Based on the reviews here, I called IR Hardwood Flooring, and Ismael answered. Right off the bat, I felt reassured that this was the owner of the company answering the phone, and he seemed really down-to-earth and professional. He came out the next day exactly when he said he would to take a look at the floors. I immediately sensed that he was a stand-up guy. I didn't even get another quote. Based on my research, he seemed to be exactly in the ballpark of what I expected. And he gave me a couple of options based on what they would discover once they sanded. It turns out, there was a lot more termite damage than we realized, and the previous owners' pet urine stains had done some major damage to the floors. But Ismael reassured me that the darker stain would hide a lot of those stains (he was right!). The price did increase based on the additional work, but it was still so reasonable. Ismael and his team are the best. Their before-during-after service and dedication to quality are outstanding. After 13 years of children, dogs and 'life', our maple hardwood floors were pretty beat up, especially in the high traffic areas. There were deep, dark-colored scratches, water damage, etc. In addition, as you can see in the pictures, the floors had darkened and yellowed considerably from their original light-cream colored finish. Ismael originally gave me a bid more than a year ago, but I had to delay. I remember even back then that he was very professional and that his bid was very reasonable for the work that I knew had to be done. So when it was time to do the refinishing, he was in my mix of bids again. And again, he brought the same level of thought, professionalism and service to the estimate. Getting your hardwood floors refinished is no trivial matter and you want to get it right. My wife and I were convinced Ismael would do a great job. And we were not wrong. From the first day until the last, Ismael's team were prompt (if not early). And they gave me a heads up every day when they were going to finish, so I could lock up the house again. In terms of the prep work, the team went above and beyond to properly protect my walls, counters and hanging art that could not be easily removed, and no damage occurred at all. We knew there would be some board replacement of the most seriously damaged areas, and that was included in the bid. But as the job began, it was clear another area needed to be replaced. After communicating with me about it, they went ahead and replaced the necessary boards, for no extra charge! During the entire job, Ismael's team continuously cleaned up, removing nearly all of the large amount of dust created from the refinishing process. The job was completed on time and on-budget. It honestly couldn't have gone any better or more smoothly. And as I'm sure you'll agree from the pictures, they did an (almost shockingly) outstanding job. We were thrilled. The floors look even better than new, if that's possible. But our positive experience didn't end there. A few weeks later, we noticed that there were a few discolorations on the stairs, kitchen and bathroom. Ismael didn't hesitate when contacted - he not only came out personally to fix those spots, but also paid out of his own pocket to repair the one area on the stair that needed a specialist (who also did an incredible job). When was the last time you had a service provider be on-time, communicate clearly and consistently, stay on budget, do a great job AND go the extra mile? It's sad to say it's rare these days. "Let's just tear our floors out and put down vinyl." That was the last thing I told my wife before we called IR, and let me tell you, I'm glad we called! My wife and I had recently bought our house, and when I ripped out all the carpet I discovered wood floors. Neglected, damaged, patched wood floors. We had termite damage, stains, and areas where the flooring had been cut out and replaced with plywood. Everyone we had talked to had pretty much told us that our floors were a lost cause, and that we should just replace it. We almost went that route, but we decided to contact IR. Ismael just left my house after stopping by to look at my hardwood flooring. He is so knowledgable and more important a man of integrity, which I find rare when hiring people for projects on my house. He knew how old the flooring was and pointed out the character of the floor and said it looked good to him. I highly recommend using IR Hardwood Flooring. I had 3 other bids. The first 2 companies told me I could not lighten the floors. They were oak and very reddish orange after 24 years. The third company was a higher bid but the first one who said he could take the floors lighter. In the final negotiations it wasn't going to work as they wanted almost 10 business days to do the floors. I am selling the house and already had contracted stagers. I found Ismael. Luckily for me he had someone who had to postpone because they were still painting. He gave me a fair bid, told me he could lighten the floors and he did it all in 5 days starting the very next day. This was both the main floor, upstairs 3 bedrooms and the 14 stairs up to them. I ended up adding on a whitewash stain and it was still less than the other company.
