Ok, this review is long, and lobg overdue! I started working with Genina Padilla back in 2012... We were renting our house in Santee and moving to Santaluz. Genina is salt of the earth through and through. She was our property manager, and she is worth the 10%! I am an entrepreneur​ so I do business kinda a lot.I need competent good people on my team. Being my own property manager was not my thing, I tried. During my first background check, with a prospective tenant,​ I was turned off by the potential tenant's​ husband not providing his social security number... The prospective​​ tenant gave me some lip service about him and prison. I got the ickiest feeling in my stomach, and decided to call up a pro. The next day Genina came over, and bam, she was hired. I loved her honest, energy, and just who she is, so we signed up with her. She rented our home for almost $1000 more then I was going to rent it for, and it went fast! I loved and still do love her honesty and integrity. Fast forward to 2014, we moved away from San Diego to Lake Tahoe... So again Genina rented our Santaluz home for us. Managing it for 2 years. She rocks, easy and seamless​. Fast forward a couple more years, and Genina represented us on selling our San Diego homes. Ok, last fast forward, here we are in 2018, it's​ kinda cold in the great white north during the winters... so we purchased a Del Mar beach home rental for AirBnB... we plan to do​ maintenance/upgrades here in the winter (escaping the great white north), and Genina is going to also manage this property for us. I tell you, I would not have invested in a Beach Rental in another state had I not fully trusted Genina as a property manager and a person. She is just amazing. Now I see some 1-star​ reviews about Genina on her yelp page... I want to address them from the perspective of the investor or property​ owner trusting your investment with Genina, and Padilla Real Estate. I like seeing these reviews actually, because from the expanded perspective​ you can notice​ these reviews are from tenants and not investors​. These reviews appear to be coming from renters, and not owners. I want a no- nonsense property​ manager on my side. Genina is tough when she needs to be, and what you want in a property manager, managing your investments. Genina organized repairs for us... We had a 3000 sq ft Santee​ home that needed a new roof, and the foundation needed a serious repair, when we were living there (prior to renting) I got quotes to fix these in the range of $45,000... We never fixed them. Once we started renting the home we had to... and Genina took care of all of it all for $20,000. New roof and fixed cracked foundation. In our Santaluz home (this home was a high end rental like $7,000 a month) the tenants after 2 years accidentally took our washer and dryer when we moved out. Genina handled it all. Literally besides a brief "Hi, how are you" phone call a​ couple times a year she handles things, and she isn't​ spending $150 of your dollars to re-key the home. She makes you money. I own several businesses and I want a property manager who handles it... She does, I am not bothered with petty questions. I have many properties in 3 different states... I invested in the San Diego/ Del Mar market specifically because Genina Padilla is salt of the earth, I trust her, and she pays it forward with her amazing great work ethic and service. I had a great experience with Genina at Padilla Real Estate Services. She always answered my questions patiently. I never had an issue with receiving my information in a timely manner and her accounting was precise. When she told me that she charges a flat fee and never charges per item, per visit, per statement, etc., I did not quite believe that it would hold true, but it did. I was not charged anything additional for the multiple times that I requested tax statements that I lost. Again, she was always patient. I highly recommend her. read more

But what was really great was how helpful she was when the owners of the house we rented needed to sell it. Genina was my property manager for two years. Out of all the managers I have had she was the only one that I have been able to say I would recommend. She is caring, understanding and just all around nice person. She is very responsive whenever I had questions and concerns. I remember there was an instance where I completely forgot if I had paid the rent that i will never forget. She called me concerned because of course I always paid it on time. After realizing I had forgotten it she confirmed there would be a late fee of course. Later that day she emailed me and said after talking with the owner Considering my record that life happens and people get busy and that the owner waived the fee. She is by far the best. read more

This is long over due review that I finally need to share on yelp. My mom has been renting under the Padilla Property for years. We first rented out apartment 19 in North Park location and yes, the first few years was great. Connie, the manager is quick at getting the job done when it is needed. The problem was in apartment 6. A landlord is required to make repairs and conduct maintenance to keep the rental property in habitable condition. In California, it is considered uninhabitable if it substantially lacks clean and sanitary buildings. You could see from the outside of the building the mold growing around the complex. No matter what, a landlord must remove the mold from a rental property and must bear the initial cost of the removal, especially if the mold was a result of something related to maintenance or lack of it. Because mold presents a health hazard or renders the home unlivable, it is the landlord's responsibility to restore the property to a livable state. The bathroom ceiling is growing mold and Connie doesn't want to do anything about it. Flies going in and out of our unit because the trash is literally right next to us. An electric system in good working order, also uninhabitable. Connie's husband literally told my mom to stop messing up our apartment so we won't have a problem. After moving out Connie and the owner told us that we needed to pay because we messed up the apartment bad. But when we first moved in the unit, the dishwasher was already broken, the ceiling fan was also not working, the screen was also broken, that's the reason why it's easy for the flies to come in, the stove wasn't working. Everything that didn't work I reported to the manager but the manager didn't do anything about it! And now they're telling me to pay $4000 for something I never did. Your place just needs an upgrade. Don't blame your tenants! Living here for the past few years, I've seen tenants come and go within a month or two. That doesn't look so good, don't you think? read more

