We were on a tight schedule due to a quick close. Our inspector, Scott, conducted a thorough inspection and prepared a well organized report identifying areas of concern. One issue required cutting out some sheet rock for further investigation. TCHI's owner, Blake, conducted the secondary inspection himself and then helped us organize a third party (also excellent) to repair and texture the sheet rock all within 24 hrs. We appreciate the extra effort TCHI made to ensure we had all the info we needed before the expiration of our option period. We highly recommend TCHI. read more

We used them due to Redfin's recommendation. Beware, Scott lied to our face and said he tested the outside electrical outlets. We discovered they didn't work a few months later and our neighbor said they never worked because he caught the building crew using his outlet. Half ass to say the least. We discovered missing insulation and hired another inspector to file a chapter 27. Reach out to me and I will show you Scott's report versus a real inspection report. We have the house inspected by Mathew, it is an old big house so more to check for sure. He spent more than 5 hours to inspect. He was very detailed , checked every single corner that he can access, his findings and the report really give us lots of information about the condition of the house beyond what we know and we like it that all are supported with good photos. He also gave us brief summary report in person at the end of his inspection and the long report came in less than 10 hours. In overall we are very satisfied with his hard work and detail report. This is an irresponsible company to say the least! Matthew B. inspected our home. Made multiple completely false and incorrect assumptions to try in indicate there is structural damage to our home. The structural engineer laughed multiple times over these areas this incompetent inspector (MATTHEW) pointed to. If this inspector had any clue regarding concrete vs brick and mortar expansion he would be aware this can cause what this inspector observed. A door didn't latch perfectly (um because I changed the knob out and am not the best at lining up the kick plate- already fixed). He used fixing of drywall as evidence for possible covering up structural damage- completely UNETHICAL and an assumption that was not something you were trained to say or do. Every single thing that was within this MATTHEW's report was absolute garbage. This inspector needs to have his license revoked. He just made assumptions and pushed an agenda of issues with a home where there are not any. I could go on and on over the crap in this report. But this bogus report just screwed over a lot of good people and families. So needless to say this moron scared new home buyers out of a great home in a coveted neighborhood. I'm not worried about it selling we had 3 offers in an hour but now the home we have an offer in on is probably gone and we start from scratch. Funny thing is the realtor on the other home had this idiot do the same thing and made a offer of theirs fall through. So if a company is despised by the real estate community for breaking things, flooding homes, and exaggerating reports to the point people don't feel comfortable buying it anymore then you may want to run. I have been using Texas Certified for almost a decade, frequently recommending them to my buyers who are purchasing. Scott Osbourne in particular is extremely thorough and picky with his inspections, and is great with clients, always taking the time to explain his findings and happily discusses any buyer concerns in detail. He is not an alarmist like many inspectors are, but is also never shy about calling out major concerns on a property and helping clients understand the WHY. Hello readers- My property for sale in sugar land was recently "inspected"by Texas Certified Home Inspection (TCHI) who were hired by the buyers. BOTTOM LINE- THEY DAMAGED ONE MY GARAGE DOORS AND PLAYED OPOSSUM AND DENIED DOING IT, DENIED HELPING REPLACE OR EVEN HELPING REPAIR. DETAILS: When I came home after the inspection - imagine my reaction of disbelief when I saw the right garage door bent and jammed. Both my listing agent and myself tried to reach TCHI since they never contacted us regarding the damage done. In both cases Mr Blake Salcetti denied any wrong doing. It's a bad feeling to come to your house listed for sale after an inspection to find out there is damage which now you have to deal with and pay out of your pocket. THIS IS ACTUALLY A FIRST FOR ME IN 3 DECADES OF MOVING (BUYING & SELLING) In my email communication to Mr. Blake his response was DISHONEST, IRRESPONSIBLE & UNCOOPERATIVE. Of course he said .... damage was pre existing even though i provided video and photos to him. Granted, my wife and I are both professionals and live in a very nice subdivision and home in sugar land and we have the means to pay for another door., but its the principle of the matter which bothered me and motivated me to write this review and alert other home owners. **If your house is going to get inspected by this company I would STRONGLY suggest you request a different company to inspect your home.
