These guy's are not really property managers. They clearly make their money elsewhere and don't really run an inspiring business. They manage my 30-some-odd condo complex and I only have one unit. They don't respond, don't keep good records, and don't really do much upkeep of the common area. I wish there was a way to motivate them, but they just don't give a hoot, so I'm stuck. Ugh! If you have a choice, do yourself a favor and do extensive due diligence before you sign up with Gerson. If I could give ZERO stars I would. Just like a lot of other reviews - this company is extremely incompetent. Our move in was never inspected, I can tell you they didn't even clean before our move in - the dishwasher was CAKED with calcium and lime and I had to spend 4 days soaking it, it looks like it had NEVER been cleaned, there's holes in the carpeting and who knows when the last time it was replaced or even steamed cleaned - it wasn't even vaccumed before we moved in. The exterior and every single screen is caked in dirt. We were supposed to get two keys, only got one, back door completely broken lock and handle, didn't get a correct mail key, our pool key doesn't work, blinds were broken and inoperable, missing shelves in the kitchen, torn and bent screens that let mosquitoes inside constantly so can't even leave the slider open for breeze in the mornings, communication with them has been an absolute NIGHTMARE. We've put in requests to fix things and they send their awesome maintenance guys with a broken truck and the ability to do nothing, half our stuff needed is still unfixed. I'm having to call and contact the HOA myself because I don't believe they are actually doing anything. If you come across this company RUN FAR FAR AWAY - and FAST. Since this company took over our HOA, I've already been charged late fees three separate times--even though every payment was scheduled through my bank and delivered to their mailbox 3-4 days before the due date. Each time, my bank confirmed that the check was successfully delivered, yet the HOA repeatedly insists they never received it. This is unacceptable. Homeowners should not have to fight to prove payments that were clearly sent and confirmed. It raises serious concerns about accountability and how these fees are being assessed. Even more frustrating is that aside from collecting fees and issuing penalties, there has been little to no visible effort to actually improve the community they were hired to manage. Homeowners deserve transparency, fair treatment, and management that focuses on improving the neighborhood--not creating unnecessary disputes over payments. read more

The other issue's I have been having from that first call to the landscape company "they blow over my potted plants"! Now broken as of two weeks ago. I stepped out and was like WTF... THEY DON'T DO THIS TO ANYONE ELSE. MR GERSON CAME TO MY HOUSE AND YELLED AT ME. AND TOLD ME NEVER TO TALK TO THEM (btw they told me to shut the f up right at my front door. SAID HE HAS HAD MANY ISSUES WITH ME! (ABSOLUTELY NOT TRUE)! THEN I SAY THEY KEEP BREAKING MY PLANTS AND THE HAVE ALSO KILLED PLANTS I WAS GROWING. I rented a unit to rent and when I moved in the place was filthy. I sent photos to the management company to show them and I didn't hear back until I drove to the office. They told me the OWNERS of the property said they would take care of the supposed cleaning... since I can't live in filth I hired a company to come in and scrub it. IF your the management company someone should have checked to see if the place was cleaned properly before anyone moves in which obviously wasn't done. This Company has taken over a complex on Jentilly Lane in Tempe, AZ and has collected HOA fee's for years and has done nothing and for 3 years I call to speak to Mike Gerson and he is never in the office. These are some of the rudest people I've ever conversed with about business and money matters. If you have ever experienced a person who had nice polite words to communicate with but their tone dripped of something with a definite condescending foulness. I see a bunch of bad reviews on them and they are not rated on BBB info. They claim to be an HOA management firm among other things but the only 2 places they concentrate is collections and inspections. My immediate concern was just to pay out HOA dues as they call it, because this company just took over taking our hard earned dollars for absolutely nothing that I see and giving senior citizens a harder time because even though you didn't have a say so about them assessing your property so you either pay or they put a lien on your property and will prosecute you in court. I've lived in my house for 10 years and this is the 3rd rip off type company I have had to deal with. I have to give them 0 stars and I wouldn't have them manage my dogs house. As a renter I have never been happier with a management company. We have rented through a few other companies and this is the first company that treated me like a human being with feelings. I am a single mom living in the urban core of tempe where I am making just above the amount that would qualify me for food stamps and affordable housing benefits. Now they want to charge me an 8% increase during covid-19 where my job security is low. That should be inhumane, that should be illegal, but yes we live in AZ where it is profits over people. The