I moved into my apartment in 2013, before Indio Management took over my specific property. There have been pros and cons along the way. The apartment complex grounds are maintained much better than they were previously. While I don't like being woken up by landscapers on Friday morning, I appreciate how the grounds look. Most of my maintenance issues are resolved fairly quickly, except an issue with my floor- after all the rain in May, it became warped. I have talked to management twice and nothing has come of it. A few months ago I was having issues with my power and it kept going off. I would flip the breakers but it would still stay off. Power bill had been paid, maintenance came to look at my breaker box multiple times and nothing would work. I called the emergency maintenance phone number, that is run by Indio, and no one answered. My refrigerator was off for a while weekend, and I had to stay off site until the power came back. When I talked to my apartment manager about reimbursement for the groceries that were ruined she said to talk to the apartment management company. I called Indio's office and let them know that whoever was in charge of the emergency maintenance line never answered calls- or called me back. I also explained that my food had ruined. The woman I spoke to, Lisa Smith, kept cutting me off and giving me excuses that the manager on my property was responsible for issuing any reimbursement for perished food items. I was appalled by how I was treated and spoken to by the management company. I've never had an issue with my property manager. read more

I scheduled an appointment with the person then was contacted to confirm, the morning of my appointment just 30 minutes before I was contacted that they needed to cancel. Then I was told they would reschedule never got a cal to confirm and was told I would be sent an email so I could let them know the properties I wanted to view. Super unprofessional and I didn't ever get to see a single unit. If this is any indication of how they run their business I would t want to live with them at all! read more

I initially Love Indio! The company was very responsive and set me up with an agent almost immediately. The cost of living in the area I am in is expensive as most of Dallas is and so Indio was like a diamond in the rough. Until you settle in... The gates are always broken, the laundry machines are always broken, the tenants are borderline disgusting and the maintenance crew is slow to respond. I understand they are reclaimed but you should feel comfort in your new home. Management is always changing and here recently because of open gates my car was vandalized for the radio. This isn't bad neighborhood, but poor security leaves us all exposed. Just today, I came home and the plants on my porch were gone. In my property alone there are several tenants that have multiple people living in one apartment and a slew of random people come in and out at all hours of the night. Pay extra money for a place that values your concerns. read more

Let me start by saying Jessica and Evelyn were so helpful with my 1000's of questions, and needs. Do not let the one star reviews on here scare you away. Besides Indio bought out like 20 properties that were run by shmucks. It takes sometime to weed out the bad property managers. I'm sure they're on top of it. About the break ins... If you don't want your car broken into than don't rent an apartment in or around downtown Dallas... Duh. Don't leave valuables in your vehicle and just leave your doors to your car unlocked. I guarantee you they won't steal your car. They just wanna see what you have in there. I have lived in some of the worst areas in Houston, which are a lot more dangerous than the streets of Dallas. Trust me if they're going to steal your car there is no amount of security, gates, or cameras that are going to stop them. I've been at an Indio proper for a year and a half now and it has been nothing but drama. They care nothing about the residents, only money. Not to mention the maintenance people going out of their way to harass people. I do not recommend Indio at all :( read more

