Excessive charges and high pressure to purchase annual maintenance agreement, will not use again. my regular plumber was on vacation, so I called Blanton. After listening to a pitch on the phone for annual maintenance (and declining), the plumber made the pitch again, and somehow the bill including the annual maintenance was about the same as without. $750 for replacing SOME of the toilet fill/ flapper assembly! They told me an entirely new toilet was only $1000! They did adjust the bill downward when I complained, but it remained very high. Will not use. again. read more

DO NOT USE THIS PLUMBING COMPANY! I called them for a simple slow drain issue in my basement utility sink. What started as a minor inconvenience turned into a $3500 nightmare. They insisted I needed a new utility sink and routing, claiming it would solve the problem. Not only did the new sink not fix the slow drain, but I think it actually made it worse! To add insult to injury, the brand new sink they installed leaked. Then, they had the audacity to give me another estimate for $4600 to "fix" the slow drain, which now required tearing up my basement floors! At this point, I had completely lost trust in their competency and honesty. While they did offer to come back and "fix" the problem, I wisely sought a second opinion. Now the slow drain issue is resolved for a fraction of the price and without needing to replace the sink or tear up my floors. This company's "solution" was a ridiculously expensive and completely unnecessary replacement and routing, followed by a leaky installation and an even more exorbitant estimate. They clearly lack the expertise to accurately diagnose and resolve plumbing issues and appear to be more interested in padding their bill than providing effective service. I've used J Blanton in the past (for big multi-day & small jobs) & recommended them to many friends, but won't be doing so anymore. Technician was kind but spent more time trying to upsell me on a plumbing subscription than it took him to replace an emergency gas shutoff valve for our stove, which he charged over $1200 for! It was an emergency given my wife is pregnant and due in 3 weeks (without a stove or hot water) so we were stuck agreeing just to be done with it, but that pricing is insane... When I asked for a quote for sewer rodding from an access in my unfinished basement, he quoted 3x what the previous owner had paid last year & we had quoted from Goode in-person last month. The technician was kind and understanding but it's clear J Blanton has raised their prices exorbitantly and are pushing new schemes like the subscription. This definitely isn't his fault but greedy choices from leadership instead. Check their most recent Yelp reviews (instead of just Google) and you'll see similar complaints about their pricing compared to peers. These guys are more like salesmen than plumbers. They came out and quoted me for a bunch of different items after their routine visit turned up all sorts of emergency problems that had to be addressed. By the time they left, they had worked up over $40K in recommended work. They wanted $1000 to reset a couple toilets, one of which they installed themselves 9 months prior. They wanted $1400 to "jet" my sewer, even though they were out here 9 months prior and rodded the line. Everything to them is an upsell opportunity and they make up problems that don't really exist, as confirmed by 2 other independent plumbers that came out after them. Always ALWAYS get a 2nd and 3rd opinion when you feel you're being taken for a ride. Oh and they offer $50 starbucks cards for a video review on Google. They're shameless. Be very cautious before proceeding with J Blanton. Although it is easy to read all of the "glowing reviews" of their service, make sure to read the many stories that resemble my own. I had water coming up in my basement and could not get my regular plumber to come out immediately. Upon searching the web for a reliable, fair plumber, J Blanton would continually come up as a top result. I figured the 4.8 star rating was good enough to trust (more on that later) so I gave them a call. The friendly agent who was polite and willing to waive the $50 service call fee to send an agent out seemed to be a positive start, thus the two star ceiling. When the tech came he immediately started to raise some issues. He demanded I sign a $330 charge to fix the issue with a simple rodding. That seemed high, however again in a panic to fix my house I didn't really have any other choice. That $330 quickly turned into a $8,000 bill to excavate the floor and fix the drain, among other services. This was obviously a big number, but tech continued to throw out high numbers that I would be responsible for if I used another company (i.e. I would be on the hook for every itemized action that was already done, even though the underlining problem was not addressed). I reluctantly agreed to move forward and was on the hook for 50% of that budget. When the team came to