urban core is experiencing the highest population who are struggling to make ends meet, now with this rent increase I will be one of them. No star should be given to this company Ignore Tempe Trespass form. On June 8, 2020 , a resident called the police because of a homeless guy sleeping close to a particular's unit window. The police said that there is no Trespass form in their file confirming that the place is private property, so the police could not do anything. Eventually, homeless guy slept under a particular unit's window, and that unit's window was broken. On July 18, 2020, an owner mentioned Tempe Trespass form during the HOA board meeting. Mike Gerson ignored and did not care. From Sept to Oct 2020, several owners called the Tempe Police officer and found out the trespass form was filled out on Aug 18, 2020. I have had an issue with an HOA company before this one. This past year I have received multiple late payment notices after the previous two years never having problems. My payments have always been early or on time at the latest. Reason I know is because my checks are set up on Auto-Pay with my bank. I have had to provide reference numbers multiple times for them to do the research on their end. Then they follow up 24 hours later indicating that there was an error on their end. Truly an inconvenience fora consumer to have to do the leg work for errors made on the providers side. I've been at a rental property managed by Gerson and it is embarrassing the condition of the property. I notified them that the maintenance man spilled my oil pan all over the car port, asked them to clean it up. 2 days later the oil pan is missing and no clean up. I rented with them for 3 years, and they always promptly fixed everything (including a new garbage disposal and new washer dryer combo!), and I got ALL of my deposit back (except $45 for forgetting to clean out the oven) although I did make sure to really clean my apartment before I left). Gee, this was my HOA in Tempe. We never had meetings. Never got any news. The pool was dirty most of the time. Even the board of health closed it at one time. The property looked awful. I was ashamed. Yet we paid a sum that gave others paying the same really beautiful properties. Twice I caught the gardeners/yard workers blowing all the dirt/debris/leaves into the neighboring complex. They noted I was videoing them and quickly pulled their bandannas up even further on their faces and raced off. Someone really needs to perform an audit of the Gerson HOAs. read more

Very poor communication. We lived here for 3 weeks before anyone could tell us where our mailbox was or what box number it was. They are not forthright and told us things would be taken care of prior to move in that weren't. Nothing terrible but disappointing. Unresponsive, not very helpful when it comes to appliance repairs. Our maintenance service is awful. non existent really and takes months from first work order, calling to check, asking online, asking in person, to actually getting anyone over to actually just look at something. Its just not the level of appreciation or care for the resident or the home you'd come to expect when paying a decent price for a larger, nice home in a gated community. I wouldnt ever rent from this company ever again. We have learned our lesson. I am a townhome owner for almost 14 yrs that Gerson Realty manages. Since the beginning I have had mixed feelings about Mike Gerson and the HOA. The come off rude and uninviting to homeowners who only want to improve their own portion of the property or to have something fixed that the HOA needs to do. No wonder no one ever goes to an HOA meeting unless that absolutely have to as it is dreadful! Again I have had good and bad interactions with this HOA who come off bothered, rude from the get go. They have kept the property fairly clean so I give them kudo's for that. But if anything needs to be done cosmetically, they won't do it. Like the stucco is falling off or a board is rotting. They only do it when roofs are replaced or complex is painted which has been only once since I have been here. Anyway, this current issue really set me off. I formally submitted a request to plant a tree on the common ground in front of my unit because the west sun is horrible and I have 5 windows that are getting blasted and so much hotter in the summer when the sun hits them. So this isn't a cheap investment for me. Just under $2k. You would think they would be ok with the so called donation to the property. Well the particular tree the nursery recommended for me was denied. But I only found this out when I showed up to an HOA meeting that Mike Gerson specifically gave me the date for and no one was there. Anyway I called the night service to find out where people were. Mike calls back and then says the HOA meeting was the week before. Waste of time but it didn't bother him. He told me that they type of tree (a ficus) has terribly root issues so it was denied. I can understand that but why wasn't I told as the request was submitted 3 wks earlier. He told me that he and the Grounds Foreman would go look at the landscaping in front of my house and give my recommendations, etc... That was a month ago. I sent him an email 11 days ago asking for an update that when unanswered. I sent another email as now I am annoyed by lack of response and professionalism. And