My floors were slopping and we used Bay Area Underpinning. During the work they broke a water main. They took out my hydrangeas 3 times As I would replace them the third time I could find the missing bushes. I now have huge cracks and gaps inside and outside my house!! Doors and windows not opening and closing properly. They promised none of the above would happen. It did and my contract clearly states I'm under warranty. There solution is to charge me more to adjust pilings. Won't come out to look an assess. I'm interviewing attorney. I do not recommend . 60 grand of my hard earned money and they made my house a wreck. read more

We have used Bay Area Underpinning before, to replace a wooden foundation that leaked into the basement when it rained! (Of course now there's no rain)!!! Wonderful job, by the way. So when we noticed our indoor stairway (24) steps separating slightly at the wall, we of course called BAU. They came, measured, took pictures, crawled under the basement, no serious issue was found, so said wait and watch. Now 2-3 months later we call again, cracks increasing slightly. Alexis and his partner measured, crawled under the house again, said they would compare with previous visit, all at no cost, and get back to us. Will, who's in charge with Kevin, called, said it's a result of the drought, ground dries and shrinks, so stairs may shrink as well. See if we get any rain, monitor it, they can absolutely put pier supports under, but less expensive to wait and watch. I really appreciate his time, honesty and care in his observations. I wish I could leave Bay Area Underpinnings a five star review, because I really like them and I think they do quality work, but... When Rick came over to assess the situation, we stressed that we needed a French drain because we had pooling water every time it rained hard. He assured us that raising that side of the house would take care of the problem. Well, raising the house did stop the water from going under our house, but it does go in our house. We had to rip up our downstairs carpet, and even with that and a fan, the odor coming from the downstairs was horrible. We did eventually have to dig the French drain, but we didn't go through Bay Area Underpinnings. The drain cost us more than $10,000, and a lot of that was because the contractor had to tear up and replace the new sidewalk Bay Area Underpinnings had laid. If only they had dug the drain when we wanted them to, we probably would have saved a lot of money. read more

After my initial review the followup significantly improved. I had an appointment earlier today and the guys made sure that the floor was in good shape for the most part except one location in the dining room. All the jacks except the one still not level were tightened. In addition I was given a picture of the kitchen drainage pipe in the crawl space to tell me that it was bent. What do you say about a company that comes out for free and let's you know you "your house is fine" when you are fearing expensive repairs? The sense of relief is palpable. I imagine legitimate repairs are lucrative enough to support this model which certainly costs them something. It almost makes me feel guilty not paying at least a nominal fee. But if you're reading this and they come out to your home and tell you something needs fixing, I think they're building up the kind of credibility that let's you know they are probably telling you like it is. This is a tough review to write because I believe that Bay Area Underpinning would continue to try to please me as a customer even though they probably feel that they have spent way too much time out at my property trying to make things right. The job was to install 18 screw jacks in the center of the home, knowing that this in no way was the best solution and that it would never be ideal. I wanted nine jacks, they said to do 18 to allow for more adjustability. Fine. The company had to delay due to COVID, then I had to delay due to an illness in the family. I think because they wanted to get this going and not delay further, they sent an inexperienced crew who ended up making the error of cutting the jacks where they could not adjust lower than the piers they replaced. This resulted in a few jacks, mostly near the jack perimeter, that could not be adjusted downward to match adjacent piers that have settled. They did spend extra time on a hard-to-reach area and had a great work ethic. I realized that something was off with the adjustment near the front of the home, so a crew came out to readjust the jacks, then realized it could not be done properly until they recut one or two jacks near the problem area. They realized their mistake and were to send a crew to come out and replace one or two jacks and provide me two free ones for the trouble (also mentioning a good review would be appropriate). In the meantime, I went under the home and noticed that many jacks were "bottomed out" or floating - the former meaning they could not be lowered, which was needed. I fired off an angry email complaining that it wasn't just two problem jacks, it was many more near the perimeter of the replacement jack area. I also complained about duct insulation being knocked off, later realizing it's old insulation and I should not have made a fuss about it. They could have told me, though. But they didn't. I would never had known I had duct work missing insulation. A response from one of the gentlemen was less than stellar, where he ended up just telling me that they could just charge me for the two free jacks they offered. It was presented in the context that they might not even come out unless I paid for these jacks (making it seem like they were necessary to do the job properly). That's the impression I got, anyway. I was always willing to pay for extra jacks needed to make the job better, but they did not bring extras with them. The second crew came out, installed the two extra jacks, and readjusted the front area and left. That is what they were there to do, and they had another job to go to. It was afterwards that it was apparent that areas in the back of the home were not adjusted properly, for which they ultimately agreed. I wanted to just wrap it up and have them cut all jacks that could not be lowered. The third crew came out, but were not there to cut those jacks. I believe they were going to give me up to five more jacks to make me happy, when I just wanted the ones I paid for to be adjustable as stated in the contract. They ended up cutting two jacks so that a high spot could be lowered. I noticed a different high spot, but it turns out it was an existing pier. Only recently did I realize the spot wasn't high, rather the new jack right next to it had not been adjusted to the nearby piers. I remembered that neither crew adjusted that back room. It's an easy fix, but I feel that I cannot have them come back out. There is too much animosity now. The bottom line is that the first crew, though a great bunch, made an error. I never received the correct adjustment that I was supposed to get. That being said, I received two free jacks, and I believe that now everything is adjustable, as nothing needs to adjust down. Both crews seemed to adjust the jacks to the other jacks, but not the adjacent wooden piers (in some places), leaving me having to probably go under the home myself to make the adjustments. I'm screwed if some ultimately have to go lower. From a business standpoint, I understand why Bay Area Underpinning didn't just want to replace all miscut jacks that were bottomed out. They stated that some had "two threads" which doesn't mean squat if the surrounding piers settle. They told me not to worry, that they could just come out and deal with it as a warranty issue if they need to be cut. I suspect that settlement does not qualify as a warranty issue. The person who said they could charge me for the two free jacks, did not charge me, and said he was a man of his word. I am too, and I am leaving my Yelp review. One extra star for those two free jacks, but the bad review is because it was my time, too. This was not my fault. I never got the best possible adjustment and I still have some jacks that may need to be recut/replaced in the future. I have to finish the job myself. Bummer all around because I do think this is a good company, but my luck was not so good. I will always be frustrated when thinking about it. read more

