Just days after our home inspection with Finley we discovered a soaking wet wall. Even the outside of the wall had paint discoloration, a sign something was wrong with the wall. None of this was caught in the inspection. Finleys response was to offer us an at cost repair of the wall after mold abatement at our cost. The manager didn't offer our $510 inspection fee back. Homebuyers, remember that you don't have to use whatever inspection company your realtor recommends. Do you own research. You can also look companies up on the Contractor's State License Board- all public information. read more

I would avoid this firm at all costs. The inspector completely missed a badly corroded top on the water heater because he didn't bother getting a step ladder to look at the top, apparently because the side was covered by a "blanket." Finley then blamed us for its own failure, by saying we should have consulted with the current owner about the age of the unit! We had to buy a new heater shortly after buying the house, where the report said nothing about any corrosion on the top of the heater. These folks are not worthy of your trust. read more

We used them for a quote on a home back in the first quarter of 2024. Guys were knowledgeable and nice. We recieved quotes for replacing some siding and a quote on a remodel regarding a piece of the kitchen. Quote for the kitchen seemed cheap but great for the price! Asked for a breakdown multiple times from at least 3 employees and were ghosted by everyone. For that, I wouldn't use em again. read more

Apparently this company merged with Twin Termite, my usual pest control service. Finley never notified me about the change of company. I received a text saying they would come out and spray. They left no receipt or email or anything stating they were on the property. I have told the company about their need for paper trail and transparency to document when the service was provided. I feel the communication with both Twin Termite and Finley are lacking. I will be discontinuing my service. read more

We've had Finley come out for a couple inspections and to fix a couple places where we had dry rot. Every time we have contacted them, the response was quick and professional. I felt totally confident in their inspection reports -- the inspectors looked very carefully everywhere and documented everything with photos in the report. Their prices were completely reasonable -- better than others we got estimates from. When we decided to get work completed, they scheduled and completed the work so quickly and efficiently, and explained very clearly what they did when it was all done. Took several bids for dry rot and termites, Finley came in thousands of dollars less than the nearest competitor (all companies found the same areas that needed to be repaired) they also provided color pictures of the work that needed to be done. Finley was caught charging me an extra $1,675 for literally no reason. (See my invoice comparison photo.) I've researched pest inspection companies and fumigation companies. Pest companies only acts as a middleman, and there is ZERO reason for them to tack on an exorbitant charge when all they do is a small amount of paperwork. It's the fumigation company that's taking on all the work when doing a whole-house, tented fumigation. Let's see...should I go with Finley who quoted $4,425...or the honorable company who quoted $2,750 for the same house? Hmmmm...tough choice. Sadly, Finley is just a small part of a larger problem. I've talked with multiple sources, and it's an extremely common practice for pest companies to tack on thousands of dollars when lining up fumigations, just because they can. Many consumers don't even second guess the charge, so pest companies consistently get away with embezzling from their unaware customers. Again, pest companies only do a tiny amount of paperwork on their end, but they're inflating the cost between $1,000 - $5,000 extra just so they can pocket it. Finley is no exception, and I will be reposting this on Google, Facebook, and Nextdoor in an effort to warn locals of Finley's poor business ethics. I will also be relaying this information to realtors who use them. Time for some accountability, Finley. *In response to their response* If you have room to "negotiate your fees", why make them so high in the first place? The pest company I chose did add a markup, but it's a reasonable one because of the very minuscule role they (and you) play when contracting a fumigator. Blaming astronomical markups on "taxes" and "payroll" is laughable. A $1,675 markup for a few minutes of work is not ethical. Your customers are not your personal money trees to be harvested just because it's, as you say, "standard practice". read more

Terrible experience from the start. Billing transparency is awful. Asked to cancel service on 4/28 and was told I had a final bill, ok sure. Once that was paid the tech came out again which was surprising but I assumed it was tied to the final payment. Nope, today I was told I have another outstanding bill. $90 is way too steep for the generic pesticide they use btw. Buy it and do it yourself for a fraction of the cost. The repair I had done less than a year ago looks like it needs to be repaired again. The paint is cracked and bubbles up. I hope the other repairs that were done in less visible locations are doing better than this. They also missed some really messed up windows and doors that don't function well. Doors won't close, windows, not square and not closeable. If I had known this before purchasing the home I would have either thought twice about the purchase or negotiated more strongly. Finley subcontracted our fumigation work to Accurate Fumigation in Elk grove. This company caused more than $7000 of damage to our tile roof and the owner even admitted that they don't take special care to prevent damage to fragile roofs. Finley washed their hands of the issue though because they (Finley) didn't do the work. We have Finley doing our maintenance pest control but will be cancelling this service from them as well. If you are being recommended this company through a reputable real estate brokerage, think again. We trust our realtor but would advise future referrals to get their pest control done elsewhere. read more

My clients got into contract on one of the homes in Elk Grove about a week ago. We kept the inspection contingency because seller didn't provide upfront inspection. I called Finley Home Services and they were extremely helpful over the phone. Got me Home, Roof and Inspection all in one day just right before our inspection contingency removal period. During the home inspection, the termite inspector Brandon called me after he finish to go over all of his finishing. He was very nice and I appreciated him calling because I was not able to meet him at the property at the time. It's great when your inspector can call you to go over what they find when you can't make it to the inspection but still feel like you're apart of one when they do call. Mike the home inspector was super friendly and kind. Luckily I was able to meet up with him at the property for his inspection. He was even willing to do a small quick video interview with me so that was pretty cool. He thoroughly inspected the roof and the home and told me what he found at the time and called me after he was done as well. I didn't stay the entire time but he did call after he was finished too.