Communication is key. With Indio there is none. They have several price points and tend to favor their more expensive properties. I understand that. But when I've asked for a copy of my Renters Insurance through them (4 times) and haven't even received a hello. Are they charging me 9.95 for nothing or do I have a policy. DO NOT SIGN ANY LEASES WITH INDIO MANAGEMENT. The only thing this company cares about is the bottom dollar. They couldn't care less about their tenants. If I could rate this company at zero stars I would. I've lived in two separate Indio-owned properties over the span of three years and every property manager, maintenance crew member, and leasing agent I've dealt with was absolutely horrible. First off, if you have any maintenance requests (including broken AC units during the peak of Texas summer) expect it to be done two weeks (often more) later. They don't care if it's an emergency. The first property I lived in over in Oak Lawn, had AC issues all summer. I stayed awake countless nights sweating because the AC never worked. They seemingly just refused to fix it until I threatened to not pay rent unless they did so (which is my right under Texas law). Only, thing is, they knew all they had to do was get in and do a cheap temporary fix to get my money each month. Their "fix" (which I found out later was just an injection of coolant) only would last a few days. But hey, they had my money so who cares! Second, like many other reviews here, if you're ever ONE DAY late on rent, be prepared for nasty and aggressive eviction threats/notices. Doesn't matter if you've been a perfect tenant and paid your rent timely every month for a year. They don't care. Again, all they care about is the bottom dollar. Don't be fooled by their photo galleries on their website. The communities they own are never near as nice as they make it seem online. Appliances are old and hardly function properly a lot of the time, windows never work, plumbing is terrible, paint chips off of every surface from their half-ass refurbish job, cabinets are wonky, doors don't open, locks don't work, hot water goes out, communal spaces are never taken care of, the list goes on. They try and cover these outdated and poorly maintained properties by claiming they have "character". Don't buy it. It's not character, it's poor management and laziness. Lastly, be prepared to simply be lied to. More specifically lied to by a manger many have already written about, Marcus. I lived at a property in Knox/Henderson for roughly two years before being forced to move out. After the first year, I went to renew my lease and I was told that they were no longer renewing leases. When I asked why, they beat around the bush and informed me that I was to remain month-to-month at my current rate until otherwise notified. I thought it was odd, but I unfortunately gave them the benefit of the doubt and accepted it. Year two rolls around, and one day I get an email saying I had 30 days to find a new place to live. No warning, no information, just 30 days to get out. After two years of being a near perfect tenant, this is how I was treated. After I pressed a few times on why I had 30 days to move out for no reason, I was told the property owner wanted to "tear down the building". They knew well and good that this was the "plan" a year ago but didn't bother to prepare anyone for it. Instead of being decent human beings, they decided to make sure to grab every possible dollar they could until the last possible moment. They're like leaches. To add to all of this, here we are almost a year later and the building is still up, but guess what? It's available online and is being leased by new tenants. In fact, it's actually full! Just for fun, I checked in with Indio about this, and in a roundabout way I was told the property owner had "changed their mind". Avoid this company at all costs. read more

I have lived in their Marquita Court Property since June 2017. Anyone looking for Lower Greenville amenities and the charm of M-street neighborhoods, would love these apartment. Being an old building, I have had some smaller repairs, but Indio was always on top of it, with very quick turnaround times. I am also lucky enough to have Lisa Smith as our property manager, and she goes above and beyond to make you feel like a priority. So 5 stars all the way! read more

First thing is first do not move to "The apartments on M Street" while they're okay and at an amazing location there are too many negative things to be spoken about. First off alot of the finishing are terribly done. The amount of things that I could name would take too long but the point is they never came and have yet to come to fix any of it including the dryer. So recently there have been a bunch of cars being broken into and even my vehicle was broken into and stolen. When asked about putting cameras or security of any sort they said no. When asked if they'd atleast clean up the glass that's been outside from a broken window that someone broke into months ago they said they'd look into it. 4 different spots are located in the parking lot full of glass. If you're looking for a location trust me stay away from Indio. read more

I have known of Indios poor management practices for years, and I never planned on living in one of their properties, but unfortunately my building got bought out by Indio, and that's when everything went to shit. I went out of town for a family emergency, and was late paying rent by LESS THAN 1 WEEK! I emailed the manager throughout the week, being completely transparent about my issue and reassured them I was doing all I could to pay rent as soon as possible, and I'll be back on Monday and will pay in full. Come Monday, I got a email stating I was being EVICTED... When I called to discuss, Gordon claimed it wasn't "personal" and they were obligated to process an eviction, for just being ONE WEEK LATE! It's so crazy. I can't believe they treat their tenants like that, especially someone who hasn't been late in 7 months. APPALLING. I am a Licensed Reltor and I know my rights as a tenant, and legally they should be prohibited from processing evictions so quickly. I will continue to warn all my clients about Indio's horrible management practices, and their poor reviews reflect as such. read more

