Thank you Lake Stevens IHOP! I was having a bad day...I was stressed out and had to leave your restaurant without eating my meal because my baby son would not stop screaming. I left in such a hurry that I forgot to box up my meal. My boyfriend went back and explained the situation. Your manager went and got a whole new meal boxed up and didn't charge him a penny. You have no idea how much those delicious pancakes meant to this stressed out momma...not to mention that while we were in the restaurant your staff was so kind to us. They tried to distract my son with crayons and yogurt and got our food out so quickly. Thank you for making my day so much better. I understand that this store just opened but they have a LOT of work to do. I ordered a simple 2+2+2 breakfast and then I waited 20 minutes for it to arrive. The eggs were overcooked and the pancakes were cold. My meal included all you can eat pancakes so I ordered two more and I asked the waitress to make sure they were hot because the others weren't. She apologized and 10 minutes later I was served pancakes that were too cold to melt butter. I pointed that out to the waitress and she offered to replace them but I didn't have time to wait and she apologized again. I didn't expect a free meal but I think the manager should have been informed and he/she should have come to my table but sadly that didn't happen so I left with a bad impression. read more

The worst service ever! After doing a bit of running around I decided I wanted pancakes. Ihop is one of my favorite places so we stopped there. The first warning sign should have been the wait to get a table.. there were only 3 tables with people sitting at them so it was far from busy. One we got a table and a partial menu (just the specials not the regular) we waited 10 minutes and no one came to take our order or even see if we wanted something to drink. Again there were only 3 other tables filled. We tried a couple times to get the wait staff's attention but we were ignored. We finally decided to leave and on the way out both of the wait staff were at a table talking to a customer. We will go to other IHOP restaurants but not the one in Frontier Village even if it is just a couple minutes from our house. read more

Do not go to this IHOP on a weekend! Worst experience at an IHOP in I dont know how long. We were seated right away, but everything took forever. Drinks were made wrong and so was food. We didnt even get napkins and utensils until after we got our food. I understand they were slammed but was ridiculous. We went here after a particularly stressful Friday at about 10:30pm. It was quiet and there were only a couple tables occupied, all the staff was very pleasant and engaged in their jobs. We had buttermilk pancakes, garden omelette and well done hash browns with coffee. Everything was excellent- even the coffee was good and strong, unlike most restaurant coffee. It was really a very nice late meal and I would go back. I would try avoiding the rush times, as is our own preference. Our server was really nice and very efficient. read more

Went to ihop at 11:30. Not too busy. We got a seat in about 10 minutes. And ordered breakfast pretty quickly and then we waited for 27 minutes to get our breakfast. I ordered my eggs over easy. And the egg white wasn't even cooked. Pancakes were cold when served. Server Should have been on top of this. read more

We went for dinner, waited 5 minutes just to be seated because the hostess wasnt up at the entrance. Then once we were seated, we waited about 15 minutes just to get our drink order in, almost on the verge of leaving before our waitress finally came over. They were not very busy at this time they had maybe 10 other small occupied tables. Then once our order came out they brought out mine and my husbands food out about 5 minutes before our kids. My daughter complained that her food was cold and refused to eat it. The waitress seemed very frazzled and confused, and her management team didnt seem to help her at all. I know that they have only been open for about a month and most of their team is new, so hopefully they improve in the future because I dont feel like I will be back at this location. read more

First off, the layout of this place is horrible. You are either sitting on top of each other or staring at the people across from you. Asked for a booth when we got here, was told we would have to wait 5 minutes even though there were clearly booths available. Got sat at a table where if you sit on the one side you would rammed into by people walking by. Wife has a wheat allergy, requested no pancake batter in her omelet, and was asked if she wanted pancakes...The orange juice had a slight minty taste. When asked to be switched to coffee, the waitress informed us the Oj comes out of a machine now, they had switched from container orange juice. At least the coffee hasn't changed. Waitress was polite. Waited 20 minutes for food. Wife asked for green peppers in her omelette, said peppers were nowhere to be found. Bowl of peppers arrived, they had been drowned in oil, like they were the ones that were *supposed* to have been cooked in the omelet, but had been left to sit in the bowl. Then the check came, there was the charges for the two orange juices we sent back ($3.79 a piece). They removed those for us, at least. Do your self a favour, if you have an IHOP you like, don't bother trying this one. read more

Ordered a breakfast burger and it was very bland and mushy, cost $40 dollars for pancakes, a burger, and mozzarella stickers.

