Definitely four stars for what it is, which is a motel with clean rooms in a great location. A couple specific things held it back from the perfect 5, see below. The room was sizable and clean. We loved the outdoor areas set up to sit and relax with a view of the marina. We walked down the dock and spent a few minutes speaking to a friendly fisherman. We enjoy both Southold and Greenport and found this location perfect for both. Just a few minutes drive to downtown Greenport, but with vineyards around the corner. Add two restaurants in walking distance, and it was perfect for our getaway. Really only two drawbacks for me. First, the walls are THIN. We came in low season where there was almost no one there, but I imagine this could be a problem. We could clearly hear our downstairs neighbor snoring as well as other, ahem, night time activities. Second, the bed seems comfortable to sit on but I found that I kept getting soreness in my hips. The pillows were a bit flat. read more

This place is exactly what I think of when I think 3 stars. It is a step up from your basic motel because it is has some suites with bedrooms, kitchens and living room areas. It has a view of of the water which is really nice and it has cute little patio area for the guest to use. There is a pool but you have to walk over to the next lot to get to it. The place is pretty basic with no frills but has everything you would need. The one thing that was a little upsetting was when the kids were running around barefoot in our room, their little feet became covered in dirt. While the rooms looked spotless, it seems the carpets need a good cleaning. read more

Very mixed feelings about this place. We've stayed here a number of times when the family house overflows, so that says something positive. Rates are okay - a bit pricey with the 2 and 3 night minimums, but par for the course since the North Fork went upscale. (Since we've been summering here for 4 generations, it's still a bit of a surprise to see our sleepy little getaway become the new Hamptons!). The place is clean. Very, very, very, very, very, very clean, and that's where it earns the most points. There's none of the mildewy/musty smell you get in rooms in the area a lot of the time, no bugs, and everything still seems brand new even after a few years. ... Except the time I unfolded my pull out couch, and discovered sheets that had obviously not been changed from the last guest. I guess I can see how this can happen, but I feel like changing those sheets should just be policy, whether you think they need them or not. Points for the free wifi - that's a win. Also, the rooms are fairly big, and as far as I know, all have a full kitchen, including dishwasher, and pull out couches in the separate living room - like mini apartments. Doors and light switches are conveniently and thoughtfully placed to be able to divide the one bedroom suites into multiple bedrooms when you include the living room pull out - that's a nice touch. Now cons - there are too many damn rules. It feels like every switch, every appliance, every inch of the room is covered in signs and labels and snotty directions: "Do not set AC below 70 or get a fuel surcharge" (NEVER seen that ANYWHERE else). "Don't use towels to remove makeup or we'll charge you". "Ask for extra towels/sheets and get a housecleaning fee" "Unplug coffeepot when not in use" "Don't use your kitchen (THAT YOU PAID FOR) to cook fish". "Quiet hours start at 10 PM" "Don't use foul language, this is a family establishment". Serious. These are all warnings we found in our room, along with about 15 others in "the binder". (Seems like someone has a frustrated school teacher inside of them, yearning to break free). Now, you'd think that someone who's so intent on running such a tight ship would have a better grip on how things were run, but not so much. The office closes at ten, and that means there's no one there after that. If something goes wrong, or say, housekeeping forgot to replenish your toilet paper, you're on your own, unless you dial the emergency contacts and drag someone out of bed (and yes, this has happened, luckily 7/11 is close by and has toilet paper. But for what you pay for these rooms, you should NOT have to make that trip). Also, the air conditioning while not really cold enough, is VERY VERY loud. All in all, the place is okay. Guests are under draconian rule, but the rooms are clean and nicely appointed. Just be prepared for very little luxury, little to no assistance from staff, and annoying sticky labels with rules on EVERYTHING imaginable. I've stayed in BnBs... another person's HOME, and not seen so many rules as this place has. I think that's the biggest reason why I'm so negative towards it, to be honest. read more

It's convinently located smack in the middle of wine country and has a lot of dinning options to offer in the area. I will definitely come back here! read more

Spent 2 wonderful nights in the First Mates Quarters. Room was sparkling clean and felt very safe with their covid 19 procedures. Front desk staff was very friendly. Beautiful setting on the marina where you can sit and relax looking at the boats and open water. Greenport is a convenient 7 min ride. Would definitely recommend Heron Suites. If possible get a second story room. You can hear your upstairs neighbors but was not a problem. Will be back! read more

