Seem to be a very unprofessional rental company. No easy or direct way to reach out to anybody with the company about any questions. The Only time I was in steady contact with somebody was prior to moving in when they were taking money. since then, things have been uphill. Getting maintenance request fulfilled is always a battle. They charge you $35 per month in order to use their online portal/website and pay rent or make maintenance request which is actually more convenient for them. For Move in expense, they charge from move in date(can be prorated), last month rent and a deposit(which is full months worth of rent). Doesnt surprise me that other reviews mention them milking every penny of the deposit. I Would highly recommend avoiding GPS or have your own friend that's familiar with real estate/rental companies, WA st laws and a lawyer. Also, majority of their vendors are north of Seattle so if you live south of Seattle expect a long wait for them to have any major maintenance request filled, unless you know a contractor. read more

​I have lived here since 2021 and would have previously rated GPS Renting a 3/5. Maintenance was consistently slow, and the home was dirty upon move-in--it was clear no one had cleaned after the self-guided tours, as floors were still covered in pine needles. ​Warning for Landlords: In the 4 years I lived here, there was only one single inspection of the property. While this could be the owner's choice, a management company that doesn't monitor the condition of an asset for years is a risk to your investment. ​That lack of care escalated into dangerous negligence following a fire on Dec 23, 2025. A fire involving the landlord-provided dryer required the fire department to create structural holes in my ceiling and wall to check for extension--including a breach directly into the building's attic. Despite multiple emergency notifications, management didn't visit the property for 8 days, leaving me in a home with toxic soot and a breached fire-safety barrier. ​When I cited the 24-hour repair rule (RCW 59.18.070), they responded in writing claiming: "There is no one-day or 24-hour rule." This is a blatant misrepresentation of Seattle law. ​Management did eventually accept a Dec 31 move-out and waived January rent, but only after 8 days of silence and structural hazards. They still haven't addressed the mandatory relocation assistance (SMC 22.206.265) owed to tenants displaced by landlord negligence. I am sharing this to warn both renters and owners: this company does not prioritize safety, property maintenance, or the law. read more

Avoid GPS renting and try to rent from a private owner! We had a terrible experience as tenants. We physically lived there for less than a year and they kept $3167.60 of our security deposit. They micromanaged our lawn care and in the end it became too costly for us to keep our lawn green over the summer so we gave up -- as many of our neighbors did. We did keep the front yard as green as we could as this is the part that mattered to the HOA. In the end we were charged $2500 to have it redone anyway -- which sounds like GPS was ripped off by their vendor to have such a small yard redone. The home itself looked much nicer in photos and after living in it we realized certain parts of the home needed extra love and repair. It REALLY felt like a rundown rental the more we discovered little things and you could tell it wasn't really visited in person by the company or cared for in between renters. It's too bad we didn't document every little thing we found because a lot of things we were penalized for was the condition we received the home. I would be shocked if the previous renters weren't penalized for the same things if the final inspection was as meticulous as ours was. And if this is true, it's unethical of GPS charge us for what they already charged the last renters. I also found it strange that we were not allowed to be present at the final inspection. We were charged for leaving trash behind, which is hard to believe since we did a final sweep ourselves, had the cleaners come after we moved out, and then did another final sweep. If you can, I would avoid leasing with GPS renting or I would not plan on leasing from them long-term. I would also take note that most of their reviews on Google are from landlords and not tenants. And to give context, they raffle off gift cards to people who leave reviews. read more

Avoid this rental agency at all costs. They're lightning fast at collecting rent but glacially slow with maintenance issues. We've been waiting since our move-in date last fall for them to fix our screen door lock- it's almost the end of April now! We can't leave it open for fresh air. Multiple case closures, reopenings, and rescheduled appointments with no resolution. It took weeks to replace broken window shades (the cheapest possible shades that barely block light). The communications have been abysmal in general- esp re: utility bills. The only time we had steady conversations was before we moved in. Once you move in, you're absolutely not a priority anymore. The overall experience has been so bad that I will never rent from them again, even if the place matches other criteria. read more