I have been trying to pay rent since Friday after I was told I would get an eviction court date. Rent was due by the 3rd without any late penalties. I am getting told my rent will not be accepted by Friday the 6th. I have paid every month including all late fees. I have already reached out to corporate about this issue and still haven't heard back. Tried paying online and Cheryl from the Bluffs disabled my portal from being able to pay. When I called to office Daniel was telling me I couldn't speak to Cheryl which is property manager because she refuses to speak to me. Very unprofessional especially when I'm trying to figure out what's going on. I have emailed and left messages with corporate about this issue before eviction will be filed. I live at 2014 Bennett Avenue since November 1, 2014. Today marks the eighth week that I have been without cold water. I have complained and was told they were working on it and would give me updates. Now they will not respond to my emails! In winter we were three days with hot water and no adjustments to our rent were made. Indio Management thinks too much of themselves! I heard one of their properties on Hudson was closed and tenants had 30 days to find other accommodations! I agree with Libby - stay away from any property Indio Management manages! I am not the only tenant without cold water at the property but management does not seem to care. I will be moving out at the end of my lease. read more

We decided to move into a smaller apartment when my mother in law transitioned in February. The thought of moving had us stressed out. I've been debating on whether or not to write a review, but after seeing a former neighbor write one, I decided my experience was not an exception, but the norm for my former property. I waited until my deposit refund cleared before writing this, because it really wouldn't surprise me if they messed with the funds. I was a tenant at Devonshire for 2 years(Aug 2017-Aug 2019). My neighbors were WONDERFUL! I felt very safe with them, we always watched out for each other, our pets, & the neighborhood. My apartment itself was LOVELY. It had just been renovated & was a darling little place. The location was perfect for me as I was super close to work. That's where it ends. It is WAY overpriced for what it is. They claim that it's based on the location, but if you go across Inwood you can get a place with better amenities & management for the same price. For how much I paid in rent, the tenants do WAY too much upkeep that the management should be doing. My neighbors bought grass seed, sod, fertilizer, mulch, plants, you name it, to keep the outside looking presentable. Had they not done that, there would be nearly zero landscaping or even grass. My apartment was missing a screen on one of my bedroom windows for my entire tenancy. I put it on my move in survey & it never got taken care of. Our apartments were on a boiler/chiller system. There were MANY WEEKS where I was forced to live in 50 degrees IN MY UNIT because they wouldn't turn the boiler on. The only thing I was told was to buy a space heater. On the flip side, there were also many weeks where I had to live in 80 degrees in my unit because they wouldn't turn the chiller on. I couldn't open windows at night because 1. it's 2019 & I'm not trying to get murdered & 2. they never replaced my screen. So I just froze or melted whenever the weather changed. Let's talk management...more specifically, Marcus. He was the laziest manager I've ever encountered. He was NEVER in the office if I called. He was always "gone for the day"...at like 2pm. I would go in to make complaints/requests and he was never there. One time I came home & entered through my back door. While unlocking the door I smelled gas. I called Marcus to report it. He came out(the only time I ever saw him on property) & knocked on my front door, told me he didn't smell anything & that I shouldn't worry. I asked if he went around back because the smell was very strong back there. He said he did & that there was no gas leak & left. So I called Atmos myself. This was pretty soon after the gas explosion in NW Dallas so I didn't want to take any chances. Atmos came out & what do you know, there WAS a gas leak. Right behind my apartment. They asked if a manager was in to sign for the work release & I called but Marcus had left for the day. So I, the tenant, had to sign off on them fixing the leak. Every March, I would get a call from Marcus letting me know that my rent was late because the payment came back as "insufficient funds". I was told I'd have to resubmit the payment with late fees. That was most definitely NOT the case. I went in both times with bank statements to show that I had sufficient funds & that it had to have been a mistake on their end. Their billing system would "forget" to charge rent for March because of when the bill is scheduled to go out or something like that(basically because February only has 28 days, the bill never got sent...I don't know, this is just what I was told). I got him to remove the late fees & paid my rent. He said he would make sure it didn't happen again. When it happened again this past March, I printed out bank statements & showed up to the office ready to go. Marcus was MIA again, so I spoke with a blonde middle aged lady. I explained to her that this has happened before, that I'm over Marcus not doing his job, & that I would definitely NOT be renewing my lease when the time came. She apologized & said that Marcus has a lot of properties to oversee. I said that maybe he should be relieved of some of those properties because he isn't managing them well. She said that she could see I was upset and then gave me her card. She told me to call her anytime I had a complaint because "sometimes us girls just need to vent" & that I could say whatever I needed & "Marcus wouldn't get in trouble". WHAT?! I think he should get in trouble for mismanaging the property. I think anyone who isn't doing their job well should be told that & be expected to work up to a high standard. I have friends to vent to...I wanted y'all to do your jobs. When I was looking for a new apartment my #1 requirement was "not managed by Indio". I was not willing to run the risk of dealing with this all over again. You continuously put the blame or burden on your residents. You refuse to have a single ounce of customer service. You do not execute tasks in a timely manner. Y'all should be ashamed to have such poor management at your company. read more

