I can not say enough good things about gdaa. Anytime we have a problem they jump right on it. I know that the owner has a big part to play in this too but I really feel that they are advocates for the tenants. First day we were in I had a problem with the ac and they got someone out same day (thermostat needed new batteries), my stove went out they had someone out next day, a skateboarding kid broke my rock wall and they fixed that within a couple days, and finally my trees needed to be cut and they got it done again within a couple days. Each company has been great! This is over a 3 or 4 year period of time! Never have let me down. I also don't think that our manager of our account, with the property manager, has changed either. That says a lot about their company! Recommend them to everyone I can. read more

My family and I recently moved out of a home managed by GDAA Property Management after 5 years. I have to say that the comments on here by others saying what a horrible company they are to work with is laughable and sounds more like sour grapes than anything else. The quality of service my family received by the staff was wonderful. We ran into some financial issues once or twice and needed to be able to pay late. When my wife called the office she felt embarrassed even having to ask for help. She explained the situation and the staff showed genuine compassion for the issues that were affecting my family and they were more than willing to work with us. During the brutal summer we had last year our AC went out. We called in on the emergency line after we got home from work and we received a call from one of the ladies within minutes. I was really surprised when, within 10 minutes of talking to the staff their AC repairman had called me to say he was just finishing up with a job and would be on his way to my house within an hour. More recently I had an issue with my garbage disposal not working. It wasn't an emergency and I notified the management company pretty late in the day. I wasn't expecting them to be able to get someone out the same day but they did. Those are just two of many examples of their prompt response to repair issues. One of the things I really liked about this company is, I have no clue how many other properties they take care of or how many other tenants they have but each time I called in they made me feel like I was the most important one. Each time my wife or I had to go into the office for something they knew us on sight and we never had to reintroduce ourselves. I know it's their job to know their clients but they never made me or my wife feel like we were just another name or just another rent check. I would, and have, recommended this company to family, friends and coworkers. I think that if you go into leasing from this company, or any other company for that matter, read and abide by the terms of the contract you sign and most of all act like a responsible adult you aren't going to have any issues. read more

I am current'y leasing a house from this property management. The staff is very unprofessional and rude. They do not care about the quality of service they give and will send very unskilled maintenance guys to our property, only to fix big issues like, toilet and water heater problems. Even then, the water heater was installed incorrectly, needing replacing three times. Finally a contractor was sent to fix the toilet, saw the poor job done on the water heater and actually fixed the problem. We've asked them multiple times to fix things like the ice maker and broken off cabinets, with no hint of them getting around to it. We also had a fence door issue to the back yard that was only half fixed to get it to open. The door still drags the soil horribly and is warped. The door will hardly latch, but it's good enough for them! The sinks were touched up horribly and rusted faucets are apparently an ok standard to dish out to their tenants. Needless to say, we are very unhappy with everyone we have encountered from this property management. 5/22/13 - to update, we have tried to contact the ceo to let them know how the staff acts, but haven't received anything back. Our house is going to be put up for sale soon and the owner has been in contact with us. She was extremely unhappy to hear of how they treated her tenants. If I could do one good deed in this world, it would appear in this order: 1. End world hunger 2. Cure cancer 3 .Make sure the person reading this comment would not rent from GDAA. They have become the bain of my existence and are BY FAR the most unethical company in any industry I have come across. I understand there are nitpicky things we can point out about a property management company, but these guys trump all. In short, they don't do anything to take care of the property and charge you for things they shouldn't charge you for. FOR EXAMPLE, I had a rat issue at my property because there were 9 holes in the exterior of the house because GDAA doesn't take care of their properties. They chewed up my furniture, and there was rat feces everywhere. It took GDAA a week to get someone out there and by the time that had happened, the rats had died in the wall. Of course GDAA wasn't going to pay to tear down the walls, so I was told I had to wait a couple of weeks for the smell to disipate. It was so nauseating I had to stay at a friends place for two weeks, and how does GDAA compensate me? By telling me I AM THE ONE that need to pay for the rat issue because rats are considered a pest. Fortunately they backed down from that stance, but now I am having to get an attorney involved after moving out. I had my carpet cleaned and left the receipt at their office, what do they charge me for on my final invoice? Carpet cleaning. I spent four full nights scrubbing the duplex with my girlfriend and making sure it was spotless. What do they charge me for? $125 cleaning. The cheap carpet in the house was coming apart at the seams (even the carpet cleaning people I paid to clean the house said it was because of poor installation) and what do I get charged for? $500 to reseam three spots in the carpet. The 15-year old vinyl flooring in the bathroom that I asked to be replaced when I moved in and that was never replaced like they promised? Yeah they charged me $80 to replace that and $25 to replace an air filter I replaced 3 weeks before I moved out. If you have read all of this review, know these are all only some of the stories of the pain I have had to endure from dealing with this company. They have received an F by the BBB and there's a reason. I beg you not to rent from this company. There are so many other options in Austin. read more

