This complex is amazing! Great location, great price point, absolutely beautiful grounds. Top to bottom, this place is stunning and has all of the amenities you could ever want. Been living here for around 6 months and my experience so far has been amazing. Property managers, Andrew and Keith, helped us with the application/moving process and theyre very reliable and responsive which made our moving smooth and efficient. Maintenance are very quick and helpful. All staffs are friendly and nice, which I definitely appreciate. All the public areas such as the gym, mail room, dog spa, etc are kept clean and maintained for everyone to use. They even have a work room which is very ideal for students and even those who work from home. Theyre very dog friendly, they have a pet spa and a dog park plus they even give out dog treats by their office! Overall, really love living here and it's definitely a home to me! read more

Three false fire alarms in three months. Don't expect a heads-up from management--the alarms have been going on and off all day today, and the only email we received was to address a prior false alarm (from a day ago). No mention whatsoever of the continuous jarring blaring sounds of today. If you work from home and expect fire-alarm-free days, I would not recommended. If you have pets, I would also not recommend. The fire alarms are not pet (or human) friendly. read more

Nicest newest building you'll see anywhere in the Valley. Natalie with the leasing team was very sweet and kind and patiently guided me through their updated leasing process. While it took long, they were very thorough and updated me throughout the process. This is a building you'll want to live in. Nicest amenities out there! I've been living at IMT 6500 since June 2021 and have had an amazing apartment experience so far. Having lived in larger apartment buildings/complexes for years, the IMT 6500 team has been without a doubt the best I've interacted with. I've dealt mostly with Andrew and Brittany who have always gone above and beyond to make sure everything I've needed is taken care of as quickly as possible. Maintenance has been fantastic and quicker to respond than any other building I've ever lived in, and since the entire building is less than 2 years old everything is in amazing shape and quality. I've tried to stay positive because there are many people who are working very hard in maintenance team doing their best to maintain the quality of this apartment. This apartment could've been amazing but as always, the biggest issue here are the tenants, as I've personally encountered two residents above us and who threw a loud party once, and another who are creating unbearable amount of noise consistently without a stop for 24/7. I've tried everything including talking to them directly to reason with them, but ended up getting yelled in my face by crazy tenant. I can't even count how many times I called to the management and email the actual patrol office but feeling of being neglect and not even trying to resolve an issue feels extremely frustrating. The noise is affecting the work and general well being because nothing is being done. Fortunately we are leaving this shithole behind soon but I would feel extremely bad for anyone who are taking our place. read more

This is by far the worst experience we have ever had. We live on the 4th floor and a few months into our lease, someone moved in above us. At first we didn't mind because we understood that the individual was moving and noise is common, however, this had been an ongoing issue. This person stomps, drops loud things like a basketball and weights on the floor, runs across our ceiling anywhere from 11pm to 3-4am. We complained to management, we complained to corporate, we called on site security, and we even called the cops. We recorded the events and personally asked security to come into our home and listen to these disturbances since they did not believe us. Management had done absolutely nothing to help us with this issue. Corporate basically told us you're welcome to move out, basically not giving a crap about us or our well-being. We pay quite a lot for rent and we haven't been in our apartment and have been staying with my parents for weeks because of a careless, entitled, stupid human being. Not once did they reach out to see what else can be done to help us with the situation or check in to see if the noise has even stopped. I absolutely do not recommend this building as your next home. They do not give a crap about their tenants or what they have to say. They'll be nice in the beginning and take your money, but after that they couldn't care less about your comfort or peace. By law and a lease agreement we are entitled to peace in our home, but this hasn't been the case for months thanks to a careless neighbor and poor management. We will be moving out as management advised us to do, instead of helping us, they're giving us the boot. If you wanna have sleepless nights, a dirty park for your dogs, management who doesn't give a crap, and a unwelcoming environment, this is the place to be. Do not waste your money or time and be fooled by their fake kindness. This is a terrible place to live in. read more

I look forward to living here! The tour was conducted thoroughly and professionally. From the moment I walked through the doors of the building, I was impressed by the organization and courtesy of the IMT team. The building is well kept, full of luxe amenities, and the apartment is spacious and within my price range. I really liked having a gas range offered as well as a full size washer and dryer in-unit. The pet park and grooming station were great selling points, especially with how busy of a road Sepulveda is. So many issues with this apartment complex, garage gate is always broken every other few weeks. The only two elevators are extremely slow and also break all the time and smell like urine all the time. The tenants that recently been moving in since summer of 21' have always been leaving trash all over the complex. They abuse the dog park by leaving dog poop all over the place and not picking up after the dogs. This has been an on going issue for over 6 months. Management only sends out emails which do absolutely nothing at all. If management was truly doing something this issue of dog poop and pee left behind all over the complex and dog park would not be happening. When you move into an actual unit it's lovely at first but then you start noticing the true details. My apartment had so many paint cracks in every room of my unit. There is no guest parking so that causes tenants to have their friends park in any spot that's open and it's assigned parking lot too. Then this complex has so many hidden fees it's crazy, the new year is approaching and they are already raising everyone's rent prices immediately unless you commit to a 15 month lease. Now your monthly rent will always change and will never be the exact price you were first told when moving in and signing your papers. Sad that management is here 7 days a week yet there's all these issues that reoccur everyday every week. read more

