We've been in the hunt for a home for the last three months, and have been hitting a wall at the offer stage. While not cheap, investing in a good inspector is a lot less expensive than inadvertently buying a money pit. This last go-round we fell in love (let's say, puppy love) with a 1939 charmer that appeared to be totally renovated "down to the studs." We called Inspect360 to check it out, hopeful this would be The One. Diana was fantastic scheduling us, and Nico Thomas was incredibly thorough, calm and knowledgeable throughout the 5 1/2 hour process. Considering this is the biggest investment most of us will ever make, you definitely want someone with these qualities to assess that investment before you actually make it. Well, turns out that this beauty was only skin deep. Below the surface there were all kinds of expensive problems waiting to happen, and the charm wore off quickly. While we were very disappointed, we were also grateful that we averted what would have been certain financial pain and suffering. I will also give a plug to their termite inspector who came as well - he has a partnership relationship with the company and did a very good job. I would suggest that you purchase that service as well if you have any reason to believe the property may be infested or has ever been infested with the little buggers. Excellent job by both, highly recommend. They will be getting a call when the next house catches our eye. We hope we get better news the next time around, and when/if we do, we know we can take it to the bank. read more

Originally I felt we had a good experience, but some things were overlooked on our inspection that should have been caught and have costed us quite a bit. Kyle missed subfloor damage in our hall bath. The floor was rotted enough to sink in if you stepped on it, and unfortunately this damage was between the toilet and tub and we did not notice until moving in. Chip came out after our complaint he insisted the subfloor was not noticeable even though it sank in. Chip suggested I contact their warranty company, which I did immediately, but there is no coverage for water damage. After reaching out to inspect360 again they offered zero resolution because apparently it wasn't visible. This should've been caught when inspecting the toilet and tub area, but maybe the inspection was not thorough. This oversight has costed us a lot of stress living in here barely over a month. read more

It looks like Nico doesn't need any additional reviews as he's already received so many great reviews on Yelp! Inspect 360 was referred to me by my realtor. Nico showed up at my house a few minutes early and started directly with his inspection. After about 2 hours, he input all of the details into his iPad and walked me through all of the details of the report! My boyfriend wasn't with me at the time, and I didn't have anything to write the details down. However, Nico assured me that he would give me his card and he would answer any questions my boyfriend or I had. What I appreciate is his honest input and his patient demeanor while explaining to me (a first time home buyer and someone who has never been in an attic) how to turn off the water valve and where to go in the attic to change the air filters. I did reach out to Nico once or twice afterwards, and he responded back to me immediately. The builders had not turned on the gas at the time, so he had to make a second trip to inspect the gas stove and heater. When I had my final walkthrough, after Nico had finished the second round of inspections, the house was in good shape! I really appreciate how he kept his word and helped answer my questions even after the inspection! read more

I've used Inspect360 a number of times unfortunately, I wish I would only had to use them once but was worth paying the small fraction now instead of thousands of dollars on the first three houses that they detected costly repairs. I finally found a house without any major repairs nor foundation issues. I had the privilege to work with Doug Manhart (inspector) every single inspection and he was amazing each time. I was very disappointed in Kyle who missed a large crack in the shower stall glass in Master bathroom and made useless comments on everything he did note. The worse was 'oh, they are not up to code on their smoke alarms but that doesn't matter. ' I did not appreciate his glib comment on every item in that he said: Oh, thats an easy fix. A missing valve on a water shut-off on one toilet can cost up to 200.00. More plumbing issues add up. I dont need opinions- I am paying for facts. And he also refused to answer my questions. He just interrupted me continually to say 'I will get to that.' I dont need someone to read the report to me. Esp since both air conditioners weren't working and it was boiling inside that house. Their price was higher than i paid a different company in 2016. I was disappointed in that for 600.00 they did not provide a printout, just an email. I got a printout in a notebook in color from Amerispec last year. I also was very mad when he told me - 'oh, the freon lines ate froze up on one of the air conditioners but that is an easy fix.' I said: 'oh, really, then what is the fix ? ' and he refused to tell me, which led me to believe that he was a posturing idiot. Do not be fooled by pretend experts. I have renovated a no of houses, including doing wiring and plumbing. Anyone can take a class in becoming a building inspector. That does not make them an expert!! Buyer Beware!! read more

I had my house inspected by Inspect360 2 years ago, just now thought about writing a review on Yelp. The inspector that did my house, I can't recall his name (Chip?), was a professional in all aspects. The inspection took about 2-2 hours if I remember correctly. Within 24 hours I had a full report, including pictures and well written descriptions of everything the inspector found. The detail was so great he even went into electrical outlets front plates that needed to be tightened. BEWARE! They did the inspection on my house in Plano, TX in December. They missed leaks in my pool and only noted broken sprinkler heads in one zone of my sprinkler system. With Spring here, I went to turn on my system and there are several broken heads and 2 of my 6 zones do not even work at all. I contacted them about my pool and asked if they would do anything about their lack of thoroughness and they would not. I will not bother to contact them to do something about my sprinkler system as they are unethical and do a shady job. I will never do business with them again and I advise you to go with another company. read more

Today we had Chip Irving do our inspection on a home we are purchasing. He then presented us with our report along with a break down of each item. He is very knowledgable of what he finds during the inspection which makes his presentation very easy to follow along. He points out areas of concern followed with what they like to see in those areas to pass an inspection. He answered all of our questions completely. His personality is very open and invites you to ask him anything. We have also had another house previously inspected by Tyler last month. Tyler portrayed the same qualities as Chip towards us. They seemed great on the phone. They asked a lot of questions, and I added on all the extras--old home inspection, pool inspection, rodent inspection. The woman on the phone said that would take 5 hours. After 2.5 hours, the inspector called and said he was just about finished. When I questioned him, he said,"an old house or a new house, it's all the same, I don't know why they say it will take that long." Well then how come I paid all the extra money for the same amount of time? When he went over the report, he did a lot of "I really couldn't get in there, there was a box in the way," "I couldn't inspect the fireplace because there were ashes in it," "I didn't have a ladder to reach the roof and don't know how to handle tile roofs, so I looked at drone photos from Zillow." Well, long story short, he missed some major things--like a plumbing leak and some things that are not up to code that are costing us a fortune. When the plumber found the leak, the first thing he said was, "I would question the quality of your inspector." Then the pool guy came, took one look and said, "I doubt that filter system works." It didn't--but it was inspected by a "pool expert." Inspect 360 may have been the biggest mistake of my life. read more