I wish my husband and I knew about this course before hiring Padilla Real Estate to manage our property. Only after going through the court documents and various accounting sheets from Ms. Padilla did we learn how less than honest she was with us. We never were made aware the tenant we were evicting was Ms. Padilla's cousin, and how far behind she was with rental payments. Had Ms. Padilla been straightforward with us, we would have never supported her cousin moving into our property. I cannot recommend Ms. Padilla. However, if you do decide to go with the company, I recommend keeping an electronic copy of all forms and contracts. If you should go to court, it will be your time and money at stake, and you need to have an accurate account as to what is going on and what has happened. Ms. Padilla did not protect our fiduciary interests, and we have lost thousands of dollars because of this. It was an expensive lesson, but we learned. I sincerely hope Ms. Padilla is committed to never making the same mistakes with future clients. read more

My wife and I chose Padilla Property Management because we felt she was knowledgeable and trustworthy. We own a condo in El Cajon that we rent out. The first tenant that Genina found for us was good, they paid rent on time and had very few issues with the place during the one year they occupied the premises. They didn't want to renew their lease and left. They did contact my wife and left a voicemail for something that looked odd to us. But they left without any other issues. Things took a turn for the worst with the second tenant. Genina was less than honest and forthcoming with us. She told us she had found a tenant that looked good to us, but for undisclosed reasons that tenant was not chosen by Genina. She told us she had found another tenant that looked good to her and she decided to rent to this tenant. Right away things went bad. Within two months the tenant stopped paying rent, took Genina and us to court for something that Genina had done, or done wrong. It took four months to resolve this issue through the court system. Upon what we felt was a mishandling of the situation by Padilla Property Management we decided to let her go and asked for all paperwork, accountings, receipts and so forth of the property she managed for us. After reviewing all that had been handed to us and doing some inquiring to figure out what some of the discrepancies were about we found out that "honest, trustworthy, and reliable " Genina was anything but. She did not reveal that the tenant was a relative! She told us the tenant moved in at a given date when in fact the tenant had moved in earlier. That allowed the tenant to move in without paying rent for several days. Come to find out Genina arranged this so she would not have to clean the place, no steam cleaning of the carpet, no cleaning the kitchen, etc. The accounting was so Byzantine that it took some time to figure out what had happened. We are extraordinarily displeased with the services Padilla Property Management did for us. She was unprofessional, inaccurate, and dishonest when we asked her questions regarding the handling of our property. We do NOT recommend her services. read more

I wanted to leave this review to inform others about our awful experience with Genina Padilla "Property Management." The reason I say "property management" is because there was a serious lack of management of our issues over our entire two-year lease on Sunset Drive in La Mesa. My fiancé and I have over 790 credit and are both professionals, who are in great standing with our previous property managers; I've recommended Floit Properties, Genessee Park Apartments, and Mesa Palms Apartments for some great service with super nice handymen and employees (see my Yelp reviews on these). The major problem we had with Genina was her management of issues that clearly violated our lease and one particular stipulation we had written into it; this stipulation said that we would be provided with a full lawn in the front and backyard within 2 months of moving in. The lease with this stipulation was fully signed by the owners, who later passed off management of the property to Padilla Property Management. The lawns were seeded after 3 months of delays; however, the gardeners ran out of seed while seeding the backyard, and never added more, leaving the backyard sparse and muddy. We informed Genina about this issue, but she did nothing to rectify the situation. As a result, our dog spent her time in dirt in the backyard, which also caused lots of dust and dirt to be tracked into the house. Also, because of the dirt in the yard, we had so much dirt in our house that we constantly had to wipe down and vacuum everything. As the months passed, and Genina did nothing to improve the situation, we contacted the owners to notify them that Genina was not doing her job; we received no response. In the end, we were forced to buy artificial turf at our own expense (~$700 used) and install it ourselves, which took ~40 hours in total and was extremely difficult work, to mitigate the dirt problem in the backyard (and in the house). Neither the owners or Genina put forth any effort to either acknowledge our concerns or compensate us for our expenses. Bottom line: we leased this house with a guarantee that we would have a backyard with a lawn for our dog; if we had not been guaranteed a lawn, we would not have rented this property on the two year lease the owners requested. Thus, the end result was a terrible living situation for ~1 year (until we purchased our own artificial turf) due to Genina's decision to violate our lease. We also had other major issues with Genina as a landlord: - Lack of communication: When we noticed problems at the house that needed to be addressed, we could not rely on Genina to reply to us in a reasonable time period. Although she did dispatch plumbers and contractors within reasonable time frames, she rarely contacted us to let us know 1) that they were coming; and 2) when they were coming. As a result, contractors would show up at our house randomly or call us after days of wondering if anyone would come to fix the problem. As you can imagine, this caused serious problems with work schedules for us and was generally unnerving. - Notice of late payment: While living at the property, we had several issues with the Post Office including missed packages and lost mail. One month, we received a notice of late payment/eviction notice on our door from Genina; this was a huge surprise to us because we had sent in our rent on time, as we had the past 22 months. Moreover, Genina had not called us about our rent being late. While she was within her legal rights to do what she did, we found this action to be unprofessional and unnecessary based on our rent-payment history with her; I have never experienced this type of behavior with any other landlord in 12 years of renting in San Diego county. Overall, I do not recommend Genina as a landlord. I hope this review helps someone when looking for their landlord. Selecting a landlord is a big decision. Good luck! read more

I rented from Genina for over two years. During that time the oven in our house stopped working. It took over a week to have the stove replaced and the old stove was taken out of our house and put in the back yard to be picked up another day. The stove was still in the back yard when I moved out a year and a half later regardless of asking to have it removed several times. Also expect to lose a large chunk of your security deposit to outrageous cleaning fees. read more