Long story short - SIX STARS!!! These guys are the absolute best at what they do!!! My home suffered from significant interior and exterior wall cracks, just in the rear section of the house. I had no idea what was going on so I called Hannah (very nice person!) at Bay Area Underpinnings and they came out to inspect and measure the foundation for free. After doing this initial measurement, Darren, the fantastic engineer, said that since we now had baseline data, we should re-inspect in 6 months to measure any movement. He contacted me right on schedule and did another free measurement. More sinking was observed, but not enough to definitively say that the house needed repairs. I asked if another measurement could be done in six months and Darren readily agreed and scheduled another visit. This continued for a total of three free inspections and it was then that I decided that we go ahead and do the job to stabilize my foundation. I cannot say enough how great of an experience this was. It's scary for me to think of jacking up my house, but these guys really put me at ease every step of the way. Their level of knowledge regarding what they do is incredible. Their customer service is stellar. There was one possible issue regarding the type of jack used for this job. But, one of the technicians (I only know his as Freddie's son) knew of a mounting technique that saved me over $2100! This is just one example of how these guys really know their stuff! Lance (you need to give this guy a raise!) and his installation crew, the Poly-fill guy (another guy that needs a raise!) and his crew, and Freddie (Freddie too!) and his cement crew were all very friendly, professional, on time every day, and were true craftsmen! But after several weeks of bad communication, I finally got an assessment and estimate that just didn't seem right, so I decided to wait for Bay Area Underpinning to come (their appointment time was about 1.5 months out). Rick was HIGHLY knowledgeable and professional and used amazing technology to assess what was REALLY wrong with my house. So, I booked the work for about 6 months out. And to my amazement, they actually showed up 6 months later on the EXACT day that they scheduled me for! How refreshing. During the job, Lance and his crew were fantastic. Our home extension from maybe 15 years back has sunk and we finally decided to do something about it before we do any other renovation inside the house. I was somewhat skeptical about the 5 stars review of Bay Area underpinning but decided to go with them anyway. Now, I know why this company gets 5 stars review. From the initial consultation with Jonathan Bruce the project manager, Kevin the other project manager that I met and was there during the actual lifting of our home, to the actual work of digging outside and inside the crawlspace, breaking up existing concrete piers from previous attempt to solve the problem, lifting and leveling, by Esteban the project foreman , Robert and Michael, the whole experience was stress free, in comparison to other projects that we've done in the past (bathroom remodeling, interior renovations, etc). I really like all of them but I hope that I don't see them again professionally. But if this type of service is needed again, Bay Area underpinning will be my first and only call. We are really happy with the work Bay Area Underpinning did to our home. We have been having trouble for years with doors out of alignment and seasonal changes to the level of our floors. The soil around our house was a problem and we needed a way to stabilize the seasonal movement. Bay Area Underpinning explained the work the do and gave us a fair and reasonable estimate to stabilize and level our home. We had months of delay due to issues with our local building department and Bay Area Underpinning kept us updated through this process. When they finally got the permit, they scheduled the work soon after. The job of installing 11 piers around our foundation took just over a week and we were kept updated throughout the entire process. It was a rainy, muddy week and the guys pushed through it and kept on schedule. When the piers were set, they backfilled all of the holes and power washed the mud off our hardscape. The best surprise was when they went to level the interior piers under the house, they found that the exterior leveling had brought our floors very close to level. They showed us the measurements and left the decision for further interior work up to us. It was an easy decision and by skipping the work under the house, we were able to save about 30% of the original estimate for the job. I appreciate their honesty and professionalism and it was a good experience all around. It's not a fun home improvement but it needed to be done and I came away satisfied with the experience. Highly recommend Bay Area Underpinning! Homeowners in the Willow Glen Area are faced with soil settlement issues which cause destructive foundation problems. After seeing large cracks on both the interior and exterior of our home, we knew we needed to address the problems to prevent the foundation from worsening. Darren came out to evaluate our home and provide an initial quote. He helped us with a plan to secure the foundation with the installation of 14 push piers. He was very knowledgeable. After interviewing several companies, we signed a contract with Darren as we wanted a reputable company with lots of experience in foundation issues such as ours. At the start of the job, Jim (the project coordinator) contacted me to let me know the timeline and events. Jim was outstanding, making me feel comfortable that my house would be taken care of. Unfortunately, I have to change my positive review for Bay Area Underpinning. We had our home leveled and stabilized three months ago, prior to replacing the horizontal wood siding on the home. When the new siding was put on the house, it became glaringly apparent that there is a 3.5 inch change in elevation from one side of the two car garage to the other, and a 5 inch change in elevation from the front of the home to the back along one side of the house. We knew that the home would not be completely level at the end of the work, but this degree of slope after $46,000 of "leveling and stabilizing" seems excessive. They did come out to talk with me about it, but when I asked to see a clear written description of the beginning and final elevations of the various corners of the home, they said that they do not normally give that information to the home owner. When they finally mailed the measurements to me, the final elevation of the corner in question was shown as being 1.25" FURTHER off from level than it had been originally. Since then, the Project Manager has failed to respond to two polite emails that I have sent, asking for clarification or explanation of how/why this could be the case. Not a great experience with Bay Area Underpinning's communication or customer service. Update 11/2020: We are dealing with large cracks in an interior doorframe, cracks in the grout around floor tiles, and a door that won't close: problems very similar to what we were dealing with before the 46K paid to Bay Area Underpinning for "leveling and stabilizing". Apparently "screw jack adjustment" is not included in their 25yr/10yr warranty for their work, and they want to charge $350 more now for adjustments to the screw jacks. Once again, not good customer service. read more

