They have repainted the street addresses, surveyed and marked the property lines, trimmed all the dead trees, and surrounding plants in park areas, pruned all the palm trees in the park, remodeled the whole laundry room area, started a monthly coffee and donut meet and greet (where a speaker comes and talks about a topic), security guard patrolling at night, security lights around the main office area, put up a new fence to utilize wasted space next to the laundry area...These are just some of the things I've noticed. I am very grateful for our manager, Kendra, and all the hard work she puts into managing this park. So far, I have no complaints or regrets about living here. The park is clean, well maintained, quiet and has beautiful views.

I have never in my life dealt with anyone as immoral and unethical as Marian Booker. I've been…read morerenting from her now for 3 months. I live in a 3 bedroom townhouse with my husband and mother-in-law. And we have been subjected to chaos dealing with this women. My mother in law is battling stage 4 breast cancer and currently enduring aggressive Chemo which is the only reason we have not sued at this point. We moved into the home on July 2nd and a week after we moved the AC stopped working. It took Marian 3 months, at least 25 phone calls and numerous emails to finally fix it. My mother in law was stuck at home for July, August and September with no AC. There were nights she couldn't sleep from the heat and days we would send her to stay with other family because she was uncomfortable in the heat. The AC was finally fixed in October and Marian refused to offer a discount on rent or pay for portable AC units durning the 3 summer months that we lived with out AC. Two months ago, August, we find a rat in the house. I call her 3 times and of coarse no response!!! I call pest control. Pest control tells us the garage is not properly sealed and the rat came in from there. Cement needs to be poured on the ground to seal the garage. I tell Marian about this. She tells me she will not reimburse me for pest control but she will send someone out to look at it. She sends a garage guy a week later who says there is nothing wrong with your garage you need cement poured to seal the gap at the bottom of the garage. He tells Marian this information, I tell Marian this information and still nothing. She has sent no one to fix the problem!!! I forget to tell you the best part... when it rains the garage floods because of the gap. Our garage has now flooded twice damaging a tv, 63 DVD's and pictures!!! In the meantime... we have a 15ft porch light that doesn't work, an upstairs shower that gives off only a few drops of water, a gutter that was being held up by a brick that fell and missed my car by a few inches, a balcony that is unstable due to termite damage, water damage in our garage and let's not forget the huge hole in the garage ceiling roof that I have been telling her about for over 9 weeks now and still NOTHING!!! Nothing has been fixed. She just keeps blaming the owner and saying he's trying to find cheaper bids on the work!!! Is this for real?!?! Do people like this really exist!!!! Oh wait I forgot to tell you about all the times she sent unreliable crackheads to fix stuff. Let's see.... we had the guy that cancelled on me 3 times. Then we had the plumber that showed up an hour late and said he needed to go get supplies and never came back. BEWARE!!!! DO not rent from this lady. And if you do, expect to pay for all repairs out of pocket!!! I wrote this review about 6 months ago and never posted it. I wanted to give Marian a chance to redeem herself before I did something I couldn't take back. I'm not sure why I would try to treat someone fairly that has done nothing but lie and behave despicably. We continue to live with a rat problem and Marian continues to neglect her job or fix anything wrong in the house (garage isn't fixed, we still have a rat problem, huge whole in the garage ceiling, gnats flying out of all drains and NO PORCH LIGHT FOR 10 MONTHS). She makes up ridiculous stories about being unable to find any handyman or contractors to fix anything. She even went as far as claiming a handyman wouldn't call her back or return her phone calls when this same handyman came to my house and called her in front of me and my husband 3 times and she didn't answer. I've NEVER in my life encountered such an immoral and unethical human being. And then the lady had the nerve to give us a letter telling us they will not be renewing our lease, is she delusional. Did she think for 1 second we wanted to renew our lease?!?! Why the hell would I want to live in these horrific conditions. I feel like I'm living in poverty!!!

POTENTIAL TENANT BEWARE: Misleading of the intent of a holding deposit…read more I recently applied for a home to rent through Parker properties. I was approved and was asked to put a holding deposit down until they could draw up the lease. The Holding Deposit (because my move in date was so soon- 1st Months rent and Security Deposit) totaling $7,390. I dropped off the cashiers check and was told to sign the Holding deposit Receipt. I was NOT provided any explanation or details. I signed it without reading because I was in a hurry and on my lunch hour and understood Holding Deposits to be a charge for the days the property was removed and held off the market by the potential tenant. I received the lease 3 days later and couldn't comply because there were many restrictions listed that were not normal and it was not a California Association of Realtors lease. I declined the rental. Sadly after, I was told I would be charged $120 a day until the home was re-rented up to 30 days not for just the 3 days the property was taken off the market. They held my entire deposit. I called and spoke with the owner and Broker Teri Parker to discuss it and she didn't budge nor care. She even warned me not to sue (without me mentioning it) because she's been sued in the past on this and won every time. Yet she hasn't changed this policy and still doesn't disclose the restrictions or rules nor explain their Holding Deposits receipt. After 30 days of holding my money, I was charged $2,640 for 22 days at $120 per day despite the property being marketed online for 19 of those days and many people viewing the home. It should not be the applicants responsibility to pay for a property they never agreed to lease. This is bad business and I'm not aware of any other property mgmt company doing this! The point of this post is to warn any future renter about this company's intent to make a potential applicant financially responsible for a rental property under the guise of a holding deposit! It was called a Holding Deposit Receipt and should absolutely be ONLY for the days the property was taken off the market and held by the applicant. Don't make my mistake and trust the title of the document and not fully read it. You are agreeing to pay a per diem equivalent to the rent of the property until it is re rented not for holding it. That should have been explained especially if she's been sued for it already in the past. Please beware and insist on seeing the lease first. Don't sign that receipt until you have. This is not what the law intended a holding deposit to be and it is not standard for a management company to use it in this way.

Sometimes I forget this property is a rental as I never have to do anything as they take care of it all for me. My tax man loves that they provide a complete record with the proper forms needed to submit to the IRS at tax time. They complete the most thorough inspections of the property. I receive a report and pictures indicating any issues with the home that needs attention. Another great fact is how inexpensive and professional their contractors are who service the property when needed. If I was granted only one wish, it would be they could service where my other rental is located.