complete the service I was (wrongfully) hoping that this would finally come to an end. Instead, they took a few hours to tell me that the job was not possible to complete and would require a $40,000 complete excavation of my house and backyard. At this point, I was willing to wait to have my regular plumber come out and some other companies to offer their opinion. Both companies confirmed that the work *could* be complete and that J Blantons was most likely trying to line their own pockets with a higher commission. When trying to resolve this issue with the company, it took two weeks to speak with anyone with any sort of management credentials and would refuse to offer any sort of resolution to this issue. The best thing this business does is marketing and taking advantage of customers that have little knowledge of the industry. They obviously spend a ton of money on Google Ads (and likely paying for Google reviews) and a call center that responds 24/7. After that, you are stuck with a salesperson acting as a plumber using scare tactics and leveraging a plumbing knowledge gap. That marketing budget has to get paid somehow, I suppose... read more

Alexander Bradney was sent to our house for a service call. An unfortunate issue arose while trying to get hydro jetting done. A pipe burst. I was very impressed with Alexander. He was very professional, and polite. When I spoke ti him. He listened intently and was figuring out how the job would be handled. I've gone back and forth with them regarding the billing. It was unclear when we purchased services the cost and they did not verify the cost with me, the owner, ahead of time. After they agreed to take a PDP and Camera off the bill, they never did. I've disputed with the credit card company. Once a reputable plumber in the area I can see they are heading in a bad direction. When I compared costs after the fact it does appear they are price gouging. I strongly encourage future customers, especially those naive on buying pluming services, to ask for a written quote from a few places. After being recommended by a friend, we contacted J Blanton to inspect/repair/replace a hot water tank. Though there were some red flags (the plumber disengaged - having the apprentice perform further analysis and discuss further steps), we moved forward with the purchase and were happy another team did the installation. Fast forward, and after repeat calls from its telemarketing team, a regular maintenance flush was scheduled, and at that time, the no-drip club membership was signed. Toward the end of the annual membership and as one of the included services, all plumbing was inspected, and a quote was given on the needed repairs. After reviewing the quote and requesting a labor-only quote, we hired another local plumber at half the cost who also guarantees its workmanship. In January (Friday, 1/17/2025), I called to cancel the no-drip membership and was informed that the "person (Miguel) who handles this" was currently unavailable and would need to call me back later that day. On Monday, 1/20/2025, I received a call from Miguel, who, after some discussion, I informed to cancel the membership effective for February (after the January, 1/26/2025 auto-pay and 12-month commitment). It is now May, and the credit card is still being charged monthly. I attempted to call and cancel again last week (Tuesday, 5/20, late morning) and was yet again informed that the person who handles it is not available, and as of this post, no callback has been received. Thankfully, with only a few minutes of time every month, the credit card company reverses these charges. read more

TLDR 2350.00 for cartridge replacement. Called them to replace a shower cartridge and simple pull up diverter. They quoted 1750.00 just for the cartridge replacement (guessing the diverter would have been several hundred more) after showing up a little late (which was no big deal they did a good job at letting me know). I provided the cartridge hoping to keep costs down and he said it would be 650 more if I had not and he had to go looking for it. The gentleman that showed up seemed very nice and professional and perhaps it's not his fault about the pricing, but it's absurdly high. I told them I was not interested. So I'm not mad it was nothing out of my pocket, just genuinely curious why they are so expensive. I tried to get an estimate for cartridge replacement which everyone I talked to along the way. They should have ball park pricing available for run of the mill fixes so they don't waste peoples time and people don't waste theirs. I called and left a message and Melissa got back to me within 10-15 mins, she was super understanding and set up my appointment. I also mentioned that I had a slow draining in one of my sinks. Chip came out to diagnose the issue and told me exactly what needs to be done. He came on time. I love that he explained EXACTLY what needed to be done without making me feel stupid. He gave me a quote and and I agreed. I had to have the water shut off to my building so Chip had to come back. (I needed to give residents a heads up for the water shut off) I received a call confirming the new appointment date and Chip came back on time and got down to work. He was professional and the job wrapped up quicker than I expected. He cleaned up after completing the job. I'm so excited that I can get my fridge finally installed and use the right side of my sink again. Will use again for any future plumbing needs. read more

