We had an excellent stay with minimal issues at the "high tide" house on Cobia. The house had a beautiful exterior and the inside was decorated simply with natural/ sutras colors - not too busy. The homes was spacious enough for our big family- 7 B/7b. Living room furniture was cozy and comfy. Liked the pillows. Kitchen was stocked with enough cookware, flatware and dishes. Two kinds of coffee pots, mixers, toaster, double oven, microwave and lots of cabinet space. [BRING TRASH BAGS, PAPER TOWELS AND DISH SOAP] Swimming pool was warm AMC there were lots of chairs, both lounge and regular in addition to a large round patio table with 6 chairs. Beds/pillows were cozy and the bedding was pretty nice. Laundry room was large and washer/dryer worked perfectly. (PACK DETERGENT) Bathrooms were spacious and all rooms had their own except two on se one floor that shared a jack n Jill. Water got HOT too. Lots of (mediocre)towels in each, including black makeup,towels - nice touch! [BRING TOILET PAPER CUZ THEIRS WASN'T SOFT] We had about 6 cars and there was plenty of space in the driveway. signs posted stating don't park on the grass (we really didn't need too) Location was perfect.close enough to walk and a very short drive. Close to shopping, restaurants and stores. Bike riding/ jogging path not far. Thermostats worked perfectly on all floors. There were a few things that were either faulty or that were concerning: 1) the stair boards were chipped and breaking apart. 2) laminate floors felt a bit uneven in certain areas- better get that checked out 3) living room rug fibers get all over your clothes- don't sit on it. 4) was there dog up in there cuz the couch had what seemed to be dog hair on it. 5) pool was heated but should've been Kicked up about 5 more degrees considering how cool it was at night. 6) downstairs toilet in bedroom made continuous post flush noise in the tank. Had to adjust flusher every time to quiet it down In spite of these issues, we still give it a 5 because we really felt at home during our stay. If you're in the area and need a large space, book it...just not when we need to book it,

Our experience with this host was unbelievable. My maid of honor booked my bachelorette trip in Rosemary Beach, FL back in March. The trip was planned for this coming weekend. Communication was fine with the host at first, answering all our questions and even offering an extension. Then, 4 days before our trip, the host cancelled our house with no reason at all, saying there was no availability even though we booked back in March. I called customer service to see if there was anything that could be done and she provided no help to us at all. Not even offering help with finding a new place. It was full on chaos for hours this Sunday morning. This is a horrible way to treat people who worked hard on planning a trip and spent so much money to go already. I hope no one else has to go through this experience ever again. I do not recommend staying with these people.

The third floor never cooled properly, even though the outside temperature was 93°F. Two of the upstairs bedrooms, where our small children were sleeping, were unbearably hot. The owner eventually had someone enter our upstairs bedroom to install a portable air conditioner without notifying us or asking for permission. Having someone enter our private space while we were renting the home was a serious invasion of privacy. Even after the portable unit was installed, the third floor remained far too hot to be comfortable. To make matters worse, management refused to let us speak directly with the local property manager to resolve these issues. We repeatedly reported the problems but received little meaningful assistance. For the amount we paid, this experience was unacceptable. Basic cleanliness, working air conditioning, respect for guests' privacy, and responsive management should be expected at this price point. Instead, we spent our vacation dealing with uncomfortable conditions, maintenance problems, and poor customer service. Based on our experience, we would not recommend renting this property or booking through 850 Vacations. We would strongly encourage potential guests to look elsewhere. We also believe appropriate compensation is warranted given the significant inconveniences and the failure to provide the quality of accommodations that were advertised.

I had booked two rooms for a group trip involving multiple adults and children, and this last-minute cancellation has created a major inconvenience for everyone involved. As most people know, finding accommodations in Destin this close to summer travel dates is extremely difficult and significantly more expensive. We are now being forced to scramble to find another place that can accommodate our entire group, all because of a cancellation that could have been handled much more professionally. What made the situation even worse was the response I received when I called to ask about the cancellation. Instead of showing understanding or professionalism, Brad laughed and made comments implying that the rate I booked was "too cheap" and that there was "no way" the property was worth that amount. I booked the property directly through Airbnb at the listed rate, so any pricing issue should have been addressed internally -- not taken out on paying customers after reservations were already confirmed. After looking through the Google reviews for Emerald Coast Rental Vacation Homes, I noticed multiple other customers describing very similar experiences involving sudden cancellations and poor communication. That raises serious concerns about how business is being conducted. I also want to address something in advance: I've seen responses to negative reviews where claims are made that the reviewer "never booked" with the company. That is absolutely not the case here. I did book these properties through Airbnb, and I have screenshots, confirmations, and documentation to fully support everything stated in this review. This experience has been extremely unprofessional and disappointing. Canceling on families and groups shortly before their vacations puts people in difficult financial and logistical situations, especially when prices increase dramatically afterward. Also, they promote that they have a gym and I would not classify what they have as a gym. It's a really small room with a couple machines. We had trouble finding the first location because our gps was down and customer service guided us over the phone to the property. We also had a complementary fresh sweet bread and bottled waters left for us during our second stay. I highly recommend a stay with Five Star Beach Properties - they make the booking process (over the phone or via their user friendly website) easy, the properties are one of a kind with state of the art amenities and great views, and the customer service is fantastic.

It was not located by my family after telling them exactly where I left it...so I contacted Five Star Properties...after days of receiving the run around and of my reaching out numerous times I was told that it was not found. I mentioned to the VERY RUDE representative VANESSA that my first off my family had searched for the wig and didn't find it and that. She mentioned to me that she was the one that initially took down the report...I then mentioned to her that I'd spoke with another representative who informed me that she was fairly new and had never even notified the housekeepers of the wig being missing. Vanessa became very angry and disrespectful to me even hanging up on me. People on this level should NEVER be working for a place where yiu are spending $10k to stay 3 nights. I asked several times to speak with a manager and she refused saying she was who I had to speak with. Again maybe she was having back flashes thinking she was still at "The Waffle House"...no disrespect to The Waffle House"..but I was completely floored by the conversation. Not to mention again, she rudely hung up on me...simply because I insisted on speaking with a manager. There were also issues with the home that we stayed in that I wasn't even going to address with them since my family chose to go there when we left...like the elevator wasn't working (although they sent a repair guy on day 2) the pool jets weren't working...the microwave stopped working and my family had to fix that...and on our last day there the dishwasher stopped working...so we had to hand wash everything...mind you my family checked in there because the place they were staying in flooded and had bugs...smh and they had limited options. Five Star Properties PLEASE PLEASE do better. You cannot charge the kind of money that we spent and provide the service that you've provided. I spoke with Felicity (who I'm guessing did what she could with my request for the search of my wig) and also Taylor ( who told me that Vanessa was new and had not filed the initial report so he did). Taylor was also the one who reached out to inform me that the wig was not found. A wig sounds like a seamless item...and maybe it is but I paid over $1k for it thus the reason for my reaching...which wasn't an easy call for me to have made. AGAIN Five Star do better! FOLKS RUN DONT WALK FROM THIS COMPANY!!! THE HOMES LOOK BEAUTIFUL ON THE SITES BUT THEY'RE NOT WORK THE MONEY OR THE HEADACHES!!!
