Our first time here was a good experience. They were a bit busy, but we were still able to be sat right away. It was decorated like an old diner and had lots of fun signs and decor around. The food had good flavor and was very well portioned for a great price! My only complaint would be the omelet, which was very thin. Other than that, it was full of the toppings I chose!

Love this place. Atmosphere is bringing you back to old times and the food is excellent, Under new ownership and the owner is friendly nice and just a friendly and welcoming smile.

I was randomly in the Burlington Shopping Center, and got a bit hungry so I decided to stop by this diner that I've always seen but I've never entered. I went around 12 PM and upon entering there were no customers inside. I was greeted by a friendly server named Tami. I first started off with a Sprite and ice. The sprite tasted a bit different than a usual sprite, but I'm not exactly sure why. The drink tasted more like a lemon lime drink, but it was safe. The menu did vary with southern foods. They had breakfast and lunch available, but I decided to go with a tuna melt sandwich with cheddar cheese. The sandwich came with crinkle cut fries and I decided to order three tomato slices on the side which cost $1. My server was very friendly we also had a small chat during my stay! The food came out really quickly since I was the only one there. Overall the sandwich was a 10 out of 10! I have never had a tuna melt before and this definitely made me fall in love. I would definitely visit again with a family member or by myself and try the grilled cheese next time. Since I definitely enjoyed the toasty white bread!! My bill came out to $13.32. I'm not sure if that's pricey or not for all the items I ordered, but overall everything was delicious.

Quaint, cozy ,welcoming.I love the checkerd curtains in the windows .it's clean and open and has many booths. The bisquits and gravy was delicious not too spicy. Jean got the egg sandwich which was perfect the prices are moderate but they prefer you pay in cash when you can.

Clean as a whistle, Frannie's restaurant is a Royal Palm Beach/ Wellington neighborhood gem! Home cooking is sure to please for either breakfast or lunch. Their menu offers a wide range of options and our server Tami was both friendly and timely. Both sandwich platters we ordered were cooked just right and really tasted great and a good match to the prices charged. The restaurant has been there for years, but not livening in the area for a long time, it used to operate as The Hollywood Cafe if my memory serve me correctly. Some of the decor including the booths, remain as it was but the restaurant has been updated to have more of a country feeling to it rather than the old Hollywood memorabilia that once adorned the restaurant. If you are in the area and tired of eating at chain restaurants, I recommend you give Frannie's a try - I think you'll also like it too!

Seated ourselves but server over immediately to take our drink order. Hot, delicious coffee was on the table with 90 seconds of walking in. Patty Melt with fries was very good. Crispy and tasty. Country fried steak with eggs was good too. Staff is attentive and friendly. Place is clean. Good value. Will be back.

5 stars for Frannie's!! We are always looking for breakfast places in the area. I came here years ago when it was celebrity diner- now it is Frannie's with a country kitchen type of feel. The service is great and very welcoming. The food comes out very quickly, providing a diner like experience. All the breakfast staples you could hope for on the menu. It is also very affordable. It is tucked away but is worth making a stop in for breakfast. Highly recommend if you are in the area, it is now our go to place every Saturday morning!

My wife and I dropped a friend off, early, at the airport and were in the area attending a Home Show at the Fairgrounds. We were looking for a place to get some coffee and breakfast. I did a quick search and saw Frannie's, which to me sounded perfect. There was something very special about this place-- maybe it was just this day or just this time, but walking into Frannie's, looking for a comforting breakfast, well, you could not help but feel the love. This was comfort food and service that was second to no place else. We were greeted as if we have been there a lifetime, and the food was plentiful and delicious. What impressed me most were the other patrons coming in-- this is community, family and love. A gem.

I have mixed reviews for this place, it's not near a one star but it's somewhere between a 2 and 3. When you first walk in you can sit where you would like. It took around 10 minutes for them to take our initial drink order. The decor is out dated, and inside each booth seat are pictures of their dishes which don't always seem out of this world. Some major things that stick out is "one free refill" on your coffee. Sharing a dish is a $3.00 charge. Some dishes are created by the chef with "no modifications". Seems a little steep for being paying customers. They checked in only 1 time to see if we needed anything. I can't say this place is on my list of restaurants to try again.

Food is just okay, very plain. Also, they charge a fee for using credit cards, and nobody was masking at all.

Diner Review: A Sunny Saturday Delight Date: Saturday,…read more11/2025 Time: 7:15 - 8:25 AM Weather: Sunny Ambiance: Walking into this diner felt like stepping into a cozy retreat with a charming twist of nostalgia. The venue boasts a retro counter, cozy booth seating, and numerous tables, making it an inviting spot for folks of all mobility levels. Although we aren't physically challenged, the easy navigation impressed us. The abundant windows let in a flood of sunlight, perfect for those with vision challenges. When we arrived, the place was pleasantly quiet, but by the time we left at 8:15 AM, it turned into a bustling hub! Ah, the magic of daylight savings--proof that a week later, everyone's still waking up at the crack of dawn for cracked eggs! Service: Upon entering, we were greeted with the freedom to sit wherever our hearts desired--a rare treat! The staff was plentiful, with servers, runners, and bus staff dancing around like a well-choreographed musical number. Our main waitress, Payton, was exceptional--accommodating and patient, especially since it was our first visit. Each time we needed extra napkins or a coffee refill, staff members swiftly responded as if they had been trained to anticipate our needs. Everyone radiated friendliness--no disgruntled faces here! Even amidst a mini waitress convention in front of the beverage area, the camaraderie among the staff was evident, all while keeping an eye on customer needs. It's nice to see people enjoying work instead of treating it like a chore! Food: Now onto the pièce de résistance! For my order, I sought Payton's expert guidance on a hybrid egg dish. I decided on the Taylor Ham pork roll, complete with cheddar and a fried egg, all nestled in a toasted croissant, accompanied by crispy hash browns. Let's just say, my taste buds were throwing a party! As for my husband, he ordered a Swiss omelette with home fries. He described it as "underwhelming," but I suspect it was simply a texture issue; I make my omelettes a bit fluffier and filled to bursting, while Southern Kitchen opts for a thinner, crepe-like style. Despite his mixed feelings about the omelette, the hash browns won his heart, and the coffee was served hot and flavorful--essential for any successful breakfast outing! Value: For two hearty breakfasts and two delightful coffees, the bill tallied up to $31 before gratuity. Average $15 a head. Not bad! Will We Be Back?: Absolutely! With the promise of a succulent egg sandwich, endless piping hot coffee, and stellar service, we're ready to add Southern Kitchen to our lineup. Who could resist that!

There was so much to choose from, so how could I not try something savory and sweet? The chupacabra was unbelievably delicious with a fluffy buttery biscuit, some of the best mac and cheese (very cheesy!), hot sauce, and crispy juicy fried chicken. It was like a whole southern meal packaged in a sandwich, but it took me two days to finish (it was huge!). The All hallow's eve was a perfect mix of sweet and savory, starting off with a cinnamon roll biscuit that puts both biscuits and cinnamon rolls to shame, crunchy fried chicken, an egg and bacon. It was delicious with and without the maple syrup. The Biscuit Lady was so accommodating and I love the shop's 365 Halloween theme!
