    We were deeply disappointed by the service provided by X2. They missed an obvious element of the…read morehouse (secondary sewer access), were not professional in their walkthrough, and spammed us with advertisements for service after the inspection. We would not recommend them to anyone. During our inspection, they: -Missed the secondary sewer access line which necessitated re-inspection from another provider and a delay with the seller, who immediately found the secondary access. X2 later refunded the original sewer inspection fee. -Frequently said "I think I'm forgetting something" while walking us through the house and was just relying on memory - didn't have any notes to reference -Could not answer many of our basic questions about things like the HVAC; referred us to the current homeowners ("you should ask them how it works") -Could not tell us anything about the internal brick wall (i.e., any indication of whether it was load bearing) -Put us on spam email lists, like s24alarms, without asking permission -Handed us a big pack of sponsored spammy advertisements at the end of the inspection. I paid thousands of dollars for this inspection, it should come ad-free. -The inspection report was dense with generic drivel - it was clearly mostly automatically generated, and I had to sift through it to find useful insight We used a different inspector on our previous house and their service was in every way superior to X2.

He…read moreis extremely thorough in the work that he does - turning on all faucets and checking drain speeds, making clear notes of any and all concerns, answering our questions and making recommendations about what top priority fixes/concerns are. My husband didn't think twice about calling Jim when we were ready to purchase our second home - he knew that Jim did an excellent job the first time, and we could trust him with our next home purchase.

He minimized the issues he found. For example, he said a door "may need repair", when it was actually completely rotted out and needed immediate replacement at a cost of over $7000 dollars for a comparable door. We missed the chance to not buy the house or at least let the previous owner fix it. When I questioned something too old in the house, he said you should go buy a new house. There are three showers and only one works. He didn't find it and we found it until we lived in it. He didn't find the basement problem at all. I highly suspect his abilities and he won't take responsibility for anything. When I contacted about the problems he didn't find, he quickly blocked my cellphone # which shocked me as I paid over $500 and he did a bad job. Please be careful if your realtor recommends you Jim Thompson, don't trust what he says. Find an engineer to verify everything for you again.
