Guarenteed Rate ended up a nightmare. I bought my first house this year. Sam Reagan is a preferred partner of my company. When I called Sam he was initially very helpful. He went over all my household financials and told me i scored, but my significant other would not be able to be on the loan. He recommend that I take money from my significant other and deposit it into the bank ASAP as it's a 60 day look back period. I took 45 Benjamins to the bank and deposited it. Do not deposit cash into your account. The look back perod is 2 bank cycles. A gift letter can be written for a check, Not cash. I found this out later... Sam issued me a pre-approval letter and told me to let him know when I found a house. When we started house hunting, I asked to submit my Financials to thier underwriting department. He said he would ( he had my Financials for 8 weeks so far ). I called two days later and he still hadn't sent them over. I then went on Lending Tree, put in my phone number and met George Nguyen with New American Funding, my second opinion. Four days later I found a house I wanted to put in an offer on. I texted Sam with Guaranteed Rate as he requested, the address and the amount. Nothing. I texted George with New American Funding and we closed 30 days later. Andy, Sam's boss called and apologized. Mike and GR were careless and neglectful, and cost me, a public school teacher, hundreds of thousands of dollars over the course of my loan. Mike and his team locked me into a program in order to get me a slightly better rate a couple months back when rates hit the 5's again. Due to sloppy math on their part, it turned out I did not qualify for the program(a program that I wasn't even made aware of until it was too late). But they neglected to tell me this until after rates had jumped back up. So I missed out on going from 7.4 down to 5.6 because of their lack of urgency and diligence. Had they told me in time I could have locked in a slightly higher rate still in the fives. But I was not afforded that opportunity. When I asked them to honor the rate regardless, they told me that it wasn't financially possible. So to them, a billion dollar company can't handle the few thousand needed to buy the points, but a school teacher could? To make matters worse, they rushed me into an appraisal that cost hundreds of dollars--assuring me I would be reimbursed if it didn't work out. But when I inquired they played dumb. So to rehash, my brief interaction with GR COST me money. Shameful. They are not a company build on integrity. If you are even thinking about working with this company, do yourself a favor and run in the opposite direction. read more

I have to rate this company with zero stars because my experience was absolutely horrible! They got me 30 days into the loan asked me for all this documentation approved my loan got the appraisal back got the written verification of my employment. Thought we were ready to close then they said that the appraisersaid it was a rental property, but this was not a rental property. They basically called me a liar when this is my primary residence. They insisted on writing this loan as an investment property at one or 2% higher and I said no way! Why would I do that? This is my primary home! The Director of Renovations John Meadows of 3940 North Ravenswood Chicago Illinois 60613 denied the release of my funds and I was stuck with a contractor bill I'm still paying for to this day. I was a first time home buyer and I was treated unfairly. John Meadows, Caitlyn McMahon and Janelle Miller are some of the most unprofessional racist people I ever encountered in my life. Evidently they will relay to the appraiser to make sure the value is close to offer. In the beginning it seemed professional, until I submitted all of my required documents to apply for a VA Home Loan. Long story short, I wasted so much time with this company, they pulled my credit, took all of my documents, then went absolute GHOST. I received no response at all from anyone regarding my loan application, I attempted to receive a simple "Yes you're qualified" or a "No you are not qualified". As a 100% Disabled Veteran that has been to some unpleasant locations around the globe for this country, you would think they would have the respect to give me that simple Yes or No answer. Kim Brant (MLS ID: 1322486) was my loan officer. Nicest, smartest, most trustworthy person I could hope to handle my refinance. I live in CA and she works in MN. My dad is from MN and it's true that the nicest people live there. She worked hard to get me a one-point reduction on a jumbo loan even though I'm self-employed. Chase Mortgage, my lender for 18 years, wouldn't even consider refinancing me despite my spotless payment record. Their loss because it helped me find something much better. The online documentation upload process is so easy to use. It was streamlined and pain-free. The underwriters did ask for additional, updated documentation piecemeal, but that's everywhere if you're self-employed. Kim Brant kept everything on track and provided helpful, honest reassurance and advice when needed. Most of all she remained a gracious professional who takes pride in her work. I can't say enough good things about Kim and about Guaranteed Rate. I will be telling my friends and family. read more