This is by far the worst restaurant in all snohomish county I have EVER been to. Me and my family waited almost 25 minutes just to get waters and after that we waited almost an hour to get our food and all mixed up not even what we ordered ! All this well other tables were getting sat down immediately and already had drinks and most of the other tables got food and left before we even had our own food. Just horrible. Went in to order to go. Asked for a menu the hostess gave me one and then forgot about me because in the entrance where people wait was over full with people. No one was social distancing and people were coming in like there wasn't a pandemic happening. Instead we left the menu on the table and left that super spreader place. I went in here with my family last Sunday and we had a great time! The food was really good and everyone was super nice. I had some pancakes that were like a dang cinnamon roll. Amazing. I had a pretty good experience, the waitress was a little awkward but I think because she was young. But she was attentive and the manager asked how was everything. Food came out pretty fast. Every time I come here the service just gets worse. This morning I placed my order online. I tried to call 4 separate times while waiting in the parking lot for curbside pickup - The first two times I called someone answered the phone, I could hear them talking to their coworkers, then they hung up on me. After I called another two times they just didn't answer the phone at all. So I decided to just go inside and pickup my order. I entered the store 30 minutes after my order was placed. I waited TEN MINUTES just to end up having to stop a dishwasher (in a dirty long black apron) to ask him where someone was who would grab my order, behind me was now 3 other couples waiting to be seated. The dishwasher came back out and told me they were packing up my order it would just be a minute. TEN MINUTES LATER everyone who had been waiting for a hostess left, and there were 2 new couples and a doordash driver now waiting as well. A waitress saw one of her friends was waiting and instead of attending to anyone else who had been there longer gave her friend a hug, seated her in the dining area, and went back to whatever she was doing - she never spoke a word to any of us. At this point I stopped the next waitress and demanded my food, the doordash drivers food, and that the couple who had been waiting 15 minutes at least to get a table. She didn't come back with my food for at least another 8 minutes. Upon getting in the car - my food was COLD (i had not even left the restaurant mind you), I had no syrup for pancakes, no straws for drinks, no silverware for eating. My avocados were dark brown and soggy, my omelette looked like it had fallen into someones lap and then placed in a package - DISGUSTING. I went back inside to ask them for a refund or to at least make it right - no hostess or anyone to be seen. So I LEFT. This is sad.... don't waste your time going here, this is a continued performance and the food isn't even edible by the time you've wasted an hour just trying to get it. read more

After Steve left it's not the same atmosphere. Him and his wife made it like home. I came everyday for coffee and most days ate same meal and his wife knew my order . To my disappointment my children and I can to this establishment on opening day some time ago and thought it was very nice then. Today as I sat down waiting for my server I started to develop a headache due to the conflict of music being played. There is a variation of easy listening music to 80's music which was great. However at the same time the staff in the kitchen were listening to Latin music that was drowning out the music being played in the restaurant. I asked the waitress if she would tell the staff to lower the music as it is causing me to have a headache. No attempt was made to ask them to lower their music which is why I'm writing this review. I can assure you that I will be following up with management and possibly corporate as I'm sure it's not something that's tolerated in their establishments. I'm a Hispanic person of ethnicity so I find this troubling to write. Though when a patron is experiencing a headache due to conflicting "noise" music it should be addressed. read more

We were sitting for about 15-20 minutes and had not gotten a refill on drinks or anything. It took about 1 hour and 20 minutes for our food and when I asked someone very nicely for a refill they ignore me and kept walking. Our waitress did not bring a water to us after us asking 5 times. This Ihop is horrible!!!! Went there at 7:45pm and got sat right away. My daughter and friend were with me. There was only 1 server but there was a hostess, server,manager, busser and about 6 tables. At 8:15 we didn't even receive water or even a HI. I have managed/owned restaurants so I understand being slammed and I'm very understanding, but when a manager walks by us many times and didn't even say they would be right with us or even acknowledge we were there, was really bad customer service. I don't like writing bad reviews but this was the worst customer service I have seen in a long time. My kids love Ihop and were excited to have one in Lake Stevens but will never go back!! Been many times and the service has only been good once. Will never go back and I hope they get their stuff together. read more

He was incredibly rude to his fellow staff and was being rude to the tables he was serving.
