Horrible. Awful. I lived in a moldy house that ruined most of my belongings and made me sick. I was moving anyway, Anna McElroy told me that I would be given my deposit back. As I result, I didn't retain counsel. My mistake. Anna charged me for removing all the moldy, ruined clothes and furniture and sent an invoice that said, highlighted and underlined "no mold." Please, please, please, if you deal with this company and there's a problem: GET A LAWYER!!! I'm sure they'll respond with something sleazy about how I'm a liar or how I'm wrong but ask yourself why I would waste my time writing this review when I've already moved. I have nothing to gain. The property I lived in was owned by Wind and Sea or something so I'll be reporting both to the BBB, Google reviews, etc. when I get time because these people are disgusting. Here's some mold for you to see. Remember, they may clean it but they won't remediate it so you will be living in moldy home with ants and MMA will tell you it's your fault. If any repairs get done, you will have to call the repair people and take time off work, FYI. This is THE WORST MANAGEMENT COMPANY ever!! I honestly don't even know where to start. I gave them one star because I had to to leave a review. The property that I live at in Redondo Beach has a whole 6 units (not big or difficult to run), yet half the time our dumpster is NOT emptied and even when it is, there's still trash left all over which has created an issue with rats. I've emailed and submitted work requests only to have them ignore the problem but they say the work is "completed" on RentCafe. We're now on day #2 of the management co locking our only dumpster and not providing any of us tenants with a key. I've emailed Anna & Brittney & I've also submitted work orders with NO RESPONSE! NOT ONE! Our laundry room is disgusting and it took months and months for MMA INC to even get a trash can in it. We pay $2.50 to wash and $2.25 to dry. And half the time the washer doesn't spin the clothes out enough to be able to put the load directly into the dryer. You have to pay another $2.50. MMA INC has no one come and clean around the property, dumpster or the laundry room even when emailed or submitting work orders. The only way the laundry trash is emptied is because I take it out. That's not my job! And I had to submit multiple work orders requesting the light to be fixed. Our rent was raised $150 on January 1, 2022 & then again on September 1, 2022 for $275. So in just 9 months our rent went up $425 (15.5%). Yes, you read that right. Our rent was illegally raised twice in one year. One of our neighbors decided to move for obvious reasons and they listed her unit (which they did minimal "renovations" on) for $1000 more than the rest of us tenants are paying. We are currently paying $2900 and they're trying to rent that unit for $3900. Clearly they are trying to force us all out so they can price gouge someone else and it's sickening. Seeing the owner of our building comment, (Michael Fisher) raving about these people is 100% laughable. And the unit that had a catastrophic plumbing issue was mine. So for him to say his building was already in good shape is a total lie. It took him 2 months to have our only bathroom fixed after our ceiling completely collapsed in the bathroom due to an ongoing leak from my neighbors upstairs. When they ripped everything out you could visibly see mold. We were told that our apt was still habitable without our ONLY bathroom. When asked where are we supposed to go to use the restroom or shower? They said walk down to the bathrooms at the beach or go to your parents house that's only a few blocks away. We were never offered alternative housing and were still expected to pay our rent. If you're a renter and you see this company, RUN!!! If you end up deciding to rent from them be prepared to have no one coming around on a regular basis to keep the place up, to deal with being unable to use the dumpster for your trash oh & get the longest lease possible so that you don't get hit with huge rent increases twice a year because these people are driven by straight GREED! read more

