He then did an excellent job walking us through everything and providing a great detailed report. PS the age of the mobile home did not require an inspection - always get an inspection! The second time was to buy a single family home. Same quality service. He coordinated with our real estate agent. He even found the leak in the master bath which was disappointing, but not a deal breaker. Same detailed report which allowed the seller to make repairs with their home warranty before the house closed escrow. I would highly recommend David. He is methodical, clear to understand, detail orientated, and provides a genuine answer. The Lennar agent seemed insulted that we wanted an inspection, but after reading about the problem of finding competent local workers, we thought it would be worthwhile. BTW our RE agent says they always act insulted. James' drone found some cracked tiles on the roof, which Lennar replaced. The most important thing was perhaps James' documentation of all the safety features of the home--like where the shut-offs were for the electrical and solar system and AC. He also recommended something I had never heard of, a FloodStop device that automatically shuts off the water to, say, a washing machine if a leak is detected. Our RE agent said if she had had one, it would have saved her being out of her home for 10 months while the water damage from HER leak was being fixed. We are going to put them in our residence and all our (4) rental homes. That recommendation alone paid for James' inspection. The report itself was very well organized; it will serve as a written guide for future residents of the house. The Lennar superintendent had given us a guided tour of all the features--sprinklers! Tesla battery! and more. But as with a doctor's visit, 80% is quickly forgotten. James' report, however, will be in a drawer in the kitchen as a guide in case of future problems. We have a lot of peace of mind that was easily worth the cost of the inspection--even for a brand-new home.

The package included a Base New Construction Home Inspection, a Sewer Scope Camera Inspection, a Drone Roof Inspection, and Thermal Imaging. The initial inspection was excellent, with clear videos, photos, and orange markers that helped me understand everything perfectly. I trusted them completely, which is why I scheduled a Follow-Up Re-Inspection ($175) with them and agreed to pay by check, I was satisfied with Joshua's work who did the first inspection showing the exposed wires, and the Black Widow living in the garage. However, I have serious questions regarding how my re-inspection was handled by Robert only showing photos only showing minor stuff from the doors opposed to showing the serious things, and I would like to ask for opinions from other homeowners or professionals. Here is the timeline of my experience: 22nd: Re-inspection Day. The inspector arrived 15 minutes late. I expected a thorough report showing before-and-after photo comparisons to prove that the initial defects--such as water pressure, electrical wiring issues, paint defects, and a venomous spider found in the garage--had been properly fixed by the builder. Unfortunately, there were no before-and-after comparisons provided in the final report. Instead, the inspector just casually looked around and told me, "Everything is good." When we discovered two small spiders during the walk-through, the inspector brushed it off lightly. This prompted the builder, who was present, to make excuses by saying, "There are spiders everywhere anyway," completely dismissing my request for professional pest control for the venomous spider issue. 23rd: Builder Orientation Day. 27th (Monday): Closing Day (Final payment made). 28th: Received the keys. 29th: Moved into the new home. In the end, the re-inspection report I received only contains: Six photos of newly discovered defects that we found together during the walk-through. One photo of the ceiling insulation construction, which I specifically had to ask him to send again. That is the entire report. Is this how a standard re-inspection is typically conducted in the US? I paid for a professional's eyes and expertise to protect my safety before closing, but without any before-and-after documentation, it is hard to know what was actually checked. I am sharing my honest experience to see if this is normal.
