It's been almost a year since moving into our home ( a little over a year since purchasing it) and although I find this slightly silly that I am writing a review so late, we need some closure as a family of the mistake we made closing on this property. Between our builder (Rocket House Buyers) who clearly cheaped out on every aspect of this home and hid certain issues from us and this inspection company who didn't catch numerous faulty construction issues that have and still are costing us a fortune. The main house of the home was renovated while the back house was brand new. We were told Hedderman was the best by our real estate agent so we went with them. This is also our first home. Since then: We have had to have a leak fixed and mold remediation due to them not noticing a hose unattached from another hose in our attic We have had an HVAC system completely wired wrong causing thermostats to blow ALL of our windows and doors have been installed incorrectly leading to bad insulation and major leaks from rain. We are STILL trying to fix this but the cost is too high. Glass is not up to code on certain windows Sloping throughout the entire house is wrong. We have had to have cement demolished and repoured. Major cracks within the home and foundation are forming. Cabinets are falling out There was no drainage on the property. We had to put this in. The ENTIRE house was unsealed (not caulked) The list goes on, and some I have figured would not be caught by inspection but for the most part the inspection was an absolute mistake. We reached out and demanded another inspection, someone came by to simply discuss and have us show him the issues but it was not another inspection. We were told when he came back from travel we could talk and nothing came about it. I would think we could at least get the cost back for what we paid for the inspection but no offer. We found all of these things out either by seeing and managing the damage or by the copious amounts of professionals we have had over to give us answers. Hard to trust any business since. read more

You suggested that it is the policy of your business to only perform a mechanical inspection of a summer kitchen because it "is one of those items in a house that contains some structural related items but mostly mechanical related items." Respectfully, this is ludicrous, and I don't believe that you actually believe that. An outdoor kitchen is predominantly structural, and the primary source of the cost of building one is the structure. This is especially true in my case. The outdoor kitchen in question has a grill, mini fridge, and a couple electrical outlets. It will cost me $16,000 to completely replace the outdoor kitchen, excluding appliances. I will leave it to your imagination to determine what it would cost to replace the mini fridge and grill. The structural inspection of a summer kitchen is just as imperative as, if not more than, the mechanical structure. Is it truly your position that despite having a structural engineer present and available to inspect the structure of a summer kitchen, you instruct him not to, per company policy? At the end of the day, Tim, I hired your company to perform an inspection of my home, including the outdoor kitchen. The flammable materials are of no concern to me when the structure itself is caving in because it is completely rotted through. Both your structural and mechanical engineers completely glossed over the actual, and very significant, problem with the outdoor kitchen. This is evidenced by the fact that the recommendation was to "remove/replace flammable materials". I also confirmed with Mr. Selvidge, that only one of your inspectors that day was a structural engineer. On the structural inspection report it shows that Eddy Rodriguez is an engineer. In this case it would make him the structural expert on site. In his report it states, "Miscellaneous Exteriors: Pergola OK The pergola was in generally good condition, with no significant repairs needed." He did not include any pictures from underneath, showing that he did not do a thorough inspection. Replacing one of the pergola posts is an extremely significant repair. Not only should this have been in the report, but this should have been thoroughly discussed in our follow-up meeting. This was not discussed at all. Mr. Mireles performed a substandard inspection of the "summer kitchen". He missed the insulated fire box, and he also missed a hanging electrical box below the grill had he checked it to confirm it was wired properly. I believe Mr. Rodriguez was negligent in his inspection of the structural integrity of the pergola. The pergola was not in safe condition. The negligence is confirmed by you stating, "Concerning the pergola, you are correct in saying that our structural report did not list any deficiencies with the pergola, and we showed several photos of the pergola...One of the posts is shown in your photos as being extensively rotted and it appears the cross sectional area of the supporting wood has been compromised enough to replace the post." In summary, Tim, I believe you know as well as I do that both of your inspectors were grossly negligent in the inspection they performed on my summer kitchen. While I recognize that I cannot force you to be a company of integrity, it is my hope that you will take accountability for the mistakes made in this matter, and that you will work with me to make it right. read more

Hedderman was great when we used them back in 2016 for our current home purchase. They came promptly and did the inspection, although for the price I felt like they could have included more in the report like estimated cost for repairs, etc. which I had to do myself for contract negotiations. The inspector himself was fine, but he felt somewhat cold and would cover his legal bases with: "this needs further specialized inspection" etc etc for anything that looked semi suspicious. Anyhow, it did the job. I tried getting a quote from them for a new home purchase this time around and their price seemed to have gone up substantially since 2016, so it's hard to recommend them over another inspector that can generally provide the same information/report as Hedderman for contract negotiations and peace of mind. read more

Being new to this process, we were very pleased with the courteous office staff who helped us get everything scheduled on time. Our water woes were not over after my previous review. Neither our mechanical or technical inspection reports commented on our third floor terrace or included photos of the terrace. The terrace was improperly sloped for drainage. Water did not fully drain off of it, and there were cracks in the tile grouting. We discovered a months-old and continuous leak into the room below. We properly tore out the entire terrace and decking and had it waterproofed and reinstalled to the tune of over $17,000. I wrote Hedderman three emails regaridng this water damage, and their responses included photos of other water intrusions pointed out in the reports. Nothing mentioned the terrace. Finally, a final email from them included photos the inspector took of a water test with a hose running on the deck. That was not included in the report, and they clearly did not check to ensure all the water drained. Yes, some water would keep draining while the hose was running due to pressure, but once the hose was off - no more drainage. Hedderman said they would call me to discuss. They never called, and I am filing a formal complaint with the Texas Real Estate Commission. Their errors and omission insurance should have covered our repairs. read more