On August 11th, 2024, we discovered a foul odor in our basement and decided to reach out to J. Blanton Plumbing Sewer & Drain. Despite two earlier visits that were both pleasant and overpriced, we scheduled an appointment for the next day, August 12th, between 8 AM and 12 PM. By 1 PM, not only had no one arrived, but we also hadn't received a single call. My husband had to take time out of his day to call and check in, only to be informed that our appointment had been shifted to the afternoon. He updated them with my contact information as he left for work. I waited anxiously, only to be repeatedly let down. By 4 PM, with still no sign of a technician, I called again and was assured that our appointment was still on schedule. Fast forward to 6:36 PM--after hours of wasted time--I was forced to reschedule because no one was going to be home. Despite an apology, the rescheduled appointment was once again a failure, moving from an 8 AM to 12 PM window to 9 AM to 1 PM, with zero communication and no technician in sight. This entire ordeal has been nothing short of a nightmare. The lack of professionalism, complete disregard for our time, and utter failure to communicate are inexcusable. Not one courtesy call to inform us of the constant changes. J. Blanton Plumbing Sewer & Drain has proven to be unreliable, disrespectful, and a total waste of time. I called for a grease trap cleaning service and the lady over the phone was nice but doesn't seem like she's well trained as I tried to read her the address with North Harlem as the direction and she kept asking what is north over and over. I told the direction north as in north, east, south and west and even had to spell out north for her. After that, the scheduled for the next day and said it was all confirmed. Next day came and a text was sent over saying the appointment is moved to the next day even though they asked for a nonrefundable deposit of $49. I called the office and communication to simply schedule the work to be done when my restaurant is not opened was so hard to get across. They then said they can try to get a tech out today as originally scheduled. A tech came and he did not know what the job was about. I told him about the grease trap cleaning and where it is and he said he didn't have the tools to do that and would have to come back the next day and the service would cost $1600 for a grease trap cleaning of 24gal. How is that even possible? I have done this service with many companies and the max I was charged was $160 as the job takes about 10-15 minutes max to do. I called the office and clearly they don't have a clue about what grease trap cleaning is and said the technician would be the one giving the pricing. At this point and gave up and ate the $49 appointment fee as clearly they just hire random plumbers to do the jobs without even knowing what they are booking. I don't know if they are good at other jobs, but if you're in need of grease trap cleaning. STAY AWAY. ZERO Star!! Updated: I would give this a negative 5 stars. Company called back stating that I what I said was not true, stating that the company is a 5 star company and sorry I can't afford the service. I even repeated word by word what his technician said. I contacted them for a diagnosis of my water heater issue. There was excess water in the water tank tray. Two plumbers came out and did a "visual inspection" and immediately told me the tank is leaking and I would have to replace the whole water heater within 3 mins of just being there. Didn't even open or check the heater. The remainder of the time was going over the package deals they're offering, ranging from $2,400 (cheapest package quoted) to $6,000 to replace the heater. They also tried to sell me on an "annual service agreement" for like $200, promising some discount on the heater replacement. I was very disappointed with their inspection, and the fact they kept trying to up sell me. And they charged $79 for this visual inspection!!!! See attached estimate! I went and got a second opinion, and the plumber was actually more professional. He actually open up the heater and found that the insulation to be dry, no water was leaking out. Stayed for over 30 minutes testing out the heating and cooling systems. No leakage. He noted the water was due to the drain backup, and not a water tank leak. Quick, easy and CHEAPER fix. I posted the notes from the second plumber for reference. Called to complain to management, still no responses. Please avoid at all cost. They were