I'm confused to see a reply years later from GR as though I was their client - I wasn't. Their client was the person buying my previous home. As I said in my review in 2018, the GR team admitted they screwed up by not letting us know the closing would be delayed - AGAIN - and they couldn't be bothered to put out a dime related to their lack of notice. The GR VP literally said "I dropped the ball." If you're going to do social media clean-up, at least get the facts straight. If you'd like to reimburse me for my hotel and storage fees, that would do a lot to sort this out. Just let me know!!!! read more

Locked rate with them after negotiating and was assured all was set in stone before sending a "non-refundable" appraisal/credit fee deposit. I received a notification a week later that my terms changed as they pulled a hard credit pull AFTER the rate lock was agreed upon as apparently they need payment for a hard credit pull first. All other lenders I've worked with paid out of pocket for a hard pull so that all terms were set. It is NOT customary to provide a rate lock with only a soft credit pull. Furthermore, there was nothing in the rate lock agreement that stated it was subject to a hard pull after the agreement was signed by both parties. My score was two points lower than their threshold so they wanted to charge me $1,600 to get back to originally agreed upon terms. They would not waive this charge. Overall communication was lacking as rate lock was agreed on Thursday, hard pull was initiated Monday (even though the rate lock stipulated it should be set one business day after agreement), and I wasn't told until Weds that our terms were changed. This is a time sensitive business and the lack of transparency and communication was frustrating and may now result in an extended closing date. I moved lenders and have had a far better experience thus far with a rate lock that was affirmed with a hard credit pull that was initiated BEFORE I paid a fee for it to be pulled. It's a cost of doing business and Rate should not provide rate locks with a soft pull if they won't honor it. I would stay away as they do not honor verbal or written communication. read more

Absolutely horrendous experience with Lauren Hughes (NMLS ID: 815241) and Niki Burke. Complete lack of communication on their part. It took 3 weeks for them to tell us that the homeowner's insurance policy we selected had a too-high deductible (after refusing to give us any requirements for the insurance policy beforehand, and making us guess what they wanted). It also took them several weeks to confirm that I had, in fact, paid off a $4,000 student loan in 2018 (4 years ago!). But by far the worst part came at the very end. Thanks to Lauren and Niki we almost had to postpone our closing date, as they went MIA when it was time to get our final closing numbers to wire the money to the title company in advance of closing. We were expecting to do this a few days before closing. Instead, we were forced to do it literally at the very last minute, at 3:35 PM (before the 4 PM end-of-business wiring deadline) the day before closing at 9 AM. We were trying to get in touch with them all day and they simply would not respond. An entirely needlessly stressful experience. Save yourself the headache and go with a different company, or at the very least, different loan officers. read more

I started a refinance loan application in August 2020 with a projected close date of 10/9/2020. Communication was horrible and that date was missed without any information being relayed to me. Making the mistake that my rate lock had expired and because I hadn't heard anything, I paid down my existing loan. That caused some issues and delays on my end in 11/2020. I worked very hard to resolve them and did so in about 2 weeks. I was again ready to resume the process by the end of November. I didn't hear much in December. In January I reached out to inquire and eventually was told a lot of stuff happened and they were going to start working on it again with a close date of mid February 2021. I was told there was no problem hitting that new deadline. I'm now reaching out to my loan officer to see if there's any chance they can complete by the end of March 2021. They again missed their deadline with no information sent to me about the delay and no updated timeline. I did receive some paperwork a few weeks ago that hinted at a March 5th close. That paper work was supposed to be delivered at least 3 days prior to close. I did waive that right, but it is safe to say they got their 3 days as it's been a over a week now. March 5th has come and gone and I still haven't heard anything. I strongly do not recommend rate.com or guaranteed rate. I'd recommend almost any other company or even just taking up street performing as a hobby. You can learn trumpet or home depot bucket drums in less time then rate.com can process a loan. read more