I submitted an online rental application on 01/20/2022 and paid $200, the following day I went into the rental office to cancel my application. I was told by a rental agent at the apartment informed my that I had cancelled the application before to review are process the application I would be in title to a refund of my $200. Here we are 3 months later still waiting, I have went into the rental office 6 times to only hear that they are going to check and see where the check is and call me or they will have their regional manager contact me, still waiting for a call from anybody. Called their corporate office in Dallas 3 times only to be passed right back to the apartment rental office. I have really been very patient, however I am getting very annoyed with this company. I know the apartments are under new management with this company. Each time I was in the their office they had several tenants in the office and I heard a lot of negative complaints. So I am so glad I did not move into one of their units it seems like they are not doing a good job of managing the properties they have. But at the same time all I want is for them to give me my money back. If I have to get an attorney I really don't mind then you can pay for my legal fees as well. read more

Not at all professional, NEVER ANSWERS THE PHONE even after calling several times each day. I rent from one of their complexes (Vue on Forest) by far the WORST experience of my life literally . Neither will answer, I am not given acesss or information on tenants paying portal since they cancelled our last resident portal whenever they bought the complex. I have not had one maintenance request fulfilled despite the fact I call, email, and write letters daily for the black mold , ceiling leaks and ROACHES!! After my last visit to the office to get the correct number the women signaled the security guard and told me they will not have any form of contact with me and to contact a lawyer( I am a paying / paid up tenant ) . I paid nearly 4 months advance on my rent in which $100's have disappeared, and I am not being allowed to see how much is left/going, not getting bills, nothing . Getting in touch with someone has been hell for over two weeks now. I moved out of the Elise July 1, then they charged me rent, insurance and other month to month fees because they said I was still in the system but it would be taken off. Two weeks after my move in, I got charged for carpet cleaning!! That is no where listed on the fees in my lease and furthermore, I stayed for a year and it's still a pandemic going on, carpet cleaning should be an expense the apartment foots to get the place cleaned for the next tenant!! I got nowhere with the management, I contacted Ms Chavez from management and now over two weeks later she is no longer returning my calls or emails! It's so frustrating because I was already charged $400 to move in because they did my rental history with a property I was never managed by!! It was June 2020 and I was in need of a place to start my new job at the hospital. I'm really frustrated and upset that I keep getting my money taken from me and I'm a nurse working out of state right now and they're taking advantage of that! I will be getting my family lawyer involved because this is not right nor legal to be charged for things not listed in a rental contact and to be given a fake rental history! And on top of that I go through management to get things resolved and Ms Chavez won't return a call or email? This management is beyond unprofessional read more