I get a response back with in a couple house literally saying from him "Your request has been denied." PERIOD THAT WAS IT!!!! It has almost been 2 months since I dropped off the tree request to him. That paperwork has a portion that is supposed to be their responses, recommendations, etc. "And all I get from him is Your request has been denied" seriously I am now pissed! Not because the tree was denied, but because of the lack of this companies professionalism. I am required to submit paperwork and they are supposed to return it to me with response. Why should I have to pull teeth to get some sort of response. I can say I lived in Ahwatukee for 10 yrs prior to moving here and not once did I have a problem with the HOA. But Gerson Realty Property Management really stinks. I see all the bad reviews from the rental folks and honestly I am not surprised. Don't expect fairness, professionalism from them. Oh and if they don't like you they make snide comments in the HOA Minutes. I busted them on that too! If I could do 0 stars, I would... I used Zillow to find a rental and was actually pleasantly surprised when Michael (don't call him Mike he doesn't like it) Monaghan emailed me back about it. We went to look and I knew what the layout would be because I lived in the same neighborhood before but the condition was horrid. There were various items he blamed on previous tenant and items he didn't see before that we pointed out and he promised to have it all fixed because it was supposed to be ready to rent by 10/17. Granted, I didn't need to move it til November I did tell him if things take longer to fix no problem. We did all our paperwork to apply and they asked me for the FULL Security Deposit (NOT ERNEST MONEY) that would be non-refundable before they even showed me the lease... umm very odd. I have never had anyone ask me for the security deposit (full) before even having a lease presented to me to sign. That's fine and dandy but come 10/17 I emailed asking if everything was fixed and no answer. Come 10/18 I emailed a follow up and Michael replied saying yes everything was fixed as planned. I asked to see the place again and he again told me the amount of the security deposit. So we got the cashier's check and told him we'd have it in hand when we go to look. He had another family there at the same time (i'm guessing to make one of us rush and feel like we were in competition...) Umm that backfired on him because this family also was lied to. Both of our families saw the place before and knew of the issues and neither of us were happy that it was in the same crappy condition it was before except for the few drywall patches and paint. Here are the items we expected to be resolved: 1- Broken Window - still broken 2- Water damaged flooring where fridge is - whole kitchen section to be replaced with tile... was only replaced in front of the fridge and NOT even all of the water damaged parts replaced. 3- mold in bathroom-- where it flooded still there 4- doggy door- still not replaced.. was damaged and disgusting. 5- roaches in garage--- no sign of pestcontrol being there take care of it 6- broken glass in between the concrete slabs in the garage.... still there 7- Water damaged floor upstairs--- still there to the point where a kid can stand on a spot in the room and it sinks in. 8- Holes in stucco where it was beyond the wire mesh (rodents and birds can come through) still there 9- some faux piller still out front and not removed... basically the only thing done was drywall patch and paint... and part of the flooring replaced in front of the fridge. Yet he had the audacity to say that everything was fixed and only thing left was carpet steaming and cleaning. Mind you the carpet had what looked like poop and all kinds of weird stains and chunks so it wasn't shampooed--- It was as if they wanted the money but wasn't willing to be honest and actually take care of the place... they did say the owner was out of state so i'm sure they are being taken advantage of... so disappointed. read more

Currently a resident. we don't really report issues because the one time we did it was an absolute disaster that took forever to fix. Which is unfortunate because our fridge has been broken pretty much since day 1. They also are very unprofessional with their contracts. They printed the wrong numbers our second year and tried to charge us much more than the contract we signed indicated and argued for months before they fixed the issue and then tried to get us to sign another contract with a higher rent. We did not. Then they started charging for water and trash, which was included when we moved in, and threatened eviction if we did not comply. Now, in these trying times, they raised our rent almost twice as much as previous years without explanation and their office is closed so we cannot go in to speak with anyone. They are also not answering calls and keep indicating that covid is the reason. So we got our new lease agreement very late and had no time to find another place to live, nor were we able to contact anyone at Gerson, so we are stuck paying high rent on a place with a lot of maintenance issues and an HOA that is charging ridiculous amounts for things that they are not maintaining or allowing use of. read more

