check-in and made sure we had everything we needed for our stay. The place itself was perfect! Very, very clean, amazing ocean view, great deck and spacious living room and bedroom. Super close to the beach access, which if you've stayed at Gaviotas before you know this is a plus! Rick Garcia's one bedroom condo at Las Gaviotas is our favorite Baja experience. We go down every year for a brief R&R and we love it. It's perfect for couples getaway. Rick has two condos that have spectacular views and are fully equipped with everything you need. Always nicely kept and clean. Utensils and plates are good quality, bathrooms and bedrooms are comfortable. The complex has nice tennis court, swimming pool and jacuzzi and beautiful walking trails leads toward small private beach. We love this place. Will always be back! read more

This review is for the Las Gaviotas property in Baja California. This property has been our favorite place to stay, it's clean, great views and convenient to all nearby activities. The compound has 24/7 security guards and we are just 3 rows from the beach. We come here at least every 3-4 months. It's 5 minutes from Puerto Nuevo and about 40 minutes from Valle Guadalupe. Rick is easy to work with and very reliable. We are looking forward to our next trip. read more

Finally I'm away from the clutches of this trash grade business. Dear future tennets beware your concerns and maintenance request will be ignored and put off for as long a legally possible. The reason I say legally is in order to get this company to follow through on any of their many broken promises I had to get city inspectors/state officials involved for just about every maintenance request. They'll push blame any which way but on themselves. And I will admit some of this blame shifts to a landlord unwilling to fix issues. But when I went 3 months without proper AC over the summer I was always told a vendor was going to reach out to me. Which never happened. I called daily for a month straight and got nothing but lies about a vendor coming out to fix my issues. 3 months I had to live in the desert fighting 120° outside with my pregnant wife and toddler covered in frozen rags because it was the only way to keep cool in my 95° house. This companies solution? Ignore it and hopefully we'll die or just stop asking, I guess. Either way, beware the laziness of the team behind your emergency. Oh and Rick, don't try to remove this. I'll just keep posting with more detail/proof. Edit: As Rick stated the homeowner didn't want to replace the unit. And I understand that. But what I was getting communicated from your company is nothing. I would call in the morning. 'hey it's not working again. We have issues. When is someone coming out" "Oh a vendor will contact you.... I was just on the phone with the vendor.... They are on their way...." All things I heard. And yet days would go buy. Not a single call from express telling me about delays or anything. Literal weeks would go by without an update outside of "a vendor will call" This isn't acceptable. At one point I was ASSURED I was getting a portable ac unit or 2 to help alievate the heat. But they never showed up. Not a single word from this management company either. Here's a good example of how Ricky "call to evict" Garcia's management team deals with issues. I called on a Thursday morning to Inform that my ac wasn't working again and looking for an update on the situation I was again told it would be taken care of. They had just gotten off the phone with the vendor. They even gave me the vendors number. Thursday night no word, that's fine I understand the ac companies are busy, I'll be patient. Friday rolls around mid-afternoon no update. I call express I am told the vendor will be out around 5 to 6. 5 o'clock rolls around and no work. I call the vendor and he tells me express denied them the ability to come out and work on it. FRIDAY AT 5 I LEARN THIS! This moves tells me this companies doesn't care about their tennets. So yes. As stated. This company is at fault too. Lack of communication is absolutely a problem. Express Property Management Services (Owner) an hour ago even the tenant has admitted . 100% of the reason why the ac was not fixed is because the owner refused to fix it. we are the "managers" not the "owners". 1we did notify the owner once we got the work request. 2the estimate to replace the ac was over what the owner was willing or able to pay. this happens often when the owners dont have 7000 to 15000 to replace old ac units unfortunately. 3tenants are fully aware that any repairs must be approved by the owners . once that is done ,the repairs are done promptly. i do understand the tenants frustration. however since i dont pay the ac replacement , i cant get the work done. the owners are also shopping around for the best deal they can get . add that on the the heat wave and all the ac companies are full with work orders . that makes it even harder to get anyone out there . they are booked for months . in this case the owner did not want to fix it and now im getting the bad review. the tenant knows who the owner is and instead of placing the blame where it should belong , they decide to put it on my website. rick garcia property manager (not the owner of the unit he was in ) I decided to leave his response in because he instantly hid my review. A couple of months ago I was trying to decide whether to sell or rent a property and as I called the office, Rick was able to come over to take a look at the property and give me an estimate of how much it could rent for on the same day! Which I appreciated because I was very busy at the time and getting ready to move. He was very informative on giving me his advice on what my best option was. He was super nice, professional and very knowledgeable with everything. He asked me how soon I want to rent my house, and he also promised me to find me a good tenant. Every time we stay at one of the condos in Las Gaviotas it is a great time. I can not say enough good things about this place. It has beautiful ocean views, you can hear the waves crashing onto to the shore and is my favorite place to be when visiting Baja. The community has a private beach along with a beautiful pool and jacuzzi. It is in a very safe, gated community where the security officers are friendly and visible. I love sitting on the balcony in the morning, enjoying my coffee and the beautiful views. The condo is very comfortable and very clean and has everything you would need. The owner is readily available via text if you should have any issues. read more

I will never do business with Mr Garcia ever!! We booked a place on vrbo because he was managing few rentals on the platform. It was a 2 bedrooms house in Gaviotas. But i should have known my suspicious when he contacted me to get off from vrbo and deal directly with him. BIG Mistake !! He asked me to pay him on his friend Rene personal venmo and stupid me i did it because he told me that it will be cheaper for me and he will not have to pay the mexican taxes and fees to vrbo. Also, it was weird ...he asked me after if i stay to his rental house to put a nice review after if i wanted to get a discount next time i rent one of his rentals houses that he manages!!! Anyway, we had to cancel the rental this week because of the danger going on right now in Tijuana and Rosarito where the rental house is. All my friends that rented in Gaviotas with vrbo had no problem to be reimburse full refund. They told me they talked to their host and the host completely understood the danger to go there and refund them with no questions!! Not us... We had to deal with Rick and his attitude first to no refund us at all ... he told us that he needed it to find an other renter before reimburse us!! What a person that think about money first and not the safety of his renters. I was chocked that he wanted to find people to rent his place knowing the danger right now going to Rosarito!! Anyway, i kept calling him and of course he was avoiding to answer my calls so i had to put my husband involved ...i decided to call the property management and i got his receptionist on the phone few times to let her know the situation that we are dealing with her boss !! She did not care and hung up on me! Anyway, PLEASE if you decide to rent a house in Gaviotas from Rick ... DO NOT Pay him directly and STAY with VRBO rules !!! We lost 225$ but i want to make sure it does not happen to an other family! I put 1 star but it should be 0!!! read more