This is my first time to write a review here. I have a very frustrating experience with GDAA. I have a brand new house at Pecan Park. GDAA was not able to secure a tenant for me for more than 3 months, while the average market time is less than 45 days. I was trying to reach out to the owner and I got no response in 10 days. Some of the issues I got are: 1) The manager is not responsive. Several people complaint to me that they were not able to reach her. Some people submitted the application but they never got any response from her. 2). The manager has never proactively given me an update about the rental activities during these three plus months leasing period. 3). The manager did not take care of the property. After the previous tenant left, the back yard was left unattended and the grass and weed grew out of control until I got an warning email from HOA. I forwarded her the email from HOA on 04/14/2014 and requested to cancel the contract on 04/22/2014. She charged $80 for the back yard (about 300 square feet?) mowing during 8 days period and told me that the vendor did the yard work on 04/10 and 04/21. The truth is, HOA told me that their picture was taken after 04/10/14! The lawn clearly was not mowed on 4/10/14. 4). The manager did not want to spend any effort in renting out or managing the house. She used the old pictures which have last year's date for MLS listing. I asked her to remove the date which she agreed to take more pictures after the tenant left. But she has never done it. Another example, The previous tenant was not able to get all the keys ( gate remote, pool key, mail box key) from her for a month. read more

Do not go through these people when looking to rent/lease a home or duplex. They are scandalous liars and will take your money while making you think youre getting the house you want then leave you high and dry with nothing. Staff is very unfriendly and unprofessional. They got busted lying to my real estate agent also. They have an F rating with the Better Business Bureau and when I talked with the Board of Realtors, they said that residents that have leased with them had nothing but issues with things never getting fixed and the staff being rude. Awful company to deal with. That's if you can even get a hold of them. The best term I can use to describe GDAA is unresponsive. The women that work in their offices have always come off rude or apathetic to us. They don't have their properties upkept very well and use very low quality and probably cheap repair and cleaning services. We needed multiple repairs at our rental and all the work was done poorly by third parties that could care less about appointments or quality. If I could give them no stars I would. The staff and the landlords (from what the staff say to the tenants about the property owners) are unprofessional and unfriendly. There response time for issues and some of the vendors they use are lack luster. When we moved into one of their properties it was far from move in ready. As a tenant of almost three years this is the last straw....I would NOT recommend leasing from GDAA because if you have an emergency after hours you are SCREWED....an emergency on the weekend.....your totally screwed....their emergency after hours "night tenders" have NO authorization to do anything!! Lightning struck their dwelling and "night tenders" can only send messages....and of course NO ONE responds! This happened last year of course not as severe as this time and NO ONE came or called until Monday!! For as much as they charge and with their HOA you cannot even park your vehicle on the street and if you park in the additional 4 parking spaces at the end of the street your vehicle could possibly be damaged by NON BONDED contractors mowing and weed eating on the rocked landscaping in front of all properties.....my vehicle was in June....which ALL at my expense! If you park on the street the lease states you will be fined by HOA..... Larry with HOA stated it will be towed at the owners expense....it DOES NOT state this in lease and there are NO towing signs anywhere. Since my vehicle was damaged in June there has been NO mowing of the perimeter of the property so the weeds and everything around the property are HUGE and snakes are in abundance....I kill snakes almost daily! I spend lots of $$$ on mothballs and insecticide! The front yards which are all rock have weeds that grow as big as the shrubs and trees.....HOA does not keep the property looking nice! But will threaten you to TOW your vehicle if you park on the street! Maintenance issues as well....we had a leaky roof for MONTHS..... I had to call and call and call to get someone to fix it! Finally the roof was repaired correctly after three attempts from three different roofers but damage was never repaired! The area we love but their services on maintenance are RIDICULOUSLY insane.....they could care a less about their tenants and after this last mother nature incident it's obvious they could care a less at keeping their properties maintained! So these properties will be an eye sore to the city of Kyle in no time! For almost new property there are lots of issues from the builders!! Not to mention people move and out quickly....except for us....we have been here the longest along with our neighbor....which both have life happenings and unable to make an expensive move this year so we both resigned a lease....then this big mother nature episode and only contact after "office" hours is night tenders that CANNOT help tenants in anyway!! Rent an apartment before you lease from GDAA! It may suck to live in apartments but at least they care about their properties and have emergency service! GDAA could care a less about maintaining the units and DEFINITELY could care a less about their tenants! read more

