So if you're looking for great coffee, this is the place. But I asked if the potato pancakes are the type with batter or if they were more latke style. I was told the binder was just flour. What came out was these flat pancake looking things with barely any potato. They have grits. Chunky. The bacon was good. The extra scrambled eggs were fine. But the rest was disappointing. Great food, horrible service. I was first in line at the host station and it took 10 minutes to be seated while they cashed out 7 leaving customers. Finally seated. Great food. Server disappeared toward the end so I waited 20 minutes for someone to come by my table and ask if I needed anything else. When paying the cashier, she asked me how everything was. I told her great food, horrible service. I then asked her what she was going to do with that input ... I got a blank stare like "what?" Obviously, they ask guests on their way out but they don't really care what the answer is. Too bad because the food was great but who wants such poor service. read more

Went for breakfast at the location. The ambience on Sunday morning was really great - really full house testifying that it's a super popular spot in Edmonds. I would imagine the place is known for pancakes but I personally took avocado toast. It was fine - wasn't impressed. It definitely tasted super fresh and had all the right ingredients but I was expecting something more like a guacamole texture. So diced avocado and tomato weren't something I was expecting. Okay, I have complicated feelings towards this place. Food wise, I love it! Very homey and hearty, big portion, they are certainly not those fancy breakfast you'll see in instagrammable trendy place, but their food are the down to earth kind of tasty. I've tried veggie omelet, western omelet, and bacon and eggs. My partner loves their blueberry pancakes. All served within 15 minuties, fresh and warm, even when it's busy. They are indeed my go-to weekend breakfast place. But, 4 out of 5 times I'd say, when a visibly HWHITE staff (unfortunately I have to play the skin card because it is what it is) serves me, they never say anything back to me after I say 'thank you' to them. But oddly, every time they reply 'sure' 'yeah of course' 'you got it' etc to my parter----a HWHITE male. This really bugs me. So I'll call it I experience micro-aggression here. So, let me be brutally honest, good local place for a hearty meal, but be mentally prepare if you're an Asian female. read more

Jonesing for some Pancakes and having recently seen a question posed on Reddit about what the best Pancakes in or around Seattle were, a few posts said, "Family Pancake House". so along with my buddy who lives close to here, we made our way over for some breakfast grub. This visit was on a Sunday and there was a decent enough crowd. For me and my friend it was about 10-15 wait. We were seated and tricked into the good smelling diner coffee. Not bad, but at about $3 I'd say skip since it's just run of the mill diner coffee. The also have a large selection of Mimosas which is pretty sweet, no pun intended. I got a Cranberry and my friend a Watermelon. So boozy brunch is definitely doable here and only at $6.50! For breakfast I got the Chicken Fried steak and honestly, it was pretty average. The gravy was nothing special, it had a slight garlic flavor but just lacked. The actual chicken cut was dry and also lacking in flavor. The pancakes however absolutely saved the meal. The pancakes are the perfect balance of fluffiness and size but doesn't have that denseness that I encounter and despite loving pancakes cause me to avoid. Not these pancakes though. They're excellent and I was not disappointed. So, I recommend skipping the Chicken Fried steak, keeping the pancakes. I'll choose another entree alongside them in a return visit. 3.5/5. read more

Was part of a group that came in for a weekday brunch recently. It was quite busy for a late Wednesday morning! The staff was friendly and patient with us as we took some time to make our selections from their extensive menu. I had ordered an omelette, which came with an option of a stack of pancakes or hashbrowns and toast for the side, and was told that there were no substitutions allowed based on "manager's discretion," so fair warning for gluten/grain free or low carb that you will have to pay for a la carte sides and still make a selection of the default sides that will sit uneaten on your plate (or pay the full price for the meal without the sides), so it was just kind of a bummer that they wouldn't allow substitutions, even with dietary restrictions. The food came out fairly quickly, and overall the taste was good - cooked well, large portions, and looked nice. Really the only downside was the food waste. read more

I don't have anything terrible to say about the place, it did feel more homely and family than a Denny's. I had the banana pancakes and they only had about four slices of a banana, I think using a half or 2/3 of a banana would have been better. My partner also had the avocado toast with tomatoes. I think the tomatoes are Roma or something because they didn't have a lot of flavor. I think it was a really good value for the meal though, so I would come back. read more

We came in on Easter for an early dinner. I didn't even know this place was here. I love a good diner vibe and was looking forward to trying them out. There were three of us but for some reason we were squeezed into a table for two. Empty tables all over and we are sitting at this small table. Luckily, we were able to move after we asked for a bigger table. My daughter's pancakes looked so fluffy and she said they were delicious. My son had a burger and fries, which he said were good. I had the meatloaf and mashed potatoes. The meatloaf was pretty bland and mushy, and the mushroom gravy was not much better. The side of veggies were mushy. Overall this dish was visually unappealing and bland, but one out of three dishes isn't bad. My son also had a banana split, which was large enough to share. Piled high with three large scoops of vanilla ice cream, topped by three big scoops of fluffy whipped cream, side scoops of strawberries complimented the dish. I had the brownie with a scoop of ice cream. Also, really good! Staff was friendly and the food came pretty quick. I think this place is worth checking out, just avoid the meatloaf. read more