Do not use these guys!!! Im in the process of building a new home in Katy and requested a foundation, framing and finishing inspection. Standard inspections for new homes. The day of the foundation inspection, the inspector told me Hedderman does not offer this service, then I was charged $200 for absolutely nothing. Concrete is now being poured and I missed my opportunity for a pre-pour inspection. Absolutely disappointed!! Again, do not use these guys!! read more

Recently a team of inspectors from Hedderman descended upon our home for 3.5 hours to conduct a presale inspection that included the structure, pool, stucco, and for termites. From the beginning, there was a big problem. The inspection took place in June 2020, when Texas was breaking records every day for COVID-19 hospitalizations. At least 8 inspectors came in and out of our home all afternoon, and not a single one of them wore covers for their shoes, gloves, or masks. Seriously? NO MASKS AND NO GLOVES. Wow. This isn't just unprofessional, it's irresponsible. We couldn't leave the home because we were babysitting that day, so the Hedderman crew potentially exposed us and a baby to whatever they might have been carrying. Gross. We sanitized the hell out of our house when they left. If that wasn't enough, their report was very inaccurate, almost jeopardizing the sale. Their report stated that the pool heater was inoperable, when actually it worked. They said the filter leaked, when it didn't. Our pool company verified that our equipment is in top form after the inspectors left. The inspectors also falsely documented electrical issues, and an area of termite infestation. False! We had two pest control companies (Bugco and Bulwark) state in writing that there are no sign of termites anywhere near our house. In writing! These guys are either bad at what they do, or they are making up problems to enhance their business. I would not advise anyone use this company for inspections. We have notified both realtors about our experience. Be careful. read more

When purchasing a new home one of the most important decisions you can make is the group that will inspect your home. I believe it is logical to think that for spending the most dollars (Hedderman is by far the most expensive) you would receive in return accurate and meaningful information. Regarding some aspects of their inspection process they fell way short of meeting our expectations. First, the positive. I do feel that it is within their expertise to evaluate the overall structural and mechanical areas of your home. While they missed a few easy items overall their evaluation was fairly accurate. Again, being the most expensive I don't feel that we received anything above what a more reasonable company could have provided. Once you decide to increase their scope into pest/ rodent or a specialty such as a pool - DO NOT use them for these services. In both cases for us they missed a rat infestation (5 rat skeletons visible in the attic!) and the need for $15k worth of repairs on the pool. How in the world could a credible company miss such big items you ask? Not sure but proceed with caution if you choose to use this group. When we called their office and talked to some "manager" or another, they were dismissive and said that we should have called in a specialist for further review. Let that right there sink in. You come out to our home and spend the better part of a day and charge an ungodly amount and then your recommendation is to hire specialists? What is it exactly that YOU provide for your premium pricing? Purchasing your home is a very big deal and a large financial commitment. You want to hire the best team you can to help navigate this process and trust that they will work in good faith on your behalf. Hedderman is not that type of company. read more

It is very apparent, and based on my observations and experience, that this group is charging high dollar for poor work and selling additional services to people for things that may not be necessary. Particularly in our case this fear sell was delivered to a very elderly buyer. We were shocked listening and watching this group after masquerading in the home with no shoe covers poking things with sharp objects and using foul language when referring to the agent that hired them. After the abhorrent behavior was over we were shocked to listen to them sell another $1000 in inspections on a brand new build. After the initial thousands on the first inspection. The report itself read just as bad as the apparent behavior noted on the security system of the property. read more

Shoddy, poor quality inspectors. Missed multiple problems including disconnected ducts, crooked wall, crimped duct etc. Later I called to discuss their incompetence and was told I would get a call back when they had their report at hand.........that was more than a month ago. Also, way overpriced. Would not recommend Hedderman and will never use them again. Unfortunately, zero stars was not an option. read more

Wish I could give a zero. Used them to inspect everything they possibly could. Paid for all the upgrades. They cost me thousands of dollars. Pest control- told me I needed to have attic sanitized and cleaned- ok- they forgot to mention the 5 rat skeletons and furniture that was destroyed by rodents in the attic.. then said there were a couple of tile around the pool that were loose- nope! All of the tiles were loose and had to be fixed. Day we move in the dishwasher leaks all over the floor- not fixable. They told me all of these items must have happened "magically" since they inspected. Do not use them!! read more

I used Hedderman Engineering to perform my home inspection for a brand new build which had a major defect in the roof. (Siding contractor nailed through the completed roof to put up scaffolding and left nails and holes all over the roof when siding the house) Defect was not caught during inspection, resulting in rain penetrating the roof, ruining all the attic insulation as well as in the walls, water pouring through light fixtures, causing the light fixtures to short and burn out. Roof had to be re-shingled, insulation replaced, walls treated for mold, drywall replaced, electrical and light fixtures replaced. I notified Hedderman Engineering of their short coming hoping they would reach out and offer at the very least an apology. (Everything was covered under my builder's warranty, so I can't imagine how they would have behaved if there was that added stress in the situation) All my voicemails and emails were ignored. read more

I used Hedderman at the suggestion of my realtor. They arrive with a team of "inspectors" and are definitely at the high end of the market cost wise. I wanted to find out whether the house was in good shape to buy. They said the furnace was old and I should get an AC guy to look at it. The furnace was fine, but luckily he checked the rest of the system too and the compressor was leaking. In retrospect I feel they added little to nothing to the process. Once I paid Hedderman for their inspections and the 3 services they said I needed for additional inspection (plumbing, AC, roofing) it was expensive! I feel like I would know more about the house, identified more of the issues and have spent less had I just had a person from each service do an inspection. If money is no object I don't think they hurt anything, but be sure to add roofer, appliance repair and AC inspections too because for me they either didn't inspect major things or inspected and missed major things in these areas in the home I just purchased. read more