really quick about making my appointment and taking my $49 deposit. I made a same day appointment and waited home all day. I called after the time window had expired without them showing up and they told me that their records indicated that I had cancelled and rescheduled for four days later. We had sewage in my basement--there is no way I would have cancelled. I went with Goode Plumbing and they came the next day (without a deposit) and helped us through a really tough time. I would not recommend J Blanton. I asked for my deposit back via phone and they told me they were not sure they could give it to me despite them not providing any service. I'd give this company no stars if it were possible. First, I reached out to them to get two water heaters installed. Jake did a great job with all the plumbing and connections. Unfortunately, after he left the hot water was taking a very long time to get upstairs. This was not a problem before. I joined the "no drip club" membership - DO NOT DO THIS because it saved me 10% off my bill and I was assured that I would receive great service for my $30 a month. Well, the service was horrible. I finally gave up and dealt with the fact that I needed to wait 5 mins to get the hot water to my shower. As I had another issue- a leak under my sink- I emailed them for an appointment. As usual, it took two emails to finally get some one to contact me. When the plumber came out after making some outlandish comments about the size of my bathtub and asking if my wife and I bathe together, he assured me that they would fix my problem for the low low price of $2000. At first i felt like why would a company that I have a membership with rip me off so sure ill pay the $900 deposit. After which I started having second thoughts. He told me that he would send me pictures of different faucets the next day and would not do anything until after I approved the faucets. The next day arrives and another plumber shows up at my house without an appointment with faucets that I did not approve. I told him I wasn't installing those faucets and then he offered different faucets. He said no problem we want you to be a happy customer... HA. And that he would get everything squared away for me. He did look at my water heater and simply unplugged it and plugged it back in to reset the safety, and it worked just fine. In six months, with four different people looking at it, no one thought to do this. After waiting almost 2 weeks for the faucets I started to get upset. I finally called J Blanton to inquire, and get my deposit back for work that had not been done. Miguel came back and said hey we want you to be happy so we will take $300 off the price. I said you know, I never thought you guys would rip me off so I never got quotes from other plumbers. Let me get some quotes and Ill get back to you. Turns out, nicer faucets were installed for $1000 less than originally quoted. ONE THOUSAND DOLLARS LESS. So I asked for my deposit back and also a refund of my membership that i didn't really use. They reluctantly agreed. Today I received an invoice from them with my $900 refunded less almost $200 and a 10% fee from the original invoice. If they dont rip you off one way they will rip you off another. Needless to say they haven't reached out about refunding my money for the worthless subscription I signed up for. So all in all, this company left me with one working water heater for 6 months, never followed up with me, and then when I tried to get more work done, they tried to rip me off for $1000. I've used (Rogers Park) J Blanton Plumbing for about three or four years now. Initially they were convenient, although overpriced, I felt they were pretty dependable. Not long ago they redesigned my bathroom and I spent around $25,000 (not a bad price for a bathroom remodel). I was fairly satisfied with the result. The people I've dealt with there, the plumbers, etc. were nice and professional. I was interested in getting my other bathroom redesigned, (in Villa Park) when they informed me they no longer design bathrooms. I can only assume this was not a profitable venture for them, which left me a bit perplexed, especially after they sold their bathroom renovation service so enthusiastically. Still, business is business, and if it ain't profitable, it makes sense to re-group. My issues began soon after, I was going to have a bathroom sink installed, (villa park location) I already had delivered. Since there was already a bathroom sink in there, they just need to switch it out. They quoted an absurd price, nearly $3000. I felt as though I were being gouged. After having been such a reliable and profitable client, I would think that they would at least give me something competitive. I told them I was not interested after getting some comparative prices that ran about a third of what they were asking me to pay. Then, they began to pressure me to get into a maintenance program. After repeatedly telling them I wasn't interested they kept pushing, telling