He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. In my experience, once you submit the application and pay the required fees and security deposit, you have very little flexibility if you change your mind. I was told that the security deposit would not be refunded if I decided to withdraw the application. My advice: be absolutely certain before submitting an application or paying a security deposit. If you have any personal or family circumstances that could potentially change your plans, or if you are not completely satisfied with the apartment, make sure you fully understand their refund and cancellation policies beforehand. Unfortunately, I also found the level of professionalism and helpfulness to be very disappointing after the application was submitted. The experience before applying was very different from the experience afterward. In my case, the customer service became extremely frustrating once I was already committed to the application. Another major concern is the true cost of living in these apartments. The monthly rent may initially appear reasonable, but the actual cost can be significantly higher once utilities and additional charges are included. Everything, including heating and the stove, is powered by electricity. During the winter, the electric bill can be shockingly high, making the apartment much more expensive than the advertised rent might suggest. There were also additional charges that I did not fully anticipate when initially considering the apartment. The maintenance experience was another major disappointment. In my experience, the maintenance team was extremely inflexible and unprofessional. Be very careful about authorizing repairs, and make sure you clearly understand what work is being performed and who is responsible for the cost before anything is done. I was concerned about being charged for issues that I did not cause. These are older buildings, so maintenance issues are bound to happen from time to time. That makes responsive, transparent, and professional maintenance even more important. Unfortunately, that was not my experience. I am giving two stars primarily because the properties are located in convenient areas. However, a convenient location does not make up for poor customer service, high utility costs, unexpected charges, and a frustrating maintenance experience. If you're considering one of their apartments, do your homework before signing anything. Ask detailed questions about every fee, utility, maintenance policy, and potential charge. Carefully review the application, lease, refund, and cancellation policies before submitting an application or paying any deposit. Don't make your decision based solely on the advertised monthly rent. Make sure you understand the true monthly cost and what you could potentially be responsible for paying.

I moved to Pittsburgh from another state and rented a studio apartment sight-unseen. I based this decision on the listed rent and the location of the building. The leasing agents perform shoddy service across the board. The very first one was the most obsessed with my current credit score and didn't care if I could pay a whole year's rent in advance. (I understand now this is because the monthly expenses fluctuate due to their inability to provide upfront information on the actual cost of renting.) Where to start? I have some documentation (see photos below) of the ways in which Lobos is the worst leasing company in Pittsburgh. It's a shame because they're everywhere in the city. I can recognize their rental signs, and it pains me to realize that there might not be that much choice for folks, but please weigh your options and avoid if possible. 1. Undisclosed fees, added costs - My base rent went higher than I had anticipated mostly because of the high monthly water/sewer fee. I did not pay with a credit or debit card, but that would have cost me 2.99% fee. I unfortunately paid for a laundry card since the leasing agent with whom I signed my initial paperwork pressured me into this; turns out, the washers were cash only in my building. Lobos told me that the laundry cards for non-refundable, so I lost $35. I paid $125 for offstreet parking monthly. No one else in my building used this, so I'm not quite sure why the fee was so high. The monthly water bill fluctuated month-to-month, but the photo below shows an "average." 2. No quiet enjoyment - If you're looking for a place that allows you to rent and enjoy peace and quiet, Lobos is not it. They will announce spot checks out of the blue (called "inspections") where it feels like a college dorm R.A. looking at everything you own. The first one said that I needed to wipe down my stovetop. It was very clean already which signaled to me that you need to have your apartment spotless to the point of what most landlords expect when you move out. If you're busy or not home very often, you feel like you have drill sergeant inspecting your bunk when it's time for them to breeze through and critique. I gave my notice of nonrenewal on my lease since they were raising the rent by $30. They ask for renewals SIX MONTHS prior to the end of the lease. Lobos immediately came in to take a video of the apartment and start making showing appointments. Showing appointments were made the day before and canceled the day of occasionally. There were constant requests to show my unit with the vague request to have it ready between 10:30am - 5:30pm. 3. Lousy maintenance - Your mileage may vary, but I had a leak in my unit from the closet. I photographed it and added to the Resident Portal. You will get constant texts from Lobos asking you to report leaks because water leaks account for higher water bills! I reported this on a Sunday, and Friday morning before 9am, I got a knock on my door. Friday was my only day off from work, and I couldn't believe that they delayed coming for so long. They had all week! The carpeting on my floor was wet but had dried by the time they showed up. Upon my move-out, I did notice lumpy/bumpy parts in the wall that looked like old water damage. That's how they deal with this issue. Last thing I'll mention is that my in-wall heater/AC unit was very inefficient. During my first winter, the electric bill was crazy high and the unit would shut off before it provided any real heat. It wasn't broken, but just inefficient, I thought. The next summer, the unit would shut off before it cooled the room, and the bill was skyhigh. I actually removed the outer cover to find out that the unit HAD NEVER BEEN CLEANED. I got rid of the grime and dirt accumulated over G-d knows how long, and finally, it worked just fine. Cooler/warmer, lower bills. I have so many more issues, but these are the major ones. Others: smoke detector fell off the wall the day after Lobos installed it. I had at least one package stolen from near the mailboxes (found the empty box in the building's trash). Lobos advised me to file a police report. Mailboxes not secure; my key caused the whole row to open up. They installed cameras in the entryway and the laundry room without any announcement. Do those use facial recognition or not? Who knows. Front door of building constantly broken due to tenants slamming it. At one point, you could enter and leave without unlocking the door. I reported this and all they did was shove the hardware back into the door. It needed to be replaced at the very least, but I guess that would be too expensive. Last photos outline excruciating slow snow removal. They left the snow in place for so long it iced over and became harder to remove. You must pay to have your carpet cleaned before move-out (more $$$ out of YOUR pocket.)