I moved into an Indio Property in January 2021 and I've been dissatisfied since. First, Lisa Smith took my application and approved me for the unit only to ask me to sign the lease without actually providing a copy of the lease. When I refused to sign she said, "well [your cousin] has a copy he can give you one." I went on to explain that a lease is a binding contract and if Indio expected to hold me accountable to the lease terms then they were responsible for ensuring that I received the lease. I was forced to drive to the Indio Mgmt office to get a copy. Since moving in, the unit has been roach and bed bug infested. When i first moved in I saw a few roaches so I bombed each room prior to moving any furniture or anything in. I then cleaned the unit from top to bottom. Despite how clean the unit is kept (and I know it's spotless because Indio's maintenance technician compliment how clean it is each time they service the unit), I've continued to see roaches and bed bugs here or there. I'm terrified of rodents and decided to reach out to Indio to send out pest control. Long story short, the pest control company they contract with literally called to tell me they were on the way the day of the appointment, never showed up, and never answered or returned my calls afterward. As a result, I sent an email to Lisa Smith. It wasn't until two days later, when I received a call from Amber Lee Garcia, that I found out that Lisa Smith was no longer the property manager for my property. When were they going to communicate that to the residents? Amber went on to say that pest control stated they arrived and no one answered. As I began to correct her misstatement, she became upset and said "you will not talk to me like that." My response was simply, "I haven't raised my volume, I'm not speaking in a threatening tone, nor have i disrespected you in any way. You cannot get upset that I"m dissatisfied with the service, or lack thereof." Amber hung up in my face guys. Imagine that, my first introduction to my "new" property manager is her hanging up the phone in my face because I'm unhappy with their service provider. I called back numerous times and Amber has refused to answer. The company then had Lisa give me a call back who tried to give the "you never know what people are going through" speech. I couldn't care less what Amber is going through, I won't tolerated being disrespected by anyone. Lisa then attempted to pacify me by apologizing for Amber's behavior and then apologizing to Amber because she can't imagine how Amber must've felt being spoken to in a manner she didn't like. What manner is that? How is my saying the service provider the property used is dishonest disrespectful to Amber. Lisa got upset too once I stated that I had no reason to apologize to Amber and I was not sorry for voicing my dissatisfaction with the service provider or Indio Mgmt as a whole. Lisa then goes on to say she is not Amber's supervisor so there is nothing she can do about Amber's behavior. Well, hello Lisa, why'd you call? I'm currently waiting to hear back from Amber's supervisor after calling, leaving a voicemail, and writing a lengthy email. Crickets. Indio Mgmt doesn't care about their tenants and clearly doesn't carry an ounce of professionalism. Can't wait for my lease to be up! read more

I lived in an indio owned complex for three years and two of the years my floors were SO warped that you would actually trip walking across the room. Workorder after workorder and no one would repair the floors or even discuss with me. Finally, they became so bad that you could actually see the crawl space in a few places. They draw you in with how personable they are up front, but wait until you sign your lease and everything takes a 180 degree turn. The properties are definitely nice, but the management team is another story. I've lived at Lakewood Gardens for over two years and have nothing but issues with the property managers. They have been some of the most incompetent individuals to work with. From having gate locks to the property changed without notice, overcharging for rent and threatening eviction, multiple issues with lease renewal and now problems with move-out and notice. And don't think upper management is any better or will be of assistance. Please don't be duped like I was. Take your business elsewhere. read more