me I owed them money for the maintenance program for which I never agreed to. Calling me and emailing me and texting me to inform me that they couldn't visit until I paid. I responded every time telling them I had not agreed to any maintenance program. I also informed them I wouldn't be paying them anything for something I never agreed to, and that I found it disappointing that this was their business practice. I finally had to become incredibly harsh on the phone to one of their "sales" people. I have half a mind to report them to the Better Business Bureau. I have used the services of J Blanton Plumbing for well over 2 decades, at my home, my apartments, and even my dad's home. Excellent work. Great service techs who know their profession very well. I just had Wally and Ted come to my home to rod out my slow-running kitchen drain. They cleared 50 feet of drain pipe, not just the kitchen p-trap. Super nice guys, too. They even put down a waterproof mat where they worked to protect the floor as they worked and cleaned-up completely before they left. Wally also rodded the kitchen drains in two apartments in a building I own earlier this week. Scheduling is easy and they are quick to respond, especially in emergencies. I am very disappointed that your technician did not investigate for a repair option; even after he was informed that the drain pan, under the water tank, was full of water for a week because of a leaking A/C unit in the apartment above mine. I waited until after the A/C unit above was repaired, and specifically told your "serviceman" that I had no hot water and that the pilot light was out. I also told your technician that I had drained the water tank, and shut off both the water and gas to the water heater. I'm still surprised, despite my obvious knowledge and previous complaint, that he instead quoted a complete replacement, rather than attempting to diagnose the problem. read more

I had a tech come out to check my toilets. They recommended I replace my toilets with new power flush toilets. I went ahead and ordered 3 power flush toilets. The techs came out to install the toilets. After installing the first one, they noticed that they are not power flush toilets. They had already thrown out the first toilet they removed and were not able to put that one back, the other ones they were to put back. I spoke to the owner and they said they would credit back the money. We are going on the three months and still no credit. I finally decided to put a stop payment on the credit card. The most disheartening part, is that they seemed really legit. Was in communication with them, they would reply, but nothing. Oh well. read more

Classic scenario of trying to upcharge in a time of stress. Our hot water stopped working because of a sensor that got tripped after painting. This happened on a Saturday and was able to schedule a time the following day. 4 hours later from the ETA (of course did not get the $49 deposit refunded), the plumber tried to upcharge on the issue and convince me that the best solution was to replace the entire gas valve kit for $900. After consulting the manual and speaking to the brand manufacturer, we were told that only the sensor needed to be replaced. Beware of J Blanton and their unethical business tactics - they'll get you with their "free estimate" and supposed quick availability. Then surprise you onsite with exorbitant "flat" pricing that you have no choice but to accept when they show up late and you're in a pinch like me (as most people are when they call a plumber). Charged almost $400 to simply put on a new tub spout. Other estimates put the task at less than $200, including their own, or so I was misled to believe over the phone. When I called to dispute the discrepancy between what I was told by phone vs. charged onsite, the office manager Melissa flat out denied what I was told, and would not go back and listen to the recording (if it existed). Even if it was a miscommunication, the poor handling and obvious price gouging left a bad taste in my mouth. I will not use again, and advise others NOT to trust them either. But when I called around 11am Elmo informed me that eta was around 12:00 pm. This crew worked on a blocked sewer at my home some time ago soon after we moved into our home. We were unable to get sewer outflow anywhere except onto the basement floor. Needless to say we were desperate for help. After less than an hour of trying to clear the block they gave me a proposal to dig down to the sewer, through my basement floor. Total cost was estimated at over $8k. I'm embarrassed to share how far down the road we went with that scheme before I realized we hadn't correctly identified where the sewer ran and that there was a clean out access they hadn't tried to clear the line through. Sure enough--using the existing access that they cleared the line but not before pulling up some basement floor. Honestly the crew was incompetent but still managed to bill me for the excavation. read more