I came here after a debacle over at Patty's Eggnest. Luckily, this place had what I wanted. This restaurant is a blast from the past. It reminded me of the Sizzler and took me back to childhood. It definitely is a family place and was cozy inside. The servers were very nice and professional, well trained. The food here is just ok standard American fare, but I was happy with it, especially my sausage. This place is a bit more pricy than Patty's Eggnest, but the food is so bad at Patty's now, that this is a couple of steps up. I don't mind the higher prices. I work in the area, so I will be back as my experience wasn't a bad one and I left full and satisfied. Great place to take the parents and/or your kids. read more

At 10:37am, after the estimated delivery time had passed, I received a message "Sorry, Family Pancake House couldn't finish your order and had to cancel." So you're telling me that it took 40 MINUTES, and after the Uber driver had already been waiting in the restaurant for 15 minutes, for Family Pancake House to decide they couldn't finish my order? How about figuring this out when the order comes in, or better yet, removing yourself from all delivery platforms if you can't manage this business appropriately. Great staff, professional and courteous. Made sure my coffee cup was refilled at all times, never had to ask. The menu is large and so are the portions. It's basically a family run independent "Dennys," to set expectations. Breakfast is filling and probably their best meal. Every year that I visit Washington state, there's one place that I absolutely have to go. The service is always great and they recognize you right away, no matter how long it's been. I had to have the farmers omelette without onions, but some jalapeños as many of you know because I'm watching my way. I couldn't have hashbrowns this time so I had to sub fruit discuss a little bit more with the fresh bananas, cantaloupe a really good. Environment is perfect in our service Mitra coffee cups for pull the whole time. I was able to finish my meal less than 10 minutes because it was so delicious. A very standard family place, complete with circa 1995 decor, that's clearly very popular with the local senior citizen population - but that's not a criticism. If you're looking for a solid and filling breakfast, as I was, then this may well be a good choice. I had the chopped sirloin with two eggs, hash browns, and sourdough toast. The meat was clearly fresh, which was nice, but almost entirely unseasoned, while the spuds were likely fresh grated but, sadly, also pretty much unseasoned. There were interesting signs of cheapness - one slice of toast rather than two, only one little packet of jam, etc. - which struck me as odd for a place whose entrees are priced about 10% higher than average for this sort of diner. Solid food choices, served in a clean and well maintained facility that clearly appeals to the local retirees. Perfectly fine and certainly better than IHop, Denny's, or some other chain restaurant, but nothing particularly special or outstanding. read more

THIRSTER BEWARE!!!! I ordered the pancakes and had hot water for my drink instead of the ice water that they instantly want to give you when you sit down. Now let me just say that full disclosure needs to be transparent here because had I known or even if the host had mentioned that they CHARGE FOR HOT WATER. I would've settled for water with no ice or room temp like my mom had got. I'm sure they used hot water mixed with cold to make my moms water room temp and yet charged me for HOT WATER!!!! The service on a Sunday was busy, The waitress was wonderful on my mother's food questions on what she should try. The diner before we left started picking up a bit more and I never had this happen where we stood in line to pay our check but I found myself in a conversation with this family that was waiting to pay their check as well. While we talked we had a waiter ask if we were paying with cash or card. She was super helpful and cashed us out at a different register. This place for a second time didn't disappoint us. This place is sacred for those living in MT or Shoreline. It is hands down the best brunch/diner restaurant, even better than Patty's Eggnest. The interior matches a casual mom and pop diner establishment and the wait staff are very quick with their service with the hosts pouring drinks as soon as you sit. Chicken fried steak and Reuben sandwich are my personal favorites for breakfast (lunch/dinner served all day). I like going here with my family because I can even have wings for breakfast sometimes. One of my former favorite diners. Came here three times in a row for breakfast and lunch. The food used to be great. First, got the hot turkey sandwich. Very dry turkey meat, with a bland smear of gravy. It comes with two slices of white bread and mashed potatoes. One wants to have enough gravy to cover the bread, potatoes and turkey, which it did not. Second, the gravy is to add flavor to the bread and potatoes. The gravy was more of a white flour sauce, with little flavoring. Turkey was stringy and chewy. The servers here were great in the past, very helpful. Now, I was served my food and ignored for the rest of the time. No water refills. No help to ask for ordering anything else. Just miss the friendly staff of the past. I see several single diners here, that are searching for help with their food. No luck. Breakfast is a mixed bag. Eggs are often overcooked and come lukewarm to the table. Pancakes are good. I got a piece of their chocolate cream pie twice. The first time, it was wonderful. The second time, my waitress took a frozen pie from the freezer, cut a slice and served it to me frozen. She seemed embarrassed to serve it to me like this. Have to find a new comfort food place. read more

