Tim was very thorough and professional in our home inspection. With the purchase price of homes now, having someone like Tim closely evaluate the property really gave us peace of mind that the home we bought was good. Of course, he was thorough enough to find minor issues with the house that needing fixing. I previously put in an offer for a different property that I didn't end up purchasing. The sellers provided a copy of the inspection that was completed by Tim at Royal Inspection Services. My husband, who is generally critical of everything was impressed by the inspection report. While the report was over 70 pages, Tim makes it easy to read and understand with pictures and simple explanations. While we didn't move forward with that property, we put in an offer for a different property and knew that we had to hire Tim to complete the inspection. Due to timing, we asked him to give us a call to verbally give us a high-level overview of the findings. He did that and was able to explain it clearly. i was referred to Tim through a realtor that has used this company quite a bit. I let her know I was not happy with his service and that you should consider not referring him anymore or talk to him about this. He said I could come the last 1/2 hour he would be inspecting the home I wanted to buy, as I was in escrow. I was on time. In the first few minutes of the last 1/2 hour, he said "This is not working out. Your questions are keeping me from quickly getting this inspection done. I have to leave in 15 minutes. This has to be quick" So I didn't ask any more questions. It ruined my day - and it was my birthday! This is not my profession so I can't be educated about construction. I am sure if I was with a husband, he would never have treated me that way. My husband would not have stood for that. I am spending $500. This purchase is 760K - it's a huge investment. I should be able to ask as many questions as I want in that last 1/2 hour. Another realtor told me today that the inspector should be there for 2 1/2 hours for this square footage but he needs to expect to stay longer than 2 1/2 hours in case the customer has more questions. My realtor said you could email him any questions you had. I said to her, no way. I was concerned he would be unprofessional again or not respond to me. If I use this realtor again, I will NOT use this company again! read more

As a first time home buyer I heavily relied on Tim's expertise when conducting our home inspection back in April. Initially I was impressed on how "thorough" he was as he pointed out hidden characteristics about the condo I was purchasing. He removed picture frames where the thermostat was being hidden, Moved a small piece of furniture to show an outlet that no longer worked, etc. Even sent out a detailed 24-page report including pictures of things to be aware about. It was not until move in day that we noticed discoloration on the side of the windows and along the window sill, and as we looked into it further there was WATER DAMAGE AND MOLD ALL ALONG THE FRAME. Windows were not disclosed anywhere in the report, therefore there were no recommendation/indication to do more testing for mold. My agent tried to reach him countless times throughout the week until finally he sent a stern email stating because we all missed it during the inspection he is not taking responsibility for it. As a new home owner I would not recommend this person. Lesson learned. read more

As a seller, I was very disappointed with Tim, he was very thorough but also very wrong in his assessments. When you miss something as easy to spot as a "tack strip" (he said did not exist) in the MB closet and call out a perfectly working whole house vacuum as broken, ponding water where none has ever existed and on and on, you end up with a volume of useless information and countless recommendations to hire real experts to review and find that his report is not true. He is an alarmist and creates issues for both the buyer and seller. Do not hire this company. read more