Do not fall for their "IMT family" nonsense that they promote. I've been living here for several months and have hated almost every minute. IMT does not care about its residents at all - it cares about your money. I've been living below rude tenants who stomp and pound on the floor and walls all the through the day and night. It is so heavy, I've had pictures legitimately fall off my walls. I'm been averaging about 5hrs of sleep per night due to their nonsense. We all sign a contract with a noise clause but IMT does not care to do anything about this. I had some family visit for a night and they got TWO hours of sleep. If I had a dollar for every time someone at IMT said "they will look into it", I could have have a month's rent paid for. They just collect the checks and hope it will go away. The "courtesy patrol" that they have on site is not much help. They've flat out lied to the office before regarding a situation that honestly sounded violent and there have been multiple occasions where I've seen them sleep on the job. So much for the perk of building safety. After an entire MONTH of being told someone from the corporate office would be reaching out to me, I finally spoke with a shockingly condescending and patronizing woman who tried to gaslight me. They basically will only do something if I purchase some commercial grade sound equipment to record all these experiences that can capture the noise to some arbitrarily-chosen level of acceptance. The solutions they offered were for me to move to another unit which was not only much smaller, faced a courtyard with zero privacy AND more expensive but - after their fees - would have cost me almost $2000 or I have to pay double rent to end my lease early. "If we made an exception for people who complain about sound, we'd have to make it for everybody" - We all sign a contract saying we will not make excessive noise but apparently I've been inquiring about the one contractual obligation that IMT does not want to follow. I'm floored that something like this is even legal. How is this an exception when it's in a legally binding document? The nonsense above me gets to continue but I'm the one being forced to pay more? You'll also have a monthly fee for the delivery lockers that the vast majority of delivery people don't even use anyways. They will just dump your packages in the mailroom and then the office will send out emails telling us we shouldn't have things delivered outside the lockers - as if we asked them to? Lastly, there are plenty of tenants who still smoke weed despite the building not allowing it which will seep into your apartment at all hours and the lower garage wreaks of it often, tenants who let their dogs pee and poop in the elevators/hallways/garage, and weekly emails about random cars that will park in your reserved parking spots. The gate to enter the garage breaks or malfunctions somewhat frequently as well so be prepared. As I miserably sit in my apartment writing this, the neighbors above still sound like they are hammering the floor and the smell of weed has engulfed my apartment so I have to open my windows again in 90+ degree weather. Save yourself the stress, the sleepless nights, and the lack of empathy and choose another building. After letting them know I had to stay with a friend for a week just to be able to catch up on sleep, it took the office 9 days to reach out and reiterate that my only option is to give IMT more money. read more

As a Guarantor of my friends who wanted to live there (witch I highly recommended not to them). the process is a joke, paperwork and statements was brought to them with all the requirement they needed, every time something else was missing on there end or they didn't tell us. required time 4 income from rent (was provided to them), Investment account with Times 6 the yearly rent (was provided to them). wasn't enough for them. just a waste of time, paper and energy. Natalie the Community manger is just unprofessional and has 0 communication skills. I cant imagine living in that place with this kind of MANGMENT. straight Disrespectful. I HOPE the IMT cooperate will understand they have a management that's driving away great residents from there building. read more

Honestly the best staff ever! Thank you guys for always being responsive, helpful and accessible. Andrew and Brenda and all other staff are amazing per usual! Does not matter the time or day the friendly staff around the building is always ready and happy to greet their tenants. The building is always clean, they have security patrolling during late hours, super animal friendly, gym is always clean, the parcel room is large for everyone's package, safe and locked with fob accessibility, neighbors are friendly, and there is a common area for studying and computers available. Also, move in process was super easy and the staff was available at all times to answer all questions. Thanks guy. Bad experienced with expensive living I have ever had. I moved here just a couple weeks I got a problem with the oversized package couldn't drop off at the mail room, I had over 5 items that returned to the senders and others need to pick up at USPS or others. The office doesn't receive the packages but also doesn't allow the deliver go up to drop it off at the door. I paid $5 extra monthly for the parcel mailbox but there are not the room for lagers packages. I put the note to drop it at the mail room but they took it out, the office called me they are not allowed to drop the oversized packages, they said I need to be home for receive it. Is it a stupid answer? Where can it drop off? How can I know it gonna be arrived? I'm so disappointed that I have never had before in my life if I have a home but I can't over things delivery to my home. When I wrote a complaint letter they replied about how much I need to pay for breaking the contract if I want to move out but they didn't mention to solve the problems and still took my note off again. I don't see anyway the packages can drop of. read more

For real tho it's IMT 4L of for as long as this staff works here their really the best. I don't know how to explain it you just have to experience it and the lobby always has this amazing smell and guests just always love it and this place is amazing the people that work here make it 1000x better!!
