He was courteous, knowledgeable and professional. Ian is the owner of the company. From my experience with him in this short while , I've learned he is a family man with astounding integrity. Second, I did not contact this company Cal-View Property Inspections casually or without cause. I reached out because there were serious ongoing concerns in my home, involving exposed walls, abnormal air quality, and conditions that affected my family's health and safety. At the time, children were living in the home, and the wall area had remained exposed for an extended period. The inspection was not the cause of the problem. It was conducted because I needed answers about conditions that already existed inside the unit. The inspection helped confirm that mold concerns were present in the air and on surfaces within the home, including in my daughter's bedroom. After the inspection, I pursued code enforcement. That process resulted in multiple code violations being identified, and repairs were required. My family was displaced as a result of the condition of the home, not because of anything this company created. The statements suggesting improper motive or lack of professionalism do not reflect my experience. I hired this company because I needed an independent assessment, and from my experience they were professional, responsive, and helpful during an extremely stressful situation. The good: friendly staff who tries to work with you and the builder. The report was provided less than 24 hours after the inspection. The mid: when I called to ask about their availability and what they look for, I was told there would be a follow-up call addressing a question that couldn't be answered on the spot, but never received a call back. The bad: inspector (Joseph) mainly noted things that I had already identified before his walkthrough (blue taped). He did catch there there were 2 broken tiles that I was not able to see. When the builder went to fix it, they noticed 4 broken tiles. The ugly: when I moved in 4 days later, I noticed none of the hot water valves were turned on in the entire house. Made me think it wasn't tested... my theory was kinda confirmed when I installed by fridge 4 days later, turned on the fridge water line (which was hooked up to the kitchen sinks hot water valve), and had water dripping out of my ceiling within 5 minutes. I emailed Golden State Inspections to let them know that Joseph missed this and have not even received an acknowledgment to my email (I emailed them 5 days ago). I wasn't asking them to fix it or anything, but a simple acknowledgment would have been nice. Be warned. If you hire this company and get Joseph on a new construction inspection, it's may be a lazy report.

The Lennar agent seemed insulted that we wanted an inspection, but after reading about the problem of finding competent local workers, we thought it would be worthwhile. BTW our RE agent says they always act insulted. James' drone found some cracked tiles on the roof, which Lennar replaced. The most important thing was perhaps James' documentation of all the safety features of the home--like where the shut-offs were for the electrical and solar system and AC. He also recommended something I had never heard of, a FloodStop device that automatically shuts off the water to, say, a washing machine if a leak is detected. Our RE agent said if she had had one, it would have saved her being out of her home for 10 months while the water damage from HER leak was being fixed. We are going to put them in our residence and all our (4) rental homes. That recommendation alone paid for James' inspection. The report itself was very well organized; it will serve as a written guide for future residents of the house. The Lennar superintendent had given us a guided tour of all the features--sprinklers! Tesla battery! and more. But as with a doctor's visit, 80% is quickly forgotten. James' report, however, will be in a drawer in the kitchen as a guide in case of future problems. We have a lot of peace of mind that was easily worth the cost of the inspection--even for a brand-new home.

What probably happened is they walked on the roof and cracked the tiles themselves. Then they had such tiny infractions that were ridiculous like two screw heads in the garage that weren't covered all the way with joint compound! They said fire could spread faster through those'd exposed screw heads. These people try to justify the high price they charge ($500 for 3 hours) by trying to find the smallest of problems and making it sound like your house was built by amateurs. I would never use this company company again.

Our home is a three-story townhouse, so getting a clear look at the roof isn't easy. He provided plenty of videos in the house as well. Our home is in the East Bay and we were on a tight 21-day escrow timeline, so we really appreciated his flexibility in taking on the job, especially on short notice and outside his usual area. We weren't able to attend the inspection ourselves, but our realtor was there and spoke very highly of his professionalism and thoroughness. On a more personal note, we also appreciated the meaning behind the company's name. My partner works with children on the spectrum, so the logo immediately stood out to her. Recent home buyer in the Sacramento area who had their inspection done by them and now has mud…read moretubes in my house indicative of termite infestation. They also offered a 50% off for inspection and future treatments. First red flag: when I asked the person on the front desk if I should scrape / clean part of the mud tubes, she said yes. Just make sure to take a picture of it. When most suggestions say not to do this. I asked for a WDO- wood destroying organism inspection of the whole house, which is also outlined on the email and was quoted for. When the inspector came by, he literally only looked at the area of the mud tubes, asked to go outside (I have a crawl space) and already diagnosed the problem. His name is Derek Mills and he has 18 years of experience and does not seem to really care about the condition of your house. I literally asked him if he was supposed to look at the interior of the house, and he said "no", and explained he didn't need to. When I called another company for a WDO inspection, they had told me they are supposed to look under the crawl space and spend a minimum 1 hour on the inspection. Derek was there for less than 15 minutes. There was no follow up of when he was going to go back. No email. I sent an email and called, and did not receive a single phone call. Please, do not waste your time and effort with this company for inspection or treatment. Especially if you care about the management of your home. They are poor communicators, with inspectors that do not care about the condition of your house. At least, for branch 2/3 termite control.

However, they recommended repairs for some dry rot issues found during inspection. They contacted us for the repairs and we agreed to have them do repairs. We paid them up front, which I later realized you should never do. They sub contracted a company to do repairs. The sub did bare minimum, and shoddy work. When replacing some siding, instead of using house wrap or appropriate water/moisture barrier, they used painters paper (brown paper used to tape off floors when painting). Didn't bother contacting Hawkeye cause they already had my money. If you're going to use them for inspections, fine. But do not pay them for repairs.