In a previous life, I've had meh experiences with FPH, so, agreeing to come here for a lunch meeting with my mother was a shot in the dark. I did not expect it to be packed on a Sunday, with a waitlist several names long. I did not expect to see customers taking home food. I did not expect a staff working like a well-oiled machine, keeping everything cleared, clean, and moving in the right direction. I sure as hades didn't expect an almost perfect (if slightly salty) sausage gravy and perfectly cooked thick cut bacon. The hashbrowns could be a tad crisper, but that is my personal preference. This place was super busy on a Sunday morning and the hostess was very accommodating to seat all 13 of us in a relatively quick manner while following pandemic restrictions (separate tables but nearby, etc). We had great service and coffees were promptly filled. The orders were large and most of us had to take portions of them home for another meal. I had the Nut & Berry Tower which was 4 pancakes topped with pecans, blueberries, strawberries and whipped cream. It came with a couple slices of bacon for good measure. Super yummy and filling. The inside was very bright and pleasant. This place seems popular with the locals as you get great value and service together. Thanks to Family Pancake House for doing such a great job today! I really like this place. Competitive prices. More homey feel. Good deals, even holiday deals. I used to go to Shari's and Denny's and IHOP on occasion... but the quality of service there have TANKED over the past decades. The quality of food has fallen, the wait times both to be seated and for the food have grown, even as patronage has fallen and prices have risen. But FPH? Always hoppin' and busy, and the waits arent unreasonable at all. Prices are lower than the others in most cases, competitive otherwise. Quality is top tier. Seated in short time, service is prompt, and the wait for your food is surprisingly short. Ive actually jokingly complained about the short wait times for food, as I suspected the food had already been made before I showed up. Their menu actually has more diverse set of options than the other diner style restaurants. Their staff is incredibly friendly and very welcoming; even the busser will build a rapport with you if youre open to it. I cant go to any other "all American diner" without getting an ear full of spanish constantly. Either being greeted that way at the door, or hearing it yelled from the kitchen or played over the music. I love the fact that the people here actually speak English. Fluently. Call it racist if you want, I don't care, but I actually feel like I'm in a traditional all-American diner again, like when I was a kid so many decades ago with my family at Denny's. The ambiance is precisely what I'm looking for. The nostalgia and the comfort are there. Excellent coffee too, and they are fast at refilling. They give you water by default as soon as you sit down; you don't even have to ask (and the glass doesn't smell like dog hair, and the water isnt suddy with dish soap, like so many other restaurants). The place isn't perfect though. Here are my honest complaints... I have repeatedly asked for wheat toast and gotten rye instead. Ongoing confusion. Its the kitchen staff, as this has happened with multiple servers. With regard to the coffee, the creamers are pretty generic, unflavored. They /might/ have flavored, I dont know, I never asked. But like I said the coffee is already great on its own, Ive never been wanting. I would just like to see vanilla or hazelnut or something readily available, or at least the servers let me know that other options are available than just plain half-and-half. I do have one concern/complaint with the coffee, however. I may be wrong, but I suspect I get served decaf frequently even though I never asked for it. I do believe its fairly universal that green-capped coffee pots are for decaf. When I ask for coffee, or they come around to refill, they frequently do so with a green pot. I feel inclined to explicitly call for caffeinated coffee. I would like to have my water served without the ice. I wont throw a fit about it, but this is Washington, man, and its winter. I just came in out of the rain or snow. I don't need my water chilled to freezing temperatures all the time. Why is it not an option? Since when has ice become the default I don't need to ask for? I cant drink ice. I've asked for water without ice before but they get it out of the same pitcher, so its just as cold regardless. I cant seem to get just room temperature water that doesnt chill my core. Now, the "lobby" at the entrance where the hosts are... its a cluster-Fk. Pardon the french. No one knows who's coming and who's going. Do you need to be seated or do you need to pay your bill? Who's turn is it? No one knows. Hosts, bussers, servers, uber eats drivers, and customers alike both on their way in and on their way out, all gathered in one place trying to navigate one another. Just figure this sht out already! Honestly this part of the experience is the worst of any other restaurant. Why, just the other day I stood there at the entrance for about a minute before the host asked me if I was picking up a to-go order. Just because I came in alone doesn't mean you should make those presumptions that I'm not a paying customer. Consider seating me like you do literally every other larger party that you let squeeze past me. read more

This was our first time eating in this restaurant. We must have pass it hundreds of times and never gave it a second thought. No particular reason. Today we wanted to go to another restaurant but they were closing. We could have gone back to downtown Edmonds, but we were on 99 and decided the Family Pancake House was closer. Besides, we're in a bit of a hurry. It was a little past lunch time and it was not very crowded. We were seated right of way. The first thing I noticed was how very clean it was! The menu was extensive. Almost an IHOP feel. I had no problem finding what I wanted. Omelet with cheddar cheese and mushrooms with hash browns and sourdough toast. Husband had the vegetarian omelet with hash browns and sourdough toast. We told the waitress we were in a bit of a hurry. I think it was less than 10 minutes and our food was done! Nice surprise!