I have spent most of my adult life within the customer service space and never seen someone so eager to push away a prospective client. I am doing two home tours on Saturday, would most likely get a preapproval within the next few days, and ultimately apply for a new loan. I was also planning to also keep my current property and apply for refinancing with a significant increase in my income. Rather than listening to what I have to say, you abruptly cut me off and said "No" without even allowing me to complete what I was saying. I used Guaranteed Rate to purchase my home 2 years ago. Unfortunately, due to a challenging divorce I was required to refinance my home in my own name as my sole and separate property. I contacted GR for the refinance since they helped me with the initial purchase. It was nothing but a struggle from start to finish. The whole process took 4 months to complete and they were unable to refinance me at a rate equal to or less than my current rate. GR wanted to control every aspect of my divorce, from when and how I was to pay my ex his equalization payment, when I signed my final decree, when my ex could get the Quit Claim Deed to sign, etc. All of this was completely unnecessary and just made the whole situation more stressful and drawn out. Communication was terrible. We were never on the same page. They even asked to speak with my lawyer directly more than once, costing me several hundreds of dollars, because they didn't understand or believe the conditions of my divorce I had already explained. I was told on several instances that everything was complete and that I would be cleared to close but issues kept coming up. I asked several times if there was anything else outstanding in my file preventing the clear to close and was told no. I found out days later that they had been unable to verify my homeowners insurance for 3 weeks. One quick phone call and this issue could have been fixed weeks earlier. This was just one example of several communication issues. For a company who claims to make the security of personal information a priority and have a completely secure online process, this was also a major problem. I was asked to send my personal information including bank statements to three different people via email and when I attempted to use the secure portal I was told not to. When my Dad asked to submit his personal information via a secure portal, he was told that the account was not set up for that and was requested to also send his personal information via email. Through the whole process I never felt like a priority. They were unable to close my loan prior to the expiration of my rate lock, forcing an extension. They constantly blamed the COVID19 situation for their delays. After 4 months and a week past my anticipated closing date I returned a phone call only to be told they would call me back at end of business day because they were busy closing another clients file. I absolutely will never use this company again and do not recommend them. If I wasn't so far into the process and wanting my divorce to just be finalized after a year long battle I would have canceled my application and gone with another lender. Unfortunately, I had to meet a deadline as a condition of my divorce or sell my home. They made it impossible for me to switch lenders so late in the game. read more

We are SO grateful for Caliber Home Loans and their expertise in dealing with VA LOANS ORIGINAL REVIEW: STAY AWAY FROM GUARANTEED RATE! These idiots have no clue what they are doing with a VA loan! This is my FIFTH time using my VA loan to buy a house and we have never experienced so much incompetence and drama with a transaction before this experience. We sold our house in California to move to Chicago for a job. ERIC HAMILTON told us they could get us funded by 7/24. We drove all the way across the country with THREE little kids and now we are HOMELESS because of Guranteed Rate was never going to/wasn't even trying to get us a loan. I don't even think our pre qualification letter was worth the paper it was printed in as we did EVERYTHING that was asked of us and they "escalated it all the way to the top" and they STILL couldn't make it happen DESPITE bringing a 10% down payment. We ended up LOSING our dream home due to their complete incompetence and lies. What a HORRIBLE way to treat VETERANS! Really bad company to deal with. I have been trying to get a loan modification agreement with my borrower since March 24th and they keep transferring me to loss mitigation. They say every time they will fax and email it within 24-48 hours and it doesn't happen. The person Jacob in loss mitigation on April 1, 2022 would not give me his last name he also said that I could not talk to a supervisor for 24-48 hours. No call back yet. I called in again today and got put on hold a few times while someone looked into it for me and of course they just ended the call and asked me to leave a survey about the call. The online portal as well doesn't have much helpful information. Beware when dealing with this company. If you do not believe me then just call their customer service line and make up your own mind. read more
