These guys are awesome! We bought a new home in San Marcos and our realtor suggested that we call Eric Munhall at Freeway Home Inspections, who had done several inspections for her over the years. We set up an appointment and arrived a few minutes early. Our inspector was already there, set up, and inspecting the outside of the house. He introduced himself and then spent a few minutes explaining to my husband & me the whole process and what we could expect. He also told us that he was happy to answer any questions while he was doing the inspection -and he did. The inspection was very thorough. Eric inspected all the areas that we expected him to look at, like the roof, siding, air conditioner, etc., but he also inspected parts of the house that we would not have thought of. He inspected the air conditioning ductwork and found that it needed to be cleaned. He checked the smoke detectors and explained the differences between ionization alarms (which we had) and photoelectric smoke detectors. He found a leak in the dishwasher drain line and in one of the bathrooms that even the sellers said they were unaware of. He inspected the windows, doors, outlets, light switches and every built-in kitchen appliance. He even inspected the fireplace and found that it needed cleaning. He took the time to explain to us things we needed to know, such as air conditioning filter replacement and maintenance needs. He explained that we needed to drain the water heater annually (something that would have never occurred to me), and ways to keep animals and insects out of the attic. The inspection report was unbelievable. It itemized everything that was inspected and what he found. Our realtor sung their praises. She did not over sell them. These guys are awesome! read more

I can't praise them highly enough! I was on a short deadline on a mobile home inspection and they were there the next day. I had been shown an old inspection report by the owner and verbally given information but Eric and John did an incredible job of verifying whether or not everything in the house was up to standard. They found a loose wire in an outlet that had been replaced, the house did not have new dual pane windows everywhere as I was told-an older window had been covered by blinds, it was cracked and sealed shut. I had noticed things like the cover to the water heater was screwed shut but didn't know that was a code violation, knew that the steps were odd and tricky but again didn't know that was a code violation. They brought all sorts of tools including ones to check the moisture content of the walls to check for hidden moisture. I stayed with indoor inspection and they investigated/answered any concern that I brought up. Lesson learned-even if you are shown a previous inspection report- verify it yourself! Freeway Home Inspection was worth every penny and you will have peace of mind afterwards! read more

This was my first time buying a house for myself and found the process to be a bit scary. I found Freeway Home Inspections on Yelp and decided to give them a try. These guys went way over and beyond to help me out. When I found the house and made an offer, the seller only gave me three days to have an inspection and present a request for repairs. When I contacted Eric and explained the situation, both he and Jon came out that day and did the inspection. Then, I got the report by email that night!!! I couldn't believe it. And the report was incredible. There were more than 60 photos with explanatory captions, and a summary that was actually in plain English. I guess I was expecting some incomprehensible construction jargon or legalese. It was a well organized, clearly written report that I actually received within 12 hours of making the phone call. I've owned two other homes, but for this one- I chose to use a Home Inspection Company. My good friend Maggie works as a Loan Processor and suggested it, and said " it's better to be safe than sorry". I wish I had done this before; it would've saved me a lot of headache and expense. Eric at Freeway Home Inspections really did an " In Depth Inspection" of the House! He found so many things I never would have thought to look for- problems with seals around the Ducts in the Attic, damaged Window seals and Termite Damage. All things I would've had to Pay for once I moved in. My Realtor and I received his Report the very next day- and after submitting the issues- we were able to have the Seller repair a number of the items before the close of Escrow. We are so glad we hired Eric Munhall! We weren't sure how to proceed with the improvements we needed to make in our home. We had our own ideas and the advice of contractors giving "free quotes" (who had their own interests to consider). We decided to call an unbiased inspector. For an extremely reasonable fee, Eric gave us a very thorough, well documented inspection. He shared all his experience and knowledge with us. We will now save time and money by focusing on the real issues that Eric uncovered for us, rather than guessing on our own or being persuaded by other companies. I would give Eric Munhall six stars if I could. Even before the inspection, he was courteous and professional. He sent us a reminder e-mail before the appointment with his photo id, so we would know him when he arrived. He arrived early and went right to work, and really seemed to know what he was doing. He invited me to follow him around and ask questions, which I did. Clearly, he knows what he is doing, and answered all of my questions while he was working, explaining things as he went. Very patient too; I had a lot of questions. This was my first home and I was nervous about the investment. I went with Freeway Home Inspections because I was recommended by my realtor and a friend.