It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

The first few months of my new renter in the property was fine, however, the last 4 months of the renter being in the property it got to where they were falling behind. First it started as the renter only paying partial, yet the management company kept their 10% of what was paid, I feel they shouldn't have withheld anything until FULL payment was received as they didn't do their part, which was to collect the FULL rent. If you allow pets in your property they charge the tenant a monthly fee, that isn't passed along to the owner so that's pure money for the management company. If the tenant is late on rent the management company collects and KEEPS a late fee, which should go to the owner not the management company. In your agreement with them you allow them to complete work orders up to $300, but the kicker is that they then charge you not only the amount you have approved up to but also 15% on top of the total!! And when they close the work order they don't provide you with a detailed invoice so you have no clue what you have paid for. My biggest complaint about them, above all the fees they charge the owner and how they withhold their money before everything is collected, is that the property managers who manage the properties are never in the office to answer your questions. So when you call in or email to speak to them it goes to voicemail, you get an out of office message that they will be out for 2 WEEKS, and then they never respond back to you when they are back. In my opinion just manage your property yourself or find a different company. If you're a renter go find another property to rent that isn't by this company. I have worked in property management before and should have management my own property myself.

What impressed me most about her approach was that she gave the tour despite me informing her that this was an exploratory effort on my part. Thankfully, my housing emergency was soon resolved through another solution, however, we did not lease a property from RE 360, and because of that, I cannot speak to the management style or effectiveness of RE 360. What I can speak to is Miah's performance and approach. My family and I feel very strongly that Miah contributed to solving our housing emergency because she was a partner in helping us find our options in a pinch. I am thankful that it was Miah who answered my call that day, because had it been anyone else I could've been told that RE 360 would not spend time with someone who was ready to rent, or I could've been taken on a tour with someone who was not engaged in the process because a sale was not probable. As far as the mice go, we killed about 2 dozen on or own despite constant complaints. This was the common theme, complaints were rarely acknowledged.

We took them to small claims court to try and get our money back, but we unfortunately lost. At court, Ron King (who we had never even met before in person) was very dismissive and rude to us. We were left with a very bad impression of Wylie Holdings. From talking to others we know who have rented from them, we know it's not the first time they have done something like this. We just wanted everyone to be aware, especially if you are currently renting from them.