We were living in our home for 2 years, and hardly ever needed help from the property management company. When we first moved in our water heater was giving us trouble, which meant cold showers. When they sent someone out they said the water heater was old and probably needed replaced but they couldn't do anything about it. Four months before we moved out, our water heater broke. It took 3 weeks for them to fix it. Yes...we took a cold shower for 3 weeks. During those 3 weeks, we heard rats in our walls and started finding evidence that critters had moved in. Two weeks after reporting this, GDAA sent one person out to "inspect" the property and decided that they would wait until our lease was up before they addressed the issue. We moved out early (obviously), and a neighbor of ours told us new residents moved in a week later. Whoever is living there now, is living with rats in their walls. I was very disappointed with the lack of assistance we received especially since we were easy tenants. read more

If I could choose zero stars I would. I would not do business with this company. They are rude and passive aggressive. The contract is more extensive than a home purchase and is bent dramatically to limit their liabilities and leverage their position over the tenant. This translates into rude and passive aggressive behavior. They often respond with cut and paste segments from their contract. For example, when the ice maker breaks, they respond with the contract terms that they have no responsibility to fix it, but in fact they may remove the refrigerator all together leaving me to go out and buy one. They certainly don't want to fix anything, and simply choose to ignore written requests, as if they didn't exist. Rent from them and be prepared to be treated like a bottom dweller. I fixed my refrigerator myself, and have a smoke detector and a dish washer that doesn't work and they simply respond over and over....."we have a call into our vendor." And then when you call the owner, because you have a good relationship with the owner, they send you an email chewing you out, claiming I don't have the right to contact the owner. They refused to call me back, they would call my husband back but never me even when I left the mssg with my phone number they would call him. We also have been waiting for 6 weeks for our deposit back. They said they mailed but couldn't tell me how much it was for or what deductions there are. When I asked to have them reissue it they said it would be ready today (over a week from then). I called to make sure it was ready for me today and they are not answering their phone. Much has changed since my last review. After everything we went through to get our pool key, we still don't have it. After over a year, we're told we can get the key @ downtown Austin (from RR) during working hrs Mon-Fri only. The dishwasher and oven was broken when we moved in. They told us we had to pay for oven repair and the dishwasher was replaced with another that doesn't work. I wonder what we're going to do about Thanksgiving. read more

I just rented my home from GDAA in March. Upon move in, I found the ceiling fan in the great room didn't work. Also I couldn't open the gate to the backyard which meant I couldn't get my lawnmower in the back. I contacted GDAA & these repairs were done quickly & efficently. I was a tenant in a GDAA managed property for over 3 years. I moved out and left the house in great condition, however, they did not think so. They took me to the cleaners by robbing me of my deposit money and charging me for maintenance items the landlord should have been responsible for. I would stay as far away from a GDAA managed property as possible. They will rake you over the coals. read more

I was skeptical of the five star reviews, but thought I would give them a call anyway. First, they said they didn't handle leasing in my area. However, they would consider a sale. We thought about it and decided to continue to sell by owner as we were already in the middle of listing our place that way. However, we tried to lease our office in downtown RR and the woman who answered the phone was hard to understand. She sounds like she's putting the brakes on several times throughout each sentence. Well, I guess she got annoyed at my asking to repeat her. She put me on a long hold for spite and when I asked her for the contact for the realtor who gave us his cell phone for the previous would-be sale, she said she couldn't do that. All she could do was take my name and number. I had to come right out and ask her if she would put me on hold and call the guy. Reluctantly, she did so. He called me back and said he would email someone else that their company works with, and that guy would call me. Of course that never happened. I called them again today, talked with the same guy, and he said "we don't do commercial, we only do some commercial" and would not explain why leasing our space does not fall under the category of what they do. The realtor he was referring me to was a residential realtor. He had to put me on hold, go ask somebody, and had to come back just to answer my question the same way. We don't do commercial, we only do some commercial. He was on speaker and my husband was shaking his head in the background. Between him and the rude receptionist, I have no problem looking elsewhere. Makes me wonder about the five star reviews. read more