Found their rental ad on a zillow or trulia and received a call back from Keenan Gerson and set-up an appointment to see a house later that day. We arrived on-time but Mr. Gerson was 15 minutes late. Looked at the house and liked it but was very vague on answers. He told us to just apply online. So, I tried to do that but was not able to complete the application process after many failed attempts. The next day I called their office and a lady answered and said that Mr. Gerson was in, then she came back on the line and told me he was not and wanted me to leave a message. I did leave a message and never received a call back since. Good thing because I found an awesome property elsewhere with great people showing the house. Also, its about $35-$40 application fee for each person going to live at the house, non-refundable. Just a heads up to all who are out there looking to use their services. read more

I generally speak with Keenan, who is not always prompt in returning my phone calls, but will return them within a few days. I had the displeasure of speaking with Mike Gerson, who was nothing but rude on the phone. When I would ask him a question, he would not give me a complete answer. When asking him the question again because he did not give an answer he rudely stated,"You've already asked that three times, I don't know what your looking for." The only reason I continue to lease from them is because I like the place that I'm located at. But I would not suggest using this company. They are rude and unprofessional. This business is garbage, starting at the top with Mike Gerson himself. He'll ignore you, and then blame the "Board of Directors" for their wrong doing! Mike Gerson has no heart and does not care at all for the people in his care... I live in one of his condo units in tempe Bryn Mawr, and my vehicle was Wrongfully towed away. The vehicle was registered and insured. The landlord told me there's nothing she can do and that I have to prove the car was registered, which I did. At first they claimed it was not registered and that's the reason they towed it, but when they got proof it was registered, from the towing company, (all city towing), they then claimed it was towed because of a flat tire. The tire just had a slow leak and I was keeping it up pumped up myself with a hand pump (and have neighbors as witnesses that can prove it) every few days, as I was trying to sell the vehicle because I am a single father of 3 young children and struggle on a daily basis. I get absolutely no help from the government and never have, and my children's mom has been nowhere to be found for several years so I work during the day while my kids are in school and bust my ass just to survive. Can't even live right because of being stressed out every day that my own vehicle would be towed out of my own parking lot where I live and pay rent for.. I've been at this place for years, pay rent every month, this was the 2nd time they towed my vehicle the 1st time it was in my own private covered parking space that I pay rent for, and the registration had just expired. I begged and pleaded that I am a single father, to return my vehicle but nothing, and I had to pay $130. This time I begged and pleaded once more he told me hes awaiting pictures from the towing company whether the vehicle was registered or not I said OK and waited for 3 days no response, until I called again and again, finally caught him and he said that he did receive the pictures days ago and that the vehicle showed that in fact it was registered and is still, the vehicle was registered weeks before and I have all the proof including the tags still on the vehicle and also glove compartment at the tow pound.. So he tried then to say it was because of the flat fire and it was the "Board of Directors" who told him to do it, so he told Aaron Valez to do it... as you can see the blame gets shuffled around by Mike Gerson Personally.. I DON'T Understand how Mike Gerson can Even Sleep at night knowing he's destroying someone's life!?! It's sickening!! Shame on you!! Mike Gerson and the company he represents has no moral compass, and does not care of anyone and its obvious. Is Bud Gragg & Associates Real Estate a real company? I think they are just a brush off tactic by your landlord so the bullies can be sent in! Thus far, everything they have conducted in terms of my rental agreement has been illegal. Firstly, I received a notice that stated Bug Gragg & Associates are the ones that i need to contact from now on concerning rent and repairs. The document was not signed by my landlord nor was it notarized. It is because of these reasons that I choose to ignore the notice. I learned that while ignoring the notice, this joke of a real estate company decides to send me an eviction notice. According to the Landlord Tenant Act, the eviction notice itself is illegal. The landlord telling me to deal with them is illegal. Here is what I have read in the Landlord Tenant Act: When You Can Send Tenant a Notice for Termination With Cause Although terminology varies somewhat from state to state, there are basically three types of termination notices for tenancies that landlords terminate due to tenant misbehavior: Pay Rent or Quit Notices, which landlords typically use when the tenant has not paid the rent. They give the tenant a few days (three to five in most states) to pay the rent or move out ("quit"). Cure or Quit Notices, which landlords typically give after a tenant violates