Lightening fast when it concerns maintenance repairs. They have enough maintenance workers to maintain all of their properties. You'll see many of their Indio white vans driving around. Their maintenance workers are experienced at handling repairs. The office emails and calls to let you know days before maintenance will arrive to work on repairs. They never enter unannounced. It took some time to figure out where it was coming from but he solved the mystery. He was very respectful and courteous! He explained everything along the way. I lived in a property that Indio managed for almost 5 years. I actually moved in previous to them taking over and previous to them rebranding from Polaris to Indio. I moved out in early February of this year. When the management company first switched to Indio, the owner Seth Bame, handled most issues and was in direct contact with renters. As the company grew rapidly he quickly became unreachable and his sub par office staff took over. I honestly feel that Seth has great intentions but he has filled his office with employees that lack consideration and care for their tenants. Let's start from the beginning. We started noticing mold spots popping up on our bathroom ceiling, probably due to the lack of air vent. We notified Indio and they sent a crew out to replace part of the ceiling...they replaced the wrong part. Seth apologized and sent out another crew later which replaced a brick size part of the ceiling, barely any of the mold area and painted over the rest. You could actually see the mold underneath the new coat of paint. Mold immediately came back within a week. When we contacted him Seth recommended we shower with the door open to give air flow. That is just a bad suggestion. They finally had a crew come out to do the work without letting us know. My wife and I were both at work and they let the crew in. We were not notified until middle of the day. We have inside cats and always want to be present when someone is in our home. We rushed home to find the work had been done (correctly this time) however our toilet was on the porch and there was a hole to the sewer system in our bathroom with no maintenance people around. Our cats were around the hole looking into it. The toilet was not even broken, no reason to replace other than that one of the workers broke it. We got a hold of the crew and they replaced it finally and proceeded to call the building a "hellhole". Also, this whole process took a year to fix the mold. On another occasion, a property manager named Gail lost one of our checks. Indio blamed it on us but somehow they were able to get the 2nd check that was in the same envelope. Gail was later let go so we hope the check was simply lost and not stolen. The building was sold to another developer who planned to demolish it. We were given 30 days to vacate. We complied and left within the 30 days. Lisa Smith told us she would have our final check (deposit) ready for us when we turned in our keys. She did not, she wasn't even there when we came by. She called and said they weren't ready. So we left and went back to the complex to help another tenant move out her last remaining stuff. Lisa called me to make sure the tenant would be out in time. This was the last day we had before we could be out and the tenant was doing a last load of laundry but could not complete it due to them turning off the gas during the dry cycle. On top of this later we found out that there were still tenants on leases when they were asked to vacate, not sure that is entirely legal. These are a few of the problems we experienced. Not to mention the maintenance man Clint coming into our apartment while my wife was asleep and not immediately leaving but then proceeding to try and talk to her. Woman's alone asleep in a bed, maybe back out and come back later...creepy. Also, Lisa's constant condescending tone, Gail constantly putting late fees on account when nothing was late and Nicole's frustrating lack of answers. We even thought about renting from Indio again once we had to leave but when we asked them for possible properties they simply sent a link to their website and didn't provide any suggestions. As I said before I feel Seth has good intentions and is a good businessman but the rest of Indio lacks in professionalism and basic client service skills. Oh, did I mention when we were dropping off our key on the final day we heard another employee int he back laugh about a property being torn down and say "Tear it down and raise the rent!" Are you looking to waste your time? Then definitely seek Indio's services to help you find an apartment. The realtors at Indio are inconsiderate, unprofessional, unresponsive and RUDE. It all started when I attempted to see some apartments that Marc sent me about ten days ago. When I asked to schedule some time to see them, he told me he was just TOO busy, so he passed me off to an associate, Maribel. Fine. On a lovely Saturday afternoon, Maribel met up with me and didn't have keys to 3 of the 4 apartments I expected to see. So, I saw one apartment that day when I had blocked off my afternoon to find my future home. The following Wednesday, I contacted Marc about another listing on their website - he replied that his 'associate' would follow up with me.' That didn't happen. I finally called back Thursday evening to schedule something myself. Maribel again. We set up an appointment Friday at 12:30 on my lunch break (oh yeah, did I mention they won't schedule showings after 4:30? That makes it difficult for anyone with a job.) and she was 15 minutes late. When she finally showed up, Maribel recommended I check out another property on their site that I may like. I did. And I set up an appt with her on Saturday at 3:30. I texted her Saturday at 3:08 to confirm. I showed up at 3:20. Texted her at 3:25 that I was there. Called her at 3:35 to see where she was. No reply to anything. At 3:38 she finally responded: "I'm sorry I'm showing at a different property. I've been booked." When I said, "You're telling me this now? We had an appointment!" she had the nerve to write back, "I didn't confirm on our last email. I'm sorry I just called Marc and he leased that unit today." I urged Mirabel to scroll up in her phone messages, she did in fact confirm our appointment over text... we never did email. And what does that mean? That it's ok to blow someone off after saying you'd meet them? But for whatever reason, NO ONE at this property management company wants to help me find an apartment. I've given this place one too many chances and the fact that they are so inconsiderate of people's time, people who are their customers (or trying to be), is just inexcusable to me. read more

Very upset. I've lived in a complex that was taken over by Indio about 6 months ago and since then the place has really started falling apart. Raw sewage in the parking lot, sewage smells, flooding every time it rains (there are still huge puddles of water taking up the courtyards several days after a rain storm) and the A/C has broken three times. It is currently broken and has been out for 3 days now. It's the middle of summer. All the washing machines are broken. The inside of the units are nice and remodeled but living here has made me so stressed out. I used to love it. Now I want to cry when I go home. And it's not even a cheap place! read more

