So I toured UH and absolutely loved the property and amenities but my roommates and I were still apartment hunting at that time. We soon found out that UH was hiking up their rent 10 dollars a day and we were forced to sign earlier than we were comfortable with in order to gain a spot. They told us repeatedly that we were not guaranteed to be living with our roommates but they assured us that it would be their number one priority when looking at preferences and assigning spaces. And obviously, if we are signing and paying, we would be guaranteed rooms, right? (haha no, more on that later) So we signed the contract, paid the application fee, the deposit, and whatever else they had set in place to get more money. We walked out feeling kind of uneasy with the decision but happy because we would be living off campus in a great apartment, which is super exciting! Then, I get a phone call from UH OVER THREE MONTHS AFTER WE SIGNED saying that they were sending me a mutual termination form basically stating that my contract with UH was terminated. First of all, what the hell does mutual termination mean? I didn't agree to that so there's no way they can call it a mutual agreement. Second, they're informing us so late that it's basically impossible for us to find another place to live -- dorm or apartment. Third, are you telling me that these people are so stupid that they can't even keep track of how many leases have been signed? They know how many rooms they have so they should be able to communicate their true availability to prospective residents. And I know that many apartments overlease, but it's one think to overlease a handful of residents -- a ton of people were affected by this and had their leases terminated despite having done everything UH asked. Fourth, why am I signing a contract and paying the fees if I'm not even guaranteed a room. That's just dumb. Fifth, when I started apartment hunting again because of stupid UH, I learned that UH actually gave other apartments in west campus a heads up -- a week prior to telling me. So UH was perfectly aware of the situation probably a month before, but failed to handle the situation appropriately. They also informed me that this happens every year, thereby admitting that they don't know how to manage, don't have any systems in place, and aren't bothering to fix this highly-flawed system. All in all, yes, UH seems like a lovely place to stay and has great amenities for a decent price but as many other yelpers have stated, their management SUCKS. We literally don't know where we are staying next year and we're not even in Austin to tour more properties because freaking UH decided to call us over winter break. So thanks UH, for that lovely damper on the holidays! read more

I honestly never write reviews but I'm so impressed with Ion that I had to, especially seeing so many negative ones. To begin, I worked with both Phil at the corporate office and Alexa at the Austin location in order to secure a 2021-2022 lease. Phil set my roommate and I up with Alexa for a facetime tour only an hour after our initial call to the office about our interest in Ion. Alexa was so kind and accommodating to our needs, making sure we got the most affordable deals. I called Alexa about 7 times throughout the day as I had many questions and she gracefully answered every single one. Phil even gave us his personal number to make sure we were able to get the right apartment for us at the deal we wanted, and he texted/called back instantly every time! I understand that some of these negative reviews can turn you away from Ion, as it almost did me! However, I was able to call Phil even after he left the office (showing his dedication to helping future residents) with my concerns about such incidents mentioned throughout the reviews. From my understanding, the old management (UHouse) had an overbooking issue which caused lots of angry residents, understandably. However, since then, Ion changed its management and trained staff to never let this happen again (which it hasn't). With the parking tows, I was informed that this has not occurred with new management and if your car was to ever get mistakenly towed, Ion would cover all expenses to get your car back. For the delivery system complaints, Alexa let me know that even if residents leave for over a month - the staff will keep your packages safe in a stored room for you to pick up at your convenience (which there is proof of as this happened during our recent break, many students received holiday gifts or packages while at home and were able to retrieve their packages once school resumed.) All in all, this management is completely focused on keeping residents happy. The prices are amazing for what you are offered, and look out for deals! You get a complimentary TV in each apartment, utilities are included in rent, and you'rere able to live in such a beautiful community. I hope anyone who has doubts calls Phil or Alexa, they'll put your mind at ease and make sure you're taken care of! read more