Update.... So, I thought I saw signs of my house sinking again, so I took out my handy "Zip Level" and took some measurements. (Yes, I actually spent $800 and purchased the same tool experts use to measure foundation movement.) My measurements suggested movement. I called BAU and they expeditiously sent John out to take a look around. To make a long story short, suffice it to say I just needed a refresher course on the measuring tool I own. John showed me his measurements and assured me the house has not moved since the completion of the job. The "signs" of the foundation movement were in relation to the concrete path outside my house. He explained how yes, the concrete path outside will rise a bit with the rain soaked soil expanding... but the house is still exactly where they left it. In my opinion, BAU continues delivering 5 star service. read more

The actual work of lifting the house in 2020 went well and the workers were helpful. However, there were a number of issues around the job. Perhaps due to Covid and the fires the job went on much longer than expected. The foam injected under the garage floor slab did not level it and the contract does not stipulate that the process will be successful. I then had them tear out the old garage floor slab entirely but when they repoured it the floor was cupped and tilted so that the lowest point was at the middle of the side wall instead of the front of the garage. They did not offer a partial refund but placed a drain at the lowest point at my request. Also, people should be aware that the work does not cover all of the repair work afterwards. I was left with a five inch gap under one corner of my foundation whee the house was lifted that I hired another company to fill. read more

