We've had Golden West property managers for as long as I can remember and they've always been professional. They help us conduct our meetings and even met with vendors and get bids. Their prices are reasonable and we've always been able to reach them. I would definitely refer them and I'm trying to use them for another HOA board. read more

If only there was ZERO stars!!!! We have been disappointed by the Lincoln Plaza Homeowners association AND GWPM company. Before I decided to write a review, I checked the other reviews out, annnnnnd, as it turns out, I'm not insane. Honestly, it makes us feel better that this isn't personal!!!! Hahaha Turns out they are just awful to everyone! I can confirm GWPM DOES NOT answer phone calls, voicemails, emails, text messages, carrier pigeons, ect; basically any type of communication WILL be ignored. They will, however, 100% of the time get thier association fees, and allow the super old lady brigade, aka the "association board" to harass you with ridiculous parking tickets... If you are younger than a boomer, DO NOT BUY A HOME IN CYPRESS LINCOLN PLAZA HOMEOWNERS ASSOCIATION. These old ladies roam in packs with nothing better to do but issue "tickets", for infractions. This place is good for any older "Karen" types looking to grab some power over young people at the end of their miserable lives. If you are the answer to Hollywood's call for a "Gladys Kravitz" type this place is for you! LITERALLY no one told them that weed is legal and that it's the year 2021. God forbid you'd like to park your car outside your home while you're working inside your garage. That's a $50 fine. And, as the attached picture will show, there aren't ANY spaces available for residents to purchase!!!! Because above all else, these old people's potential "guests" (that literally never come, thus the constantly empty Guest parking spots in the attached picture. Because, who on earth would actually visit these miserable Karen's!?) are a literal place holder for the family that will never come, thusly they hold out hope (and a parking spot ironically) like a 13 year old boy staring at an empty chair he hopefully reserved for his long lost dad at his saxophone recital. I have been in the same rental home for 4 years. Always did a direct deposit 1st of every month for the rent. Never missed a payment always on 1st of the month, never ever late. This month my wife who is a Navy RN, moved back after being deployed and now has to get her own account set up with GWM plus has to submit a COI. I have submitted the COI with both of our name every year. Plus my account I can't log into and have sent password reset emails 10 times to webmaster with no response. Call GWM they don't know why and send me a link to reset password. All good...no way. Now my account with GWM has been deleted and my payment has not been processed just like before in the last 4 years. Only find this out when I get a letter from GWM at 5:15pm on Friday that I need to make rental payment. Now have to pay late fees and a ridiculous payment of $36 for an air filter sent to the house every other month. To be fair I have had no other issues with GWM until these issues in the last 10 days. read more

It has been over five years now that I have been a resident of a homeowners' association (HOA) that is served by Golden West Property Management (GWPM). As for the property upkeep, I would give them three-stars. The complex is generally maintained fairly well, with your typical hiccups here and there. Though there certainly is room for improvement, I'm satisfied with this aspect. It's GWPM's lack of customer service and competency, namely that of Vicki Yost, that brings this review down to one-star. Over the years, I have had multiple notices of various HOA violations sent to me from Vicki - most of which were either non-existent or corrected using the information given. When trying to deal with these notices, it was common to send multiple emails and leave several voicemails, and receive nothing in response. This meant that fines kept accumulating, and -- wait for it... -- late fees were tacked on! It actually got to the point where we had to settle in court. What brings me to write today is yet another notice of violation I just received: "It was reported that trash and toys are being left at the top your stairs. Please be advised the stairs are to be left clear of items at all times." This is funny because nothing has ever been left at the top of my stairs. The only thing there is a welcome mat, and the occasional package from UPS. The dumpster is right by the bottom of the stairs, so that coupled with my OCD doesn't allow for trash to be left at the top. Even funnier is the claim about my non-existent "toys" being left out. My non-existent children must have left them there. Apparently, Golden West Property Management also invests in a lot of faulty equipment, because Vicki often cites her computer crashing or the phone system erasing her messages ALL THE TIME! Stephen Asaki is the President of the homeowners' association. I put some of the blame on him, too, for the lack of communication between the residents and the HOA. I suspect that the HOA uses this particular property management company to keep our dues down, which I won't argue with. However, we shouldn't have to go through an irresponsible property management company to communicate with the HOA. There should be a direct line of communication. read more

