    Very clean, great location with helpful friendly staff. Hotel was recently renovated. Pool was nice and not crowded, breakfast overlooking the marina was beautiful & the free pass to local town beaches was a great perk. We will definitely be staying here again!

    The first time we came here, I was a little nervous when we pulled in, because it is in the middle of the marina. It does not look appealing from the parking lot, almost scary. But, that changed as soon as I walked into the office. The office is immaculate and you can tell that everything is newly renovated. We received our room key and proceeded into our room, which was also immaculate. We thoroughly inspected the room upon check-in and were impressed with the level of cleanliness provided. The decor is basic but again, very very clean. Consider it the cleanest motel you will ever stay at. The suites are advertised as a hotel, but everything is exterior so it is definitely more of a motel setting. We received a great promotion when we reserved our room, we received a free night. We booked a night in November which gave us a free night to use between January and March... You can't beat that! The staff has always been very accommodating when I have called to make reservations or ask questions. Even though it is in a boat yard, you do have a very nice view. Will definitely stay here again!

We had booked a couples getaway package, so there was a bottle of wine, fancy chocolate, and a $35 Southold General gift certificate waiting for us in our room. The king bed was extremely comfortable and I slept well, even though the bedroom and living room were only separated by a black out curtain. The continental breakfast (from 8-10am) had delicious pastries (also I think from Southold General), cereal, yogurt and fruit, juices, coffee, and tea. The friendly staff also made complimentary lattes, cappuccinos, or espresso, and were quick to clean up and ask if they could get us anything else. The bar and lounge area had a lovely view of the water and I spent a morning reading and enjoying the view. We didn't have a chance to use the fire pit or sit out on the adirondacks to watch the boats, but maybe next time. Overall, I'd highly recommend!

    My stay was ruined by a persistent ticking noise in the room that kept me awake all night. I called…read morethe front desk three times, but each time the call went to voicemail. I hung up immediately when I heard the voicemail greeting--no one ever actually answered, despite the manager later claiming staff "tried to take calls." In the morning, the manager refused to refund the room rate and only offered to waive the parking and resort fees. He suggested changing my room, but no immediate action was taken. Maintenance initially thought the noise was coming from the next room's bathroom. When they tried to investigate, the manager claimed the noise came from the neighboring guest instead and that they couldn't enter because the other guest was present. No proper investigation was completed, and my room remained unusable. I ended up paying for a room I could not use, with no real assistance overnight, and received dismissive and inaccurate responses from management. I hope the hotel improves communication, responsiveness, and accountability to prevent this from happening to other guests

Comfortable outdoor furniture on wrap-around front and side porch (pic uploaded) Breakfast is European-style buffet with assorted breads, juices, yogurt, lox, ham, and fresh fruit. Served 8:30-10:00. Many coffee places within walking distance if you want your coffee at other hours. Tasty quiche was made from scratch by Diane and ingredients changed the next day. $450 for 2 nites with breakfast, June weekend, including tax. WiFi included. Fun and easy town to walk around. Ideal choice if interested in the local wineries. Unsuitable for young children due to some fragile items in the open areas. Tip: you can also get to Greenport from NYC via bus or LIRR train (three trains a day from Penn Station, $25 one-way, peak fare, 3 hour trip) or take the Cross Sound Ferry from New London CT, which we used to avoid bridge and LIE congestion, for about $67 with car and two adults.

The place has the perfect mix of that old world charm but yet spacious and open. There are a few porch areas, a couple of dining areas, a very large living room area with a fireplace. Decorated perfectly everything is in soothing, serene, calming colors. Each room has it's own bathroom, she has many more rooms than other B&B's in the area and she doesn't require a 2 night minimum.The location is perfect too, a few blocks away from the main part of town, a 5 minute walk but in a quiet area.Prices in line with everyone else. I spent a lot of time searching online and kept narrowing it down between this and others, her website is also the best, very clear photos, online reservation.