I hired BAU last spring because a corner of my house had been settling a alot for years and I could not find anyone willing to address that area. Finally their team ended up lifting and securing the area to bedrock so now finally I don't have to worry about it anymore. Unfortunately, because I waited so long this one bedroom is still dips towards that corner an inch or so although they did there best to even out the space. I was warned ahead of time but hoped my office floor would feel easier to walk on. Also, I was told that the pilers would hide in the dirt - that didn't happen either supposedly because I live on a hill. I was told all kinds of "things" can happen but I am happy to say that the stucco was damaged and repaired, only a few minor hairline cracks in the walls were repaired, and my marble bathroom above where the area that was lifted was spared from any major damage. One door easily closes now and one door, clear across the other side of the house leading out to the balcony still has to be adjusted because the door is stuck. I have a contractor coming out to fix that door. Also am also glad to say that my French doors close to where the work was done had to be professionally adjusted and now work well. The support under the cantilever had to be reassessed and altered about 6 months after the initial work was done and was quickly redone by BAU The few times I had to call for issues and Will always return calls the next day. All the knowledgable, hard workers remained ready to hear my concerns. I would definitely recommend this company again but mostly I would suggest if you are having settling issues get the work done as soon as possible. Also I was told to install a French drain to divert the water that flows down from a hill behind our house. Just be ready with contractors on hand to fix any damage the lift dose because houses respond differently and you never know what is going to shift. My only regret is that I didn't find this company years ago. read more

After years of cracks showing up in the walls and ceiling of an addition, and more recently french doors that would no longer open, we decided to have our foundation checked out. Bay Area Underpinning came out gave an estimate and were very flexible and worked around my schedule to start the work. Erick and his team, Joe & Jose, showed up and started what looked to me a very difficult task. They seriously work so hard! The job has taken a little longer than expected due to, from what I understand, heavy duty piers in our addition. But that's okay, better to take a little longer and know the work is being done correctly. I appreciate them showing up on time and keeping me informed on the progress. They are always willing to show me what they are working on and explain anything I have questions about. There is still a little more work to be completed in laying sprinkler pipes, filling in holes and replacing my raised garden beds. They did inform me of all this coming out ahead of time but I have to say that as I saw it happening it was a little worrisome. I contacted Bay Area Underpinning to check the foundation of our house, as there were a few items in the inspection report. Daniel showed up on time, and took measurements of both outside and inside the house. He drew a diagram to show the settling in different sections, and checked our crawlspace as we have a few piers out of plumb. During his investigation, he gave me a ton of useful information and advice, which I appreciate a lot. It turned out that the settling wasn't major, so I didn't end up using their service at this time, but I am very pleased by their professionalism and information that they provided. read more

We had two firms come out to measure the level of the house and both independently confirmed it was generally level with no major perimeter foundation issues. Our single story rancher had 40+ year old steel jacks for the interior foundation (pier/post) that were rusting and several had failed. We decided to use Bay Area Underpinning to replace the rusting jacks to minimize future problems and address one area where a jack failure had resulted in slight settlement in the interior of the house. Bay Area was responsive to our request to inspect and provide a bid, their pricing was fair, and they were able to schedule us on a convenient date. Ron did an excellent job in supervising the work and interfacing with us. The work crews showed up on time, had the proper amount of staffing, were easy to communicate with, and left a clean job site. If I could give zero stars for my initial meeting (if you want to call it that) for Jonathan, the estimator, I would. What a poor representation of your company. I just bought a house and was told the foundation needs work. We have a huge crack the length of the driveway and through the garage. We were also told the crawl space has some repairs that need to be done too. When I arrived to meet him, he was on the phone and I was waiting for him to get off. Then when he was off he walked toward me and said "what do you need," no hello, no handshake, nothing. I showed him the crack and he immediately said, we don't do this (not even looking at me in the eyes, he seemed rushed), then I proceeded to tell him about the crawl space, he said ok, show me and I'll peek in. I told him the potential problem is IN the crawl space, not a "peek in" and he had no interest in going down there to investigate. I then realized this was a waste of my time (took off work to meet him at my house) so told him we'll be in touch. He turned around and just left. No goodbye...nothing. When cracks around our doors and windows first showed up, we called up Bay Area Underpinning. They came out and checked the level of our floors across our house. There was visible movement, but nothing that warranted any repair. Fast forward 2 years and now doors were sticking and the floor was obviously not level. Todd from Bay Area Underpinning came out again and re-checked the level of the floor across the house. This time the drop was significant enough to warrant repair. Todd even crawled around under our house to count how many screw jacks we would need and checked out some questionable area's we had around the house. We had another firm out to assess what we needed and their bid was astronomically high. Their sales guy didn't even go under the house to see what it looked like. That seemed strange. We shared the notes that they wanted to do with Todd and he said half the items that they had recommended were unnecessary. The bid from Bay Area Underpinning was in line with what we thought a job like this would cost, we signed a contract and 3 business days later our house was re-leveled by an awesome crew of 3 guys. Juan, the foreman was very helpful and informative. I highly recommend Bay Area Underpinning for any foundation or house re-leveling jobs you may have. We had a sagging foundation due to improper drainage, and these guys could not have been more helpful or available. Lance & his crew were great about explaining each step of the process, letting me come out and observe some of the work as it was being done, and just keeping us in the loop overall.