They forced us to evict our tenants and we complied with all THEIR demands yet they still took the matter to THEIR attorney who took advantage of us by charging fees that was not needed. This was just to rip us off and split the money between them. As an ex-board member and current homeowner living in a property managed by GWPM I am very happy with the excellent service provided at a reasonable association dues. This company knows how to manage the venders and to provide timely service at the lowest price possible to keep dues low. Every other association is having issues with rising costs and passing on the increased dues to homeowners. They stay ahead of curve and address issues before they get out of hand. Their staff are responsible and respond to homeowners and the board efficiently. Other associations who are not happy with their property management company should give them a consideration. read more

This company has been our HOA property manager for years. They have consistently been sh**ty. Any request for assistance, information, keys etc is ignored for weeks. Emails and phone calls disappear into the abyss. One time they had two reorder keys twice and it took months. How hard is it to order keys?? I don' know how this company exists today. read more

The only reason they got one star is because i can't give them anything lower... I've lived in my current home since 2003 and have had a few occasions where i had to contact Vicki Yost our Property Manager. My first complaint and it's echoed in other reviews is that she doesn't return phone calls or emails. Questions go unanswered for weeks even with constant calls and emails until she fires off a letter informing you that you're being fined for something. I'm not sure if it's a Vicki thing so much as a company policy but they're really quick to have their attorney fire off letters. Rather than deal with matters on a personal level we've gotten certified letters followed by regular letters from their attorneys. This ain't cheap and since that money comes out of our monthly dues, we're not very happy about this. We've also found that Vicki will tell you one thing and another through her lawyer (most people call this lying). We are now in a situation where there's a serious public safety issue in our development. She had originally agreed to help resolve the problem but had a change of heart and advised us of this via a lawyer's letter. This afternoon (7-27-2011), i noticed their website was no longer up so maybe there's hope they're going out of business so we won't have to put up with them much longer... read more

In an attempt to have GWPM as our property managing firm, we actually were told the owner Jan withdrew her desire to manage our property. This withdrawal only came after sending a list of questions post review of their poorly written contract. My thoughts, they were lazy to put in a little effort to earn our business. I do not know how companies like this stay in business? I would strongly encourage board members to steer clear of these folks, and find another firm with more experience, professionalism and willingness to work hard. Our HOA were clients of GWM for years. Finally we got a representative that knew the rules and laws of HOAs.. Kimber. We were so very pleased with her knowledge. When Kimber decided to branch out on her own, we decided to go with her. We gave GWM a 30 day notice as in our contract. I wish I could give them less stars. I've lived in a property managed by GWPM for almost 3 years and while the upkeep is above average, the people working at GWPM overshadow that. The people over there, namely Jan Standish, apply the rules as they see fit out of their own convenience. I've written multiple letters regarding a "violation" for a dish which isn't mine and was placed in a shared space however I received the whole violation amount and all my letters, emails, and calls are disregarded. In my opinion if I'm paying for a service I demand some sort of correspondence about my concerns/complaints. When I move I will never again live in a property managed by them. read more

GWPM charge ridiculous high fee for replacement of swimming pool key 150 USD, while the the magnetic key only cost 3 USD. Its rule punish homeowners even though the swimming pool key was stolen by someone else. They refuse to provide the breakdown of the replacement cost. Just received certified letter advising that monthly dues increased $70 month and balance due $1,675 including late fees and pre lien letters. This is a nightmare of a company. This will be my first ever review of a company. I recently moved into a condo, I'm having an issue with the upstairs resident allowing her toddler child and herself to stomp and run from one side of the unit to the other, it goes on all day. I reached out to the HOA property manager Kimber Hold, and she stated there was nothing she can do even thou the Rules and Regulations state that "Excessive loud noise is discouraged in the common areas or in the home where it will disturb other residents." and she tells me that there is nothing she can do, and that since i'm renting maybe I should move. I need to point out that I work for a Property Management company and I would never respond to a resident this way, whether they are renting or own their homes.