a term or condition of the lease or rental agreement, such as a no-pets clause or the requirement to refrain from making excessive noise. Usually, the tenant has a set amount of time in which to correct, or "cure," the violation. A tenant who fails to do so must move or face the possibility of an eviction lawsuit. Unconditional Quit Notices, which are the harshest of all. These order the tenant to vacate the premises with no chance to pay the rent or correct a lease or rental agreement violation. In most states, unconditional quit notices are allowed only when the tenant has: repeatedly violated a significant lease or rental agreement clause been late with the rent on more than one occasion seriously damaged the premises, or engaged in serious illegal activity, such as drug dealing on the premises. However, in some states, landlords are not required to give the tenant time in which to pay the overdue rent or fix a lease violation. In these states, landlords may use Unconditional Quit Notices for transgressions that would require Pay or Quit Notices or Cure or Quit Notices in other, more tenant-friendly states. In these states, landlords may extend second chances if they wish, but no law requires them to do so. Even after receiving notice, some tenants won't leave or fix the lease or rental agreement violation. If you still want the tenant to leave, you must begin an unlawful detainer lawsuit. This involves properly serving the tenant with a summons and complaint for eviction. In the state of Arizona, there are specifics. Here are those specifics: Arizona Ariz. Rev. Stat. Ann. § 33-1368 10 days Material misrepresentation of criminal record, current criminal activity, or prior eviction record Immediately Discharging a weapon, homicide, prostitution, criminal street gang activity, use or sale of illegal drugs, assaults, acts constituting a nuisance or breach of the rental agreement that threaten harm to others. The eviction noticed served to me has the same ARS 33-1368 listed. I have no criminal record. I do not conduct in criminal activity. I have never been evicted. I have not discharged any of my weapons. I do not prostitute. I have not done a homicide. I am not involved in gang activity. I do not have anything to do with drugs. I haven't assaulted anyone. Nor does my rental agreement with my landlord cause any threats. I do have everything that I need to go to court when they decide to waste the everyone's time on that day. I will be suing this company for harassment and I suggest everyone else do the same. Tenants to have rights. Remember that. Only giving them one star because I can't go any lower. I rented a split portion of a house from them last August and afternoon moving in, found serious health hazards. There were no smoke or CO detectors. My bedroom had a door in the closet that connected to the other persons side of the house, specially a man's bedroom. As I am a 23 year old young woman, this was not safe to me. His roommate had mold growing in his closet due to the washing machine leaking. They came and spray painted over it and called it fixed. There was a man living in the back shop space who had a bathroom attached the the outside of the main house with no light and no heat. Any maintenance request made didn't get completed or got a half-ass fix job. The washer and dryer we shared with the other tenants broke constantly and they replaced it with old ones. There were electrical problems and my electric bill was almost $400 for a 800 sq ft "duplex". Six months later, I go to code compliance and find that the guy in the back couldn't live there because it was zoned as a shop, the house was not split in the floor plans so the city had no idea multiple families lived there. I was told to submit a 10 request for repairs of any unsafe items, which I submitted. I gave them the 10 days to fix the problems or I was allowed to break my lease. I received no call until the day my lease was to be terminated and have now had to fight them on the legality of my notice, even though I am in the right. They sent me an itemized list including the cost of things to fix that were broken before I moved in, including installation of all detectors, which I refused. I paid my rent on time, was willing to pay up until the day I vacated while they tried to charge me for the entire month. This company is horrible, they are only out to take advantage of people who can't afford to take them to court. Never rent from these people! read more

When I first arrived to my unit the lock box was not opening with the code they gave us. It was very late at night and I did not have phone service for hours, so I was unable to call the maintenance service and had to sleep in the uhaul. When I called them the next morning, I had to borrow a phone from a business. I left a message with the answering service that I was locked out of my apartment. It began to snow. I called them back an hour later, and they said the maintenance technician on call, Keenon, had read the message (they can see when the message is read by the tech) however he did not get back to them at all. I left another message. After calling 3 more times (in a span of 3 hours) he was finally available for me to be patched through by the answering service. He then began to give me a series of codes that did not work to try on the lockbox. This lasted about 8 hours. Every