YOU CAN FIND A LOT MORE FOR A LOT LESS ON THE NORTH FORK! Our last experience with this hotel is from a while ago but as I just made my account I feel it is worth sharing for anyone who is on the fence about booking a stay here. We were having a summer get together with some friends and family and needed a room for the night to handle some of the overflow at our house in cutchogue. As it was a busy summer weekend our go to options for hotels and bed and breakfasts were all booked so we ended up here. Right off the bat they hit us with a 2 night minimum stay which they would not budge on. Fine, during summer high season if that's how you want to play ball we will take it, but it left us feeling frustrated right off the bat. Fortunately the rooms were relatively nice and seem to have been renovated recently, although for what we were paying you would expect to find yourself in a normal hotel environment, this is where things started to go south When we went and checked out the room we really started to realize what we had gotten ourselves into. The whole place is covered in notes and signs detailing trivial rules and charges for various, every day tasks. Whoever is running this place clearly has no experience in the hospitality industry, the whole thing is just ridiculous. Charges and rules range from not getting make up on towels, no noise after 10 pm, no turning up the AC, there were notes all over the room! These offenses all carry charges and fines THAT THEY ACTUALLY CHARGE YOU FOR! I don't remember most of them now but I definitely remember $50 for getting makeup on the hand towels! Given the attention to detail management has put into treating their customers like children and laying out rules and restrictions, you would think this place would be run like clockwork. Wrong. The office closes at night so if you need anything after they leave you have to call the number hung on the door. No staff on site. The more you walk around the site the more you realize its like 1/3 hotel 2/3 abandoned buildings. The hotel areas like the lobby are all nice enough, but then you go outside and you are in an enormous gravel parking lot surrounded by empty buildings. The pool is on the other side of the property and you have to walk through an active marina and repair facility. We tried to go check it out and found ourselves walking through an enormous, active marina yard and repair facility. Overall its a decent enough place if you need a place to stay and are not looking for anything too memorable, but the combination of rules, a strange lay out and setting, high prices, minimum stay requirements make me feel that you can do a lot better if you are looking for a place to stay in this area read more

We arrived on Friday and immediately told the construction noice would not continue over the weekend but it did. Saturday night there was a batchelor party going on above us. There was hardly anyone staying there so they could have put the party anywhere and chose to put them directly above us. Great place. In the heart of wine country. My wife and I recently toured the North Fork, LI wineries, stayed here for two nights. The woman at check-in was delightful, she even grabbed the key and escorted us to our room. Something you don't see much of anymore. Room was large, a "First Mates Suite", bedroom, living room, kitchen. View of the water. Extremely reasonably priced. Would recommend it to anyone. read more

AVOID IT! RUDE - UNRESPONSIVE AND WORSE! The pull-out bed in our room was broken- management DID NOTHING! The woman was rude and did nothing. The "on-site pool" is actually more than 1/4 mile away across a very very busy marina parking lot. They also don't seem to follow a clock as it was repeatedly not opened on time. Once you hike there-- it's ok but it's in the middle of a loud industrial marina. We went there once for 1/2 hour. And we were sold a package deal that included kayaking at Eagle's Neck -near by -- but the angry nasty man in who worked there refused to honor it. After he was unbelievable rude (hates people from NYC!) and yelled at us in front of our children we backed away-- hoping Heron would help... but they are apparently afraid of him too.. and refused to do anything to help us. It was a complete waste. We were just trying to have fun. No one offered us anything in return. We just left. And the kicker? As we checked out a bed bug exterminator truck was pulling in!!!! read more

We stayed for 2 nights during my cousin's wedding weekend. The rooms were clean and I loved the location. It was nice to walk out of the room and look out onto the harbor! The first time we came here, I was a little nervous when we pulled in, because it is in the middle of the marina. It does not look appealing from the parking lot, almost scary. But, that changed as soon as I walked into the office. The office is immaculate and you can tell that everything is newly renovated. We received our room key and proceeded into our room, which was also immaculate. We thoroughly inspected the room upon check-in and were impressed with the level of cleanliness provided. The decor is basic but again, very very clean. Consider it the cleanest motel you will ever stay at. The suites are advertised as a hotel, but everything is exterior so it is definitely more of a motel setting. We received a great promotion when we reserved our room, we received a free night. We booked a night in November which gave us a free night to use between January and March... You can't beat that! The staff has always been very accommodating when I have called to make reservations or ask questions. Even though it is in a boat yard, you do have a very nice view. Will definitely stay here again! read more

We stayed here for 2 nights, the lady at the check-in desk was very nice, she brought us to our room, it was very nice and impressively clean, I always worry about that when going to a new motel/hotel, but I saw that I had nothing to worry about that. The bad side is that the queen bed was very very uncomfortable as well as the pillows. Could not wait to get home to our nice comfy bed and pillows. The tv in the living room had no remotes whatsoever and so high up on the wall that you could not reach the buttons to turn on manually. The TV in the bedroom had remotes but the TV is in an odd place and hard to watch from the bed. There were lightswitches all over the place, did not know which ones were for which lights in which room. Too many switches, not necessary. No garbage can in the kitchen, only one little one in the bathroom. Housekeeping did not come to the room to give fresh towels or make the bed or vacuum when we were out for the day or to empty our waste basket in the bathroom. The room started out impressively clean but they did not maintain it during our stay. I'm glad we were only there 2 nights. Also they advertise about a pool but you have to walk to the other side of the marina or drive there to use it, not directly on the grounds of the motel, very disappointed in that also. Great little find! Stayed here over the weekend for my friends wedding and loved it. We had rooms that all opened up to a beautiful courtyard, we sat for hours talking and laughing. In the morning we had coffee and watched the boats out on the bay. Staff waqs super friendly pointed us in the right direction for shops and dining.
