Seems their financial person April has been having trouble getting payment from the insurance companies middle man. She's trying to send me a bill for the $29,000 they are owed for their sub-standard work! The letter says I have 10 days to pay them before they send it to collections. How ridiculous is that? I called her immediately and told that I was shocked that she would have the balls to contact me after the complete disaster that was our home repair. If they haven't been paid then that is between them and the insurance company. I'm not responsible for paying them. I told her to go ahead and try to take me to court. It was wild... you could smell the barnyard smell as you approached the pool house. The home inspector saw two rats in the middle of the day as he was looking around. Everything was badly badly covered in thick black piles of rat waste. I paid Terminix over $6000 to seal the entrances of the home and pool house then another $2500 to clean the attic, remove the contaminated insulation and re insulate. After having them back four times to address issues in the attic I called West Coast Remediation. They *actually* restored the pool house. Removing stained wood, encapsulating where needed. Replacing floor boards and insulation that Terminix skipped. For context: these photos are from them... this is the attic crawlspace. Imagine about 300 sq ft like this under narrow eves... Wasn't a "flawless" experience (crew tracked outside dirt through the house, we still have to hire a different contractor to redo the drywall), but on balance, the quality of the work performed, the price, the speed, and *actually solving the problems no one else could* means I'd still rank this experience 11/10 and will definitely recommend without reservations.

Fortunately, our Carpet Cleaner alerted me to the fact that my dealing directly with our Insurance on a Claim meant that I better make sure that I was able to identify all of the damage to be included in the Claim. He recommended that I call MONTEREY BAY SOLUTIONS (MBS) in before I went much further. The BEST recommendation I've had in a long time. Monterey Bay Solutions came in, and efficiently used their state-of-the-art Infrared equipment to identify HIDDEN WATER BETWEEN THE WALLS. We knew that the giant PINE TREE branch had fallen through the roof & attic, and was sticking into the Master Bedroom. But, the CAL FIRE firemen were there in minutes,, securing the roof, pulling out the branch sticking through the roof, and otherwise minimizing and capturing the rain water as it came into the bedroom. WHAT WE DID NOT KNOW was that the rain had gone between the walls. So, our timely call to MONTEREY BAY SOLUTIONS saved the day. We would have thought that we were clear of any water issues when the Cal Fire put a 30 gal tub down to catch that water, but Monterey Bay professionally documented all of the hidden water we would not have known was there, growing mold and other problems. MBS provided an exceptional Damage Remediation Plan for our Insurance, complete with INFRARED PHOTOS to document the damage by providing irrefutable proof by the vivid colors which indicated how bad it was. Then, they neatly and professionally cut the drywall open, placed their dryers and their Dehumidifiers near the areas needing to be dried out ! The Tenant told me that they were so effective that his bath towel that had been left in the bathroom shrank into a tiny ball once the moisture was all pulled out. But, the point was that, it is only with those machines that the areas between the walls would ever have dried as quickly as they did. I HATE TO THINK WHAT WOULD HAVE HAPPENED IF I HAD NOT CALLED MONTEREY BAY SOLUTIONS TO THE RESCUE! Ismael came out the very next morning, ready to prepare a professional plan for our Insurance. If I had signed off on the house being "good as new," I would have regretted it.