time he gave me a new code I would have to drive home from the business I borrowed the phone from, try the code only to have it fail, and drive back to call him again. It was snowing. Finally, in the dead of night, I explained to him that I had to sleep in a uhaul, and all I had been through. And he said "Okay. I guess I'll call a locksmith". Then, he finally sent me a code that worked. Wow. I walked in the apartment, I instantly see mac and cheese smeared on the tile in the kitchen. Like, before you cook it. The dry cheese and noodles were stuck to the ground. The floor has black footprints all over. The refrigerator sticks and this is because there is orange gunk on the inside of it. The bathtub is yellow and gray. Dead roaches. Black fingerprints on the doors. All shelves have stains. I wish I could post pictures as I have many. We took of our shoes and socks upon coming in, and the bottoms of our feet were black after walking around for 10 minutes. Also, it was freezing cold. The heater was not working. The pilot light was not lit. I attempted to light it myself, but it would not light, only spark. I assumed I didn't have gas. They left the bathroom window open and it was 35 degrees outside. The coaxial cable for internet was damaged badly, the previous tenant seemed to have ripped the connector off of it. The cable repairmen I paid for coming out had to rewire the connection. I called them the next day, furious. I told them I needed to be compensated for the 2 days I paid for an apartment I couldn't access. Mindy told me they would not refund me because if I would have informed them that I was moving in on the 6th it would have given them "time to prepare" for the lock box code to not work. I told her she was blaming me and she told me not to "put words in her mouth". I was so frustrated with them and running on no sleep I began yelling and cussing. They started hanging up on me repeatedly, every time I called if they didn't like my tone. I had so many issues with the apartment I couldn't give them notice because they kept hanging up on me when I would angrily explain to them the issues I was having with the apartment. Its been 3 days and I still have more things to go over with them. The garbage disposal doesn't even work. Nothing in this house works. NEVER rent with Gersen Realty. Don't do it. WORST APARTMENT MANAGEMENT EVER They gave us a lock box code to retrieve our keys when we first got here. THEY GAVE US THE WRONG CODE! We had to leave THREE messages at the after hours answering service over a span of 12 hours just for someone to get a hold of us. The on-call finally called us back and gave us a new code to try, it didn't work. Had to leave another message at the answering service and he gave us a 3rd code to try. That code was also wrong. Had to leave yet another message and he gave us a 4th code to try. It finally opened our door after 24 hours. We had to sleep in a U-Haul with our 10-month old baby because they GAVE US THE WRONG CODE! When we spoke to Mindy, she said it was our fault for showing up at our new house after office hours! When we spoke to Mike Gerson, he lied and said that Mindy gave us the right code to begin with! I wrote down the code and repeated the code back to her and she said it was correct. The correct code wasn't even close to the original one I was given. We paid a $200 cleaning deposit and when we got here, it was FILTHY! There was a huge puddle of dried up mac n' cheese on the floor, the freezer had orange and black gunk lining the inside door, crayon markings all over the walls, and our feet were BLACK after walking barefoot for 10 minutes! Everything came broken. The gas furnace, the wall heater in the bathroom, the shower curtain rod, the window screens, the garbage disposal. We had no heat when we first moved in, it was snowing outside, and they left a window open! We had a maintenance guy look at our gas furnace and he saw a giant crack in it that someone filled with silicone. He had to condemn it and said it needed to be replaced because it may leak carbon monoxide. There are no carbon monoxide detectors in this house. They sent 2 more people to look at the gas furnace because they didn't like the quote they received to replace the furnace. Finally got the furnace replaced and now they shut off our gas! On the apartment listing on Hotpads, it says "utilities included." We even asked them before we moved in if we had to pay for gas and they told us it runs through the whole building, it's paid for by them, and there's no way for them to bill us for gas. TL;DR: * They locked us out for 24 hours and blamed us. * After 2 months of living here, we still don't have a working gas furnace. * Our house was filthy and they haven't refunded our $200 cleaning deposit yet. read more

This company is rude. I made 3 calls to mike and left 3 voice mails.... No call back. Oh yes, was supposed to view a home for rent. Mike said he would be there at a certain time. I had to work but stated I would leave to view the home. I arrived during the time frame and to my disappointment he was not there. I know his business is doing well now because the market has picked up but his time will come. Treating people rude and with disrespect will catch up with you. I don't like my time being wasted when I'm an interested party with cash in hand. Glad I won't be renting from him. read more
