We have lived here for several months now and have had a great experience so far. The neighborhood is secluded, quiet, and the neighbors are courteous and friendly. There is a sense of community here - from the 1,000 egg 2026 Easter egg hunt, to the fact that my child can go outside and play with the nieghborhood boys (we didn't have that in our previous neighborhood). The apartments are clean and well kept and maintenance issues are promptly resolved (even "after hours" requests are resolved if they are emergent by the on-call maintenance staff). The maintenance staff are all friendly - Armando is very nice and has helped us resolve a few minor issues. We get the occasional spider, but that is to be expected as we are in the mountains. Our previous building had a horrible infestation problem which honestly at times made me scared to go home. There are 2 beautiful pools, a pickle/tennis ball court, a dog park, and a playground (best for small children). The leasing office is on site. Apartments come with a washer and dryer. We have an attached one car garage and the option for a covered/uncovered carport. Most importantly, I feel safe in this community & love it here. read more

Do not rent from this place!!! Trust me!!! The office staff are horrible, maintenance is great! They don't know how to assist tenants at all. Power went out for the community so I pulled up in front of the house and was loading the car with my family's bags to stay the night at a hotel. Towing company took my car within five minutes of me running in and grabbing my family and bags. Had to pay 450 bucks to get my car out at 1:30 in the morning in van nuys. Office staff didn't care at all... Night security sucks, car break ins and home break ins all the time... Finally got fed up after being there for 8 yrs and dealing with the new company for 2 years (IMT). Left the unit fairly clean which included me doing some repairs myself just to be nice. Not only did they keep my $800 deposit, charged me $600 on top for cleaning and repairs. Like they weren't going to clean anyways. Total scam, don't dare to live there! PLEASE read more

Came here to warn potential new residents: STAY AWAY FROM ANY IMT PROPERTY!!! We lived at Summerset for four years, 2.5 of them when it was managed by Equity. During Equity's administration, it was absolutely wonderful. Then IMT bought them out in fall of 2023. Upon our moving out, IMT not only kept our entire deposit for bogus claims of repairs that they claimed "exceeded normal wear and tear" (they didn't), but also sent us a bill demanding an additional sum of money as the deposit wasn't enough to cover everything. They also turned over the debt to a debt collection agency. It's pure corporate greed on their part, and they do not have their resident's best interests at heart. STAY AWAY! read more

Patrick, Ashley and Rhyder with the leasing office were beyond helpful and patient when answering all of my questions and did an amazing job easing my anxiety with the whole process. Been living in this a community for over 6 years. Have always loved it here, great location, quiet, and kid-friendly, Office management is pretty good about communication and responding in a timely manner. What I'm most impressed with as of recently is maintenance, I must say they are the star of the show recently. Always see them busy, working hard, and are very polite to all residents. We recently had out washer fixed by Alberto G. and he was great. Super polite and professional and fixed our washer the day after I submitted a request. It's been a few years since I moved into Summerset Village. A few months back IMT took over. PRO: The new team in the leasing office is great - so helpful and kind. The maintenance team is also responsive and very detailed. The communication has also improved. I appreciate the on-site staff. CON: For some reason, IMT decided to start hacking down all of the beautiful trees here in the community, which for most, is the reason to live here in the first place. It was a gem hidden on a hill covered in trees. When people visit they say they don't feel like they are in the SF valley. I'd watch the birds go in and out of a gorgeous tree in front of my balcony. When it rained they took refuge there. When we get crazy windstorms (which we get often) the birds would retreat into the tree. A neighbor said her daughter cried when she ran to sit under her favorite tree and it was gone. Trees are wonderful natural wind blockers. We get scary wind storms here so powerful we often lose electricity. Dozens of other healthy trees were chopped to a stump (see review below with many photos). Even the Department of Energy writes about how trees and shrubs provide excellent windbreaks, which can reduce home heating costs considerably. I hope this doesn't negatively impact us. I was told by one of the "tree trimmers" that IMT instructed them to take down 150 trees!!! But of course, the email sent to us by IMT says "tree trimming" - I guess we have very different definitions of "trimming". And what is left, they removed every other branch - so now we have funny-looking bare trees. This property is right up against the 118, a very busy freeway. Trees not only shield us from the blistering summer sun, but they purify the air. Studies have proven that having lots of trees nearby can cause a 37% reduction in soot and a 7% reduction in ultrafine particles where trees and bushes are present. In a city where trees are much needed, IMT decided to start chopping. Even the Los Angeles Times put out an Editorial in Nov of 2023 on this very subject titled "Trees are essential in a warming world, but L.A. still lags in shade equity". It is an understatement to say I am disappointed in their decision to demolish our trees. To the IMT executives: Please remember that this is not just a property to us, this is OUR HOME. The decisions you make for us have long-lasting effects on our quality of life, and the NATURE around us. Thank you to whoever reads this entire post. I know it's long! I'm really heartbroken about our trees. read more