I recently applied for an apartment and was helped by Ashley. She assisted me with any question and problems I had before I even applied for my apartment. Most management companies wont help , they just tell you to apply. Shes really a Rock Star and made me feel comfortable about applying for my apartment. This apartment company seems friendly, but their management is terrible. My girlfriend and I signed last August in a great part of town unfortunately our A/C went out for 7 days without any explanation or time line of when it was going to fixed. The same thing happened in the winter, the heater just stopped working no explanation at all. The only response I received from the management was 'Sorry for the inconvenience'. There were times we had to physically leave our apartment due to these problems. Random weekends without water at all with no explanation to what was going on. We agreed to pay rent online, but every time we would make a payment using their 3rd party website it would take 7-10 business days for the payment to process. Despite the neighborhood being nice and the rent being high our neighbors would scream and destroy things at all hours. This company seems okay but their management is predatory. read more

I debated for a long time whether or not to write a review. It doesn't matter anymore. However, I want people to know what it was like to live at the Devonshire complex. I first had grace for this property because it was a good price, and beautiful as it has recently been renovated (I was the first one to live in the updated unit). After living there for about a week I quickly realized what my situation was really. I was scared to write a review while I lived there and am only writing this now that my refund deposit has cleared. Some positives: I loved that community and my neighbors and how beautiful the apartment was. I loved that all of my neighbors knew my name and I felt safe and comfortable there. I never feared as a single woman living alone and for that I am grateful. I am a reasonable person. This was my first apartment experience and had low expectations and thought this was just the way it was. After living with a different management company, I realize the difference is night and day. First of all, the day I moved in, I realized the door jam was incorrectly installed and my locks didn't work. I considered this a security issue that needed to be fixed immediately, they did not consider it so and I only had the lock on the knob for about a week. Secondly, I had a broken window (literally the glass was cracked and I lived on the first floor) that had been broken for about three months before I moved in. As I was the first tenant in this unit since the renovation, I had watched the progression of the update. Marcus knew it was broken before I moved in. It took them 3 months to fix it after I moved in and only because of my constant badgering and emailing. That makes 6 months of a broken window with a tenant who regularly asked for it to be fixed. Thirdly, there was a closet next to my front door that had the contractors supplies up next to my hot water heater. That's right it was things like left over lacquer thinner and butcher paper that the contractors had abandoned after finishing. Highly flammable material next to my hot water heater. I told Marcus, he said someone would take care of it, no one ever did. I bet if I go over there now it's still there. Fourthly, for about 6 months of my 12 month lease the City of Dallas was completing a sewer line on our street and massive construction equipment sat in our parking lot and made a lot of noise and caused a lot of traffic and was overall annoying. I can't completely blame this on Indio, it was the City of Dallas. I can however, blame them for the parking situation. Our lease allowed us one car. Multiple tenants had multiple cars and nothing was done about it. Not sure why there are tow signs everywhere. Anyone could park wherever they wanted at anytime always. And the massive construction equipment taking up 1/3 of our parking did not help the problem. We got an email saying we would maybe get parking stickers. Never happened. Fifthly, this is the worst of them all. Indio straight up false advertised and lies on their website advertising Devonshire. There is NOT central AC and heat. That. Is. A. Lie. Devonshire works on a boiler system. Meaning Indio decides when there is AC and when there is heat. As Indio is lazy (literally I never once met Marcus or saw him at our property), that means my apartment was near freezing for MONTHS. And then when it started to get hot it was HOT for way too long. I ended up buying a heater and wore muiltiple layers in my apartment. I understand the weather fluctuates in Dallas from day to day. But I'm sorry, that means you get your butt over to our complex and switch it from heat to AC on a day to day basis. My apartment was quite literally 50 degrees last November. Lastly, they "accidentally" mailed my refund for my deposit to the wrong forwarding address. Not surprising when you have me write it on a random post it note when I drop off my keys. read more

If you like sleep, hot water, reliable Wi-Fi, working doors or gates, maintenance responding to requests, or responsive management, Indio is not for you. I pay very high rent to live at Bella Villa, and am very disappointed. SAVE YOURSELF from this company and their properties. There is absolutely no sound insultation; you can head EVERYTHING. If the person above you has a dog or boyfriend, don't expect to sleep again. Indio couldn't care less about the needs of their tenants and it's painfully obvious. RUN AS FAST AS YOU CAN. read more
