My experience with GPS Renting and Property Management was exhausting, adversarial, and one of the most frustrating rental experiences I have ever had. This company operates entirely through texts, emails, and form-letter responses. Throughout the YEARS of my entire tenancy, I never once spoke to an actual human being by phone. Every issue, concern, maintenance request, dispute, and move-out matter was handled through detached, scripted communication with little sense of urgency or tenant support. Every maintenance request was met with resistance. Not occasionally. Not sometimes. Every. Single. Time. Whether it was plumbing, repairs, maintenance concerns, or legitimate property issues, the default response consistently felt defensive, minimizing, delayed, or designed to avoid responsibility rather than solve the problem. Even serious issues became unnecessarily difficult. One example that perfectly captures the experience: when my sewer backed up, instead of immediately treating it as an urgent maintenance issue, I was asked to send photos of the blockage through text/email. That moment alone told me everything about how this company operates. The move-out process became even more adversarial. I was presented with excessive and questionable charges, including administrative and vendor coordination fees that were only reduced or removed after significant dispute and pressure. GPS also attempted to charge for items that clearly fell within normal wear and tear, despite Washington law specifically distinguishing normal use from tenant-caused damage. More concerning, the itemized statement and supporting documentation for these deductions were not provided within the legal timeline required under Washington law. Instead, I received a shifting and increasingly revised series of charges and invoices well after the statutory deadline, forcing me to spend weeks disputing charges that should have been properly documented and timely disclosed from the beginning. Charges and explanations shifted repeatedly throughout the process, and I was forced to continually request documentation and clarification that should have been provided from the beginning. The landscaping dispute was particularly unreasonable. A limited patch-repair area in the yard was treated and priced like a standalone landscaping project despite broader restoration work already occurring on the property. GPS repeatedly attempted to justify inflated costs while failing to clearly distinguish tenant responsibility from owner restoration work. The final straw was the handling of my deposit return. After finally agreeing to settle the dispute simply to end the ordeal, I was repeatedly told the ACH refund had been processed, yet days later the funds still had not arrived. I was ultimately provided a receipt showing the ACH transaction was not actually formally created until May 1st, despite earlier representations that the payment had already been sent. During this time, I was left facing the possibility of being late on rent at my new home for the first time in my life. What GPS seems to forget is that while they technically work for property owners, tenants are also paying monthly management fees as part of their rent. Tenants deserve professionalism, responsiveness, transparency, and fair treatment in return. That was not my experience. No tenant should have to fight this hard for basic communication, accountability, legal compliance, and fair handling throughout a tenancy. I strongly encourage anyone renting through GPS to: * document absolutely everything, * communicate only in writing, * carefully review every charge, * understand your rights regarding normal wear and tear and deposit timelines, * and be prepared to aggressively advocate for yourself throughout the tenancy and move-out process. I have been renting a home from GPS for the last two years and it's been nothing but a nightmare. Upon moving into the home, we realized over half of the light bulbs were burnt out and not working. The home was dirty and one of the two toilets was clogged. Over half of the electrical outlets didn't work. The glass sliding door wouldn't properly lock. The house was filthy and it hasn't been painted in years. We noticed a water leak and mold in our main bathroom and GPS sent workers to try and basically paint over it. We refused and demanded a mold test. Now it was time for them to refuse. We bought one, tested the area, and found several types of toxic mold. Only then did GPS listen to me and hire a professional to remove it. Then GPS shopped around to find the cheapest laborers to work on our bathroom, JE Remodeling Solutions. This company was even more unprofessional than GPS. They took months to finish our bathroom, damaging our property in the process. It took turning them all in to the Attorney General's office for them to finish the poor work. I've had over 20 maintenance requests on this home and I still don't have working a bathroom, since JE Remodeling didn't even fix the water leak before building a new bathroom around it. GPS has been made well aware of the problem and do not care. They have Nick He, an absent and ineffective leader running their company that is constantly out of town for meetings and conventions. They have new "account managers" every other month because they cannot retain a competent