Repairs take months to even be acknowledged, let alone fixed, no matter how urgent. My manager never replies to me. We currently have a raging insect/roach infestation, and Brittney Marquez has ignored us for days. It is unsafe and uninhabitable; I am paying rent for an apartment I'm unable to live in. No one from this company will respond or help me. Absolutely disgusting. Avoid signing with them at all costs. I have never had such an awful and unsafe living experience. This review is for the address 513 s Catalina ave apt f. It is a 290 sf unit and the building is old and not updated see pictures below. We lived there for about 8 months before we had to leave due to the unprofessional behavior of Anna the owner of the property management company and the owner of the building David Willison. One day Anna came to our door for an inspection while we were taken aback since we were not given notice she stood outside insisting she taped a note to the door and it must have flew off very professional. I let her even though she didn't even know my name or my husbands name, she walked in less than 5 minutes, didn't even open drawers turn on faucets like every other inspection I have had. Then the next day as I was home alone a man comes pounding at my door I don't open since I didn't know who he was he was pounding at the door and window for 15 minutes before I opened the door. The guy said he was the owner of the building and asked me how much I paid in rent and if my apartment was ok. I emailed our property manager to let her know of this man and if he was the owner shouldn't Anna have communication with him to let him know of the rent and the state of the apartment? Then I get a email stating they are blaming my husband for making a public stairway dirty and I will have to pay to clean it, and that the electric bill that is included in our rent will be charged starting from when dirt started renting. So after a email lengthy email exchange from Anna and myself I have an email of her stating we are not responsible for the stairs as there is no proof it was my husband. Yet we were still charged out of our security deposit. So honestly save your time with this small company who clearly say one thing and can't back it up. She can't control her clients to let them know they can not come to the door without a notice. It is clear she doesn't know what she is doing because I was charged $240 to paint the stairs when they looked like they the local preschool kids do it, pics below. Also don't rent from this building it is a sad case of someone who thinks since it's by the beach they can charge high rent for a cheap shack. When we found a new place in town to live we ran into one of the tenants there a week after we moved who said they are trying to raise her rent even though nothing is upgraded and the laundry room is always broken. I will say Brittany our property manager was always nice and professional so at least this company has something going for it. So save your time and money and go one street over and you can get an apartment double the size for $100 bucks more! Oh quick side note during Anna's inspection we let her know of a few things that needed fixing (new locks, ceiling fan blade,and bathroom grout) they were never fixed. I don't know if that is because they are bad a time management and can't hire someone to fix it or if it's Because they wanted us out anyway. Because I live in Northern California, I hired MMA a little less than a year ago to manage my two South Bay properties in Redondo and Hermosa. Their service has been extraordinary. Just prior to the transition, a catastrophic plumbing issue occurred in one of these buildings. Anna and her team were able to resolve all issues almost overnight. Beyond that, the transition truly was a breeze. At Anna's suggestion, new leases were prepared, and full building (and individual unit) inspections were conducted. I was kept apprised at each step, and received a full report. Although the properties were already in very good condition, Anna and her associates made suggestions for further improvements, and then quickly implemented those that I agreed to. Anna clearly has a good sense of the market, and of market rents. She provided me with a market analysis and rent proposal, leading to much higher rents in almost all my units. If you are looking for a hands-on professional property manager, I could not recommend MMA more highly. read more

Slow to respond when there were issues with the rental unit. Workmen sent by the management company were unprofessional and brought their kids to the job. Did a move out inspection and was told my Anna that everything looked good and we would receive our entire security deposit back. When the security deposit finally came, it was half with many deductions Anna did not mention in person. As a landlord this management company may be ok, but keep in mind they do not care about the tenants. read more

Anna gives me excellent personalized service, as compared to dealing with some larger management corporation which doesn't know or care about my concerns or individual circumstances. They manage a property I live at in San Pedro - been here forever now and don't plan on leaving unless they do. They're located in Rolling Hills yet still handle maintenance matters in the snap of a finger. Their vendors are so accommodating for our crazy schedules and are very prompt. There's nothing like having to manage families, their home, and their finances all in one but it seems to come first hand for them. I used Anna's services for my grandfathers property in Lomita. It was in complete disrepair and not maintained. I really needed her help after taking a month to remodel a bathroom in just one of the units. I was overwhelmed to say the least. Luckily, I already knew about her as she is my good friends sister in law. After her company took over, it was very easy to fix up the property with her connections. She handled everything with meeting the construction guys on site and I never had to worry about it. She also quickly found tenants to live in the units, another thing I never had to worry about. Everything Anna did was top notch, she provides an excellent service. After finding tenants, her company collected rents monthly and a few days later my grandfather would receive a check along with a monthly statement. There's a nice security you have using her services....small relative fee for service and if the tenants don't pay she has a quick and effective plan for that. Peace of mind!