IMT just bought the complex in a very hush hush kind of way. The tacky new signage is one thing but they are going through the community and RAZING SO MANY OF THE MATURE TREES TO THE GROUND! They aren't taking out the dead trees, they are just razing the mature ones indiscriminately! We get really high temps in the summer and 60mph winds during high wind season up here so the complex depends on the trees for shade, wind breakage and especially a noise buffer from the 118 traffic. It's much less quiet up here now so you get to hear ALL the traffic noise especially at night when the drag racing starts on the 118. Why would IMT care? They aren't going to be bothered by the noise, wind and buildings baking in summer. If they aren't razing 200 year old trees to the ground, they are chopping most of the limbs off the other ones. Theres just no sense in it. Most of the residents are heartbroken and when we asked about it we got a dismissive, "this is a 10 week process, we know the residents aren't happy." What was a beautiful green wooded oasis is being quickly turned into an UGLY community of stumps. Everyday when we go out, theres more destruction and they are just getting started. Water line got clogged/backed up for dishwasher. Started a load and had no idea that I would end up with water all over the floor in the kitchen.put in a request and called the office and someone from maintenance was out within a couple of hours to fix the problem. I've called a bunch of leasing offices, and this one is by far the best! The entire team is so friendly and helpful. Most offices rush you off the phone and make you feel like a burden, but they made us feel so welcomed. We talked to Amanda and Patrick on the phone and they were awesome. We toured with Ashley and she spent an hour showing us multiple units and taking us all around the property. We were so impressed with her and she's only been there two weeks. It's an older property, but it's super charming. The best thing is the beautiful grounds. It's nestled in the middle of canyons and trees and feels like a different state. It's truly beautiful! I've had a good amount of maintenance requests put in within the month. Albert was the maintenance technician to respond to all of them. I appreciate his knowledge and drive to make sure the job gets done, and the job gets done well. We've had time to chit chat and he shared that he's done all sorts of service jobs prior to IMT, and the prior experience and skillset he has obtained definitely shows in the work he does now as an IMT employee. I appreciate his dedication to having a good work ethic and friendly energy to the residents. Always in a good mood and smile on his face. IMT does a FANTASTIC job managing this property! Previously managed by someone else very poorly, IMT stepped up to the plate and started making improvements IMMEDIATLEY upon purchase. Their maintenance team is top notch, especially Lenin who provides incredibly customer service and proficient knowledge of equipment. In the office, Ashley and Patrick are incredibly friendly and have gone above and beyond to answer any questions that residents may have. Even though IMT has just recently taken ownership of the property, they have made it very clear that they care and are here to help in any way. As for the apartments themselves, you simply cannot find anything else like this in LA county. These apartments are broken up into individual buildings, which makes it feel more like a neighborhood rather than just another apartment complex. The views from on top of our lovely hill are beautiful, nature is everywhere, and the local wildlife is at a happy balance with us. It doesn't feel like you are in the city at all! There are also neat little hiking trails all over the hillsides, so it's the perfect place for an outdoor enthusiast! Inside your apartment is spacious and well laid out. The soundproofing is downright the best I have ever experienced in apartments. My downstairs neighbor seldom hears me, and I seldom hear them. We have been living in this apartment for almost 4 years now, and have no intention to relocate for the considerable future. All in all, if I could give IMT Summerset a 6/5 I would. read more