staff for the life of them. I have spent WEEKS away from work to be home for workers to fix problems that should have been addressed before tenants were ever allowed into the home. ALL POSITIVE REVIEWS FOR GPS ARE FROM THE HOMEOWNERS, NOT THE TENANTS THEY SERVE. GPS is the worst rental company you could ever rent from. They made me remove my negative google review of them in return for them not raising my rent $100/month. THAT'S RIGHT, I HAVE OVER 20 MAINTENENCE REQUESTS AND THEY STILL TRIED TO RAISE MY RENT. GPS has also tried to remove our landscaping that's included in our rent. GPS is discriminatory (they replaced my duplex neighbor's windows, but not mine and mine are just as damaged), they are unprofessional, and they're heartless. They don't care about you or the home you and your children are living in, they only care about money. read more

Their insistence on these reasons feels not only unlawful but deeply unethical and inhumane. It is unconscionable that a rental agency would prioritize outdated and abuse-related history over the immediate safety needs of a domestic violence survivor. Their actions have directly impeded my ability to secure a safe home for myself and my children, prolonging a period of significant danger and instability. If you are a domestic violence survivor relying on the protections of VAWA, or if you have any past financial or legal issues stemming from abuse, I would strongly advise extreme caution when dealing with GPS Renting. My experience suggests a profound lack of understanding or willingness to comply with fair housing laws designed to protect vulnerable individuals. GPS Renting company is an extraordinary company. It not only cares about their renting business but also cares about the surrounding neighborhood of its renting properties. The scenic view to Lake Sammamish and Lake Washington holds great value of the houses in our community. Unfortunately a few trees in one of its renting properties blocked my view to the lakes and kept growing fast. Since the owner of the house lived overseas, I failed to contact the owner for more than two years and felt very frustrated. Later I discovered that GPS Renting managed the renting business for the owner. Then I gave it a try to send my request for trimming the trees to the owner through the company. Surprisingly, Lisa its senior care manager called me and told me that the owner agreed to trim the trees. I was very happy about her empathy and coordination for solving this problem. Jay, a GPS maintenance staff, scheduled the task with his vendor to actually trim the trees. He notified me of the schedule in advance and ensured the vendor get the job done completely. I'm extremely excited about getting my great view back. Thanks a lot to Lisa, Jay and GPS Renting company as well as to the property owner. I had an excellent experience working with this property management company. Recently, one of my rental properties had a strong cat urine odor in the carpet. Mary and her team handled the situation professionally from beginning to end. They coordinated with the tenant, arranged for the carpet replacement promptly, and fairly allocated the tenant's responsibility for the odor remediation costs. Throughout the entire process, communication was clear, timely, and transparent. They kept me informed every step of the way, and the work was completed efficiently with great attention to detail. The new carpet looks fantastic, and the odor issue has been completely resolved. As an out-of-state owner, it's incredibly reassuring to have a property management team that I can trust to make good decisions and handle problems professionally. We have a long history with GPS managing/maintaining the home we lease. Over the years we have gone thru times of changes in their personnel and practices...some not so great (turnover of personnel/mixed communications/slow response times), but as with any evolving business its more important to us how the errors have been reduced and used to learn how to improve the NOW. GPS has not only made changes for better, they have created a consistent, single point of contact for simplicity (client portal for 24/7 reporting and same lead person thru project) in successfully responding (immediate responses and reasonable turnaround for start up) , assessing (request review/ owner approval) and resourcing quality contractors (no non-sense vendors with great personality) to do required repairs. As we approach the beginning of year 10 with GPS property managing, we believe this is what tenants should receive in care. read more

We had a really good experience with Cris at GPS Renting. The whole rental process was smooth and easy from start to finish. We especially liked the self-guided tour. It was great to be able to look around the house at our own pace without feeling rushed. Our family had a great time checking out the house together and getting a good feel for the space. The application and background check process was also surprisingly quick and straightforward. Cris communicated with us promptly and kept the process moving without unnecessary delays. We also really appreciated Cris being flexible with our move-in date. When our preferred date needed to be adjusted, he worked with us and helped accommodate August 19, which made things much easier for our family.