I am at a loss of words when it comes to UH Austin. They continue to lie, take advantage of students, and put their financial gain in front of their morals. I had a lease signed at UH for the 2018-2019 school year which they terminated 2 days following Christmas day. Over the phone, each of their staff members were beyond demeaning, rude, and angry. I tried to get answers, my deposit back, even an explanation but nothing was ever provided. The fact that they have the audacity to claim that the Vice President reached out to students to call each resident and refund them is a blatant lie. I PROMISE you this company couldn't care less about students or morals. They are MONEY HUNGRY pigs who will stop at nothing to take advantage of students. STAY AWAY from UH at all costs. PLEASE let this be a warning to all UT students and parents. DO NOT LIVE AT UH. If you want your child to be surrounded by sharks and snakes who will take advantage of you and your wallet, be my guests. I write this review with 100% honesty and transparency. Trust me, I was once entranced by UH's beautiful apartments and amenities . However if you value your honesty, money, or morals, stay away from UH. I would rather live in a card board box than ever step foot in this hell hole again. Buyer BEWARE! If anyone from the Scion Group or UH responds to this review with "this overbooking issue was an unintentional error and we have worked to accommodate each affected resident and to provide refunds and additional compensation." Management is so pathetic! They are rude and trained to talk to tenants/guarantors like robots about any subject with answers that are always-NO-NO-and NO! They do not respect laws or contracts of any kind! They ignore ADA laws! They do NOT have ANY parking available for the guarantors who are the ones paying the rent when they visit their students! They essentially insinuated that my son was a liar and proceeded to harass him! Many of the other apartments do have guest parking that can be purchased, but UH sends you elsewhere to park. The students often are unable to find a spot even though the parking fee is higher than anywhere else ....a whopping $125 per month which is $1500 per year!!! It's HIGHWAY ROBBERY!!!!!!! Grow a backbone, these are poor college kids!!!! The general manager, Cai Mailhes is never available and has Tiffany Fulkerson, resident services manager, doing all the dirty work (which she is rudely good at), the Scion people are NEVER in town or available to meet or talk on the phone and the front desk people are never willing to share their phone numbers, but always refer to contacting their attorney instead. They have NO empathy, NO compassion and NO social skills to deal with what "should be" a service-oriented business. They simply don't care and their business tactics are deceitful! They are INCAPABLE of showing kindness, respect and gratitude!!! Unfortunately, they will still fill their stinking tower because there's a high demand and THEY KNOW IT!!! I read some of the reviews about overbooking and hopefully everyone got what they were entitled to under TX landlord laws (free UT student legal services is your friend). I really enjoyed this place for the short 2 and half months I was there! Seems like good pricing (still too much to live there for longer for a cheap grad student) given it's west campus. The study room, lounge, gym, and patio with the pool are all really nice and clean. Close to the target and tons of bus routes. Decent street parking for evenings or weekends, but bad traffic certain times of the day. The people who work here are all a younger crowd and don't treat students poorly just bc of that. Fire at my old apartment so I had to move out ASAP and they rushed my subleasing application through same day so I could move in. Seemed to always fix things fast and helpful for anything like mail questions or when I locked myself out. Major con: it's in West Campus. Seemed like daily harassment on Guad or on buses that went through there by aggressive panhandlers or crazy people, armed robbery in a location I had been 10 minutes prior. Not much UH can do but they have tons of cameras and key needed doors in the building. read more

My apartment was broken into while I was asleep and a man stole $4,000 worth of items from my room. He has been caught because he charged $750 on my credit card, but they can not charge him for burglary because the cameras at University House do not work and have not been working for a long time. An employee had said they had not been working since Dec 2018. For the amount of money you pay to live at this building the cameras should work and people (especially people who are not students) should not be able to enter the building so easily. Not only that, management did not care when they were informed. Residents were not informed until 12 hours after the incident and they failed to mention that the room was occupied when the burglary took place, rather they made it seem like it was not a big deal. read more

Speaking as a parent, my kids are unfortunately in a lease at University House. The apartment says they have 24/7 security and a security guard. Well this is NOT true... the cameras DO NOT work. My daughters apartment was broken into while she was asleep and $4,000 worth of personal items were stollen. The management did absolutely NOTHING about it. The police are unable to charge the man for robbery because University House's cameras were not working. DO NOT LET YOUR KIDS LIVE HERE. I am forever grateful that her boyfriend was able to get the man out of her room. Something very bad could've happened had she been alone, and there would've been NO evidence because the cameras at UH had not been working since Dec 2018. read more

Reading the negative reviews about over leasing this place made me reluctant. I went on a tour of the place and asked about the over leasing complaints. Luke (prop mgr) responded that they corrected this problem with software that assigns you to an apartment when you lease. We decided to lease and were given the exact apartment that we were leasing. I know this doesn't fix the horrible thing that happened to those that were over leased. I did think it was good that the problem has been fixed. The reviews from current tenants have been positive. Do not sign a lease here!! The staff is very deceiving and they lock you into an expensive agreement. Staff will lie about rooms available to impulse you to sign and will not let you get out of the agreement. Horrible place and staff. Very sketchy and scam acts are performed by these workers. Very unhappy. Do not go here at all costs! Worst liars I have ever encountered, they are very nervous when confronted. My overall experience at ION was absolutely amazing. Everything looked very clean and sanitized which made me a lot more comfortable in contrast to other apartments around West Campus. The gym was very clean as the dumbbell weights were put back on racks, disposable wipes were offered and everything looked sanitized. Lastly, a HUGE thank you to one of the ION staff members named "Billy." He was very helpful and easy to talk to when I had concerns/questions about anything. read more

Some of the most comfortable floors to walk on. I couldn't believe how bare feet would simply glide over the well kept and groomed groundwork of the building. The employers are exceptionally adequate at completing the given tasks and they really know how to make a tenant feel real unique. It is a once in a lifetime experience to live in a place like the Ion in Austin and if you ever have any doubts just hit up Paris, shell let you know whats up. read more

I have been living at UH since the beginning of this semester and let me tell you there is no better place to be living in West campus. I have friends at all the other apartment locations and there is no comparison to the lifestyle and treatment you will be getting at UH. The management team has not replied to my inquiries and we have not received my deposit as of today. Since my daughter has to move on and find another place to live, she signed their "Mutual Cancellation Agreement" which sound more like a scam to me. After some initial confusion regarding room assignments, UH was very accommodating. They listened to our concerns, were prompt with their responses, and made necessary accommodations to honor our initial requests. I highly recommend living at ION Apartments! I live out of state so I was nervous at first to move to Austin but the staff made the process so easy and accommodating! Billy the leasing agent was extremely helpful in the leasing process. The apartments are awesome and the amenities are great too. 10/10 !!! read more
